I have found agent Jon Kam of Locations to be a genuinely friendly, helpful, patient, knowledgeable and sincere up-and-coming realtor associate. I met Kam at his open house in my building and ran into him again hosting another open house at Symphony Honolulu. In both cases, his positive energy, patience, honesty, and willingness to help was clearly evident. Kam has taken the time to provide thoughtful and personalized responses to: specific new projects, already-built condos, mortgage lenders, market trends, pre-listing preparation, etc. (I'm a low-end seller and buyer in the $350k to $650k range) I recommend Jon Kam of Locations if you want a fresh pair of real estate eyes that understands Oahu market trends from an insightful viewpoint... read more

Please be aware. I recently was completing my rental lease due to the owner selling his unit. Unit was given to Locations Hawaii to sell. Selling agents name is Joan Chen. During the transition of me leaving my unit, I had all the regular responsibilities that any person who's moving has. After I left the unit I had a few more personal items in unit waiting for friends or buyers of items to pick up. This agent Joan was so impatient 3 days prior to my lease ending date she decided to go into my unit unannounced and she personally took my items and placed them out of my unit. She also decided to place her own items in the unit to stage for her viewings. Let's remember I'm still on lease and still responsible for this unit under contract. I feel like this agent stole my items as she was not given authorization to touch, take or move any of my personal items in my unit. Once again stay away from this company and Joan Chen RS- read more

We were extremely fortunate to have had Dawn Nabeshima represent us when it came time to sell our condo. Dawn is a consummate professional, is very knowledgeable about the Hawaii real estate market, and expertly guided us through every step of the process. Her passion for real estate is obvious, as is her care and concern for her clients. She listened carefully to our goals and was always responsive in returning our calls and keeping us updated on progress. We encountered a few unexpected delays beyond our control during our condo sale, but we always felt confident that we were in good hands in "getting to the finish line." As just two examples, Dawn helped us through the critical detailed process of a counter offer even though she was feeling the ill effects of food poisoning, and then later helped us understand our options when our condo was appraised lower than the agreed upon sale price, Dawn has a wonderful work ethic, great attention to detail, a consistently positive attitude, and also a delightful sense of humor which altogether really helped us through a nerve-wracking process. read more

Brandon and his team are very experienced, knowledgeable and patient. I have been looking at various real estate options over the last 4 years and he has been there to help me evaluate each one. When I finally decided to buy a new single family home for myself, we had a difficult seller and Brandon kept me calm and level-headed throughout the process. He knew the questions to ask to make sure we had all the information we needed about the property which was older but had gone through a face-lift, hiding some of the major issues. I can't thank Brandon enough for sticking with it and getting me my dream home! read more

Property management division here is a joke. I had a six month lease with a 2K security deposit and only received 1.3K back with no support from my "property managers" Mark Silva or Bradley Jacobsen. Conducted final walkthrough of the unit and annotated nothing wrong which was deceiving. I received a considerably deducted security deposit in the mail with no itemized explanation. 200+ dollars for cleaning and an item called "outstanding balance." Had to contact the office to receive invoices and additional explanations for each deduction from a third property managers because the other two were on vacation. I don't care about the money, but the lack of experience and customer service is disgusting. Stay away if possible. Staff went out of the way to be rude and avoided confronting the issue head on. read more

Cory Takata was great to work with. Very knowledgeable, very helpful, and had excellent insight into the market. Cory always went the extra mile to make sure everything was right and that as a buyer, I would be fully protected. With the limited time I had and not having unlimited funds, with Cory's help I was able to find the perfect condominium for me. I would highly recommend Cory Takata to everyone and anyone I know who is interested in purchasing property in Oahu. It was a great pleasure working with Cory. read more

