    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

The apartment is in an exceptional neighborhood, with easy access to Forest Park via the beautiful Wydown corridor as well as a close walk to restaurants, cleaners and a Starbucks. The folks in the neighborhood significantly enhanced the community feel with friendly reach outs while walking their dogs or just strolling in the tree lined streets. Also, as a frequent traveler, I was very pleased with the easy access to the airport from it quaint Clayton location. I found the Landlord Larry to be quite attentive to the lease holder needs and always concerned about the well being of the property, both in and around the the apartments. Any repairs or needs were promptly addressed. He even added items (e.g. power outlets and bike racks) without requests, just because he saw the needs of his tenants. The building has a wonderful Tudor exterior with six apartments. It also has easy access to the upper floors by a an elevator, but also has a period staircase that complements the Tudor architecture. I found the community rooftop very peaceful and inviting. The all granite counter tops in the kitchen and bathrooms, the beautiful stone showers along with high end appliances also added to the luxury feel of the apartment and complex. Oxford manor was perfect for me, and I couldn't have been more pleased with my time there and the support of the landlord and his commitment to the comfort of the tenants and the care taking of the apartments. I have been in my current home since 2020 with NO issues until 5/1/2025 when Austin Realty became the new management company over the property I rent. They took over when my lease was due to expire as of May 1st they never contacted me regarding renewal of my lease and it was 3 days before rent was due when they finally got me set up in portal to pay rent, which also wasn't correct I actually paid more then they showed due because I knew what I was suppose to be paying took them 3 months to get it right in their system. On Sept 5th I put in my first maintence request for a faulty outlet never heard anything from them until 9/16 when Monica contacted telling me that on 9/18 an investor needed access to the property for viewing. This alarmed me because as a long term renter I have been to this rodeo a couple of times, the norm for this type of sitsuation is an investor buys, rehabs the property, and raises your rent. I verbally elaborated this to Monica during phone call on 9/16, Monica assured me NO NO NO thats not the case. On 9/19 day after they came to inspect finally a maintenance man called me to look at outlet, which I had already bought a new one and unstalled it myself and didn't know I had to press the "test" on the new outlet for it to work yes I felt "stupid". On 9/23 I receive email from Monica with a new lease to sign and of course like I said raised rate after she said NO NO NO it was Yes Yes Yes I was right. I noticed the sewer rate was also increased from what I had been paying for past 5 years, I reached out to Monica with my concerns and asking for proof from city regarding raised sewer rate with no response. Leaving me in limo without a lease for 5 months is ludicrous, this management company is not fit or organized enough to facilitate property managment. I would not recommend anyone wasting their time. I hope the property owner see's and reads this so he knows he should have stayed with the previous management company. I would also like to add I don't need the stress this place is bringing me I am still dealing with both of my kids being dead!! I know they saw the Urn in my house.

I live in a 70yo building with original windows, walls, and doors. I knew what I was getting into. I am where I am for the location. There is nowhere else I would rather live and raise my kids in St. Louis than U City. Renee and Delmar are fair and responsive. I've never had to wait more than a day for Jay or Charles to come out. Do they slap on band-aids now and then? Sure. There's only so much you can do with a building from the Great Depression. They will file on you if you don't pay rent but they have a fair grace period. I have to imagine being lenient on rent due dates doesn't go well. Pay rent on time, treat the staff with respect, and don't expect the Ritz and you'll be fine.

