My husband and I (and our pup) lived in 7/S for almost 2 years. And this is the best residential community I've ever lived in! The staff is extremely attentive, neighbors are fun and outgoing, community events are very well organized. We absolutely loved the neighborhood: lots of bars, restaurants, Trader Joe's, hair/nail salons, a great park, convenient bus stop with plenty of buses going Downtown, easy access to Cherry Creek bike trail - everything is within 2 minute walk! The apartment itself was very nice: we had one bedroom with a balcony, and we were the first people to live in it. We didn't have one issue with any appliances/fixtures the entire time we lived there. And any small requests (e.g. lightbulb changes in the overhead stove light) were taken care of the same day. The finishes are very nice and modern, and the windows (especially in the bedroom) are huge! Lots of natural light. One thing I personally enjoyed in particular - because of how well this complex was built, it retains heat extremely well. In the two winters that we spent in the complex, we turned the heat on for approximately 2 hours the entire season. The apartment just stayed warm! And surprisingly, it didn't get too hot in the summer either so A/C never ran for too long. While there are not too many amenities, 7/S has everything you will truly need: fantastic gym with windows all around, great rooftop with mountain views and grills, cozy common area upstairs with several TVs, nice fireplace, and a shuffle board. On one hand, I wish this building had a pool. On the other - every other building that has a pool inevitably becomes an extension of a frat house in the summer since everybody constantly throws parties in the pool area. I would hate to live in one of those buildings during summertime! Unfortunately we had to break the lease because we moved to SF for work, but the entire process was smooth and painless (I should mention that we weren't able to sublet our apartment and had to pay the fee, but we had a very short notice and the fee is outlined in the lease, so it was completely fair). The only negative event that occurred while we lived in 7/S was the bike theft, and unfortunately our bike was stolen during the first (out of three) round. However renter's insurance took care of it within 2 business days so while very sad - at least it wasn't a financial burden. If this building in your price range and close to where you want to be - definitely consider moving here! Will be best decision of your life! read more

REVIEW FOR PLATT PARK TOWNHOMES -A RedPeak and 7/S Denver Haus Property Great place to be. Was definitely concerned that I'd be discriminated against like in the past for being a transgender and LGBTQ+ resident but so far they have been so great of management. I did have some issues getting my hot water fixed for a while but I know that they did everything they could less replacing the whole water heater and then they eventually did that too. The only thing I can think of that I am a bit bothered by is that I can't seem to get them to fix my log in to the online portal and that does take away from my rights as a tenant to report maintenance issues, view/print copies of my account statements and pay my rent bill online. Wish they'd fix this soon because I've sent so many emails addressing the issue without even a response from the management. I look forward to renewing my lease soon because they are overall a great company to work with and I love the townhouses. I'm looking forward to getting my renewal notice since I know you guys are super fair and understanding management. So happy to work with a management company that truly operates according to the housing laws and recognizes tenant rights. Thanks again for being one of the best places to rent from in Denver! I have been living at 7/S Denver Haus for over a year and resigned a lease for an additional year and a half because this apartment building is the best place to live! The staff is friendly, helpful and attentive to the residents needs. They keep the building and landscape clean and looking like new. The neighbors are respectful and social. Many of us get together monthly for community events. The building itself is very well built with quiet units and excellent amenities including a gym, large community room and rooftop deck with mountain views. The neighborhood is extremely walkable with restaurants, Trader Joes and parks within blocks. It is close to Cherry Creek, downtown and South Broadway, as well as the bus stop and the Cherry Creek bike trail. If you are looking for a new place to live, definitely check out 7/S! read more