It's now been about 2 weeks since I had to in no uncertain terms tell them that refusing to send the right cancellation docs was illegal to get them to send cancellation docs in the transaction. I had to contact them again to see how long I could expect my escrow to take. I've now been told they want to take more money out of it because apparently they're the only ones who believe I cancelled the transaction just for fun and the lender rejected my loan due to insufficient income. The lender, the seller's real estate agent, and other real estate agents I've discussed this with all understand (as has been stated in multiple emails to John Connelly) that the lender waited until the last possible minute to suddenly say my income was insufficient. They repeatedly told me that they had approved my loan. Then the agent waited several days after finding out about the problem he missed for 2 months to tell anybody. I've also repeatedly mentioned the fact that the reason I'm concerned about Location's role in this is because their agent intentionally provided false information specifically about the loan to keep the sale going when it should've died. They also made repeated attempts to threaten me with mentions of breach of contract and basically the seller suing me which I don't appreciate. As of right now, this is one of multiple things Locations has done to basically delay getting my money back. It's been almost a month since we were supposed to close the loan in the first place. I'm not sure what it is they're getting out of this. What I can say is that the ratings on Locations suddenly dropped in early 2015. Before that, the reviews were actually pretty good. If it were just one agent, his or her name would keep coming up. When it's a repeated problem, it means there was a change of management in early 2015 that apparently set the wrong kind of expectations and continues to do so. read more

I have no hesitation whatsoever in recommending Dennis Muth from Locations LLC as your Realtor for selling or buying your dream home. I have used Dennis twice in the past three years to sell two homes and am so thankful that I found him. He is engaging, personable, professional and his expertise is second to none. He is a calming agent in a very stressful situation and is totally organized and prepared to do his best for you and your family. He called after every house and condo showing to inform me of a detailed account of anyone who showed a slight or strong interest rather than just an overall feel of interest. Besides just following up with the parties, he would suggest other possible strategies to increase the chances of the sale. Big Mahalo, especially to Terrence and Locations. read more

My husband and I purchased our first home earlier this year. We had been moving once a year for the past 4 years since living on the island. We knew we needed to stop renting and just purchase a home. I reached out to Paul Van who works at Locations and he quickly set me up to receive property alerts for homes in the area we were looking for, and in our price range! Paul was super helpful and was knowledgeable in the area that we were looking to buy (Kapolei). He recommended local grocery shops and points of interest he though my husband and I would appreciate which we definitely did bc we had only lived in town for the past 4 years and we're not familiar with the Kapolei area. If you're looking to purchase a home I recommend reaching out to Paul Van, he went above and beyond helping us to find a home during the holiday season and took us to showings even late in the evenings at the only time my husband and I were available. I'm sure during the holidays he would have rather been at home with his family but he didn't show it for a minute and came loaded with information for every property we saw. Once we put in an offer Paul gave us guidance on how much we should offer the sellers and got our offer accepted right away! We were thrilled and on top of that was able to accommodate a shorter closing time by working with all properties involved in the transaction. We will be using Paul again if we choose to purchase another property later on or to sell this property. read more

Overall a very disappointing experience working with Locations as real estate investors from off-island. We bought our first investment property with Locations and decided not to work with them again due to back to back negative experiences with Locations and Locations Property Management. Carmen Gonzalez was our first realtor. Carmen was condescending, unprofessional, a pushy sales person, and a rude realtor. She kept sending my husband and I properties that were 100K above our budget saying that you would find better properties at more expensive rates, was condescending when I had questions about homeownership I did not understand as a first time homebuyer. She cared more about us signing the contract and closing the deal with a home that we weren't ready to buy, than making sure we were comfortable with the purchase. And get this, Carmen made my husband drive when we viewed the properties for a full day because she can't fit more than 2 passengers in her Mercedes Benz sports car. What kind of realtor has her client drive? I have never dealt with a more unprofessional realtor before and asked Locations to change our realtors and decided not to buy from her. Don't ever work with Carmen Gonzalez! Locations Realtor Brandon Lau was a breath of fresh air and the only professional person I've worked with at Locations. He was reliable, non pushy, and knowledgeable about Hawaii real estate. We bought our first rental property through Brandon and were happy with our purchase. When my husband and I were ready to buy additional investment properties, we continued working with Brandon's team. Unfortunately while he was away on vacation, his team dropped the ball several of times and made mistakes. It was a huge bummer because we loved working with Brandon, unfortunately his team could not get the job done. To manage our rental property while being off island, we first decided to work with Locations on-site property managers. Big big mistake!!! The Locations property management team (Josie Cruz and Patti Arakaki) was unreliable and could not find us renters after 3 months. Instead of getting the job done, both Josie and Patti kept coming up with excuse after excuse about why they could not find renters and attempted to keep farming out business to contractors and home improvement vendors! They said that upgrading the unit would help us find renters but as a former sales professional I know they were really just trying to farm out business with their vendor partners to make commission sales. After 3 months of not finding renters through Josie and Patti of Locations Property Management, enough was enough so we stopped working with Locations. Our new property management company (Cornerstone Property Management!) found us renters in 3 days for the first tenant, and within a week for the next tenant. NO excuses, and NO attempt to farm out business to contractors. It turns out that when Locations Property Management team closed our rental property during the sale, they did not clean the property at all so the prior owners belongings were still inside. All in all, other than working with Brandon Lau, my experience with Locations was unprofessional and unreliable. It's disappointing given that they are the largest and most well known real estate company in Hawaii. But perhaps, bigger is not always better. I now work with another real estate company (Pamela Adams of Berkshire Hathaway Kailua) and have purchased additional properties since that first bad experience with Locations. Thankfully I'm very happy with my new realtor Pam and will continue working with her! read more

