If you own a property and need a property manager, RUN as fast and as FAR AWAY as you can from Joe Kelso and this company. As a military spouse who has been sent to live back and forth CONUS and OCONUS for the last 16 years, I trusted them to manage my property while I was away. I naively thought that because I never heard much from them that things were going well and the home was being taken care of. Lesson learned even though I asked for mid lease inspections and was rarely alerted to any issues. What I discovered when the last tenant moved out abruptly last year was that their vendor had not fixed a roof leak and the tenant was fed up with living in inadequate conditions and unresolved maintenance requests (of which I have no access to and was never made aware of). When I asked Joe how something as big a roof leak could go overlooked (the job sent to a vendor but never completed) he completely lost it on the phone, yelling at me, talking over me, and basically telling me that because I didn't have a high value property, I wasn't worth his time and it was more of a hassle than it was worth for him. Nice thing to say to someone who has trusted you and provided you their business for nearly 2 decades regardless of the property price point. I was stunned. When I tell you I've never had someone be so rude and belittling over the phone toward me when supposedly acting in a professional capacity, I am not exaggerating. I should have changed agencies then, but they all seemed to have horrible reviews and I figured the "devil you know is better than the devil you don't" and I requested to only deal with one of the other agents in the office from that point forward, who happens to at least be polite and professional in all my dealings with her. I realized I could no longer trust their management and brought in outside vendors who pointed out issues with fascia, gutter, drainage, plumbing...the list goes on. Fast-forward to now, 20k in repairs after getting neutral eyes on the place, I have a new tenant who happens to do construction work and is pointing out other issues with the home that should have been addressed during the transition between tenants - missing garage door openers, lights not working, missing fire alarms! After he put in a number of maintenance requests, they decided to terminate my contract, which to be honest I'm grateful for and should have initiated myself last year when Joe crashed out and gaslit me on the phone over a simple question about their oversight of maintenance requests. In his email terminating the contract, Joe stated he's "committed to supporting a smooth and professional transition. Over the coming weeks, we will finalize all outstanding responsibilities and provide you with any necessary records, reports, and assistance to ensure continuity." We shall see... read more

These people are thieves. They stole better than half of my $2400 deposit by making up charges. When asked, they refused to provide pictures of supposed conditions they claimed existed even though I had the rental property professionally cleaned when I vacated. They refused to fix property damage due to storms and hail until I threatened to sue them after repeated requests. In short, they are the worst people to deal with I've ever been associated with and I wouldn't rent a dog kennel from them. read more

Was interested in leasing a unit that Kristina was the agent on. We scheduled a showing, that she didn't show up for. I texted to let her know I was there, and she replied, she had a 'scheduling conflict' could we reschedule. Sure, we rescheduled, and I ended up seeing the unit along with another prospective renter. Was VERY INTERESTED in the unit and asked could we do another quick showing before i submitted the application. Long story short.....had to reach out to her numerous times to get a reply and was told I had to have an approved application before I could see the unit again, (which made no sense) and that she was very busy! Okay, so I want to leave an honest, but constructive review for the select leasing and management team: I've been a tenant with them for just about two years (same property each year), and for the most part, mine and my roommates experiences as tenants have been relatively average. We love our place, it's in a safe neighborhood and our rent and utilities are very reasonable. Street parking has also never been particularly difficult. However, we've had two, significant problems with Select Leasing over the past 48 months: incredibly spotty communication with their staff and abysmal timeliness concerned with maintenance requests and repair. I'm breaking it down by person: Joe Kelso: Getting this man on the phone is like seeing the pot of gold at the end of a rainbow, next to impossible. I get the glaring impression this man is busy/in over his head, and probably inundated with calls from tenants on a regular basis about one issue or another. However, I wouldn't consider any of these issues enough of an excuse to not respond to tenants on a timely basis. As the property manager for select leasing, I had better expectations of him to respond to my calls or voicemails about maintenance, but I was often left waiting for days and sometimes weeks to get a reply from him. I want to assume he always means well, but he clearly needs an additional assistant to field his calls to help tenants more regularly. Kristina Hodges: I've worked with Kristina several times over the past two years concerning several different maintenance repairs we've needed at our loft. I've never met a person who lives and breathes by the philosophy of "brutal honesty" as much as her. She's very straight, to-the-point, no-bedside manners type of professional individual. The cons of working with her is that if you consider yourself an emotionally vulnerable, non-confrontational, soft person......Kristina's attitude is not for you. Then again, if I was in Kristina's position, also dealing with tenants day in and day out about a plethora of problems, I might have an attitude problem just like her. She's not for the weak-hearted when it comes to handling anything with her, so guard your loins every time you prepare yourself for a phone conversation with her. Rosie Cortez and James the maintenance man: These two are godsends. James is so