They charged me $3k+ for insufficient move-out notice and one-month "market" rent (facts :my rent was $1200, I notify them over the phone couple of months ago, renew lease contract was never signed, and I moved out plus keys returned on the day of lease ends) 3. They are handing my account to collection (fact: it will leave a court record even if you pay what's owed, their lawyer will never contact you, you have to find out yourself) 4. Management offered a window unit as a temporary fix, but I had to decline due to safety concerns. Communication throughout the entire situation was poor, and ultimately, no concession or rent credit was offered for the inconvenience. Unfortunately, this wasn't an isolated issue. Since moving in, I've dealt with a sewer backup into my apartment, a leak from an electrical pipe in the laundry room, and a bathroom door that no longer closes because it's been painted over too many times. Maintenance only performed temporary fixes on an issue with water collecting between the liner of the tub -- I ultimately had to outsource help to have the drain replaced myself. Critters are getting into my unit through an unseen opening in the laundry area, and maintenance has mistakenly entered my apartment on multiple occasions. Confusing my unit with another is not a valid excuse after the first time. While the neighbors are friendly, the infrastructure is outdated and doesn't reflect the price point. I also find it unsettling that a raffle for a rent credit is being offered in exchange for positive online reviews. For the amount being charged, I would encourage potential renters to carefully consider their options.

KNOWLEDGEABLE IN HOME BUILD QUALITY Every home we visited Dan educated us on home construction and pointed out critical facets to watch out for: from the foundation, to drainage, ducting, the types of wiring, flooring, basement integrity, sump drains, cracks in walls, down to the types of bolts used on the deck. Amazing! OUT-OF-STATE FRIENDLY As out-of-state buyers he visited homes on our behalf with his camera and a gyroscope, and uploaded videos to YouTube for us to review in a very timely manner. He made sure to cover every nook and cranny of interest and the virtual tours made us feel like we were actually there. PRIORITIZES YOUR BEST INTERESTS Dan was also highly proficient when it came time to make offers on homes, and had a strong sense of fair market valuations based on comps, and was able to figure out what a strong competitive offer would be based on seller agent intel, and what was just unreasonable. NO-FRILLS NEGOTIATOR When it came time to negotiate the terms of our agreement Dan always gave us multiple options to consider, laid out the pros and cons of each path, and shared his best recommendation. He always made us feel like we were in control even in tough situations. AMAZING NETWORK AND CONNECTIONS Dan is also highly networked in the real estate and home repair ecosystem and put us in touch with an amazing lender, title company, inspectors, and even helped us coordinate minor and more major repairs on the home with high quality contractors we knew we could trust. PERSONAL TOUCH With Dan we didn't feel like our home buying process was transactional in nature. He was always incredibly professional and highly personable and was a pleasure to work with. He made sure we were comfortable in our new home and also offered tons of local recommendations! OUR VERDICT: DAN IS THE MAN! Since your dazzling debut, it's been nothing but confusion, chaos, and a deeply inspiring masterclass in how not to manage property. I should know; I also own a real estate portfolio. I was instructed to send payments to a Florida address. Sent not one, not two, but four payments. All lovingly returned like a bad relationship. Okay, cool. Round two: I'm told to send them to St. Louis instead. I do that--twice--both cashed. Success? LOL no. Next thing I know, I'm looking at a statement sprinkled with mystery fees and spicy interest charges. Why? Because apparently the owner wants the money to go to St. Louis, but Sentry insists on Florida. I guess I'll just split the check and send one half to each? Or perhaps toss the payment off my 9th floor balcony and hope it lands on the correct desk? And don't get me started on the customer service, imagine asking a Magic 8 Ball for help and being told "Reply hazy, try again later," but with more attitude. If this is how they handle routine payments, I truly shudder to imagine how they'd handle an actual emergency. Fire? Flood? Alien invasion? Best of luck to us all. Sentry, thanks for turning simple HOA dues into a Choose-Your-Own-Adventure book no one wanted to read.
