    BE CAREFUL! PICS OF PROOF OF HORRID SERVICE. I MOVED OUT 3 MONTHS AGO THIS IS NOT AN ANGRY REVIEW JUST A TRANSPARENT EXPERIENCE. On move in day, the house in short, was in a much dirtier condition then when I made my walkthrough. The backyard was torn up so they could lay piping and they didn't bother to tamp it down. Gravel was throughout the house so when I pulled up with my moving truck full of all my stuff, I had to first sweep out the entire main floor. And both trashcans were overfilled with yard trimmings. THESE ARE STILL THE MINOR ISSUES. The basement flooded and their manager, Joe Kelso, told me to buy a box fan and squeegee as there was nothing he could do. 3 days later a guy came and dropped off a broken blower fan that he then left for a month. HERE'S THE SAD PART. Like any other renter in MO, we pay the sewer bill through the property owner as they have to be the one to pay the state. (SEE PICS TO SEE I WAS EARLY ON EVERY. SINGLE. PAYMENT) My contract shows that we were to be billed monthly via the portal. Instead, I was never billed until the second to last month of the lease when they noticed on a Friday and billed me for the entire sewer bill for the year around $450. No big deal besides the fact they breached their own contract. My household makes roughly $200k/year combined so I am not an angry reviewer over $500. I don't write reviews, I do this to warn everyone so as not to go through the horrid experience that their manager, Joe Kelso, put not only myself, but my loved ones that I live with through. Joe wouldn't respond to my emails or correspondence. He would only hide behind his secretary, Elaina Mueller, who is the one that emailed me saying to pay it before I get late fees. 3 days later and I start receiving late fees. I don't blame Elaina for having no idea what to do in a situation where their accounting team messed up. I consulted with a lawyer, sent a written notice of refusal after asking via both phone and email for the steps to take for arbitration. I was more than happy to pay, but I simply wanted to follow the lease agreement that everyone signed and go through the arbitration process. I was denied this. Joe met with me for the move out walkthrough, he barely spoke to me, (3rd time the whole year ever responding to me) when I asked how to proceed with the arbitration process his response was "figure it out" as he tossed his cigarette hopped in his 4runner and drove off as if I was the bad guy. I ended up paying the bill because I didn't want it to affect my credit or my brother's. It also is a nominal amount and if they simply communicated with me rather than "whoops we forgot to charge you so pay now or incur late fees" I would have felt better. They're maintenance guy is plenty nice, but their maintenance system is terrible, just look at the dates of my maintenance requests and how they weren't remedied. I came out of pocket several times, never got responses from mgmt, Joe Kelso treated me like I was a criminal. They made sure to overcharge me on move out to keep my entire deposit They charged $100 for 2 lightbulbs (even though during the walkthrough Joe pointed out the light bulb fixture that pops in and out of working then showed me the box of unused lightbulbs in the garage saying "these light bulbs go out a lot just use these" I thought he was being nice. Don't forget the $100 for 2 smoke detectors that I never even replaced the batteries in?? (SEE PICS OF WALKOUT CHARGES WOW) I have NEVER been treated so unfortunately by a property management company. I would just take the "& Management" out of their name. I am now 3 months into my new rental and it is night and day difference! The owner was thorough with everything, communicates quickly and promptly, sends me the sewer bill in a timely fashion as agreed upon. I am literally blown away at the difference. I work in the car industry and I feel it is comparable to running across a scumbag salesman that wants a commission and a genuine human that wants to help you through the process. Looks like there are some great reviews from out of state property owners. But as a tenant I can't advise strongly enough against Joe's sad excuse for "management"

    Joe kelso has done a great job meeting or exceeding needs. From the move un process to one minor maintenance issue Joe was all over it.

    I do not think that this company can be trusted. Avenue's site states: "Low Fee Guarantee - We…read morematch any competing proposal fee for comparable service. We won't be beat on fees." Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

    They are managing a property is in a residential neighborhood, and their tenant is causing late…read morenight disturbances. There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.
