3/6/2026 - Pros & Cons, I'll start with the Cons. CONS: Service was almost non-existent by our waitress. The food was brought out by someone else, Check was brought by someone else and a Togo container was brought by someone else. We literally had to flag her down to get more napkins and never got refills on our drinks! I asked to see a wine list and was brought the menu, that just said "Wine" she never return to ask her what wine they had! I ordered the patty melt ( medium) which had no flavor and the bread was soggy from the blood of the hamburger and the burger was a pre- formed frozen patty... really? In the middle of cattle country? Fast food - Smashburger has fresh hamburger patties! The tators tots were odd, not sure how else to describe them, they didn't taste or appear to be real potatoes. I had an amazing gluten free, comfort food breakfast. I enjoyed a custom omelet which was cooked to perfection. The hash browns were exactly as hash browns should be, crunchy on the outside and soft inside. Bacon was top notch, thick with a great flavor, browned and with a nice bit of goody bacon 'flavor crystals' on the outside. Gluten free toast was an unexpected surprise and not listed on the menu. Waitress was awesome, happy, helpful, great smile and very accommodating. This will be a new must-stop in Red Bluff. Nicely done. read more

We had a very disappointing experience at M&M Ranch House. The biggest issue right from the start was how inaccurate their website is. It sets completely different expectations than what you actually get when you show up. Menu items, hours, and overall presentation do not line up at all. Unfortunately, the service was just as bad. Staff seemed uninterested, inattentive, and honestly like they did not want to be there. Simple requests felt like an inconvenience, and there was zero effort to provide even basic customer service. What really sealed the experience, though, was the attitude. It was not just poor service. It was outright rude and dismissive behavior. Customers should not feel like a burden for simply ordering food. Between the misleading website, terrible service, and poor attitudes, this place is not worth the time or money. I would not recommend it, and I definitely will not be back. One star because I couldn't give lower. read more

UPDATE - I quickly received a call back. They found the mistake and are going to assist with the full refund. They also offered a gift card for a mount over what the original cost was. I declined as I do not live in the area. They are being super helpful, understanding and apologetic. They stated they will correct the issue which will take 7 days due to the bank. My husband, mother in law and myself went to M and M Ranch House on December 26 2025 for breakfast. We ordered, waited, waited and waited some more until we finally go our food. The food was good but not great especially for the prices. We pay and my mother in law leaves a cash tip on the table. When I pay with my card I was sure to put 0.00 in the tip section of the CC receipt and the price of the meal in total. A few days go by and I'm checking my bank account. M and M Ranch House over charged me by 20.73. This pissed me off. I though about this, could it of been a mistake, a switch i numbers that caused this increased amount to be charged. Does not make sense. Anyhow I called M and M Ranch House and of course there is no one there that can assist me with this for a few days. I let the lady I spoke with on the phone know that I want all my money back. THEY STOLE FROM ME. They have the reasonability to ensure that the amount they type into the cc machine is correct and they added the extra charge after the fact. I will try to update this once I hear back from the restaurant. Most likely will just call my bank and dispute the charges and go from there. read more

Driving up north to Redding with my family to visit some friends. My wife was craving a steak (it's like noon or something). Noticed we were close to Red Bluff and knowing the area I suggested a steak sandwich. Yelped steak sandwich and lo and behold a lot of restaurants popped up. Decided to give M & M Ranch house a try , well with Ranch in the name our chances of getting a good to great steak sandwich was pretty good. Popped in and saw that they had a good crowd for lunch. Actually I called first and they affirmed that they had steak sandwiches. Called my friends and asked if they had lunch and offered to pick up some sandwiches for them. 4 steak sandwiches please, medium well, to go! All with fries. About a 20 minute wait, took my 3 kiddos in to wait, they had awesome AC and it was 105 outside. Nice server gal brought over some coloring books and crayons. The place had a rustic feel about it and the kitchen was working hard to get all their hungry customers satisfied. 20 minutes later our sandwiches were ready to make that final 30 minute commute to our destination. Sandwiches, so good. We're talking a nice thick cut of New York steak cooked perfectly. Perfect bite after bite and the sandwich was devoured. Everyone loved their sandwiches and the fries were also super good. Definitely not disappointed. Thank you M & M Rach house, when driving through we will definitely stop by again. M & M Ranch House was the kind of locally-owned burger and sandwich joint we had hoped for when taking a break on a road trip north. The food selection was solid and the experience a good one. I'd certainly stop in again if I'm in the area. Before you even walk in you feel that "ranch house" vibe. The restaurant is located in a row of buildings that are made to look like an old-west town. once inside, it's relatively spacious. Our party of 8 was able to snag a big table at lunch time. I went with the french dip sandwich. What I expected and hoped for was a tasty sandwich packed with tender meet and a big cup of au jus, and they did not disappoint. The sammy was delicious. What I was pleasantly surprised by were their crisscut fries. These were some of the crispiest, tastiest fries I've had in some time. I could have come back for these alone. All in all, an experience worth repeating. I look forward to coming back sometime and checking out one of their burgers, which seem like the cornerstone of the menu. read more

My family was heading back to the Bay Area after a week-long stay at Lake Almanor. Driving through Red Bluff, everyone was hangry -- M&M Ranch House saved our family from going ballistic towards each other. Service was excellent, and the food was fantastic. Best French Dip sandwich I've ever had, and my wife had a burger that could have fed a small village. The owners were even nice enough to allow us to bring our small dog in while we ate. Super accommodating and hospitable of them. We'll definitely be making this restaurant a regular stop on our trips to the lake from now on. read more