If this is in your price range and you want Capitol Hill, move here. I can't recommend this place highly enough. I've lived here for more than a year, and watched it grow from 1/3 capacity to full. Throughout, the staff has remained attentive, friendly and helpful. Any maintenance request, no matter how tiny, is handled fast--within 24 hours every time for me. (And I've had zero real issues which, in a new building, is impressive.) The community is connected, and there are regular events hosted by the building or organized by neighbors. It's a great group. I've read reviews of plenty of other places, and one thing that seems to always stick out are obnoxious neighbors. In my experience 7/s doesn't really have this problem. I haven't had to put up with people treating it like a frat house. The public areas are kept clean and well-maintained. The top-floor deck mountain views are among the best I've seen in Denver. The attached public lounge is gorgeous. (Both close at 10-10:30pm, which is understandable...there are tenants on the same floor. Ultimately, I appreciate shutting down the late night party atmosphere.) Fitness room is fully equipped and easily accessed, not too crowded. The apartment itself is well done and beautiful. All of the finishes are great, shower is fantastic. Gear wall with provided choice of attachments. Full-size washer/dryer, all brand new, all without issue. Solid construction means minimal neighbor noise. It's there but it's acceptable. I had a brief issue with a heavy-footed upstairs neighbor but that seemed to be them specifically (they moved and the thuds went with them). Tacos Tequila Whiskey is coming in right next door, completing the walkable restaurant heaven here (Bones, LaLa's, Guv's Park. And the burger/beer deal at Vesper on Sundays is hard to beat). Trader Joe's two blocks away is incredibly convenient. Another block away is the Cherry Creek Trail, which lets you bike downtown and to RiNo or south to Cherry Creek and beyond. South Broadway is an easy walk for nights out, and downtown can also be a 20-minute walk to the mall shuttle, which will take you all the way to Union Station. An Uber or Lyft to RiNo is less than $10. The only con I feel is fair to point out: we had bikes stolen (including mine) three times from secure bike storage in late summer of 2017. Management was quick to act, and hopefully that's taken care of. Denver is bike theft city, so it's not shocking. I'm moving out because of cost and location, but both of those things are unique to my needs. Cost is reasonable for the area and upscale amenities, and the location is fantastic for walkable/ride-able city life. read more

LOVE LOVE LOVE this place! Here's the deal: Classy, sultry and sexy burlesque dripping in sequins every second Thursday of the month. I love love little Minsky's- it has some of the best vintage burlesque in SF in an intimate setting. The emcee on the night I went, Alotta Boutte, was perfect: witty, funny, classy and had the most gorgeous singing voice. The crowd was very mellow AND brightly arrayed in feathers, sequins, lace and crystals- I've finally come home! ;) Who wouldn't like seeing talented musicians and singers, witty performers and beautiful woman parade about an intimate space? I, for one, am definitely NOT complaining. The staff was friendly and very sweet. In addition, the drinks are stiff, strong and cheap. Lovely! Here's a tip: Get there early if you want to get a good seat! I managed to squeeze myself in a corner somewhere, but the acoustics off the main room tend to be not as good. My favorite line of the evening: "It's not a walk of shame, it's a strut of victory!" It's funny because it's true. ;) read more

My boyfriend and I have lived in 7/S for about a month and we truly have loved every second of it. The building management has been attentive and very helpful through our move and time living in the building. This building is brand new and the appliances and finishes throughout the space are very luxurious. The building amenities include a rooftop deck with indoor and outdoor cooking and hang out spaces, a fire pit, and a fully equipped gym on the first floor. The building also has covered parking which for myself was a must! 7/S is located in Capitol Hill within walking distance of all sorts of restaurants, small shops, Trader Joe's, and more. The building is also a 10 min. walk to downtown and is a short walk to many neighborhood parks. All around a great place! read more

Not a huge fan of the public review space but my experience at 7/S warrants a shout out. The first thing that comes to mind when thinking about my place of residence is the true sense of community. While the amenities and living spaces themselves are top-notch, it's the people that work at and inhabit the residence that make all the difference. I feel valued as a resident - capable of making requests to ownership, feeling a sense of belonging, and able to comfortably take advantage of all of the shared spaces. Speaking of shared spaces, the rooftop view of the mountains and downtown is second to none. Living in downtown, there are only a few select places that grant a beautiful skyline sunset paired with a clear view of the mountains in the background. This place is aces. If you're moving to Denver or looking for a change of scenery from your current spot, check them out. read more

When we moved from Chicago to Denver a few months ago, we were looking for a building that was not only centrally located, but also offered amenities that would make the most of our time in Denver. 7/S did that for us and more! The building is truly a great jumping off point for the city - easy access to transit, highways, or even walking to downtown Denver. 7/S is also located in an awesome neighborhood, with tons of stuff to do, shops, grocery stores, and other spots that make city-living fun and easy. This building - by far - has the best view of the Rockies out of all of the apartment buildings that we toured. We used the rooftop deck all the time. The size and style of the units are fantastic as well. If you have a dog, this building is designed for you. When we got a puppy, the unit was super easy to keep clean and we really enjoyed meeting other dog-owners in the building. We had a corner unit with a balcony and western views of the mountains and city. It was phenomenal. The apartment was truly the best introduction to Denver. I can't speak highly enough of the building and staff. The building is always immaculate and it was great to see the building staff in action everyday. You can tell that this apartment developer really cares about the building. The property manager runs a tight ship and is also friendly/accessible, so we always felt like we were in good hands. If you are moving to Denver from another city, this is a fantastic building and you won't regret renting from 7/S. read more

