They do not deserve even one star, but since zero is not an option, this is the lowest rating possible. Updating my review because the situation has only gotten worse. This is now the third or fourth court date, and the case keeps getting continued again and again. After I won in small claims court, the company filed an appeal and continues to delay the process instead of paying what is owed. At this point, it clearly feels like a tactic to drag things out and avoid responsibility. All of this is over just $600, yet it has already cost me far more in time, stress, and lost work. I also want to add that my car was damaged on their property due to ongoing issues with leaking pipes. I initially chose not to escalate that part and tried to handle things reasonably and in good faith. Unfortunately, that good faith has not been returned. This situation raises serious concerns about how this company operates and treats tenants. I strongly recommend being extremely cautious when dealing with them. read more

Just recently ended our stay with Ben Leeds. I can't believe it has been 4 years. We moved during the pandemic and we all know how hard it was to do a viewing at that time. They had the most personable property manager at that time, Erica, that made me feel comfortable. Very personable and enjoys talking about plants! Which I love too! They handled everything as needed. If there is a work order, they will schedule it for you! I love our service tech! It's always a happy greeting every time I see them in the property. The second manager, Hoover, is also nice! Didn't get to see him much but he took care of anything I need. He did his job and that's all that matters! Will notify you if there is anything going on at the property. As long as you're a resident who follows protocols, you're kind, know when to pay your rent, and mind your own business, it's a good time over here. I think you will have a hard time with ANYWHERE if you are the opposite of all those I mentioned. read more

Love the place I stay in. Reasonable and generally helpful on-site property management. Jennifer, who manages properties in the office though - is not very familiar with tenant/landlord law. Had to pull teeth and get my city's rent department involved after she informed me that the rent would be raised. It wasn't legal and of course Ben Leeds Property had to back down. Currently in another dispute where Jennifer doesn't know the law about maintenance. I always attach the laws to my correspondence but still it always takes several weeks of me following up repeatedly so someone else can tell her exactly what I've told her. She then gets annoyed and won't provide a timeline, saying things like, "we'll get to this when we can but it's not a priority." I spoke to Roxana who explained the dispute process and informed me they could resolve by Friday. Thanks to Roxana for professionalism. Genuinely wish there was better training and support for staff with knowledge gaps like this. It would be easier on both parties. read more

Horrible experience trying to view a property! Reached out to schedule a time and was told by Roxanna to arrive @ 5:30p. Got there 5 mins early and waited out front until 5:35p before calling to see if we were still on. She casually says "I can give you access but I'm not giving anymore tours someone is dropping a deposit off today so it's not point". So why not be professional enough to cancel and not waste our time driving/waiting!? Left a bad impression so won't bother inquiring about other units. read more

A really good experience living at this location. Spent three years here and the manager Michael was always very helpful in all aspects! rent was very reasonable compared to other locations near the 20317 saticoy st location. Maintenance whenever was needed was made a priority and taken care of. The location is beautiful and close to stores. I was provided a parking spot which most location do not now a days and had on site laundry room. There's a nice pool that's accessible and perfect for the summer. It was a pretty quiet place which I really enjoyed the most. read more

Update for 2024 At least once a month the water is shut off for "repairs." Any plumbing work in any of the 26 units, and they turn off the water for all of us for most of the day. Now it's started with the electricity. Today was the second whole day with no power while their clowns work on the electricity. read more

They are horrible. Worst onsite management and the main office has attitude and isn't helpful at all. Regret staying there. The first year was fine, second year we had a flood and they made it so difficult for us with a newborn and trying to be safe and healthy for her. They wanted us to stay in the apartment instead of putting us in a hotel, they said the fan was good enough. No, not for a newborn. The whole place was flooded. We got a room because of health and safety hazards. Took months to reimburse us after all of the promises. Also, if there's a blackout, they don't have emergency lights in the dark hallways to escape so be prepared. Yes, it's illegal but they have their own rules. Again, with a newborn it was extremely dangerous and scary so we ended up staying without power for 2 days. The apartments all around had backup lights for their hallways but 5050 Klump did not. Make sure to have flashlights in case. read more