I used to be a maintenance supervisor over one of their properties and they start off letting you do good by helping as I was earning them five star reviews from the tenants who were management hurt due to poor management prior to me . The workload is extensive due to lack of proper management and they limit your spending because they're concerned about their bonuses at the end of the month so what maintenance needs can't be gotten because of corporate greed . They find a way to get you out of there when you do spend because they have already pre-spent their bonus money so they're counting on it and their bonus is far more important to them than their tenants because at the end of the day when they go home they don't have to look at their tenants . Once they lock you in to a lease you're in there and they don't care about you anymore because you're stuck and they know it . I'm telling you this from experience working with them because I tried to make it a better place for the tenants and a better place for the management normally my formula is a servant leader that provides great tenant retention as well as management satisfaction with my work but this only works when they allow it to . Money is more important to them than people just know that when you come here to look at these places when you look at all these reviews they're all true every one of them not only the ones here but the ones that are on Google those are all true and you can blame the office managers for that the district managers for that the corporate all the way up the ladder into Illinois red brick management is evil . Don't rent from any of these places they manage or you will be done the same way and they will just smile to your face and try to make you feel good about everything and then they will let you down and let you down hard .

My biggest concern has been the handling of my security deposit, which has become an ongoing issue even after I moved out. I disputed several deductions and repeatedly requested the actual documentation supporting the charges. I have been told that documentation exists, but I have not been provided the actual photographic evidence showing the condition they claim justified the charges or photographs identifying the personal property they allegedly disposed of. I was also charged $300 for personal property removal without being provided a specific list of the items they claim were disposed of. I have provided my own move-out photographs and video showing the condition in which I left the apartment. Based on that documentation, I strongly dispute that the $750 cleaning charge was justified or represented anything beyond ordinary wear and tear. I also thoroughly cleaned the apartment before turning it over. The maintenance experience was also frustrating. On June 16, I reported a bathroom leak coming from the unit above. The resulting damage to my half-bathroom wall was never properly addressed during my tenancy. It is particularly frustrating to have maintenance issues go unresolved and then later have charges disputed with the property management company without receiving clear evidence supporting those deductions. There were also ongoing roach problems at the property. The issue was persistent enough that residents received multiple notifications regarding roach infestations. Living with an ongoing pest problem was unacceptable and significantly affected my experience as a tenant. Noise was another recurring problem. During my time in the building, there was a resident in apartment BW who was eventually evicted and who had repeatedly caused disturbances, including loud music. While I understand that management cannot control every tenant's behavior, the overall experience contributed to a frustrating living environment. What has been most disappointing is the lack of transparency when attempting to resolve these issues. When I initially disputed my security deposit, I expected a straightforward explanation with photographs, invoices, and an itemized accounting showing exactly why each deduction was made. Instead, this has become an ongoing dispute involving repeated back-and-forth communication without receiving the actual evidence I have requested. At this point, because I have been unable to resolve the security deposit dispute directly with Smart Rentals, I am proceeding with the next steps available to me, including filing a claim in Missouri small claims court and submitting complaints to the Better Business Bureau and the Missouri Attorney General's Consumer Protection Division. I am leaving this review based on my personal experience with the property and my dealings with Smart Rentals. Prospective tenants should thoroughly photograph and video their apartment at move-in and move-out, keep copies of every maintenance request, and retain all communication regarding their security deposit.

There is no connection with STL Smart Rentals on the "host's" listing, but the "host" works for STL Smart Rentals, and there are undisclosed third parties associated with STL Smart Rentals, who join the chat after booking. My place was a pit and smelled of old urine. The photos say it all. I gave them a chance to clean, in which they picked up a ball of hair and the trash from the windowsill and left everything else. I then asked for my money back and because it was after Airbnb's 24 hr policy they couldn't force the host to return the money but repeatedly requested the host to cancel and return the money. If I canceled then I got nothing, they could relist the property, and my case with Airbnb would be closed. Then in a dispute with the Better Business Bureau they cited the lack of cancellation as why the money was not refunded. (eye roll) Airbnb does not care about their guests or hosts. I've got heaps of documentation of our exchange even, an email stating that they are personally sorry and if it was up to them they would issue the refund, but they have to follow the "policy" which is not a law... and it is all at the discretion of the host, who they have contacted multiple times. Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

    They are managing a property is in a residential neighborhood, and their tenant is causing late…read morenight disturbances. There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.
