Let me first say, I do not give bad reviews but this deserves one. At first I was impressed with Glen as he responded quickly and on time. We purchased a home in Kyle, Texas and he was referred to us by our realtor. We believed his report gave us a thorough understanding of the property but to no avail it was faulty. We had a company come sweep the chimney and look at the air ducts where black mold was found all throughout the system. Bad stuff ! It will cost us thousands to clean that up and make it livable. If Glen had properly inspected our HAVC system and discovered this severe problem we could have come back to the sellers but the discovery was after closing. Our realtor contacted Glen and he made excuses of not being an AC guy and claimed it was just dirt! NOOOOO it's not! Maybe not but he does have a license which qualifies him to checkout these important features. I am extremely disappointed in his lack of service and willingness to help us out with the cost of HIS mistake. Our realtor offer to reimburse us and he had nothing to do with it! As a first time home buyer, my head is swirling. I called Glen and he was very kind and helpful on the phone explaining exactly what he did and how much each service would cost and if I should have it done. He was even able to fit me in for an appointment the next day! He showed up on time, answered more of my questions and my moms questions, while giving the house a thorough investigation. I ended up staying the whole time, but he told me I didn't have to. It took him two hours to go through the entire house. By the time he was done, I knew he had scoured everything. At the end, he went through the report with me item by item explaining everything he noted. I then received an email copy of the inspection to send to my realtor. I would definitely recommend Glen to my friends! I felt he went above and beyond. He definitely knew what he was doing and made confident in my housing purchase. read more

I had a miscommunication issue with Glen Burton and thought I was getting availability and price quotes from Mr. Inspector whereas Glen thought I was confirming an appointment time. That was my fault, I can definitely see how it looked like I was confirming an appointment and I should have been more clear. They showed up to the property in San Marcos a few days later and my realtor called me letting me know they were there. I was surprised because I wasn't expecting them and they called me. I told them that I was very sorry and thought I was just getting potential scheduling times. Glen was very upset understandably and told me they could have been doing other inspections at this time and asked if they could finish the inspection anyways since they were there. I told them I wanted to cancel because I wanted to use another inspector. Glen asked why and when I said the other inspector used infrared camera and I just liked the other guy more - Glen. Blew. Up. He started telling me how many inspections they have under their belt, that they've inspected multimillion dollar houses, and that they were probably the most experienced guys in Austin. I told him that I was really sorry but wanted to cancel anyways. He's upset because of the time and money already spent on the property (this was understandable) and I asked if I could pay him for the inconvenience. He asked how much instead of giving me a number and I threw out a number ($50 which turned out to be low because I wasn't sure how much the going rate was and I was also in shock at being yelled at when I said I wanted to use someone else) which served to make him more angry. We finally agreed to get his guy to pause the inspection to sort everything out. It's based on this interaction though that I won't be considering Mr. Inspector again for future inspections. I'm sure they know their stuff and that this mistake was my fault but I'd rather not be potentially yelled at again. read more

Glen and Glenn are absolutely awesome. Not only are they thorough but they are fun and knowledgeable. They take pictures of everything and leverage technology to help walk you through everything they find to help insure you and your family are making the right investment. I'm a visual learner and a novice so we would visit their inspections near the end and they would literally point out the problems they found and explain why they were concerns. My home was recently inspected for a buyer by this company. When I received a copy of the report from my realtor with the buyer's requests for repairs, there were several inaccuracies listed in the report about things not working or being detrimental to the house that were entirely inaccurate. I spent half an hour going around my house taking videos on my phone showing my realtor that his report was blatantly wrong. In addition, I have found a couple of damages to my home that were not there before the inspector came, and several things the inspector needed to move or touch were left haphazard, which I find incredibly disrespectful to me and my home. (Edit: to be fair, the inspection report did NOT scare off my buyer but did cause them to request a lower price, which may cause them to lose my house, as I have had multiple offers.) read more

From a buyers perspective: Mr. Inspector inspected our home, and he left a long list of things that needed "fixing." As we've delved into these items, with multiple specialists: everything from stucco, to roofing to septic to foundation specialists, we've seen that each item was either minor or inconsequential. And, while you may feel fine about an inspector being extra particular, it has been a big headache. The inspection itself took over 3 hours. (During the inspection he took a gumball out of our pantry. A gumball is no big deal, but I wish he had asked, because then I had to wonder what else he'd be willing to take.) On another note, personally, I liked the guy, I think he's friendly and easy going. read more

My husband and I contacted Glen, aka Mr Inspector, off a list of several home inspectors our realtor recommended. We liked Glen's candor on the phone--it sounds like he likes his work, likes to keep it simple as the owner/inspector, and has a lot of experience under his belt. His rate was also competitive. In person he was great--efficient, friendly, and positive. He had an assistant with him who also worked hard and seemed thorough, but he left most of the talking to the boss. We luckily didn't have much to worry about in our newly purchased home, but he did a good job of explaining what he did find. He also shared his personal/professional recommendations for what we fix and what we ignore, which we really appreciated. His report arrived promptly by email (same day) with good notes and photos. Glen AKA "Mr. Inspector" was recommend to me by my real-estate broker, he did a descent job with 90% of his inspection of the home I'm purchasing until he couldn't get a trap door open because it was jammed by a water line, he put his foot on the water line to get it out of the way and shattered it and it was the main water line for the whole house, which didn't let him complete his inspection of the plumbing in the house. I thought he would fix it but he said he didn't have the materials or the time to fix it, and that I should fix it. When I asked him if he would discount the already pricey inspection, he told me that the pipe needed to be replaced anyway and that he needed to be paid his full fee because he had to go his next appointment. Glen may by a nice guy and knowledgable with respect to home inspections, but he has a thing or two to learn about customer service, it's not always about making a quick buck, sometimes being fair and doing the right thing can get you more business down the road, instead of a less than positive review. I'm not saying not to use his services, but I'm not recommending his services either. read more
