I can no longer recommend Michael & Son Services. I have used them several times over the years, but based on the last few visits I'll do my research and find other providers. My HVAC was making loud vibrating and rattling sounds. A technician arrived late, did a very brief visual inspection (without even opening it up), misdiagnosed the problem as air ducts, said it's "not something we do," and left in under 10 minutes. I had questions but he seemed more interested in leaving than helping. A year before that, I was having a different issue and I had the same experience with a technician more interested in ending his day than fixing the problem. In all honestly, I felt both turned down fixing the problem because it was raining or snowing on the days they arrived. On the other hand, a technician from a DC-area family-owned company actually took the time to find the problem, open the HVAC system, and properly fix it in under two hours -- and it had nothing to do with air ducts. This guy answered all my questions, was friendly, and actually offered recommendations and offered to come back if the issue returns. I do not feel like Michael and Sons would do the same for me anymore. read more

I decided to replace a faucet in an upstairs bathroom and got stuck with an open pipe because I could not remove a compression ring from the hot water pipe to replace the bad water shut off/feed valve under the sink. This is a copper wedding ring looking part which a nut behind it crushes onto the pipe. The compression ring requires a special tool to pull it off the pipe. Having a completely open pipe I had to shut water off to the entire house to prevent flooding. I called Michael and Sons and agreed to the emergency service fee to come out on a Sunday afternoon. When the tech arrived, I took him up to where the problem was and showed it to him and explained the problem. I asked him for an estimate on replacing the hot water feed valve I was stuck on and since he was there how much to just finish the install which was fastening the sink basin back to the counter, installing the feed valve, installing the new faucet and drain into the basin and connecting the "P" trap to the drain and the water feed lines to the new faucet. I had all the parts except the adhesive to secure the basin. The tech went to his van and returned to tell me 1600$. I asked him why so much? He could not answer, he just showed me a tablet with all the parts including replacing the "p" trap which I did not need. He told me he just put what work needed to be done into the system and that was the price. I asked him if it would be cheaper if they provided the parts instead of using my stuff and he chuckled and said, "uh no". I declined to do the work and asked him to revise the estimate to ONLY replace the feed valve I was stuck on. He balked at this and said he had to go back to his van and to re-write the estimate. He returned and announced that the new estimate to only replace the feed valve was 1600$. Now, professionally I have been an estimator for 30 years in a different industry. I asked him why is the estimate 1600$ How many hours or labor units are you quoting this for? "What is the labor rate?" "How are you coming up with this number?" He could not answer, just kept referring to the tablet. I asked him to provide me with a written estimate I could review, and he said he could not. I advised that he needs to be able to explain his estimate. Why quote the same price for a fraction of the work? I told him to leave, and I would not have them do any work. He asked me to sign to pay for the emergency service charge which was approximately 169$. I did. I agreed to that before they came out... so it is what it is. I flushed toilets for the rest of the day with 5-gallon buckets filled by the neighbor's garden hose. The next morning, I called another plumber who came out and replaced the valves on BOTH hot and cold-water lines with better valves than I had from the hardware store. He gave me helpful advice for finishing the installation. I was able to complete the job from there. The other plumber was there for about an hour and charged me only about 250$ for parts AND labor. Michael and sons were gouging a distressed customer. I am writing a BBB complaint for the first time in my life. read more

I've never had a vendor come and give me a TO-DO list -- that was my experience with Michael & Sons. Our AC is having issues. Michael & Sons said they couldn't fix it because they don't use Lennox AC parts. Then they said that even if they did use Lennox parts, they still wouldn't fix our unit until we put flooring in our attic where the unit is located. When we pointed out that there is already flooring and a platform around the unit, we were told it wasn't enough -- but that it doesn't matter anyway, because they don't use Lennox parts. read more

