As the price was too good, I called the company to confirm the quote was accurate. I explained the issue to the receptionist again over the phone, and she told me it's gonna be quoted price for sure. On the day of the appointment, the electrician told me the $79 was just the trip fee, and the actual cost to fix the problem was going to be another $169. I told him my communication with the receptionist over the phone, but he simply said a receptionist can't quote for him and when I rejected the price, he left. I then called the company to talk with the receptionist about the incidence, she flat out denied ever telling me the price was $79. UPDATE: after putting up this review, I called the company again, telling them I have the screenshots of their " flat rate" quote. The company asked me to send them a photo of the screenshot and they will investigate and get back to me.I did. I didn't hear back until today, seeing bel-Red's unapologetic response below. I am downgrading my review from 2 stars to 1 star ONE MORE UPDATE: I noticed Bel-Red says there's a "previous communication "CANned" I am not sure what that means, but this is the whole communication I got. If he can provide any communication indicating this is only the trip with a post date earlier than this communication, I would love to see it.

Because the cost was likely to be high, I emailed Daniel to ask for the range of the cost. He then offered to come to my house to give me a free estimate. If you have ever called any electricians, you should know most electricians bill based on trip charge (basic fee) plus labor time and material. Even they do nothing, they still charge for just showing up at the door. I was very happy that Daniel was willing to come out to give me a free estimate. This just makes him distinguishable from other electricians. He gave me a very detailed estimate. The price was reasonable, so I accepted it. Later I told him that I might need to replace an indoor outlet as it's loose. He offered to do it for free! What a wonderful customer service! Moses was the one who actually showed up to do the work. He's very polite and friendly. He explained to me his work. He was very patient with me when I didn't understand his explanation. He was great to work with. He also cleaned up after his work. His work showed a very good quality. I would highly recommend Strands Electric. Of course, whenever I need someone to do some electrical work, I will call Strands Electric.

The tech they sent spent an hour looking around, trying to find the problem. He said he couldn't solve it but we still got charged $411. He said he would have to send someone else. Any estimate for the job? No - he couldn't even make an estimate. When I called Adam, he said they would send a more experienced tech. Why not send someone qualified the first time? What about the charge for showing up and not doing anything? "That's our normal fee?" So, will we be charged for a new estimate? "It's still $250 to show up." Really? I told him we didn't want them anymore and we would like at least a partial refund. He agreed to a refund of $125, but the refund didn't come. I called again and he said they had a miscommunication. Now it would be sent. Still no refund ... We found a new person, a handyman - he said it was challenging, but he found the broken connection and he only charged us $250. Mirsky? Never again ...

Unlike the 80's or even the 90's you got more choices than Pay N Pak, for home improvement. From Eagle to Lowes and Home Depot, you can find just about all the lighting you would desire. I had about 30 minutes before a medical appointment across the street, so I decided to pull in to see what they offered for outside dusk to dawn lighting. I have three lights that were on my house when I bought it 16 years ago. A very nice-looking light, that I actually found while shopping at Costco about 11 years ago, so I am going to assumed they carried them for years. LED lights don't last forever, and one of the lights is flickering a lot and another is starting to flicker, so I decided it was time to replace all three. I didn't see any lights that met the description, so I asked one of the people up front and he confirmed, they don't keep those lights in stock. What kind of lighting store are you, when you don't keep all kinds of lighting in stock? Truth be told, I think the lighting section at my local Lowes is larger than this store, but if your goal is to put on a glossy show for Bellevue, I don't have faith in your ability to stay in business. He offered to show me lighting online, but I can do that myself and guess what, I'm checking Amazon, before I look at your site. I did see a fixture I liked while I was there, it was a light with a sign for your house number. It was also $1,300. You must be nuts, it was cool looking, but you could put that on sale for $350 and I'm still not buying it. All of this stuff is made overseas and the fact that you are selling it for a 10x markup might make you believe it's worth it, but I suspect contractors that drive up prices and people that believe they are too good for commercial lighting like Home Depot are the ones shopping here. I guess when you are next door to Albert Lee, you can get away with that, but my ex tried to talk me into getting appliances there and I told her, why would I pay $3,500 for a fridge Costco sells for $2,200. Her reply, because the neighbors shop there. I got the fridge and got rid of the girl. Well, only a fool pays retail and regardless of how nice the staff was, I refuse to overpay. I got 3 lights from Amazon for a total of $120. I don't think I saw a single light here for that price and I'd suspect if I returned, which I won't. I'd find the light I bought on Amazon for $40 here for at least $350.

