It seems like people mainly leave reviews when they've been burned, so ratings tend to seem biased. I've been renting from Ramled for over 5 years. I live in a 70yo building with original windows, walls, and doors. I knew what I was getting into. I am where I am for the location. There is nowhere else I would rather live and raise my kids in St. Louis than U City. Renee and Delmar are fair and responsive. I've never had to wait more than a day for Jay or Charles to come out. Do they slap on band-aids now and then? Sure. There's only so much you can do with a building from the Great Depression. They will file on you if you don't pay rent but they have a fair grace period. I have to imagine being lenient on rent due dates doesn't go well. Pay rent on time, treat the staff with respect, and don't expect the Ritz and you'll be fine. read more

Current renter. We have an infestation of mice in the building. Instead of fixing the problem they left me a plastic bag with mouse traps on my door. I've complaiNed over a year. They condemned my stove. (Outside company) and within two days of having the new stove in the apartment I had mice already. And the big part Otto the owner doesn't care about fixing problems. When I signed my lease I had a garage. A year later they sealed it up and raised my rent while taking space. Highly illegal right? Any lawyer that reads this please help. I've asked and tried l. Hi my girlfriend, daughter and I are renting the For over a month, we have been dealing with water leaking from the toilet above our unit into our bathroom. The landlords said that the upstairs tenants wouldn't let them into their unit and that we would have to wait until they moved out for them to do any repairs. For a month we have had to wrap towels around ourselves to avoid getting covered in it, and massive black mold spreading on the ceiling. I rented one year with ramled in University city. I loved my apartment and always talked to Renee (who is very nice and understanding!). I never had any problems with them, and they always sent someone to look at the apartment when I called. Although the apartment was very old and did have a lot of problems. But FYI they will deduct everything that they find you missed from your security deposit, so do a good job cleaning up! read more

I have lived in my place for two years, I have been dealing with mental and verbal abuse from my neighbors and my landlord did nothing about it! Matnence are so horrible and rude! Matnence don't even fix things right! I came home from work / sons soccer practice and the landlord locked the top lock on me! Mind you I have a 10 year old and 2 year old outside in the cold!!! Honestly, could not begin to say enough bad things about this leasing company. Whatever you do, PLEASE do not, do not, do not rent with them., The rent may look cheap, but calling it a lemon would be too kind. Where do I begin? 1. The shower pressure is a trickle at best. I understand that these are older buildings. We suffered through ice cold showers for months, to the point of where I was showering at my parents house 45 minutes away. We called and asked for help multiple times and was told that it was just an 'older unit.' After two months of asking, they finally came and told us our water had only been at 50% for the entire building during this time. When they claimed to have fixed it, it is still the same. 2. The dishwasher and washer/dryer they promised during the walk through don't work either. The dishwasher plugs into your sink, but the sizes do not align. The dishwasher has overflowed 4 inches to my apartment three times. They still say there is nothing wrong. There is no washer and dryer in the basement. The 'coin operated' one they boast about is broken. They leave you hookups to buy your own, but don't tell you about this prior to moving in. 3. ALL OF MY PACKAGES AND MAIL HAVE BEEN STOLEN FOR THE LAST TWO MONTHS. Everything. I lived in Chicago and never had one single package stolen from me. Since moving here, I've had over $600 worth of items stolen from my house. Including all of my mail. There is no lock on the front door, or the mailboxes. The landlord said that they will not put a lock on our front door as it will prohibit 'friends from coming over.' Three of the other tenants have all had their money and packages stolen from our porch, inside our apartment, and even in front of their front door. 4. The landlord claims that since this is 'Clayton' this doesn't happen here. We have since filed a police report and the police have told us that someone is targeting our house because we are the only one on the block without a lock. Still, the landlord says that he will NEVER put a front lock on the door and that we must deal with the consequences. 5. The landlord has no lights in the front, or back of the unit. Multiple neighbors have called and complained about this as it is a safety concern, and they still have not fixed it. 6. THERE WAS A HOMELESS MAN LIVING IN OUR BASEMENT. First, he was in our garage and was attempting to go through our things. Then, he was trying to enter my neighbor's apartment through her back door. Then, after the police came to look, they said it appeared someone had been squatting in our basement. After I told the landlord this, they said there never had actually been a lock on the back door in the first place. Might've been a smart thing to do. 7. There was a spider infestation in our apartment. I was bitten so many times that I had to go to the doctor for it. When I walked into the leasing building to complain, the landlord said they will only spray for roaches and we would have to hire someone else for all other bugs. ARE YOU KIDDING ME?!?! 8. My neighbor's AC went out in the middle of one of the hottest weeks of the summer. She called to complain and was told that it wasn't an emergency for them to come fix. She told them that her son has very bad asthma and that the heat combined with how old the apartment is would make him sick. The landlords response was "sorry, but God doesn't discriminate against who gets sick." I am a 25 year old, professional female who has lived in many other units in two other cities without a single complaint. This company has by far been the most unprofessional, rude, condescending company I have ever rented for. The landlord said that my items getting stolen/the homeless man in our apartment was not a priority for him because it was ' just happening to me.' Would you want to rent from someone who felt that your safety was not a priority because it was just happening to you? I had to have my MOTHER and FATHER call into the leasing office as I was not receiving any calls back, or any help at all. You might think you are getting a deal by living here, but it is because your safety and money and health are legitimately at risk and are at the mercy of a company who does not care about you. Please, look elsewhere. There are a number of beautiful Clayton properties that are run by people who are LEGITIMATE AND KIND HUMAN BEINGS. read more