AVOID Michael & Sons (M&S) After more than 20 years as a loyal customer, this has been one of the most mentally and financially stressful experiences. M&S performed defective work, failed county inspection, and did nothing to rectify their faulty, malfunctioning work. In July 2025, a leak in my basement ceiling led their restoration team to open the drywall and discover a drain pipe installed with the slope inverted--meaning water literally had to flow upward to drain. Their own technicians confirmed it was installed incorrectly. When I reviewed my records, I found that Michael & Son installed this plumbing during my prior basement remodel. I also located the Fairfax County inspection report rejecting the work at the time and requiring the drain lines be reworked due to improper slope. (but clearly M&S didn't). Because this defect was never corrected, our basement suffered water damage and mold contamination. Despite providing the contract, inspection report, and documentation, the company has refused to take responsibility. After months of unanswered emails, shifting explanations, and no resolution, I've had to take legal action; a huge expense on top of what I've already paid M&S. Without hot water(again) so I called and made an appointment. The tech responded right on time and quickly diagnosed the on going problem as the wrong type of water heater was installed by M and S less than a year ago (natural gas instead of propane). He called and got another tech scheduled for the following day. Tech showed up right on time and replaced the water heater with a brand new one. I asked if it was propane and he said yes. Fast forward a couple of days and no hot water again. Tech showed up and restarted the pilot and asked if I had propane or natural gas. Propane. Guess what. Another natural gas heater was installed again. Water heater number three was finally the correct propane model! M and S offered a discount on future service. Don't think I'll be using it. read more

I called two days ago to request service. They were supposed to come today between 12pm and 6pm, I have the text message to prove it. I call to check in because it was 5:40 pm and I hadn't received an on my way call or text only to be told my service was scheduled as an emergency and they didn't plan on coming until between 6pm to 12am. Flabbergasted, I ask what's the next step when something like this happens. I was told I'd need to speak to a manager but managers aren't in on weekends and the tech would get to me after the call he's at now. I ask for an ETA and they couldn't give me one. To be fair, the gentleman who took my call was very gracious and apologetic AND this is bad business practice. It's 80 degrees in my house! I would've hired someone else! My experience with this company is they are timely. They are willing to provide you with the details and a "lifetime warranty" of their service. All good points, I will not dispute that. But the prices for replacing a simple outdoor power outlet are way too high. $69 for just showing up at my door, then a $400+ bill for replacing a simple power outlet. The statement was, "The power outlet is showing red, so it will need to be replaced. Including parts, labor and 'Lifetime Warranty,' over $400." Seriously? I can do this job myself for less than the $69 "Consultation" fee. Going to Lowes, under $30 for a replacement two-plug outlet. Labor? 15 minutes after switching the breaker off. Called Michael & Sons on a Sunday late morning when our A/C stopped working after a power outage. They gave us a time window of 12 noon to 6pm and Juan arrived before 3pm. He was polite and professional, covered his shoes before coming inside. He patiently explained what he was doing at every step of the process and answered every one of our questions in a respectful and thorough manner. Turns out our capacitor was blown, and we also had the unit cleaned for good measure. Unfortunately, the replacement part was quite expensive ($350 - result of tariffs maybe?) but other than that, we were very happy with the entire experience. Two years ago I bought a Carrier A/C system through Michael & Son and had it installed by them. I paid over $13,000 for the system. Now there is a leak already. They have been to my home 5 (!) times to repair a leaky tub drain, and have yet to carry out an actual repair - just a ridiculous comedy of errors, and no end in sight. I made a telephone appointment to have the leaking drain on a free-standing tub repaired, and here is what ensued over the following weeks: 1. Technician arrived, expressed surprise that we had a free-standing tub, and said he needed to return with a second person to move the tub. Provides $400+ estimate. Also said a separate person from the "remediation department" was needed to assess drywall damage. 2. Remediation person came, looked at minor drywall damage from our leak, and said no remediation was necessary (which was pretty obvious) 3. Original tech returned, but second person ran late - so late that the repair could not be performed in the available time window. 4. Both technicians finally arrive, move the tub, and determine that the repair requires the hole around the drain in the floor to be enlarged. This requires cutting some tile, which they can't do, and instead I need the separate "remodeling department". They leave, another appointment is made, and I receive and accept a new $600+ estimate via email. 5. On the appointed day, Michael & Sons sends - an estimator, not a repair crew! Estimator leaves since I already have the estimate, and promises a supervisor will call me to clear this up. No one ever calls. I make another appointment. 6. On the day of the rescheduled repair, the tech calls in sick, and I'm asked to reschedule again. During two separate calls, I twice ask to have a supervisor confirm that whoever is coming out next will be able to cut the tile and actually make the repair. Promises are made, but I never hear back from anyone So here I am, no repair, no explanation, tub in the middle of my bathroom, hole in the floor, and I've stayed home from work for this circus three times and spent over 2 hours on the phone, mostly on hold. Just surreal, and deeply disappointing. read more

