When we first got there, I asked if they had coffee filters since we forgot them at home, and they gave me a handful of their personal ones! The entire staff is so sweet and accommodating. We stayed at an RV spot which were clean and had high end BBQ pits. The bathrooms and showers were VERY clean! We were quite impressed. They had great amenities- basketball court, pickle ball, pool, playground etc! We will be coming back for sure, especially in the summer to take advantage of the water fun!

This photo says it all. Bathroom/showers scheduled for remodel, but they are clean and tidy. Laundry room is also neat as a pin. Cabins were being re-roofed during our stay. The sites are wide, level gravel and each has a big charcoal grill and picnic table. Half the sites are pull-thru, half are back-in. There is no television signal in the valley, but there is Dish equipment you can get from the office at no charge. Highly recommend it. Towing on Cty Rd 348...I would recommend only doing it from 83, which is kind of a wheel-gripper itself. 348 coming from 127 in Concan would be a nightmare. Once you're unhooked and settled in, take a drive across the river on 348 and you'll see what I mean. You'll love this park, and you'll love the owners. Don't forget to buy some corn for the deer and Rio Grande turkeys when you visit the office!

Their response to my feedback lacked any accountability: Thank you for letting us know. This place isn't for everyone. However, thousands love us so we will trudge on! Feedback to Neal's: We had a reservation for cabin #2 for July 13-17. I expected the cabin to be small and rustic, but I did not expect the cabin to be dirty. The floor didn't look like it had been cleaned in a while. The bedside table next to the bed on the right has a recessed design along the outer perimeter of the top that was full of dirt. The bathroom was also dirty, especially the floor behind the toilet. The AC was very loud. The bed closest to the AC unit was tilted such that the head was lower than the feet. Lastly, the customer service was lacking. In my cabin and my daughter's cabin (#3), there were nice, clean, and relatively new frigs. However, the person who installed them, hung the doors, so they opened to the bed and not the kitchen. I know for a fact that the doors could be hung either way. When I asked the door to be changed, I was told it can't be done. What that meant is that it was not going to be fixed. This seemed to be an unreasonable answer. Hopefully, y'all will make the effort to get the refrigerator doors hung correctly. My family chose to stay at Neal's' on the recommendation of my adult granddaughter, who had stayed in a 3-bedroom cabin for a number of summers with a friend and the friend's family. We will not be staying at Neal's again.

Overall not a nice place to be and dangerous. Last year somebody almost drowned coming off of their slide (which is overpriced).

    Where to start...We have stayed with FrioMan the past two summers and have not had issues…read morepreviously but this particular summer has made up for all the time we did not have issues. To begin, we booked the cabin 'Crooked Tree' in November of 2017 for our summer 2018 trip. My friend and I spend a few HOURS picking out a cabin that suites the needs of our group and strive to make everyone comfortable as you would on any vacation. All was booked and settled, then as we were sending information to the group we noticed the cabin was not on the website anymore. I called and Katrina (office manager) was stunned and replied with "Wow, I don't know how you guys slipped through the cracks!" Imagine having something booked and paid for only to find out by calling that the property had actually been sold and was no longer available and they were not honoring previous reservations. She said they were putting all of those reservations in a new renovated cabin called 'Bird Song' (which was more expensive but they were going to LET US pay the same rate). So our trip is planned for 6/21 and we decided to take this cabin as everyone had already taken off work for these dates. We continued to call and request photos and needed to know what kind of beds and bedroom situations were happened, again, as any vacation would be. We were finally told by Elizabeth the number of beds and where they would be located so we let everyone know what to bring and when we arrived it was not the case. Thankfully it ended up working better but we're still given false information. On 6/18 (3 days before our stay) we still had not received any sort of photos or reassurance despite our phone calls. They actually told us the floors were 'almost finished'. It made for a panicked week for sure and it was extremely difficult to let everyone know what sheets to being for beds etc. The location is fine, near horses and in neighborhood with lots of deer as well. We did not have trash cans yet and were told they would be delivered Friday morning, then we still didn't have trash cans and were told they would be delivered Saturday morning. We were also texted and told not to park on the grass. (Not that big of a deal, but annoyance as we were not told this prior at check in.) The cabin is really cute and met our needs but was not what we had booked in the first place. All appliances are new and work very well, no trash can inside either, but not that big of a deal. THEN through frioman you are able to park at their swimming hole if you rent a cabin through them, and tube through them. Katrina did offer us free tubes for our party to make up for the confusion and her disorganization. We were prepared to take her up on this, until we got to the office and she let us know upon check in that her shuttle was out of commission and if we tube through Happy Hollow she had been in contact with them there and they would blow up our tubes (from frioman) and shuttle us. FALSE. We did get 11 deflated tubes to have Happy Hollow blow them up for us but they did have to charge us because they are in no way affiliated with FrioMan or Katrina. When we were getting our tubes blown up, both of our cooler tubes had holes in them and Happy Hollow was nice enough to let us use 2 through them for no charge. We ended up shuttling ourselves, which was three trips with tubes, coolers, and people. When we did turn the tubes in, FrioMan did reimburse for the holes cooler tubes, which was nice but it was completely preventable for us to have to figure out so many things and combat obstacles all morning that FrioMan had caused. Unfortunately I know there are things I'm forgetting because rewriting this is so frustrating. We will not be staying through FrioMan ever again, which is a shame because they do have some really good cabins but we will be taking out business elsewhere and not recommending them to anyone.
