I have had major problems with this company beginning 2.5 months after moving in at the start of August 2019. If you have seen a prior positive review from me of this company, it is because they required a positive review stating I was "content" and renewing for another year in order to renew mid-pandemic when I otherwise had nowhere else to go. Here's a list of the issues I faced throughout my tenancy: Insufficient Heat - The radiators on the upper floors were not hot or even warm when temperatures outside were 40 degrees. My apartment was regularly below 60 degrees. After contacting the landlord about this, they told me I could leave if I didn't like it. Lack of hot water/shower - The shower stopped working for 3 months. There was either a dribble from the shower or a trickle of only freezing cold water. I had to shower at my gym instead. Wasps - In both Spring of 2020 and 2021, I had at least 12 wasps come into my bedroom. They came in both during the day and a few at night, and again the landlord told me I could deal with it myself or leave (March 2020). A pest control company was allowed only after I offered to get quotes and schedule it myself. This year, 2021, I asked the landlord to spray again for wasps and he cancelled the appointment after agreeing to let them spray. Lack of building security - The entrances to the building are not consistently locking and secure. People have tried breaking through indoor locks with screwdrivers and have also stolen packages. Tenant falling from balcony - My neighbor fell through the railing of an unsecured 6th floor balcony accessible to all in the building in May 2021. The unit is pretty, and the area is too. But I would never have signed a lease with this company if I had known the issues and stress I'd face here. I can't wait to leave. read more

As someone who has had both positive and negative experiences with this company, I felt it was important to leave a review since most seem to be all or nothing. I lived in two different properties managed by Jaffe M over the course of three years. Positives: I had great experiences with the staff. From leasing agents to maintenance staff, everyone was kind and responded in a timely manner. They were very understanding of varying circumstances and seemed to always operate in a "look for a solution" mindset. I had a much better experience with their personnel compared to larger leasing companies where I felt treated as just another number in the system. In addition to this, both of the locations I lived in were beautiful with a great location. If you appreciate an older St. Louis aesthetic and don't have the massive budget to spend on new developments, Jaffe M is a great option. Other tenants were also very quiet so I could hardly hear anyone despite the walls being quite thin. (368 and 327 N Taylor locations) Negatives: Oh boy. My first apartment (368 N taylor) had issues with water heat, radiators, and MICE. Forget about taking showers after 5pm as all the hot water will be gone. In addition to this, any time someone in the building flushed their toilet, the cold water to my shower would cut out leaving me to be scalded. The radiator was extremely powerful and would leave my apartment stifling. It also was exceptionally loud. What ultimately led me to leaving this location was the mouse issue. I not only spotted droppings but REAL MICE running around my apartment. Maintenance attempted to patch up holes to no avail. I would like to note that I am an obsessively clean person with a paranoia of mice so I took every precaution necessary to avoid rodent issues with again, no luck. The company, however, was very understanding and made my move to another location quick and easy. At the 327 N Taylor location, I saw no signs of any pests and the radiator situation was much improved. The only flaw in this spot was a water leak in the bathroom ceiling that ultimately caused my ceiling to collapse (lucky for me right before I had planned to move anyway). In summary, you get what you pay for. It's unfair to say living in either of these locations was all bad or good. While I would have rather not dealt with the structural issues that I did, I could not have found another apartment for the price in the location at that time. read more

I've been a tenant with them for almost 4 years with no complaints . Very reasonably priced apartments for the central west end ! They always seem to be making improvements to the building I'm in since I moved in which is also nice ( new hall lights , new intercom , new building front door one year , ect ) . read more

I'm going on my third year of a signed lease with Jaffe M. I'm continuously impressed with their entire organization. Colleen is extremely responsive and is the main point of contact. We were having air conditioning problems at the beginning of summer and she sent someone out that exact day. Additionally, Tena (who shows the units) has always been awesome to work with and very honest. A huge relief when moving to St. Louis. Mark, the owner, is also very approachable and easy to work with. Something I've never experienced with a previous landlord. Can't recommend this crew strongly enough. read more

I lived in a MJaffe property for 4 years--it was my first place on my own and I couldn't have been more happy with the price and location. The unit I stayed in was a studio in the Central West End, great walkable neighborhood. It's an old 1920's building but it's well kept and updated with modern paint colors before I moved in. Maintenance was always on top of any request I had. I would definitely did want to leave but got my own house. read more

