Paperwork is minimal. One month, I accidentally sent a check that was greater than the amount due. Lights come on automatically when you enter the building. And you are required to enter your pass code to enter the building and then pass thru the door to the units. Finally, if there is a problem with your monthly payment, they will reach out to you on the phone rather than send a letter and cause late fees to track up (I had a card expire, so I found this a great courtesy). Negatives: The only easy way to enter is to take the access road heading north. If you are coming from the north, it's a huge hassle going through parking lots and businesses. Also, your monthly rate will go up on you no matter what.