When I called KEVIN he told me I can't get the keys ( discrimination) so I had to call the office and they demanded him to give me the keys. He's very stuck up and mean. The manager for the VALLEY Roxanne is very UNPROFESSIONAL and DISRESPECTFUL! She threatened to evict me because I told her she was very unprofessional!!! I felt very discriminated against on several different occasions! The apartments are over priced and RUN DOWN! Roaches in there! And the heater always smell as if it's burningggggggg. DO NOT RENT FROM THIS COMPANY. THEY WILL NICKEL AND DIME. HIDE FEES AND THEN TRY TO TRAP YOU AND STEAL YOUR MONEY. STORY TIME: My partner and I went to rent one of their properties. They informed us that a deposit of a month and a half were required to lock down the place. Being that we have been unsuccessful due to people putting in deposits before us we quickly paid the deposit with a cashiers check. This was on Oct. 14. Mind you the rent was listed for $2,275 per month. We asked if there were any additional fees and were told by Peter, the property manager, that there were none. As we were walking out, we were asking about the parking and that's when we were informed the parking space is an additional $50 per month. My partner and I still agreed that would be fine. We were told they needed the check to clear and took 4 days to state that it was cleared. (It's a cashiers check!) Anyways, since we were told on Thursday afternoon we had nothing set up to move over the weekend and my partners mom was in the hospital. We asked for the move in date to be the following Thursday (1 week from being told the check cleared) to allow us time to set up all their requirements of power and gas and rental insurance. Plus arrange a moving truck etc... When told ok to our move in date and showing up with everything requested. They tried breezing through the lease. As we were signing it became apparent more and more fees were being added. What started as a $2,275/month rent, escalated to a $2,390/month rent. At this point we wanted to review the lease by detail and were told we could not take a copy home to review. They were highly annoyed that I asked a moment to discuss with my partner. We would have never even put in an application on the place if the exact fees were disclosed upfront. Total bait and switch tactic. Now they have been holding out security deposit and wanting to keep a portion cause they said they took down the ad. They lied about the date the ad went down (stated it was the 14th when the deposit was provided, when really it was the 16th) because it specifically stated the date on Zillow. I honestly feel scammed and feel that I deserve a full reimbursement of the paid security deposit due to this deception. STAY AWAY FROM ANY OF THEIR PROPERTIES!!! read more

Living in a Ben Leeds property was honestly a good experience. My property had a pool that was cleaned often and really pretty plants but what I will remember is that the building had a sense of community. Everyone I met in the building was friendly and respectful. Even when it was time to move out, I received my full security deposit back without a fight, which says a lot about how this company treats its tenants. I noticed a few negative comments while browsing which drove me to write this positive review because I had the opposite experience. I have to say If you've lived somewhere for years and suddenly have bugs, that's likely on you, not the property management team LOLL And instead of venting on Yelp, if you actually talked to the maintenance team, you'd see how helpful they all are. They show up and they care. (At least where I lived) If your moving to LA I would say go ahead and look at their website they are easy to work with and have pretty spots. read more

STAY FAR AWAYYYY! Read the 5-Star reviews carefully. Most are from ppl who never actually rented or are only a few months old. I've been at this property for over 5 yrs. When I move out I will update the property, but since I still live here I don't want to be retaliated against. BECAUSE THEY DO RETALIATE AGAINST TENANTS WHO SPEAK UP. They are slum lords. They only maintain the building aesthetically. Which is how they trick you into renting. Units are cute, but in disrepair. I have leaks all over my apartment. I've had maintenance come to "fix" them over 7 times and they STILL LEAK. ****One maintenance person finally broke down & told me the truth. There was much more he could do to solve the problem but Ben Leeds instructs them to do patch up jobs only. The water is constantly being turned off for "repairs". At least once a month. Sometimes for the whole day. The elevator is always out of service. It was once out of service for NINE MONTHS STRAIGHT. And that was after it had been out for 3 mos straight the previous year. And they didn't care either time. When some tenants asked for partial rent reimbursements for the out of service elevator (as required by law) they refused to pay unless folks signed NDA's promising to forfeit their rent reimbursement if they told other tenants. Like I said, shady slum lords. They are cheap and nickel & dime everything. If I had read the reviews before renting I would've never rented here. As soon as I can afford it I'm gone.
