They still came back asking for my actual tax returns and whether my son lives with me full-time, which is illegal according to the Federal Fair Housing Act, specifically 42 U.S.C. § 3604 (Section 804 of the Fair Housing Act) and will be reported for CalDRE and HUD with proofs. This company is what wrong with the housing market and what will cause the next house crisis, they are bullies. I'm 37 years old. In almost 20 years of renting in LA, I've never been asked for tax returns -- not even when I bought a property. This is ridiculous. Extremely rude, invasive, and discriminatory. They're clearly looking for any reason to reject people. Complete waste of time. Stay away.

In practice, these RUBS charges change month to month and are not clearly explained. Trash is typically billed around $18-$19 per month, water roughly $15-$22, sewer is billed monthly, and there are additional unlabeled RUBS utility charges (for example, $11-$17 tied to partial or inconsistent billing periods). Tenants are also charged a monthly Inglewood Rent Registration Fee of $7.66, which adds to overall housing costs. Communication has been consistently poor. Emails and phone calls are frequently ignored for months, even when requesting basic billing documentation. Office phone hours were also reduced to 9am-12pm, further limiting access to management. Because these issues remain unresolved, I will not be renewing my lease. I've reported these concerns to the Better Business Bureau, the housing department, and Los Angeles County Consumer & Business Affairs. Anyone considering this property should request full written disclosure of how RUBS utilities are calculated, what billing periods are used, and what additional fees may apply before moving in.

We have had no working fridge/freezer for 2 days with no rush to help, emergency maintenance calls and messages on the weekends go unanswered, and important items are mishandled, resulting in extreme inconvenience and growing expenses. I've tried to reach WPMLA's owner to discuss my concerns with no reply. Property owners are paying a good percentage of their rental income and tenants are paying good rent -- all deserve better service and accountability.

Even better though... Our landlord precluded pets in our lease. With the help of Mike Adkins, he really really went to bat for us with our landlords and today we are the happy parents of a cute rescue fur-baby!! A so-so property management company wouldn't have listed a finger, a great one successfully advocated on our behalf. That's saying a lot about the people behind the company. I want to be clear that I am a tenant/applicant with a documented disability under both federal and California law. I have Stage IV metastatic breast cancer and am currently undergoing ongoing treatment. Despite this, I continue to work, maintain income, and support my family. My concern is that during the application and screening process, I did not feel that my situation was handled with appropriate respect for privacy or in compliance with fair housing protections under the Fair Housing Act (FHA) and California Fair Employment and Housing Act (FEHA). These laws require housing providers to avoid discrimination based on disability and to engage in a fair, individualized review when disability-related financial circumstances are involved. Instead, I felt that my application was evaluated primarily through credit history without meaningful consideration of the medical context behind that history. My past financial hardship was directly caused by extended disability leave and cancer treatment--not irresponsibility. I also felt that my privacy was not fully respected when it came to requests for financial documentation beyond what is reasonably necessary for income verification. I offered to provide direct proof of income through deposit records, which is standard and sufficient for verifying ability to pay rent. However, I was uncomfortable with requests that appeared to go beyond income verification into personal financial activity, which I do not believe is relevant to tenancy qualification. I am not asking for special treatment. I am asking for fair treatment, privacy, and compliance with disability and housing laws that are designed to ensure equal access to housing opportunities. Housing decisions should consider the full picture of an applicant, including stable current income, rental history, and the context of any credit issues when they are directly related to a documented disability. I hope this feedback is taken seriously so that future applicants with disabilities are treated with greater care, respect, and adherence to fair housing standards.

Charged $400 to pain 4 cabinets. Absurd amount for this type of work to go along with no response after following up and requesting documentation of the work that was done. Along with this, I received an invoice for the cleaning and painting charges, and that invoice itself was incorrect and showed the wrong amount. I strongly recommend avoiding any apartment complex managed by this company. Their "regional manager" never responds, their follow up on maintenance requests is mediocre at best, and like I said - they do whatever they can to keep most of your deposit. Never felt so ripped off before. ZERO stars if I could.
