The lobby is really delightful, not to mention offers a tasty latte! (p.s. the coffee machine has no disposable cups in GHC's commitment to reducing waste - love! And is stationed next to a dog treat station - double love love!!) The aesthetic of the lobby carried through to the amenities and units. We weren't sure if we were snagging someones spot when we parked but they have an open parking plan we realized which we prefer, we enjoy leveraging our good karma on the best spot! She answered my questions with very little engagement and seemed unwilling to provide helpful information. It seemed like she wrote me off immediately when I stepped through the door. Additionally, it seemed she didn't even want to be there at all. She was quiet unless I asked questions and didn't say much about the amenities, details about the community, or the unit I was interested in. Her answers were short and a lot of them were simply, "yep" accompanied by a fake smile. Her mannerisms were off-putting to say the least. She did not inspire confidence in renting here. Although I'm sure it would a fine place to live. In my opinion, she is not suited for a customer-facing role. I often wonder why some people choose to work in customer service when they seem so uninterested in helping customers or addressing their concerns. All of this to say, I hope she can grow into an approachable leasing agent with strong communication and presentation skills if she continues this career path.

The property is well-maintained, and there's a real sense of care from the management team. Bianca and Cole, in particular, are fantastic--they're always professional, attentive, and genuinely care about making this a great place to live. I love how centralized this place is, allowing for shorter commute time to most places. Living next to the train tracks has been fine for me. The freight trains are usually short and take about 1-2 mins to pass. The sound insulation is good, but won't completely block train noise out. If, that is a concern for anyone, they might have better luck living in the suburbs or a rural area. There is going to be some type of noise living in an apartment right next to a light rail station in an urban area. The property staff does a wonderful job communicating any repairs or maintenance updates, whether it's with the amenities or anywhere on the property. They're transparent about timelines and always keep us informed, which is greatly appreciated. Service requests are handled quickly and properly, showing their dedication to resident comfort. Of course, there are going to be issues no matter where you move, but what stands out here is how the community handles them. What's more, there are a handful of residents who are proactive and genuinely work together to be part of the solution. It's refreshing to see a community that cares and collaborates to maintain a positive living environment. Front Range Patrol is also very responsive, addressing any concerns quickly and effectively, which adds to the peace of mind here. It's clear the property management prioritizes safety, quality, and community, making this a great place to call home.

The staff is extremely attentive, neighbors are fun and outgoing, community events are very well organized. We absolutely loved the neighborhood: lots of bars, restaurants, Trader Joe's, hair/nail salons, a great park, convenient bus stop with plenty of buses going Downtown, easy access to Cherry Creek bike trail - everything is within 2 minute walk! The apartment itself was very nice: we had one bedroom with a balcony, and we were the first people to live in it. We didn't have one issue with any appliances/fixtures the entire time we lived there. And any small requests (e.g. lightbulb changes in the overhead stove light) were taken care of the same day. The finishes are very nice and modern, and the windows (especially in the bedroom) are huge! Lots of natural light. One thing I personally enjoyed in particular - because of how well this complex was built, it retains heat extremely well. In the two winters that we spent in the complex, we turned the heat on for approximately 2 hours the entire season. The apartment just stayed warm! And surprisingly, it didn't get too hot in the summer either so A/C never ran for too long. While there are not too many amenities, 7/S has everything you will truly need: fantastic gym with windows all around, great rooftop with mountain views and grills, cozy common area upstairs with several TVs, nice fireplace, and a shuffle board. On one hand, I wish this building had a pool. On the other - every other building that has a pool inevitably becomes an extension of a frat house in the summer since everybody constantly throws parties in the pool area. I would hate to live in one of those buildings during summertime! Unfortunately we had to break the lease because we moved to SF for work, but the entire process was smooth and painless (I should mention that we weren't able to sublet our apartment and had to pay the fee, but we had a very short notice and the fee is outlined in the lease, so it was completely fair). The only negative event that occurred while we lived in 7/S was the bike theft, and unfortunately our bike was stolen during the first (out of three) round. However renter's insurance took care of it within 2 business days so while very sad - at least it wasn't a financial burden. If this building in your price range and close to where you want to be - definitely consider moving here! Will be best decision of your life!