Lived at the Brandon (M. Jaffe Property) for four years and loved my experience there. The apartment was charming, pet friendly, fully fenced yard, and in a great location in the Central West End. Great price for the location too! Can't say enough good things about Colleen and Tena in the main office, always so helpful and quick to respond. The owner Mark is easy to get in touch with, and every maintenance worker has been quick to assist and extremely kind. My building was older, but it had a lot of charm. My unit wasn't updated but it had all of the older fixtures that probably went back to the 50s. Super cute studio, only moved because it was personally a little too small for two people and our goldendoodle. I would recommend this management company to anyone! read more

M Jaffe company is excellent with communication. Colleen and Tena were very helpful with my move-in especially since my move was so last minute. They addressed and solved any problems I had within the first week. Even with my move-out process, Colleen and Tena have been more than accommodating and really made the process stress-free. They are always quick to respond (usually within 30 minutes or less) which always made me feel like I was taken care of. I have lived here for about a year and they have a great, efficient team. Any maintenance requests I put in were typically resolved that same day. The apartment itself is a perfect size for one person with in-unit laundry (which is difficult to find!) and gated parking. It is clean and the building is always quiet. Location is great as it is quick walk to Forest Park. They also recently added a grocery store across the street, which is a huge plus. I have truly enjoyed living here! read more

This company has been a nightmare. Colleen, the property manager, is one of the most rude and unprofessional individuals I have ever had the displeasure of working with. The company lies, and attempts to cheat tenants out of money. During my time renting: -My heater broke in the middle of the winter. The company did nothing to fix it, and asked me to buy a space heater to heat my room for the rest of the season. -I went WEEKS without hot water. When I inquired about this, Colleen told me no other tenants had this issue. Speaking to my exacerbated neighbors would tell a different story. If you decide to rent with them, just be ready to play ball. Also prepare for cockroaches, dirty facilities, broken laundry machines, and issues with heat & water. read more

Mark Jaffe is the worst landlord I have ever had. He and his entire company are the rudest, most inconsiderate, and downright incompetent people with whom I have ever dealt. I agree with all of the other negative reviews. Upon telling Mark that I would not be renewing my lease, he attempted to show my apartment at any time he saw fit. Without notice, and without regard for the fact that I work from home. He and his partner harassed me until I allowed them a time to show my unit. When Mark did show the unit, potential tenants asked me about the safety of the area. I truthfully informed them that the safety was non-existent, and that was the reason I was moving. I had a drug dealer living in my building, robberies occurring almost weekly, and all of which Mark was aware but did nothing at all. One time, I had to run away from a robbery in action, and I called Mark. He told me to, "call the police. They will deal with it." Thus, I informed potential tenants the area was scary and not safe at all. Mark's response was that"safety was his utmost concern." Well, Mark did not seem very concerned when I had to run from a robber and when I also fled gunshots. Mark also is a law breaker. He wrongfully withheld my security deposit. In fact, I will be taking him to court for that in the next day. Mark said that it cost him a sum of money over $100 to fix repairs in my unit. 8 holes had to be filled, and that cost over $100. Such a complete joke! His company is the biggest scam. Do not move into one of his properties. Worst year of my life. read more

Absolutely do not rent from this company. By far and away the worst move-out experience I have had. They told us 24 hours before move-out that they would charge 5$ per nail hole and hold us responsible for the nail holes present at move in (59 holes to be exact). Also, they willingly broke lease terms and did not initially respond when we asked to be present at our final inspection. They completed the inspection, and then we had to tell them that we had already requested to be present. read more

Very rude people work for this company. Very deceitful as well. Over the span of three days we visited the house and spoke with Tena. She was generally nice but apparently all we heard from her were lies about the apartment. Not only did she show us the wrong unit that was no longer available but she also gave us all the wrong pricing so when we filled out our application all of our information was incorrect. This led us to receiving a very aggregated phone call from Colleen who accused us of being wrong and also assumed we were the ones lying in attempts to get better pricing which was not the case at all. All of the negative reviews are completely accurate. The positive reviews I am curious of the location of the building and the range of their rent. I have never rented from a property management company or private owner that has had such a lack of concern for their property. Please do not waste your time if you are seeking to rent from any of their properties. I guarantee the living experience will not be ideal. read more

