He helped with a pre-inspection on a house I was putting offer and he started the day quite early. I was at the house with him and he was willing to explain different things to me. He was very responsive to scheduling by email and flexible with dates when I needed to reschedule. He did help me to identify some things that might be covered under the warranty, which I can now ask the builder to fix. But when he arrived it felt like he barreled through my home without respect for the fact that we are currently living here. And he ended up causing moderate damage to the paint on my bathroom door. If the builder fixes things he found on the inspection for free, maybe it will all have been worth it...

We hired Jim to do an inspection of our new construction house after completion of the build and again at the 1 year warranty expiration. He and his wife found so many things that the builder should be been more diligent about. For example, my husband mentioned that our basement seemed unreasonably cold, so he used thermal imaging to determine that a wall was missing a significant portion of insulation. We checks all aspects of the home: basement, crawl space, roof, attic, fireplace, etc.). He has helped us look up code to push back on our builders claims that their work was to code. When we had our warranty walk-through with the builder's representative, the representative was so frustrated at the number of fixes needed (which is silly as it's their fault anyway...). His level of knowledge of the code and manufacturer warranties is beyond that of any inspector I have worked with. Although this is a headache for the builder, it's a good thing for you. You will not be disappointed if you hire Jim. I highly recommend him.

We used them in our recent sale and subsequent purchase. The value that they provide is beyond expectations. An example of this was when a potential buyer already set up a preinspection on the sale of our home. Upon reading Jim's inspection report, the potential buyer immediately cancelled their own inspection, saying, in their words, that Jim's inspection report was very thorough and is more than adequate for them. Not only did it save everybody the time and effort (and stress!) of having multiple inspections, but it also translated in real $$$ savings for all parties involved. No wonder they are the BEST in the greater Seattle area!

He missed electrical tape covering a very corroded drain stack. His picture of the drain stack conveniently didn't include the corroded part. He said no issues with the chimney although there a multiple issues, (with both chimneys in my house) including a completely rotten support beam in the crawl space, failing mortar, and significant damage to the furnace chimney. Although he is not a mason he should have been able to recognize these signs of failure...and if he has no ability to recognize if their are issues with a chimney he should not say in his report "no issues with the chimney" Then some more minor things...sinks not secured to the walls...leaking drain under the kitchen sink. Those things aren't a huge deal but definitely speaks to lack of attention to detail. Everyday I hold my breath thinking about what other major issue that is If you are a seller looking for a pre inspection that doesn't point out some major problems then this is your guy. But if you are buying don't trust his report.

We hired Chris Honingford to conduct an inspection for the condo we were buying. Upon moving into…read morethe condo, we learned that the toilet was not secured the the floor. The bolts were completely stripped because the flange had been broken. There is no way Chris should have missed this. He claims he checked the toilet to see if it wobbled, but he obviously didn't. If he had, he would have discovered it was completely loose from the floor. We also learned the day we moved in that the 3-month-old water heater was leaking. That had be replaced as well. The bathroom faucet was also leaking and had to be replaced. Normally, I'd give Chris the benefit of the doubt and assume the water heater and faucet weren't leaking when he inspected it, but considering he missed something so obvious as the toilet, I'm not so sure. Our realtor (who recommended Chris) reached out to him about this, and he offered no recompense whatsoever. We had to buy a new toilet and have it installed. This was incredibly expensive. These problems were annoying and expensive to fix, but at least they weren't life threatening. Next time he might miss something more serious, like a gas leak. I'd recommend going elsewhere for your inspections. The fact he had no desire to make any effort to try to make this right should also give you pause. UPDATE: After Chris's complete unwillingness to do anything to make this situation right, I filed a complaint to the Attorney General's office, in the hopes of saving other people from a situation like this. Chris's response to the AG was to claim the plumber we hired was "inventing work". He doubled down on his claim that he checked the toilet, even though our realtor shared video we took with him showing how loose the toilet was. Anyone can make a mistake; that's forgivable. But you own up to it and do what you can to make it right. Lying about it and trying to pass the blame to other innocent parties is inexcusable.

Stephen is on the Governor's Home Inspection Licensing Board, which means he was involved in the development of the current standards for home inspectors in Washington. Because of this board, all home inspectors are now required to be licensed and trained prior to working. Knowing he was involved in the development of these standards was really interesting and easily gave me the confidence to go ahead and use his company for my own inspection. Stephen really knew his stuff. I followed him around as he thoroughly inspected the townhouse. He pointed certain things out to me and gave me answers to questions I didn't even know I had! He was extremely knowledgeable and professional throughout the entire inspection. A day after the inspection was completed, I received a full report with photos and details about any issues he had found. The report was extremely comprehensive and helpful. There wasn't a lot that needed to be addressed with my property, but it was nice to have it laid out in an easy-to-read report. I would highly recommend Stephen and Full House Inspection Services to do your home inspection!

In order to get a neutral person to give me an honest opinion, I inquired my realtor friend who recommended me WIN Home Inspection. There are a few WIN home inspectors in this area. After reviewing all the reviews and inspectors' websites, I decided to call Erik for a price. After talking over the phone with Erik about my current needs, Erik offered me a few different service packages for me to choose which would work best for me based on my budget. My house is already 35 years old without any renovation, it might be a good idea to do the entire inspection to see what we should update. After some thoughts, I decided to go for the complete inspection package, which turned out to be one of my best decisions. Erik came to my house on a Saturday morning, and he spent at least 6 hours inspecting my house and talking to me to find out my concerns. When he found something concerning, he also notified me on the spot and explained to me. The value of the complete home inspection turned out to be a great deal because he did inspect everything, including tiny things I didn't even expect. A few days later, Erik emailed me a home inspection report which consisted of 62 pages. His inspection report provided me with great resources and helpful information so that I know what I should do with my next home projects and how I should choose right contractors for the projects. When I have questions about the report, he always responds quickly to my questions. With his honest opinion, I was able to decide the priority of my home projects. I would highly recommend Erik to anyone who is considering some home projects but unsure where to start. He would be the best person to consult.
