    I do not think that this company can be trusted. Avenue's site states: "Low Fee Guarantee - We…read morematch any competing proposal fee for comparable service. We won't be beat on fees." Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

Management offered a window unit as a temporary fix, but I had to decline due to safety concerns. Communication throughout the entire situation was poor, and ultimately, no concession or rent credit was offered for the inconvenience. Unfortunately, this wasn't an isolated issue. Since moving in, I've dealt with a sewer backup into my apartment, a leak from an electrical pipe in the laundry room, and a bathroom door that no longer closes because it's been painted over too many times. Maintenance only performed temporary fixes on an issue with water collecting between the liner of the tub -- I ultimately had to outsource help to have the drain replaced myself. Critters are getting into my unit through an unseen opening in the laundry area, and maintenance has mistakenly entered my apartment on multiple occasions. Confusing my unit with another is not a valid excuse after the first time. While the neighbors are friendly, the infrastructure is outdated and doesn't reflect the price point. I also find it unsettling that a raffle for a rent credit is being offered in exchange for positive online reviews. For the amount being charged, I would encourage potential renters to carefully consider their options.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

My son was moving to St Louis with short notice from his employer and need a home fast - in fact he had to find a house over one weekend. After traveling to St. Louis for our weekend home search, our previous realtor, at the last minute, was suddenly unavailable. We were panicked to say the least. So, we gave Dan a call late on that Friday night and he hopped into action early Saturday morning. He was a godsend! In our initial meeting on a Saturday afternoon he came prepared with a stack of 16 listings - yes 16 that were all within our price range and needs - and we saw them all! I was amazed at his doggedness and efficiency! At each house we saw, Dan was quick to point out any potential problems with the property. He has a deep knowledge of issues that might come up with, construction, foundation, heating, plumbing flooding and retaining walls. We would have not of noticed the issues on our own. Dan was a good adviser regarding best neighborhoods and market situation. He was very careful in making sure that the offer we presented was fair to us and that we were not overpaying. The neighborhood we were looking in was very competitive and if not for his solid advice and negotiating skills my son would not be in his house today. Dan was super attentive, almost as if we were his only client, although we know that certainly was NOT the case. He returned calls and emails very quickly, sometimes with in minutes. There was nothing that escaped his attention. Dan is highly personable with an engaging personality. We are pleased to recommend Dan Brassil to anyone looking to buy or sell a home. He is hands down the best in the business. If my son is to ever move again Dan will be the first person we call.

Since your dazzling debut, it's been nothing but confusion, chaos, and a deeply inspiring masterclass in how not to manage property. I should know; I also own a real estate portfolio. I was instructed to send payments to a Florida address. Sent not one, not two, but four payments. All lovingly returned like a bad relationship. Okay, cool. Round two: I'm told to send them to St. Louis instead. I do that--twice--both cashed. Success? LOL no. Next thing I know, I'm looking at a statement sprinkled with mystery fees and spicy interest charges. Why? Because apparently the owner wants the money to go to St. Louis, but Sentry insists on Florida. I guess I'll just split the check and send one half to each? Or perhaps toss the payment off my 9th floor balcony and hope it lands on the correct desk? And don't get me started on the customer service, imagine asking a Magic 8 Ball for help and being told "Reply hazy, try again later," but with more attitude. If this is how they handle routine payments, I truly shudder to imagine how they'd handle an actual emergency. Fire? Flood? Alien invasion? Best of luck to us all.
