Shivon, the owner, and Geronimo, his subcontractor are very nice people. But that's essentially where the good vibes end. Just another contractor disappointment. From the very beginning, it was clear something was amiss. They were in such a hurry to get the contract signed and start work. But when the time came to start the job, very little was happening. There were maybe 1 or 2 people here at any given time to tape up all the windows and do some of the stucco repair. But days would pass and no one would show up. The house was uninhabitable because all the windows were sealed with plastic during some of the hottest days of the year. I would ask repeatedly why we weren't moving along and I was told by Geronimo, "we still don't have materials." Which begs the question, why are starting a job you don't have materials to do? Why are you sealing up my house with temperatures in the 80s and 90s if you don't have stucco or paint?!?!? This became the refrain for the next several weeks. (This was supposed to be a 2 week job.) We pushed into June... then July. The material issue never seemed to get resolved. Then it became about weather which is understandable. But that was just a few days here and there. Ultimately, sunny days would come and go and maybe Geronimo's brother or sister would show up to texture things. But this created another issue. The quality of the work just wasn't there. How can there be any continuity if every step of the way, the process is piecemeal. Well, this is where the contractor should be the first line of defense when it comes to quality control. But Shivon was disappointingly pretty absent throughout the process. I can count on one hand the number of times he made it out to my house. I would call and text and no response. I'd then call his office manager (his wife, Ellaine) and he would get right back to me with some excuse as to why he didn't respond the first 3 times. I would see Geronimo more frequently, but his skill set was just not there and he, frankly, seemed more interested in securing direct jobs from my neighbors then doing the job I paid Plaster Pro for. So, I became quality control but my Spanish isn't great. So, there was definitely a language barrier. So, if my contractor is basically AWOL, what am I paying $22K for?!?!? In the end, the job never got finished. There are windows that didn't get fully caulked. Sloppy paint work. Sloppy texture work. The house clearly didn't not get a full two coats of paint. I can actually see where there are two coats and where there aren't. I have stucco and cement glopped onto my pavers and roof. Paint on my window screens. And they used red duct tape to seal my windows as opposed to Painters tape. So, I have duct dried tape glue on my window frames. And there's an entire section of stucco on the garage I had identified to Shivon on our first meeting that is separated from the substrate that never got repaired! Shivon did ask for the balance of what I owe them but the terms of the contract are that the work must be 100% complete. He insisted Geronimo said it was complete, but here's the wrinkle. If Shivon had bothered to come out and do a final inspection, he'd know it wasn't. But he left it to me because he was too busy to give Geronimo the final punch list. True Story. He ultimately relented and said he'd come out to take a look. But the last text I got was "Good Afternoon, how does this Thursday look for us to meet?" I immediately responded the same day with "What time? That was August 23rd. I haven't heard from him since. In the end, it was Shivon's son, Isaiah, that clued me in to what may have been at play here. From the sounds of it, they do a lot of high end work for rich people and celebrities. So, in the end, I was likely not a priority. But, though $22K may not be a lot of money to Shivon and Plaster Pro, it's the most I've spent on this house outside of buying it. Update: I've started uploading photos of how their shoddy work and cheap materials can't even last one NY winter. I'll keep adding pictures since it's only February. What a waste of money and time.

I got three quotes for the job, Empire's quote was competitive. I would say that it is clearly important to Dave that the job is done to his high standard. As this would be a fairly extensive project, I took 8 different bids and asked many questions about how each would complete the job. I also researched the final 3 to make sure they would do a good job based on their online reviews. At the end, I decided to go with Empire not because they were the cheapest, but because I was convinced that they would do the best job. This is important as I'd like my driveway to last a long time. Empire wasn't able to get started right away because they are booked solid. This is a good sign, but that means you need to plan ahead. Seamus was able to slot me in for a week since I'm considered a small project. Then covid happened... At this point, we all try to be reasonable and I told Seamus to let me know when they would be allowed to work again. Seamus is a good communicator and called the week before they could start. Given that they would be outside and in masks, this is a home improvement project that can still go ahead. Every day, Seamus, David and the team would come to my home at 8am and work till about 5pm. They wore face coverings and maintained social distance when possible. They also picked up each day. They did a great job on everything. It's been a month later and I've walked the driveway several times and still very pleased. I would highly recommend Empire.

    In 2016, J&S did a lot of work at the rear of our house in Throgs Neck. Granite terrace,…read morestairway...and stucco. Two years later, the stucco was beginning to de-laminate in three spots. In the spring of 2020, when the stucco was looking really terrible (bubbles, peeling, falling off, etc...see photos for examples), we asked John to come by and take a look. Of the roughly 450 square feet of stucco applied, about half is showing severe bubbling and peeling now. HE TOOK NO RESPONSIBILITY. It's water damage...that's not in dispute...but he blamed everything from the siding on the house to the stone terrace...which he installed. Since then, we've had two stucco experts inspect the damage, and they both immediately had the same verdict. The stucco was laid directly over the cinder block, with absolutely no water management / prevention in place. No mesh or styrofoam, no drip line cut into the granite lip above the stucco wall, nothing. Now we face a $4,000 repair job...for work done only FOUR years ago. Needless to say we'll be finding another company to do the work. In his online response, John will likely say that the vinyl siding of the house is causing water problems. So it's important to say here that NONE of the problem areas are anywhere near the siding. We're having water problems because, again, there was NO mesh or styrofoam placed between the cinder block and stucco, and there was no drip line added to the overhead granite lip...which they installed. NO EXCUSES. Avoid these guys, unless you want to pay twice.

We had hired a structural engineer to add flashing to balconies as well as ceiling fans. When he added the fans, he cut into the EIFS and did a very poor job patching the channel he cut to hide the electric. This caused condensation inside the home and required immediate repair. Usman is a class act. He personally showed up to the project himself every single day. He also did certain parts of the project himself or was helping his men in any way he could by doing various tasks. The roof needed a sauna removal, which Usman and his crew did with extreme care, but also left lots of damage to the EIFS stucco. Usman and his team carefully repaired it. Upon repair, he inspected our roof and found many critical issues we were unaware of. It was not done in a "pushy contractor" way, it was done because he knows his business and his products so well, he wanted to figure out why the roof was requiring so much product and because he is INCREDIBLY detail oriented. It was because the EIFS was getting wet due to exposed limestone joints, which over time would have meant we would have to redo the entire EIFS (a very big and expensive job) and he also found an immediate future issue which would have caused a leak. We were able to fix and get ahead of both, while staying on the original timeline. I cannot tell you how much I appreciated Usman and his team's attention to detail from start to finish of the project. Over the past 8 years in my townhouse, I have put a lot of work into it. It is tricky to find a great contractor. One that is not only talented, but also cares about his work AND his workers!!! That is a true sign to me of a wonderful company. He not only ordered lunch for his crew, he ALSO ordered lunch for my housekeeper and myself! I kept calling my husband and telling him how kind Usman was and how thorough. He is EXTREMELY thorough. He is collaborative in the sense that he will listen to the owner (in this case me) and address any and all concerns or questions I had with thoughtfulness and care. We hadn't planned on restoring the front of my building, which is limestone, but I had a quick question about it (NOT part of the scope!) for Usman and after I received the answer, my husband and I decided to get a bid to do preventative work to restore the front using Usman and his team again. I will absolutely continue to be a repeat customer. Owning a building requires contractors and Usman and his team are absolute gems. Clean, courteous, professional, and talented. We have spent hundreds of thousands on "top contractors" and some have been good, some awful, Usman was great. I couldn't recommend Hi Tech Contracting & Restoration more.