Was definitely concerned that I'd be discriminated against like in the past for being a transgender and LGBTQ+ resident but so far they have been so great of management. I did have some issues getting my hot water fixed for a while but I know that they did everything they could less replacing the whole water heater and then they eventually did that too. The only thing I can think of that I am a bit bothered by is that I can't seem to get them to fix my log in to the online portal and that does take away from my rights as a tenant to report maintenance issues, view/print copies of my account statements and pay my rent bill online. Wish they'd fix this soon because I've sent so many emails addressing the issue without even a response from the management. I look forward to renewing my lease soon because they are overall a great company to work with and I love the townhouses. I'm looking forward to getting my renewal notice since I know you guys are super fair and understanding management. I absolutely love my apartment and most of the time keep the lights off because of the fantastic natural light the building provides. The area is great! My move in went seamlessly. I really appreciated the communication from both Arlette and Hannah throughout the entire process. They were great at responding to my multitude of questions and concerns. Especially since I was not in the area and everything had to be done electronic. One week into my move in, they organized a resident event. It was so fun! It feels great to be a part of a building that wants to foster good relationships with their residents and help the residents meet one another. They have MONTHLY events. How fantastic is that! I also really appreciate that all the residents I have met genuinely enjoy living here, everyone I have encountered says they love the building and love the area. So far I have only amazing things to say about the building and the property management.

But the last several months I've been pretty displeased. My storage unit was broken into and I wasn't informed even though police were involved, many of my maintenance requests have taken 2-3 submittals to be resolved, and most recently my ceiling has been leaking for over two weeks now and is still not fixed. Besides all that, this is a great location and the building is still pretty new. Many of the residents are like-minded and young professionals like myself. I would still recommend people to consider denizen as an option for living, but be mindful that some reviews may be outdated; there has been a decline in management the last year or so.

I had given the apartment community previous a 4 star review. A lot has changed since then…read more Overnight my garage was broken into and my late mothers belongings were stolen along with tools. This is the 5th break in and theft that my roommate and I have experienced in the last 18 months. When we repeatedly complain to the office the property management clearly states its not their problem. Then give some excuse why they can't be proactive to protect its residents. Usually the claim is money. Yet they are always bringing in contractors to annoying and incredibly low quality work to update the property. If they'd only invest in more security such as cameras that would deter most of the theft. They instead tell you they hire a patrol company who closely monitor the property. And by closely monitor that means twice a month a patrol car will drive moderately fast through and leave. Car vandalism, break-ins and theft are at an all time high in this community. Break-ins of garages and apartments are at a way too high unacceptable amount as well. If you like safety and security this is NOT the apartment complex for you. Management will in turn justify their lack of attention and effort and try to turn the tables to you, the tenant, as the issues. They claim to have rules that are enforced but they only enforce when they mean to send a message to the person they are targeting. They require DNA for dogs but then never enforce dog poop cleanup and its everywhere. They bait and switch you for every thing so be aware of that and force your side when you have an agreement in writing. When I first moved in the garages were $80/mo. When I chose to get one they raised the fee to $100/mo. When I signed the contract they bait and switched the fee to $125/mo. So don't be fooled. Also, towing is enforced at random and you might see non residents residing at the property for months on end and nothing happens. You might have friends over one time and mid day their car is towed within an hour. The property is located at the bottom of a hill behind the old big lots strip mall and is hidden from major roadways. Even though the road that is running through the property is public law enforcement does little to patrol. There is very inadequate lighting and when you try to request the property install more they simply tell you to contact Excel as they are responsible for outdoor lighting for the parking lots. Buyer beware. If you move here be ready and accustomed to have your property damaged and stolen. Know that there is nothing that will be done about it in the end from either law enforcement or the property. And because of its location the issue is much higher than the surrounding area.

He was just as invested in finding him as I was. He ended up finding the little rascal, so HUGE thanks to DJ. Other than that, we enjoy living here. Parking is easy, the units are nice and updated, other residents are friendly. The pool and hot tub area are newly renovated and is a beautiful space. The maintenance team is great too. I wish the clubhouse was open, it's been closed, open by appointment only, it's a great space and I wish we could enjoy it. Recommend as a place to live, and one more thanks to DJ!