Rented from Mark for a little over two years. It was a beautiful apartment in the Central West End. Could not have been happier the whole time. Everyone was attentive. Any issues (maybe two in two years) were resolved quickly. The rent was more than fair as well. Loved that apartment. Only moved because we bought a house, otherwise would have been more than happy to keep renting from Mark and his team. Wonderful group. read more

These are by far the rudest people I have ever done business with. Once you sign the lease, they don't want to fix anything. I lived on the third floor. When I informed them that my doorbell/buzzer wasn't working I was told they would not attempt to fix it as everyone has cell phones. The cell phone didn't prevent me from having to walk downstairs to let my guest or delivery person in. I informed them there was a problem with the lock on my door and asked them to check out the air conditioner/furnace because it was so loud it made the living room unusable. They never came and checked out either. I had skylights in my apartment. No one informed me that work was being done on the roof and the skylights would be removed. I was in the bathtub and all of a sudden the room got brighter, I could hear music and smell the cigarette smoke of the people working on the roof. The skylight had been completely removed. When I asked why I hadn't been given notice, the owner didn't have a good answer. Once I gave notice that I was moving, they informed me that they would be coming into my apartment whenever they wanted to show it and they did not have to give me notice. They did just that - No notice. When I was moving, they finally decided they needed to inspect the air conditioner. They never checked it while I lived there. Again, I was notified they would be there within 45 minutes. When I complained that I wasn't given proper notice, the owner repeatedly said I was making a mountain out of a molehill. They came in anyway. The day of my move out inspection, I met someone from the office there. She was waiting outside and said she was waiting for me as she did not have a key. They came into my apartment at will while I was renting from them, then on the day of my move out, all of a sudden they don't have a key? When you contact them via email, they are very rude and condescending. They are even ruder by phone. read more

Contrary to previous reviewers, I had a wonderful experience with Mark Jaffe and Tena Norwood, who were prompt, courteous and accomodating during my three year stay. I lived in there adorable apartment in the CWE, and paid a very very reasonable rate for their 850 square foot one bedroom/one bathroom apt with a porch, washer/dryer and parking! Martin,Mark,Tena,Colleen,Chris and Jason are some of the hardest working,genuine people on the planet. It reflects in their professional practices. I am an HVAC contractor who does work for MJIC . Mark insists we use high efficiency equipment in his properties..99% of other property owners i do work for don't do that. Tenant pays the utilities not them,so its the cheapest/least efficient stuff that goes in. He asks that we respond to his tenants needs ASAP, and coordinate around their schedules,pets,and availability within 24hrs. His properties are in desirable areas.His apartments are always being rehabbed and updated with new appliances,flooring,trim,doors etc.being put in. If i was renting.or if my kids were students in the area,MJIC would get our business without a doubt. read more

Like the other review said management is difficult to deal with. Once you give notice that you are moving they will begin to show your apartment without notifying you first. They walked in with a stranger (literally knocked once unlocked the door and walked in) on me sleeping in on a Saturday morning AND then proceeded to walk around and show the apartment while I sat there in my pajamas on the couch completely dumbfounded. By far the worst landlord I have ever experienced. They are very rude when contacted with an issue and whether something was fixed in the apartment was always a game of luck. Sometimes it was taken care of sometimes not. The lease agreement is very ambiguous and if there is a serious issue with your living situation they will insult you instead of being helpful. Even if it is a nice apartment, having a landlord this rude is not worth it, keep searching for another property! read more

I didn't end up signing a lease with the company, but had a wonderful experience working with Tena Norwood that is worth a glowing review! I was in St. Louis for just two days and had asked Tena to show me a place the first day. It wasn't really my style, and Tena immediately read my reaction and offered to show me places she thought I might like better the next morning. She picked some great contenders in the neighborhood that I wanted to be in - I came very close to going with one of the units she showed me. The company seemed very professional and really looked like they were working to make places better (I walked through one unit that was being updated with a beautiful kitchen island, hardwood floors, etc). Tena even drove me to one of my other showing appointments! She was so kind and professional and went out of her way to try to help me find a good fit. Could not recommend highly enough read more