We worked with one of their agents for 2 weeks. Prior to contacting them we had arranged financing from a mainland lender. We knew what we wanted and knew how much we wanted to spend. The agent, Kathy Cole, was very nice but was always behind the ball, every day I would find properties on Zillow that she didn't know about. During the 2 weeks she pestered me relentlessly about our personal financial situation, e.g. how much did we have in our 401k, what is the max monthly payment we could afford and kept sending us listings that were out of our price range. She wanted access to our loan agreement with our lender. She kept insisting over and over that we had to use a Hawaii based lender, a mainland lender will not do. I am speculating that Locations Hawaii owns a lending agency and that is who she was trying to get us to use. That or one of her kids works for a mortgage company. I asked her several times to knock it off. We put in offers on 2 homes and didn't get either, the 2nd one Kathy said was 100% because we were using a mainland lender. Seriously? You are not going to sell me your house because you don't like my lender? We called the seller's agent and she said no that wasn't it at all, they didn't want to work with Kathy due to all the brain damage. When told we lost the house due to our choice of lender we immediately hired a new agent and had a contract by the next weekend and are now living in our new house. And the mainland lender did just fine. It might be just this agent or it might be the company. No matter what they are looking out for themselves, not you. read more

Like any real estate business, your experience is going to be determined by your agent. I read Kimberly T's review and although I feel for her, I don't think it's the best example of a real estate review if no transaction was made. As I write this review, I sit in Afghanistan. I've been here for just over nine-and-a-half months and I just purchased a condo through Prudential... from here! I know that sounds crazy to drop half a mil from 7000 miles away, and you're right, it is pretty crazy, but my realtor, Joelle Iishi is the best in the business. Joelle not only did all the leg work of checking out the open houses, but she was available to me 24/7. Sometimes we'd talk at 6am, sometimes at midnight. She didn't care. She simply wanted me to be happy and understood what a huge purchase this was for me. Did I mention it was my first home? Joelle will go out of her way to get you an amazing deal and give you sound, sometimes not what you want to hear, but still ultra professional advice. She's a master of her craft and I would recommend her to ANYONE who's thinking about buying a house in Hawaii. She's a saint and I wouldn't have made this purchase without her. If you're thinking about buying, call her. You won't be disappointed. read more

I inquired about a property listed with this agency and received a prompt reply which I was appreciative of. However I was passed to a second agent to discuss my needs for a rental property. I followed up with this second agent and yet six days later have never heard back from them. This is so typical of realtors and probably why they are as universally hated as attorneys. My family was in the residential real estate market for over 20 years and we never allowed a prospect to wait more than 24 hours for follow up. It amazes me how people are able to stay in business and put food on the table if they can't be bothered to assist a client that literally walks in their door. read more

