We rarely write many reviews, but Celester Thomas (Principle Real Estate Broker) and Erika Richards…read more(listing agent) earns it. We received a VALPAC Ad for SOLDIER-TO-SOLDIER HAWAII REALITY, LLC and contacted Celester, who was kind enough to review our rental home although the renters had several months left on the lease. Once the renters moved out, we had the property thoroughly cleaned, with necessary repairs completed. Celester had the property professionally photographed and listed literally within a few days after notification in early March 2024 of our intention to sell. It closed at the end of May 2024. Most of our communication was with Erika. She always kept us informed of everything - all the showings, inspections, parties of interest communications, escrow info, etc. We had many many questions which she answered or found the answer timely. Memorable events: The SOLDIER TO SOLDIER HAWAII REALITY, LLC is a solid company. We needed to find someone to professionally line the kitchen cabinets & drawers. Laurie, the photographer, helped us tremendously get that done. About one week prior to closing, the buyer (who was a realtor) sent the Home Inspection Report. The buyer sent a document to sign stating: "The buyer is willing to approve /release/ satisfy 3-1 for the SELLERS CREDIT OF" $6,500 for the noted finding." Really? The findings were mostly minor things like toilet base loose, bathroom shut off valve leak, need for "missing GFCI or AFCI outlets", etc. Although we were ready to repair, Celester knew the cost was over-inflated. We do not know what he did, but after a few days, the buyer sent a Waiver-of-Inspection Report document via DocuSign. We knew right then and there that Celester and Erika were representing the seller and protecting our finances. The following is not a fault of the Realtors, but our opportunity share a Title company issue. We didn't see the Title Guaranty of Hawaii, LLC Escrow - Estimate Seller's Statement until the afternoon prior to closing! If would have been good to review it to have time to question some of the charges that we thought should be for the buyer. We did call Title Guaranty immediately, but of the items of question were essentially already set for closing. The Sellers Final Packet was sent after closing the next day. The Final Packet line "Balance due TO seller" differed by over $146K TO seller than the Estimate Seller's Statement! We were happy to see that. LESSION: Insist escrow share the Estimate Statement at least a week prior to closing. In summary, Celester and Erika (both prior service Veterans) both exemplified military values of professionalism and pride in their line of work. Especially noted was honesty and prompt attention to our needs. They KNOW and DELIVER exemplary customer service. We saved thousands and thousands by contracting with them, plus they gave to notched service to us. We recommend Celester and Erike and their SOLDIER TO SOLDIER team to anyone! God Bless America! From the very beginning, Barb made us feel like we were her only clients. She was always five steps ahead, always prepared, and somehow always had an answer before we even knew we had a question. We never felt lost, forgotten, or out of the loop for even a moment. What meant the most to us was knowing that Barb genuinely cared. We never felt like we were just another transaction. She went above and beyond for our family in more ways than we could ever list. From day one, we felt that she had our backs--and she proved it over and over again. One moment that really stands out happened the day before our final walkthrough. We had an issue with our hot tub, and Barb immediately jumped into action. Within an hour, she had someone at our house, and the problem was fixed that same day. Our walkthrough went perfectly, and we closed on our home the very next day. That was just one of what feels like a hundred things she did for us. Her communication was truly incredible. We never had to wonder what was happening or what came next because Barb was always keeping us informed and prepared. She did what she said she would do, and she did it without hesitation. Knowing we could completely trust her took so much stress out of the process. Buying or selling a home can be overwhelming, but Barb made us feel supported, protected, and cared for every step of the way. We are incredibly grateful for everything she did for our family and would recommend her from the bottom of our hearts to anyone looking to buy or sell a home. Thank you, Barb, for everything. We will always be grateful that you were the one who stood beside us through it all!

My husband and I were searching for a home where our family of six could truly grow. We knew we didn't want a cookie-cutter house, high HOA fees, or something far away from everything. We wanted a place we could make our own and have room to expand over time. We know we weren't always the easiest clients, but Barbara stuck with us through every step of the process. After looking at countless homes, getting outbid, backing out of escrow, and honestly feeling discouraged about whether buying in Hawaii was even possible for us, Barbara never gave up. With so much patience, hard work, and encouragement, she suggested we take a look at a home that wasn't even on our radar. The moment we walked in, we just knew. A gem like that doesn't stay on the market for long, and somehow, it became ours. Over the years, Barbara has watched our family grow and has truly become like an aunty to our kids. We're beyond grateful for everything she's done for our family and will recommend her.

I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.

Back in July 2021, when places in Oahu were just starting to show in person again, I called Shannon. I let her know upfront that I wasn't looking to buy for about 5 years. She treated the same as if I was buying that month. She was very knowledgeable but always kept my interests as her first priority. I flew out, and we looked at a number of houses and condos in Kailua. A few days later, based on what she learned of my interests, we looked at another condo outside of Kailua that she felt matched my interests fairly closely. She really helped me refine what I was interested in as well as the process that would take place. And when the perfect place came up for sale in 2023 right when I was doing great financially, I flew out and we put an offer in. Shannon was on top of everything every step of the way, and we successfully closed. At that time, Blue Cove was not doing rental management, so I had to choose another company. They were awful! The tenants were unhappy. I couldn't get the management company to get anything done right, and they were tough to communicate with. When Shannon started the rental management aspect of her business, I had her take over the management of my property. Shannon made an appointment with the tenants and came out in person to see what issues the tenants had. She listened to what they had to say and show her. Then she contacted me on the best courses of action to take. I approved everything she recommended. She then executed the plan, and the tenants were happy for the first time since they moved in! Unfortunately, I had some financial difficulties and had to sell my Hawaiian hale this year. So, of course, I called on Shannon Zerfas again. We came up with a game plan. She recommended being aggressive, so we listed it for about $150K more than I thought it was worth. Within 2 days, we got a cash offer for over asking and closed in just under a month! Granted some of that was luck, but I credit her for a lot of it. I looked her ad and the staging that was done, and I wanted to put an offer in with the furniture included. I will be buying a hale on Oahu again in a few years, and there is no realtor I will use other than Shannon Zerfas with Blue Cove Properties!