SLUMLORDS! I could write a novel on our horrible experiences with Ramled. We rented from them for 2 years. We had people enter our home when we were sleeping without any warning. We had our toilets back up with sewage sitting in our home overnight and called the emergency line and no one came; so we paid for an emergency plumber and ramled refused to reimburse us. The owner is so shady that he doesn't even us his legal name for his business. The windows and doors were the originals from the 1920s and were beyond worthless. They entered our apartment while we were not home to show to a possible tenant without our permission. After we left, we were charged for everything from burnt out light bulbs and full trash cans. Trust me, I know Ramled is cheaper than everyone else in U City but it is not worth it to live in slums! read more

When I signed a lease with Ramled I was a little skeptical based on some of the reviews I read online but my experience with them as a landlord was great. I never had a maintenance issue that wasn't taken care of within a day. I also had to break my lease early and they were flexible with me. I wanted to post a positive review for them because most people that are pleased with a service don't seem to post reviews as often as the ones that have had a negative experience. Also - my deposit check was lost in the mail and when I called they wrote me a new check to pick up the same day and were very easy to work with after I moved out as well. read more

I literally wanted to climb through the phone line and scream at that woman because she is heinous. Horrible, filthy apartments. Very unprofessional and rude staff. Any time we needed a repair there was always an excuse as to why it wasn't fixed. If it was fixed it was never by a professional and was always a short term fix. Shower ceiling fell through and was left un-repaired for over 7 months. Neighbors were constantly smoking cigarettes and weed indoors (non smoking building). Played dumb and acted as if everything we called about was a dramatic over reaction. TRUST ME. What you save in rent money you'll lose in quality of living. Never rent from these people. I have been living with Ramled for just over 6 months, at their complex on Hawthorne Place. When I first moved in, there were half a dozen broken down cars in the basement garage area, that - considering the dirt that had accumulated on them - had been there for years. I asked if they were going to be moved, as they limited parking, and they did nothing about it for a month. So I went to City Hall, and they forced Ramled to have the cars towed... finally. The lease agreement states that the basement and stairwells will be cleaned and kept regularly. I have only seen the stairwells cleaned once. There are cobwebs and dead bugs throughout; last week there were two large dead roaches that finally got swept up because they were showing an apartment in my section. The basement is disgusting, smells, and does not appear to have been cleaned in a couple of decades. There are large spiders living down there that jump, and the supposed "laundry facility" has been out of repair since I moved in. The fire escape stairs are rusted and dirty, the lights in the stairwell have been out (what good is a fire escape if you can't see when running down it at night anyways?) I live on the third floor and it is so hot in the summertime that single window unit I have isn't nearly enough. I haven't been able to sleep in the bedroom for months. In the winter, the radiator heaters are turned up so high that I kept my windows open from January 1 to April. I was without hot water for 4 days in January, when temps were in the low 20's, and the lease agreement states that I would not be responsible for the rent during days when proper utilities are not being provided. When I approached the lessors about this, they said 4 days w/o hot water was "not unreasonable" and that I would not be refunded for any of the rent. I could go on and on. Lived at 1336 Hawthorne in Richmond Heights MO for two years. Here's some highlights of my personal experience: Pros: -Very reasonable rent in great central location. I found the neighborhood quiet, didn't have any serious issues with my neighbors, and felt comfortable walking or driving around at pretty much any hour. -Easy walking distance to parks, restaurants, grocery store, library/rec center. -Also very close to police department, fire department, city hall, and hospital. -Several days' grace period on paying rent, so no late fees if you're only a couple of days late. -Very reasonable pet policy. Extra pet deposit (refundable), but no additional monthly pet rent. -Never had any problems with roaches or mice (I personally keep a pretty clean place in general). -Never had any problems with plumbing beyond what I created myself (i.e., clogging the drain with my own hair). -Only two serious maintenance issues came up (ceiling leak and nonfunctioning air conditioner), and both were dealt with quickly. -Property manager (Renee) was very busy and sometimes hard to get in touch with, but generally easy to deal with. -Gas, water, sewer, trash included with rent. Apartment was very spacious for the price. -Small parking garage underneath the building is creepy, but great to have as an option in case of hail or other serious weather. Cons: -Building heat was not under residents' control. Temperature in the winter especially could be very unpredictable. I needed a space heater some nights and windows open other nights. -Water temperature in the shower also very unpredictable. Get used to listening for toilets flushing elsewhere in the building when you're taking a shower so you can avoid getting burned/frozen. -Old building with narrow stairs, creaky doors, uneven floors, etc. If you need an elevator, this building is not for you. Really nice design and tons of "character", though. -Grounds/general building maintenance is hit or miss. Sometimes the yard and bushes around the place got pretty overgrown. Courtyard turns into a pond if there's a lot of rain. Light bulbs in stairwells burn out very frequently and sometimes don't get changed for awhile. -I did have neighbors who smoked pot frequently, but that didn't really impact me beyond smelling it in the stairwell. Other points: -I did not use the on site laundry facilities (coin operated), so I have no opinion on them. -Got most of my deposit back. Minor deductions for dirty windowsills and oven. -Crime reports: I think one of the pot smoking neighbors was arrested for something related to drugs. I know of one resident whose apartment was broken into. Only other times I saw police at the building were for a couple of reports of cars being parked inappropriately. Police department is right down the street from the building. -Once had a partial power outage in my apartment due to fuses going missing (from the fuse box in the building basement, not my apartment). No real explanation for that, but maintenance replaced them quickly and gave me a few extras. General opinion: -Definitely not a luxury resort by any stretch, but I had a good experience living here. I was just starting out and needed reasonable rent, a safe neighborhood, and not many extra frills, and that's what I got. read more