I moved out to Denver from Los Angeles and was renting a room at a home near DU. I was eager to find a place I could plant some roots and so I decided to spend all-day, one Saturday afternoon searching for a place. Up until that point I had ran into 1, or 2, Craigslist scams, charming apartments with no A/C, or parking, & overly-priced apartments. Long story short, the moment I walked into 7/S DenverHaus I knew I had found the perfect place. I was immediately greeted by Bethany, the community manager at DenverHaus. She added to my excitement, as she was genuinely just as excited as I was that I had found my new place. As Bethany took me around the apartment complex, my eagerness to sign on the dotted line grew, until I finally jumped up-and-down and said I want it, I want it, I want it!! It's been 3 weeks since I moved in, and I love it just that much more than I did when I 1st toured the place. The place is so central, everything is nearby: restaurants, Trader Joes, parks, the Cherry Creek bike trail, my favorite coffee shop: Black Eye Coffee, and so much more!! The building is very secure, which is comforting being a single woman, living alone. Although the area is super safe and I've never felt anything otherwise, its still nice to know you life in a secure building. The 8th floor community lounge is unbelievable-- gorgeous views of the Rockies with a very spacious with a sleek design. You feel like you're on vacation just a few feet away from your apartment. The staff at DenverHaus have been extremely pleasant to work with; Bethany not only was extremely helpful and super nice during my tour of the apartment, she continued to provide support and answer any questions I had before I moved in, and continues to be available for anything I need. Tria helped my friends and I as we were moving in, making sure we had the elevator locked down and extra fobs to get up/down the parking garage and elevators. Justin, the service manager, who has been very professional and communicates his updates in a timely manner has been great to work with. Bottom line, DenverHaus 7/S is a gem! read more

I have been living at 7/S for about three months and I could not be any happier with my home. First off, it is a Red Peak property which means it comes with Red Peak service (Red Peak is synonymous with upstanding customer service. After looking at a dozen options with Apartment Guyz (also an amazing service which I left a review for), I narrowed my search down to two Red Peak properties. 7/S was a slam dunk! Why? The office staff (led by Bethany and Tria) will make you feel like you are home each time you pass their ground level office and they will seemingly do anything possible to ensure that you are happy and comfortable. The amenities are second to none: rooftop communal area with two grills and a fire pit make for entertaining guests and meeting your neighbors to be effortless. There's also a communal lounging area next to the patio with three television sets, several tables, a fire place, and a shuffle board table. Both top floor areas have unbeatable views of the city and a breathtaking panoramic view of the front range. The gym is state of the art and even has a yoga room (which has yoga blocks on the way for those of us who are less flexible)! The entire building is adorned in beautiful and contemporary art which honestly impresses me each time I enter and exit the building. Did I almost forget to mention the dog washing and bike station? I mean, we are in Colorado where most people have dogs and ride bikes (if you don't do either maybe you should consider moving back to the east coast!). The dog washing station has been most helpful as I have two dogs, one who can't stay clean for an hour. 7/S is situated within walking distance from the South Broadway night life scene and adjacent to a small strip consisting of amazing dining and bars - and if you enjoy the bar scene too much and lose your keys after business hours, emergency maintenance will make their way to let you in promptly. There is not a bad view in the entire building: West and south facing apartments get beautiful mountain sunsets, north facing views capture the majestic city of Denver, and East facing (me) gets a glimpse of the state capitol building, tree line and a stunning view of the Governor's Mansion. Sure, living in Denver is expensive, but 7/S is comparable in price to buildings with way less amenities that have turn of the century heating and cooling costs. Step in and take a tour! read more