Despite our many fears of home buying, my husband and I trusted God's providence and amazing grace. He knows us inside and out. He knows our strengths and weaknesses. More importantly, He knows exactly what we need, the perfect time to give us what we need, and the right people to help us get what we need. All He required on our part was to believe and have faith. So we prayed diligently about it and let God take over. And lo and behold... God provided and we could not have asked for a better team of beautiful, capable, and experienced people to help us in this scary but exciting journey. This team was headed by our amazing realtor, Marie Valenzuela of Locations Hawaii. Her decades of experience and determination gave us confidence. She was very patient and sincere throughout the whole process. She held our hands (tight!) from beginning to end and followed up with us constantly. She knew and understood all our fears and concerns in buying a home, considered my and my husband's indifferences (which were quite a few!), and she addressed them one by one with care and respect. She encouraged us throughout the whole process and stood firm during our wavering times (and believe me, there were many!). She was firm, truthful, and at the same time, caring in her ways. We are extremely grateful to Marie. What she did for us and who she is to us goes beyond words. She was a game changer. She made whatever financial situation we were in - work; and despite our many fears, she made us into homeowners! Finally!!! What she does as a realtor goes beyond a profession, she is changing lives and helping build a better future for individuals and families alike. She made our first time home-buying experience a very wonderful and memorable one! We wish Marie nothing but the best as she continues to bless other people u bless other people with her expertise, time, energy, and heart. We look forward to purchasing our second home in the near future. For the meantime, we will definitely, absolutely, and confidently refer her to all of our family and friends looking to buy or sell their home. Thanks, Marie!!! I would like to take this opportunity to express how HAPPY I am with Shannon Smith and her team over at Prudential Locations. I have had the privilege of working with Shannon as my realtor for many years. We have done many real estate deals. When looking to purchase and selling and investment property, Shannon is the one I turn to. Shannon's knowledge about real estate is multi-faceted and she is most certainly able to do more than the average agent. I appreciated her ability to advise me post home inspection; and when a situation took place with financing. Shannon was there to help and support me in every possible way possible. I wouldn't hesitate to recommend Shannon to any person who is looking to buy or sell a home Shannon possesses all the attributes necessary to be an excellent broker: she is diligent, she knows the market extremely well; responsive, and yet very patient with her clients. Shannon is both very professional and personable. She clearly takes pride in doing a great job. In my particular case as an investor, there were many rough spots on the road to closing and in every instance Shannon was a great help. It would be hard to envision someone doing a better job than Shannon or being anything but happy in choosing to work with her as well as seek her service in any of my future real estate transactions. Linda McCabe was the buyer's agent in our real estate transaction. As Canadians we weren't all that familiar with escrow/real estate laws in the US, but quickly had to familiarize ourselves. The escrow agency that Linda insisted we used was Title Guaranty Escrow Services. We had nothing but trouble with the documents that this company prepared - names were wrong, we were double charged for fees, the withholding taxes were wrong - each time we had to bring it to their attention and ask them to fix it. The contract was to close on Monday March 11th. That day came and went with no contact with either the escrow agency or Linda. When we asked our realtor about it he stated he had tried to get ahold of them but neither had returned his calls. On Tuesday March 12 we received an email from Jill at the escrow agency stating that they would now be closing on Friday March 15th. The buyer had missed the cutoff for returning the documents and they were going to be late. Our contract stated that if the buyer could not close their agent would inform us of that and the closing date would automatically be extended by 5 days. We heard nothing from Linda regarding this at all and it wasn't until the Tuesday that we heard it was delayed and that information came from the escrow agency. Our other option was to take the deposit, cancel the contract and relist the property - all spelled out in the contract as relief for not closing on time. Linda's attitude when our realtor finally got ahold of her on the 15th was that she didn't feel inclined to answer his emails as she didn't understand what the issue was. She felt that a couple of days made no difference. If we needed to have the funds to close on another property we would have had a problem. Linda McCabe obviously doesn't care about contract law. I would be very hesitant to use someone who is a Partner who takes that attitude. I have told many Canadian friends who are looking to own property in Hawaii not to use her or Title Guaranty. read more

Let me start off by saying not all Prudential locations are bad. This review is only about Michelle Lynch who is an agent for this company. She was the sellers agent and was TERRIBLE to work with. First off, she lied straight to my face about information that I already knew about the property and when she was called her out on her lie, she tried to change what she said. After that, she became really really really rude. It was so bad that I was forced to call her Broker (boss) to file a complaint and she lied to him about the whole incident. If possible, I would give her NEGATIVE five stars for her unprofessional work ethic and attitude. I lost interest in the property I wanted to buy and dropped out because of her. It was terrible to work with her. read more