I honestly don't know where to begin but here are SOME of the things that happened to me while I lived there: 1. My air went out 3 times within the first month I was there. When I complained about it the fact MY SON HAS ASTHMA and cant be in the heat, the owner said "there are a lot of people without air. God doesn't do favors." I swear to God this man is a heartless, selfish prick. 2. My son got an EMOTIONAL SUPPORT animal because of his disability and they tried to kick me out (which they couldn't do legally). 3. The owner told me to go to hell and hung up in my face when I tried to explain to him the rules under the ADA that state emotional support animals aren't pets. If I could give this no stars I would. Please do yourself a favor and rent from anyone other than Ramled. The buildings are in disrepair and good luck having anyone come out to repair anything in a reasonable amount of time. Our heat and hot water go out a few times a week each. Once the hot water in our shower would not turn off and they let it run for THREE DAYS before someone came by to fix it. This caused damage to the paint and ceiling. There was water damage in my bedroom on the ceiling and down the walls after a bad rain and no one ever came by to look at it. You may save money in rent, because the buildings are so poorly cared for, but you will pay for it in utilities. Gas and electric are over $200 a month in the winter and summer respectively. This is due to the windows being so old and horrible that you can literally watch the wind blow the curtains around. Layers of plastic and numerous curtains still won't lower your utility bills or keep your unit warm. Oh, and when you go to sign your lease they inform you (after it is too late to find another place in time) that during the last 30 days of your lease they will show your apartment to try to rent it out. People will be in and out of your apartment morning,afternoon, and evening. I work nights and was woken at 10:00 AM to strangers being shown my apartment. While I was IN BED SLEEPING. It's crass and trashy to show an apartment 4 plus times a day when people are still paying rent to live there. Believe me, slightly cheaper rent each month is not worth how horrible it is renting from ramled enterprises. They have no respect or concern for those who rent for them, and no desire whatsoever to even remotely maintain their properties. You would be better off sleeping in your car. read more

Do not rent from Ramled! They do not take care of their properties. Our roof leaked the whole time we lived in one of their apartments. When we called the office for them to fix the roof they would wait a week then come out and "patch" the roof up and the roof would still leak and eventually the ceiling fell on my living room furniture. It took them two weeks to "patch" it back up and it still leaked. Now we have moved out and they are trying to keep our deposit by charging excessive amounts for petty things like $5/ light bulb that is blown. There are so many things that happened during our stay at the property from electrical problems to sewer problems. I would not recommend Ramled to my worst enemy.
