    Spacious room

The best bed and breakfast cabin we ever stayed at. The host were so nice and accommodating, the cabin was clean and very comfortable. We stayed in the Tree house and we had a kitchen, living room, and a very spacious bedroom. It was a great place to relax and get away fro the city. If you're thinking of going to Garner State Park, it will take 40mins to drive to the mountains. A lil far, but worth the drive! Also, the breakfast was delicious!

    Pool facing casita room

This is a nice place to stay for families who do not want to camp out or stay in a cabin. I like how private this place is, you will not feel that you're in the city once you're in their vicinity. They have a pool where you can lounge and they're also close to restaurants. This place is about 20-30 mins drive to Garner state park. Clarissa and Cara were very helpful in giving us an advice on where to go to enjoy frio river on our first day. They also sent me a link on things to do and where to eat. One thing I can say is that this place can greatly improve by being thorough in cleaning their rooms other than that this is a hidden gem for people who like bed and breakfast places. Speaking of breakfast, the first day was good however the 2nd day was just a mediocre. I overlooked their policy of being charged per person and not per room as this was my first time to book a BNB place so keep that in mind in booking in one of their rooms. I liked the experience of staying in a BNB but for me it's still more convenient to stay in a hotel. Having said that, I would definitely recommend this place as an alternative to a hotel if you're more into BNB. Tip: Read the email that they will send you prior to going to this place, they will give you a detailed instructions on how to get in your room. You are not supposed to go to their main gate and house but to continue on the road to the left side.

    Great Kiskadee

Relax. This place is so quiet and peaceful. The pool beside the cabana is the perfect place for morning coffee. The birds were incredible. A Great Kiskadee was busy building a nest atop one of the beautiful palm trees beside the pool. My kids enjoyed swimming while I sat beneath the cabana shade enjoying the flowers and grounds of the b&b. Cara and her crew have created a welcoming, private oasis with all the necessities for a home away from home. The kitchenette is supplied with dishes and utensils, everything we needed was in our cabana. There was even coffee supplied for the coffee maker and a mini fridge for our dinner leftovers. The bathroom was a good size (and clean!) for the four of us to work around each other, coming and going. The cold air conditioning is a much welcomed relief from the hot Texas afternoons. If you find yourself in Uvalde, Texas, call Cara and she will help you settle into one of her amazing casitas. The cabana by the pool has a king size bed that I didn't want to leave and might have the softest sheets ever in the history of bed sheets. We spent four lovely days at Live Oak B&B. And we look forward to our next trip to Uvalde. Thank you Cara!

Beautiful accommodations, secluded and quiet. I'll never stay in a Uvalde hotel again when I can get such a good value at Live Oaks B&B

What is great about the location is you are a very small walk down to the river bank, but way up high on the cliff to get a great view of the area. When the sun gets past 7pm, the oak trees give a lot of shade for the dinner hour. You are also near Old Baldy trailhead if you want to do a quick climb up the tallest peak there. Parkview has all of the amenities like a general store, full service bathrooms that are kept clean, and daily trash pickup. The wifi is pretty unreliable but does work with a delay like satellite internet. If you have AT&T for cellular service, you will be fine in the Concan area. Everyone else will suffer the total disconnect from the virtual world, which you were hoping to get away from, right? I usually go during Father's day week which seems to be a very busy time. It's hard to get a reserved spot during peak times, so be sure to ask to get on a waiting list.

This photo says it all. Bathroom/showers scheduled for remodel, but they are clean and tidy. Laundry room is also neat as a pin. Cabins were being re-roofed during our stay. The sites are wide, level gravel and each has a big charcoal grill and picnic table. Half the sites are pull-thru, half are back-in. There is no television signal in the valley, but there is Dish equipment you can get from the office at no charge. Highly recommend it. Towing on Cty Rd 348...I would recommend only doing it from 83, which is kind of a wheel-gripper itself. 348 coming from 127 in Concan would be a nightmare. Once you're unhooked and settled in, take a drive across the river on 348 and you'll see what I mean. You'll love this park, and you'll love the owners. Don't forget to buy some corn for the deer and Rio Grande turkeys when you visit the office!

The keypads to enter get so hot and it is difficult to enter your code mid-day. You have to stand there for a while and wait for it to recognize what number you tapped because of the delay. Not too fun when you have kids and everyone's fingertips are burning when they try to enter the code. 2. I don't believe the cabins are cleaned thoroughly between users. When you leave you have to gather dirty linens together, take out trash, and sweep. I think that's the extent to the cleaning done, with new linens and paper products being added. On our most recent trip I brought counter wipes and wiped both bathroom countertops, and the kitchen counters, and the wipes had dust/dirt all over them. 3. Mysterious stains on our washcloths 4. I don't think the floors are mopped between users, we had an unknown substance on our bathroom floor, and we walked around in socks that turned totally brown. 5. Bring pillows if you come! Each bed comes with 2 flat pillows. The beds are very firm, too. So if you like a softer bed and bigger pillows, accommodate for that. 6. If you want to use your patio you have to clean it. Chances are it'll be COVERED in bird poop. It would be nice if the cleaning person/crew gave everything a good wash out there before the next users came. 7. If you swim in the river there's no where to put your wet items. We wanted to hang them on the patio furniture, but again- everything is covered with bird poop. We didn't want to make creamy bird doo on our swim tops. 8. The entire place is sand and rock. To enter your cabin is a small door mat, and when you step inside your cabin you may or may not have another door mat. Unless you lay a towel down inside and have your family wipe their feet off, dirt will be everywhere. Overall we had a good time as a family. But, as a family with many young kids we bring lots of gear and are ready to just relax when we get there after the long drive. It's unfortunate at the amount of dirt and dust and bird poop. I'd like to just be able to let my kids play without having to spend so much of my own vacation cleaning before we settle in, and also cleaning when we're ready to leave like an Air Bnb makes you do.