friendly, knowledgable and tentative when it comes to helping with any minor to moderate repairs around our loft. BE CAREFUL! PICS OF PROOF OF HORRID SERVICE. I MOVED OUT 3 MONTHS AGO THIS IS NOT AN ANGRY REVIEW JUST A TRANSPARENT EXPERIENCE. On move in day, the house in short, was in a much dirtier condition then when I made my walkthrough. The backyard was torn up so they could lay piping and they didn't bother to tamp it down. Gravel was throughout the house so when I pulled up with my moving truck full of all my stuff, I had to first sweep out the entire main floor. And both trashcans were overfilled with yard trimmings. THESE ARE STILL THE MINOR ISSUES. The basement flooded and their manager, Joe Kelso, told me to buy a box fan and squeegee as there was nothing he could do. 3 days later a guy came and dropped off a broken blower fan that he then left for a month. HERE'S THE SAD PART. Like any other renter in MO, we pay the sewer bill through the property owner as they have to be the one to pay the state. (SEE PICS TO SEE I WAS EARLY ON EVERY. SINGLE. PAYMENT) My contract shows that we were to be billed monthly via the portal. Instead, I was never billed until the second to last month of the lease when they noticed on a Friday and billed me for the entire sewer bill for the year around $450. No big deal besides the fact they breached their own contract. My household makes roughly $200k/year combined so I am not an angry reviewer over $500. I don't write reviews, I do this to warn everyone so as not to go through the horrid experience that their manager, Joe Kelso, put not only myself, but my loved ones that I live with through. Joe wouldn't respond to my emails or correspondence. He would only hide behind his secretary, Elaina Mueller, who is the one that emailed me saying to pay it before I get late fees. 3 days later and I start receiving late fees. I don't blame Elaina for having no idea what to do in a situation where their accounting team messed up. I consulted with a lawyer, sent a written notice of refusal after asking via both phone and email for the steps to take for arbitration. I was more than happy to pay, but I simply wanted to follow the lease agreement that everyone signed and go through the arbitration process. I was denied this. Joe met with me for the move out walkthrough, he barely spoke to me, (3rd time the whole year ever responding to me) when I asked how to proceed with the arbitration process his response was "figure it out" as he tossed his cigarette hopped in his 4runner and drove off as if I was the bad guy. I ended up paying the bill because I didn't want it to affect my credit or my brother's. It also is a nominal amount and if they simply communicated with me rather than "whoops we forgot to charge you so pay now or incur late fees" I would have felt better. They're maintenance guy is plenty nice, but their maintenance system is terrible, just look at the dates of my maintenance requests and how they weren't remedied. I came out of pocket several times, never got responses from mgmt, Joe Kelso treated me like I was a criminal. They made sure to overcharge me on move out to keep my entire deposit They charged $100 for 2 lightbulbs (even though during the walkthrough Joe pointed out the light bulb fixture that pops in and out of working then showed me the box of unused lightbulbs in the garage saying "these light bulbs go out a lot just use these" I thought he was being nice. Don't forget the $100 for 2 smoke detectors that I never even replaced the batteries in?? (SEE PICS OF WALKOUT CHARGES WOW) I have NEVER been treated so unfortunately by a property management company. I would just take the "& Management" out of their name. I am now 3 months into my new rental and it is night and day difference! The owner was thorough with everything, communicates quickly and promptly, sends me the sewer bill in a timely fashion as agreed upon. I am literally blown away at the difference. I work in the car industry and I feel it is comparable to running across a scumbag salesman that wants a commission and a genuine human that wants to help you through the process. Not only is he rude, he doesn't respond to messages, he lies, and this company jacked our rent up from $1100 to $1400 in about a year. Joe hated me because I wouldn't put up with his bs. He wouldn't even show for the final walkthrough. He sent one of his lackeys to do it, like the true coward that he is. Select Leasing is the most dishonest place I have ever rented from, and I've rented over a dozen places in my adult life. Do not expect courtesy or any leniency. Read the contract. Company will rob you and lie to you. Tried to force an eviction on my family due to their own faulty paperwork, then when contacted by legal consul suddenly was able to find the record. Joe spent almost 20 minutes litterally screaming on the phone like a child when confronted. All emails listed are faulty and will return to sender. Are currently attempting to charge me for preexisting conditions in the property. Do not use this company. Will be taking them to court over several things even after reaching an "agreement". Make sure to document EVERYTHING, pictures, emails, screenshots, they will lie and attempt to blame you for every problem. They ignore maintenance requests or tell you to let it ride and see if it happens again. Please please please dont use this company even if your desperate, they will do everything in their power to screw you in the long run. Edit- was nowhere near 4k in damages even in the disposition and the dogs were included in the lease agreement that they conveniently lost until approached by my lawyer. We had a problem with a leaky faucet and contacted Joe about it, asking his assistance in getting the faucet repaired or replaced. Which is exactly what Joe did: he sent a plumber to our residence who replaced the faucet (and did a terrific job in the process), making everything easy for us. DON'T RENT FROM THESE PEOPLE THEY'RE SCAMMERS !!! Save yourself and don't rent from this company. You won't be able to get in contact with them for any kind of emergency. They won't respond to voicemails/texts/emails for at lease two weeks when you contact. Joe Kelso is one of the rudest people I've ever spoke to. I had the unfortunate experience of moving in with a different