I had my water heater flushed on January 9, 2026. My technician was Hyo Kim. He did an excellent job and explained what he was doing every step of the way. He was very professional and thorough and made sure that it was completely free of any sediment. He even wrote the dates on the appliance when it should be serviced next. I had a new circuit breaker installed in mid-December by Oliver Stone. He did a good job in minimizing the damage to the ceiling. He said he needed a new groundbreaker which he was going to order and would need to come back to install. I was contacted on January 12 to make an appointment for him to come back. I called the number back and then was told they couldn't book the appointment but someone would call me. Never heard from anyone and then end of February received the permits. Replied back to the email saying someone needed to install the groundbreaker. Still waiting! read more

I noticed a Michael and Sons's van Idling across from my house, I don't know how long it had been there. I went outside to do some garden work and after idling for half an hour that I observed it, I politely asked the driver, who had the window down on a 50° sunny day, if he could cut the engine. He said no, I'm cold that's why I have the heat on. I said, with your window down? He started putting the window up and I said it's illegal to idle a vehicle in DC and he said he didn't care. Told him I would report it and he said fine. And he continued Idling for at least another half an hour, for well over an hour in total that I observed. It is illegal to idle vehicles for good reason, namely air quality & climate change. It's also basic common sense not to waste gas and cause needless wear and tear to your employer's vehicle. If you see a government or a commercial vehicle idling, you can report it in DC via 311 and the Department of energy and environment will send a ticket as well as education about the law. They said it was because my air conditioning system was not purchased through them. i Know that's not true, as they serviced another system and my water heater. The only positive I can offer is that Michael & Son was able to replace my water supply line quickly. Unfortunately, everything after that was deeply frustrating. Eleven days after the trench was dug for the boring operation, the excavation was still open -- leaving the curb stop and newly installed water service line exposed to freezing temperatures and sitting in standing water. Given the weather conditions, this created a real risk of damage that should never have existed. Photos included show the condition of the excavation 10-11 days after installation, including standing water and exposure during freezing weather. My understanding is that, at a minimum, the company should have taken basic temporary protective measures -- such as draining standing water and adding temporary insulation -- until the excavation could be properly backfilled. None of that was done. I contacted the company to alert them to the issue before anything froze or failed. Instead of acknowledging the problem, one of their operations managers responded in a dismissive and sarcastic manner, as if correcting unfinished work was a favor rather than part of a $14,000+ job (water supply line and water heater replacement). I was understandably upset, but a basic level of professionalism or accountability at the outset would have gone a long way toward de-escalating the situation. What I experienced instead was poor communication and a lack of ownership. My takeaway for Michael & Son's senior leadership: technical capability alone isn't enough. Project follow-through and customer communication matter just as much, especially when the stakes involve potential property damage. Training managers in basic customer service and emotional intelligence would significantly improve the customer experience. Based on my experience, I would not use this company again. read more

Mr Rashid wants us to wait to see if some other manager that is on vacation can fight the county on Monday when he gets back from vacation after we failed the inspection. That's 4 days with the sewage pipe open. They failed the inspection with Montgomery County and the supervisor with Michael and Son wanted me to wait several days to see if someone else could fight it when he gets back from vacation. The person that worked at my job was outstanding and his boss never should have put him in that situation. I already have contractors booked and can't wait because Mr Rashid does not want to follow code. When I asked who was over him he said he was the regional and wouldn't give me the information. I had to use them when our regular company wasn't available. What a ripoff. They charged almost $500 to replace a basic baseboard heater thermostat. When our regular person came out to see some other issues, he told me this should have only been a little over a $100. They also "sell" a "membership". Not needed. And the technician had to go back to the shop to get a thermostat when he probably should have brought one with him as I had explained the problem prior to the appointment. read more

It took less. than 30 minutes to rebuild 2 water spigots that water my lawn. Cost ... $600. To replace the old spigots with new ones that cost less than $20 each also takes less that 30 minutes.
