The VALUE of Brock's phone call today was PRICELESS to me, as a first time home owner, trying to prepare for my first 11 month inspection list. I did not get the opportunity to hire Brock with Arnold Inspection Services, but please know that I would have if I didn't wait so long to do my home inspection list. Just hopped off the phone with Gary. It was so informative and refreshing chatting with him because…read moreI can tell from just our phone call that he really cares about the homeowner's best interest. From our convo I could feel that he wants to protect the homeowner and give them the most information about their potential new home so they can make good judgements on such a big investment. Unfortunately, we wouldn't be able to use them for our situation but if your home does not have a limit on how long the home can be inspected, I would highly recommend going with Gary. Gary was also super kind to extend the offer to answer any additional questions I might have. That's saying a lot because time is money and to offer it out of kindness shows that he's a man of good character. Really wish I knew about him years ago.

The inspection reports were well written and easy to understand. The couple of questions I had were explained very well. The service was better than others at a much lower cost. I used to live four hours from my new home and so could not be onsite during the inspection. But the pictures taken and discussed in the report made me feel like I did not miss anything. I found James of Sacramento Home Inspections on Yelp; he turned out to be everything the reviews…read moresaid. We had him do an inspection on a brand new Lennar home. The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.

Well, it is NOT. I went to turn off the fuse labeled 'Dryer'. And I got shocked when attempting to reconnect the wire which was hanging out of the dryer outlet. Meaning the breaker box/ panel is NOT labeled correctly. This is very concerning seeing how someone can get seriously injured. And this company couldn't take the time to test any of the breakers. 2) The kitchen sink is messing caulk and clips. That is not on the inspection. Which means they didnt brothered to look. 3) Hot and Cold water lines under the kitchen sink were not connected to the correct inlet. Which means they didn't brother to look at all. This makes me question everything else they 'checked'. They do horrible work and its messed up that we had to pay them to do faulty work. And of course how is the customer suppose to know this when we rely on them to do the job? Due to this company's slip shod job me, my husband or anyone else who performed work on this place could have been seriously injured because this company cannot and did perform and lied on the report. What a worse of money. But this company will continue to stay in business because buyers wont know how horrible or good of a job they perform until its to late.

Review of TEK Inspections - Inspector Brett Neumark…read moreInspection Date: March 27, 2025 Company Slogan: "Dedicated to your peace of mind" We are deeply disappointed with the level of service provided by TEK Inspections and inspector Brett Neumark. Our experience was far from the peace of mind promised by the company's slogan, and the consequences of the oversights during our inspection have been costly, frustrating, and stressful. 1. Incomplete Attic Inspection Mr. Neumark failed to inspect the attic entirely because the entrance was located above the washer and dryer in the laundry room. Although the current homeowners gave full consent to move the units--an easy task requiring no more than shifting them five inches--Mr. Neumark refused. Our realtor ultimately moved them without issue, but only after we insisted that the attic be inspected. Even then, the inspector was visibly annoyed that we requested he complete the job. 2. Rodent Infestation Overlooked Despite noting droppings in the garage, Mr. Neumark inaccurately concluded they were old and that there was no active infestation. Within 24 hours of moving in, we discovered a live family of mice in the garage. Additionally, there were mouse droppings in the attic--completely omitted from his report--confirming an active and ongoing rodent problem that should not have been missed. 3. Bathtub Leak Ignored The secondary bathroom's bathtub leaked significantly the first time we used it, causing water damage to the floor. The inspector claimed he could not properly assess it for fear of damaging the facade. However, upon closer inspection, we found it was secured by only six easily removable screws. It took us less than a minute to confirm the leak ourselves. This lack of effort was inexcusable. 4. Structural Oversight A large, gaping hole--about the size of a football--was left unnoticed under the eaves near the back patio door. Nesting birds, feathers, and debris made it clear this had been an ongoing issue, yet it was not mentioned in the report. This type of structural vulnerability should have been immediately flagged by any qualified inspector. 5. Incorrect and Costly Radon Advice We were incorrectly advised that installing a vapor barrier in our crawl space would resolve elevated radon levels. Based on this recommendation, we paid $1,200 to a local pest control company--only to find out it did nothing to fix the issue. A professional radon specialist later explained that proper ventilation is required, which cost us nearly $5,000. This misinformation was both costly and dangerous. Conclusion The inspection felt rushed and careless. Critical issues that any competent home inspector should have identified were either ignored or misdiagnosed. The inspector appeared more interested in finishing quickly than in ensuring our home was safe and sound. We strongly caution others against using TEK Inspections. In our opinion, this company is not committed to its slogan or to providing the level of diligence and professionalism that homebuyers deserve.