landlord and select leasing bought the building and took over after a year and an half into me living here. They raised my rent and were incredibly unprofessional and unresponsive during the transition of landlords. They left me without hot water for four days and I contacted them multiple times a day and the only response I was given after three days of no hot water and no answers to my call/texts/emails was to "submit a maintenance request online" which I had already done with no response to for three days at the time. They also scammed me out of my deposit so make sure you read the lease. I had started renting with a different landlord and didn't pay enough attention during the transition but they require two months notice to vacate or else they will extend your lease without notice. They contacted me on May 16th telling me that I had to have given them my notice on May 1st to get my deposit back. My previous landlord just recently sold my apartment complex to Select Leasing Management. The deal was finalized in late December 2021. I was contacted by Joe Kelso Tuesday January 18th 2022, asking me to give him a call so we could discuss I assume what they needed from me for the transfer of ownership. I tried to reach out to him 15 times in one week, and even texted him TWICE saying that I had been trying to call but had only been getting the voicemail, asking for a better time for him to be reached at. He did not respond to these texts and still just left me voicemails asking me to call, which I clearly did. I then get a voicemail from the property management office on Friday January 21st saying if I don't move the utilities into my name (the previous landlord had them in hers) that they would be turning them off the next day. In all of the 4 voicemails that I received from Joe Kelso, he not ONCE mentioned the utilities, did NOT offer me a better time to reach out to him, did NOT give me an email I could reach out, which the office did. He simply asked me to call. I do not understand why they waited until the last possible minute to reach out to me and notify me about the utilities. They had an ENTIRE month to do this. This is highly unprofessional and a simple text back or VOICEMAIL stating instructions instead of just asking me to call would have resolved this 100%. The lack of communication on their part is completely unacceptable. It is very unfortunate that I have to go from one of the greatest landlords I have ever had to this type of management. The absolute worst on a professional grade. The absolute worst on a scale of looking out for the safety and habitability of renters. They do not care about you as people, they care about money in their pockets. We came and rented on military orders. Our deck began to sink with our entire family on it. What did they do? Nothing. For 21+ days we begged to have it secured. Nothing. Their manager told me "you're just a renter". Not until STL county cited our home as inhabitable, did they do the most bare minimum. This company has the chance to be a good one. Yet they are so invested in what money comes in, they don't care about you or your family. We asked to terminate one months rent early for the safety of our family, and to follow the LAW! Do they care? No. Do yourself a favor. Don't rent from this company. And don't lease with them. Absolutely the worst rental agency I've ever been with . lets start from the beginning 2 years ago I moved here . They wouldn't help Me at all with the snake infestation I had inside my house . They wouldn't fix either of my ac units because it wasn't spring or summer time . I've called and called about it and several maintenance request also. Now that I'm trying to move out, I requested a final walk-through for today at 9 AM. It is now 9:24 I have called at least 100 times since 9 o'clock left a voicemail and no one has even called me to say that they're going to be late. 6 hours ago I have lived in Laclede Forest Apartments for a total of 7 years and Select Leasing took over about a year or so ago from Apartment Exchange (whom I never had problems with). Initially the transition wasn't that bad but I eventually noticed that we, as tenants, were encouraged to move more towards online payment and maintenance requests, which although efficient in some ways, removes the personable aspect of living in a community, knowing your onsite property manager and s/he knowing you. This disconnect became evident tonight (4/11/18). It definitely showed the absolute difference between this company and the previous one. Our toilet stopped up after business hours and after contacting the emergency maintenance person, Joe, twice (at 8pm and 10pm), he finally called back only to tell me that we would have to wait until 8:30a tomorrow - a FULL 10 HOURS AWAY - for someone to come fix our toilet. Joe further indicated that according to our lease, plumbing is the tenant's responsibility. However when I reviewed my lease, it clearly states that the lessor is responsible for maintaining "the following MINIMUM STANDARDS" of "PLUMBING FACILITIES IN GOOD WORKING ORDER" "AT ALL TIMES DURING THE LEASE". Well obviously if our toilet isn't flushing it's not in good working order. After reviewing the lease, my husband and I left three more messages, none of which were returned. Needless to say, I will be contacting the building inspector first thing in the morning as this is a clear violation of the lease and is completely unsanitary, in addition to being horrible management and customer service. I loved this complex until tonight when I was shown how little my comfort and money actually mean to this company. I am appalled, disappointed, frustrated, and extremely angry to say the least. In addition, I must admit this is the straw to break the camel's back as the complex has been on the decline for the past year with regards to exterior upkeep (trash piled up outside the dumpsters, and throughout the parking lot), keeping tenants safe during wintry weather (they failed to provide salt for the slippery steel steps, and the onsite property manager didn't even have the courtesy to call me back when I requested some), and simply put, good customer service. Needless to say, I wish Select Leasing was not the property management company that I have to deal with at a time like this. read more