This place has never disappointed! I've been here for breakfast and lunch and had an amazing experience both times. This is also my dad's go-to place to eat in Red Bluff. The staff is always nice and helpful. They give great recommendations and are quick to make sure you are taken care of. Their soups are amazing. My dad loves their burgers. The M and M Ranch House is located just next door in the shopping center next to the Valero Gas station on the east side of town headed out to Lassen Park on the 36. M&M specializes in burgers and steaks and has a voted best salad bar option. Prices are moderate and a little higher for the big steaks. This isn't a place for a cheap fast burger, go to the Frosty stand towards town for that. Burgers here will be nice big 1/2 lb. meaty burgers in the $11 - $13 range with options like topped with grilled pastrami or jalapeno bacon. There's even a burger made with a combo of ground beef and pork topped with bacon cheese and a fried egg! They also have the voted best in Red Bluff salad bar. I'm in the mood to get me some meat, so forget the salad bar! I was interested in trying this pork and beef combo burger called PHAT Burger, including cheese, bacon and a fried egg, med rare please! My friend got the fish and chips. I said strange choice in a steak and burger place. The food arrives and my PHAT burger looks awesome and big for sure. The fish and chips were, well, fish and chips. Nothing to get too excited over, but my burger sure was. I'd never had ground meat combined with beef and pork together and then all the cheeses and bacon made it even better. That was some big piece of meat in this burger, I could barely open wide enough to slip that thing in my mouth! The egg was cooked medium done so didn't totally all run down my chin. My friend looked envious at my juicy burger compared to his fish and chips so I let him have a big bite. OK, I'm getting that next time he proclaims! The whole experience was fun and nice in a small town country sort of way and I'd recommend this place to any traveler passing through Red Bluff on the 5, get off on 36 EAST and go a couple of miles from the freeway and it's on the right near the Valero gas station .... We are from out of town, and I was looking for a place to grab food quick with my two girls before we headed to the hotel. We got off of the exit and saw a similar type restaurant, but was a big name chain restaurant. We decided to not stop there and continue to here, and we are SO SO glad we did!! The staff very nice and prompt, the food is good, and it was perfect good food fast! They have a self serve soup and salad bar that looks amazing!! A perfect spot to grab food quick without having to eat fast food!! Just beware, the boneless buffalo wings are pretty spicy, but very good!! Well, have eaten many times at M an M Ranch House, our last time there, breakfast was good, but the service was slacking!! Only thing on any of the the tables was salt an pepper, No other condiments, we ordered our breakfast, when it was delivered to our table, we had to wait for silverware to be brought over, then had to ask for ketchup and hot sauce, then had to ask for syrup, jams, etc. They use to have peanut butter in little packs with the jams and jelly's?? Asked for the peanut butter? waitress said she would bring some, she never came back to our table except to drop the bill off, never got the peanut butter, never even got a 2nd cup of coffee, an the store bought bottle of syrup was so sticky, it stuck to the table, an got my hand all sticky!! No one should have to wait for silverware a condiments while your food sets there getting cold!! When I paid the bill, I asked if this place had changed ownership?? Was told, No, manager was on vacation, I said, It shows!!! Needless to say, the tip was par for the service!!! One last thing, the place was about 1/2 full, so can't blame lack of service on being busy!!! read more

Yum, I've been here twice and the food has been awesome both times! I tried the popular 'Ringer burger', which has a hamburger patty, cheese, bbq sauce, and onion rings. This is one of the best burger I've ever had! The patty was juicy and all the toppings tasted great. I love bbq sauce on a burger, too. I'd highly recommend the full rack of ribs! The meat just falls off the bone, so the meat is really tender. Its a must have, and M&M's usually runs out of ribs by dinner time. It seems like all the customers tend to order the ribs, so its definitely a popular dish. Its great that customers can choose '1 trip to salad bar' for one of the sides. I enjoy going to the salad bar to make my own salad. There are a lot of salad toppings like green salad, olives, pineapple, peaches, peas, croutons, bacon bits, etc. My favorite is the egg pasta salad. I also got to try the 'mile high chocolate cake'. Oh my gosh, this is the best chocolate cake ever!! There was 6 layers of cake and the fudge filling was not too sweet. I really loved the ganache on the cake, too. The slice is huge enough to share among friends, or you can save some for later. =) Overall, M&M has great food and the prices are reasonable. The service is really awesome and all the waitress are very friendly. I can't wait to come back to try other dishes. read more

Our group had breakfast here, recommended by the staff next door at the Best Western. Great, quick and friendly service. Nice decor. For a Sunday morning at 9 was not too crowded however I learned that they were just allowed to open indoor service due to a lifting of some Covid restrictions. Plenty of parking, right off Highway 5. Breakfast was good. Had the Ca eggs benedict - spinach and bacon instead of the usual ham. Great sauce. Pancakes were tasty - a little too much vanilla in them for my taste - a little too sweet. I enjoy M&M. Always on point for breakfast, sandwiches and burgers. But the fish and chips are just terrible. My mistake. I asked if they were frozen off of a truck snd was told they were indeed. It had been so long since i had good fish and chips i took the chance. They were very thing and seemed like 90% breading. And frankly, they just were bad. And at $12.99 they were no bargain. You can get the real deal for $8 at the Lighthouse. They just need to take them off the menu. Doing more harm than good. read more