In January my sister, brother-in-law, and I bought a condo with Summer Banner from Prudential as our realtor. After the horrible experience I sent the following (partial) letter to the PB Joan Bartlett. Unfortunately, she was little help as she told me she just signs the contracts and will forward to Summer's coach to speak with her. I have not heard anything from them since. BUYER BEWARE of this realtor and company!!! Aloha Ms. Barlett, I am writing to your regarding an unfortunate experience we had with one of your realtors, Summer Banner. We saw a property listed and my sister contacted the Prudential phone number inquiring about it and was responded to by Summer. We met with her to see the property and she seemed quite nice, at first. I was quite astonished at the unprofessionalism of comments she made, but we really wanted the property. We put in an offer which the seller accepted and the downward spiral began. We were informed via voicemail that the initial J-1 inspection was scheduled without being asked when was a convenient time or taking into account that the three of us have full time jobs and two toddlers to think about. I inquired at the inspection about the condo docs and the LH docs and she said "you'd think escrow would get that for you huh?" My sister works at the mortgage servicing center of First Hawaiian Bank and I was an escrow associate and escrow officer with Title Guaranty for five years so we have a modicum of knowledge. I called Premier escrow and Associa to inquire about the condo and LH docs and they were very helpful. Our main concern was the additional deposit. Summer initially wrote up the contract with a large additional deposit Our lender had concerns with the validity of the Lease as the condo project came up as fee on their records. We did not want to lose the property, but also did not want to lose our deposit if the loan fell through. My sister has voicemails from Summer telling us that if our lender was holding up approval then this was our "out" from the escrow. After a few times of hearing this, my sister had a firm discussion with Summer that we did not want an "out", but we wanted the property. It seemed to us that Summer possibly had another buyer and did not want us to have the property. By this time we were into the first part of December and then we went two full weeks without hearing from Summer. We went for the final walk through (which was again scheduled for us without any of our input) and I had to again ask Summer if we could schedule signing since with was the Saturday before New Year's day and I knew coordination had to be done with us, the lender, and escrow and we wanted to sign in Kane'ohe. Our initial signing appointment was changed as the lender was awaiting the docs and then we received an email from Summer that signing was changed to be done at escrow in town. According to Summer, signing had to be done at escrow and she was always coming to Kane'ohe for us. Point of fact - Summer came to Kane'ohe for us three times - first to show us the condo, second for the J-1 inspection, and third for the final walk through. I called over to Premier and one of Vern's assistants changed the signing back to our lender in Kane'ohe as we initially requested. I then received a call from, a clearly upset, Summer about me going behind her back to schedule the signing. Accusations were thrown back and forth and I told her that we felt we had to find out a lot of information on our own when we thought she was to be our advocate and guide us. She completely thinks she did guide us during the entire transaction even though she would tell us she would "get back" to us with our questions, but did not do so. Signing was pushed back again. Then we received a sarcastic email from here saying that she wished she had been consulted on the new signing time. We responded to her that like the rest of the transaction, we also were not consulted and just told to be there. We were accommodated beautifully for our signing by Liberty. She is definitely an asset to Premier. It seems as though everyone we dealt with at FHB, Premier, and Summer's assistant Dayne were extremely kind and really had our best interest in mind. The one person that we should have felt that from, Summer, was unable to give that to us. She seemed to constantly have excuses about why things were not done and the blame was placed on everyone else, but herself. We did get the keys to our new home last week and are moving in. My hope with this letter is that others do not have to experience what we went through. I have seen many escrows come to fruition during my time in escrow and I have worked with many realtors also. Summer is in the league with the worst of those realtors. We are first time home buyers and it's unfortunate that we had her as a realtor. Please let me know if you have any questions or need any further information. read more

Thank you to Brandon Sakata for a great home buying experience! He was very determined to find a great fit for me. It was a bit discouraging when I had a train of offers not getting accepted but I'm so glad now that those fell through. We found my perfect first home! I am a very busy person and Brandon made it very easy for me. He was always on the look out for my potential home and was so great about keeping me updated on every step of this journey. Although he had other clients, I felt as if he only had me- he was always available to help me out and went out of his way to look for what was best for me. I really appreciate all of his hard work and dedication. Thank you Brandon! read more

Kathy Cole is such an amazing agent. She was always in close contact with us during the entire process. She was able to provide a timeline of events so we knew what to expect. She was attentive to our needs and never pushed to make a decision that we were not comfortable with. When we found a place that fit our needs she worked above and beyond to get us to the finish line including working with the seller's agent, lender and the title company. We were on a tight schedule and she was able to get us into our new home in record time. read more
