[The front office did provide water jugs.] The water did stay on for more than 1 hour, only issue is the water pressure will go down a little bit. The cabin my family and I stayed at is "Lone-star". It is an amazing cabin, very big on the inside. Very clean, and organized. Every room in the house was perfect. I would say it fits 13people in there, but everybody had their own bed, and shower. There is no wifi which is not good, since they offer cable tv so it should've came with it in my opinion. Our neighbors were very friendly, great place! Overall we had the best time and loved the cabin... might go back this coming weekend again

The pictures online are a misrepresentation of what you're going to get, so don't be fooled. I think they took a picture of their best looking unit (I saw one with a cute Western vibe) and use it to trick everyone into booking there. When there's only 1 photo, I guess that should raise a red flag. Honestly, what they're doing seems illegal to me. We were visiting Lost Maples and got a Studio room for 1 night. I'm pretty sure we stayed in room 125 and it was the only room available, despite it being the off-season (we did try to switch rooms after seeing it). The theme of the room we got must have been Wal-Mart 1982. Now, if you don't care about the pillows being pancakes on a rickety bed, the shower only being suitable for an 8-year-old, using Dollar Tree towels, linens, and a miniature toilet, plus people being able to see you undressing and doing whatever else through the busted mini blinds (no curtains here), then this place might meet your expectations. All for the low, low price of $90/night. At that price, I would expect something at least on par with Motel 6. Unfortunately, our expectations were set too high on this one. It's a shame too because the grounds are pretty decent. There's a small clubhouse area overlooking the lake, but there was already a family in there, so we didn't use that space. It was fall, so we tried to enjoy our evening drinking wine out by a fire pit. There are several of them and plenty of wood, so you can light your own and enjoy a night by the water. Bring your own lighter or matches....and corkscrew....wine glasses....hell, just stay home. In the summer, it looks like you can enjoy swimming, canoeing, and kayaking too. With a decent room owned by someone who actually cares about providing suitable accommodations for guests, you could probably be comfortable here. I'm not sure how you'd vet the room though...good luck! We're not playing Russian Roulette with our sleeping rooms anymore though, so we won't be back. Funny thing...there were some comment cards left in the nightstand, presumably from previous guests, boasting about how great the place was and how they loved their stay. What??? My brain is still hurting trying to figure that out. Where did those people stay? It wasn't here. I should have taken some pictures, but I forgot.

When we first got there, I asked if they had coffee filters since we forgot them at home, and they gave me a handful of their personal ones! The entire staff is so sweet and accommodating. We stayed at an RV spot which were clean and had high end BBQ pits. The bathrooms and showers were VERY clean! We were quite impressed. They had great amenities- basketball court, pickle ball, pool, playground etc! We will be coming back for sure, especially in the summer to take advantage of the water fun!

This photo says it all. Bathroom/showers scheduled for remodel, but they are clean and tidy. Laundry room is also neat as a pin. Cabins were being re-roofed during our stay. The sites are wide, level gravel and each has a big charcoal grill and picnic table. Half the sites are pull-thru, half are back-in. There is no television signal in the valley, but there is Dish equipment you can get from the office at no charge. Highly recommend it. Towing on Cty Rd 348...I would recommend only doing it from 83, which is kind of a wheel-gripper itself. 348 coming from 127 in Concan would be a nightmare. Once you're unhooked and settled in, take a drive across the river on 348 and you'll see what I mean. You'll love this park, and you'll love the owners. Don't forget to buy some corn for the deer and Rio Grande turkeys when you visit the office!

Do not bring extra vehicles if you can help it (thank me later). But if you look around and get a date booked for the following year on a site you observed and liked, you'll have a better time. We spend two weeks there in June and another in July, but we've also been going since the summer it opened. They're like part of our extended family and we've met so many amazing families out there that have taken us in as a part of their own. It's right across from rock beach of Garner State Park. So you get to mingle with all sorts of people while out on the water and it's a quick drive at night to get kids to the dance or go hiking during the day. You should know this is a family park. They do not want party crowds. They don't really want visitors to your site and if you do bring someone in, you have to check them in and pay a day or night pass. This is really just a way to keep everyone's belongings safer. There is LOTS of theft on the Frio, cooler raids...lots of yeti stuff stollen from all the different parks. So they're trying to protect us. There is quiet time just like all the other RV parks also have. No music that can reach outside of your camping area. And if your crowd is noisy, you may not be allowed back. Insurance doesn't allow rope swings from their banks, so no need to even try it, it'll be cut down within the hour. You can also rent camp here if you prefer. There is a maximum amount of people allowed at each site tho. There are clean restrooms, washers and dryers are available at first come first serve. They have tubes for rent, an compressor and will even shuttle you if you ask nicely and they aren't too busy. They have a gator to take people down the hill with their belongings if you ask for help and will even return to get you if you aren't capable of getting back by yourself, which is great for those with mobility issues. So come out and chill, but remember people are tying to get away from crazy bar life and enjoy the country with their families. Be respectful of each other and don't cut through other people's camp sites...everyone is capable of walking on the road. Don't set your seats up in the entrance/exits to the river because you're not the only ones who exist. Don't be the jack ass that blasts music to try and outdo the other jack ass down the river blasting his music. And clean up after your dogs. Nobody wants poo on their shoe.

They were Super Friendly and gave us golf cart rides down to the river all the way to the spot we selected. My partner and I went and brought four friends and there was plenty of space for all of us. Upon checking in, the woman that runs the place was more than eager to tell us anything we wanted to know about Concan, Garner State Park, and the surrounding towns, such as Leakey. Very friendly and personable staff. At the cabins we stayed at we could not have been more than a couple hundred feet from the Frio River, very beautiful scenery. There is a fire pit outdoors, but having a grill outside your cabin is hit or miss - we didn't have one, but our neighbors did. If you're betting on having one, call ahead to confirm first. The outdoor rules are a little strict (no music, no parking on grass, etc.) I was also confused as to why there was a $30 cleaning fee in addition to your reservations fee because you make your own beds, wash all your dishes, and take out your trash before you leave. Not sure what the cleaning fee was for aside from cleaning the floors. Aside from that, we had a really great experience. The location was idyllic, everyone we met was extremely friendly and helpful, and we had a blast. We'd love to come back.

This is what you might call a "diamond in the rough." We've been there twice and LOVE it! The…read morecabins are furnished with everything you need except toiletries & some items for cooking (condiments, food). We love the rustic feel, and especially the swimming hole! If you want to go "off the grid," it's perfect. They do have internet in the cabins but no tv - and only minimal cell reception is with AT&T. But this place makes it so easy to forget the rest of the world & simply relax! If you have a small family, the one bedroom smaller cabins are ideal, which is where we stayed the first time. This time we stayed with another couple in one of the two bedroom cabins & had plenty of space with 4 adults & 3 kids. Tell Butch the Disney's sent you! :)