Nearly 3 months ago my wife and I reached out to our apartment owner/management company (prior to RedPeak/7S Denver Haus taking over ownership) to ask what our options were for getting out of our lease about 1.5 months early. They exclaimed that per our contractual lease, as long as we brought new tenants to the table they would be able to assign them to complete our lease. Per our instructions, we found 2 tenants to takeover our lease (who were already approved as they lived in a 3 bdr unit in same complex and wanted to move into our 2 bdr unit after viewing it). This was about 3-4 weeks before RedPeak/7S Denver Haus closed on our property (Platt Park Townhouse). The previous owners/management company told us they could no longer allow any movement of leases based on the new buyers (RedPeak/7S Denver Haus) not allowing any changes of leases while they closed. This went on for multiple weeks, with our two new tenants just standing by. This transfer was 100% allowable per our lease agreement. Eventually the end of the month came around and our new tenants told us they were forced to sign another lease (all of which is documented via emails). A few days later RedPeak/7S Denver Haus closed on our property. When asked if they would work with us by allowing pay $1000 or $1500 in an early termination fee (given how they decided to not allow previous owners to write us a new lease for new tenants), they instead submitted us a letter saying our lease dictated two months rent, which was $4,750 (this is more than if we were to simply live out the original lease!) We were quite confused and frustrated at this point given the lease was not followed before. RedPeak/7S Denver Haus continued to blame the previous owners over the next few days; citing it was their responsibility. The previous owners exclaimed that RedPeak/7S Denver Haus would not allow it and they were in control given the closing going on. We are currently being forced to live out our lease, which is costing us an additional $4,151, than if they would have honored their contractual obligation of having our new tenants takeover. There have also been many more examples of incompetencies on RedPeak/7S Denver Haus's part in the entire process. Because of the breach of contract which was forced by RedPeak/7S Denver Haus we are leaving this same fact based review with the Consumer Financial Protection Bureau (CFPB), the State Attorney General, the BBB, Yelp, Google, and twitter to ensure that anyone else doesn't fall victim to RedPeak/7S Denver Hauss manipulative tactics. In addition to this we are also seeking legal counsel for remedies in regards to the breach of contract. The apartment complex itself is beautiful and located in a terrific area within walking distance of many desirable things. Location! Location! Location! Centrally located between Lower Downtown, South Broadway, CapHill and Golden Triangle. Whatever your flavor is, in minutes you can walk to anyone of these amazing neighborhoods. The staff here is exceptional. Always responding timely to our needs and providing great events to create a welcoming community. The residents here are very chill and easy to interact with. Never satisfied, 7S continually changes the decor and add features to improve the standard of living. Every time someone visits me this place never fails to have people say 'Wow'. I spent alot of time researching and visiting every new complex from LoHi to Sobo. This property has met every criteria that i wanted in a home and then some. I absolutely love living here. I was having a tough time deciding between this place and another apartment complex when I was initially looking for a home. What pushed me to make the move to Denver Haus was definitely all because of Keegan. He was there with me every step of the way. This definitely eased the stress of moving especially since I was coming all the way from Texas! The night I arrived to Denver he drove all the way from his house (at 11pm) to personally give me my keys so I could get in. I've never lived in a complex with such wonderful and helpful staff! I love this place! Residents are friendly, and the management is fantastic. (Bethany is great!!!!) The units have all the modern amenities, bluetooth speakers built in, nest, large kitchen. The gym is good, would like a few more free weight, but there is nothing you can't work. If you're into yoga, the dedicated yoga studio is fantastic. The best feature of all is the rooftop lounge. Amazing meeting space with show kitchen and a killer view I never get tired of. It's also quiet, coming home is a nice escape from the hectic life of a professional in Denver. read more

I have lived at 7/S for about a year and have loved it so far. It has been the most positive experience I've ever had with a management company. Everyone at the building, from the leasing office to maintenance, is really friendly and very helpful. The building is very nice and well maintained. My apartment is great with new appliances and a sleek looking design. The location is great, within walking distance to restaurants and bars and just two blocks from Trader Joes. I moved to Denver in June of this year-and due to time constraints I was unable to look at apartments in person. Bethany was a great help by sending me pictures she had taken of the apartment I was intrested in so it made it extremely easy to sign the lease without actually seeing the apartment. The location is wonderful with restaurants, Trader Joe's, shops and nightlife with-in walking distance. The views from the rooftop patio are amazing and the 8th floor lounge has everything you could possibly want to relax inside. The on site staff is very polite, helpful and accommodating.