I pitched a project via Yelp to install cooling and replace the furnace to all of the most highly rated companies in the area. All of them recommended a heat pump as opposed to traditional AC. Better Air NW's proposal was not only the least expensive by a fair margin, but also offered the highest quality machines and best warranties. Normally, I'd be pretty skeptical at that combination, but all of the positive reviews on Yelp convinced me to accept their offer. A few days later, as I write this I'm basking in the warmth of my new heater. The installation was smooth, painless, and well done. Despite some unexpected challenges in the home's design to figure out and overcome, they charged exactly their estimate; there were none of the kind of headaches or scams that one often expects dealing with contractors. All in all, great experience, these folks deserve their lofty reputation.

Better Air NW was the only one who didn't give us pricing or a plan and the only one we had a negative experience with. During our in-person consultation, Jered focused on our HOA almost the entire time. Our HOA does have requirements in this area that we don't think are enforceable anymore, and in any case, that's our issue to sort out once a proposal is in place. We reassured Jered we would handle the HOA ourselves and wanted him to treat it like any other job: propose whatever setup his experience would call for and walk us through a plan and pricing. He kept coming back to the HOA anyway, and we struggled to get him to focus on the plan instead. He even told us one of the rooms was "impossible," and when we asked why, the answer was the HOA. It really felt like we were grasping at straws here. By the end of the consultation, our time had been wasted and we still didn't have any pricing or a plan. Later, he texted us that they couldn't do the job, without giving a reason. Since we never got one, we were left to guess: to us, the constant focus on the HOA came across as an easy way to pass on a job they didn't want to take on. No other contractor had trouble coming up with a proposal and pricing. Either way, our suggestion to Better Air NW is to be upfront.

We needed to install a new power line from PSE transformer to an entrance gate in our cul-de-sac as part of the homeowner's association common areas. It was a complex project because Puget Sound Energy (PSE) treats businesses different than consumers. As a business (homeowners association), we "own" the power line from the transformer to the meter. So, we had to figure out how to find the right place to connect up to PSE transformers, dig a 300+ foot trench, install wires in conduit, get permits, etc. Our homeowners association hired Linder Electric who served as the general contractor for the project. The project took many months but it was caused by delays with PSE energy finding the right path for the wires and doing the engineering. B.J. Brewster was the electrician and contact for the project at Linder Electric. He did a great job helping to navigate the whole project which included digging across my front yard to install the underground conduit. The actual installation only took 3 days to dig, install conduit and pull wires, get inspections and reconnect power. The project was completed by the needed due date of the end of June 2016. There were no surprises and everything came in on budget. My neighbors are happy now since we have electrical power to our gate, irrigation system and lights. I found Linder through RES Plumbing and Electrical from Komo radio advertisement. BJ called me back within an hour of my call to RES. BJ was very willing and eager to come quote the job. He takes much pride in his work. We had some surprises that potentially could have delayed completing the project on time, but BJ suggested feasible solutions. His workmanship is excellent. He brought along a journeyman (Komar), who has all the marks of being an excellent electrician, and did a fantastic job. I had exhaust fans replaced, timers added, dimmers added, recessed lighting added (above the tub and in familyroom), GFI's added, and my electrical panel serviced. I couldn't be happier with the workmanship and quality of the job. BJ will be my electrician for future needs. Finding an electrician and one who actually wants to do a good job, let alone do it at all, was a blessing. Before finding BJ, I had to fire two electricians for negligence and price gouging. Electricians are expensive. BJ was more than willing to help me at a moment's notice so I didn't squawk at the quote. read more

I was very impressed with one of Linder's contractors, Jon Williamson, who came to my house to give me a free estimate for work related to (1) breakers in fuse panels connected to my old (now dead) generator and breakers not connected to the generator, (2) rewiring that I thought I needed with a pump on a three-year-old boiler (again related to a generator issue), (3) a problematic outlet inside my home, and (4) a ceiling fan that I tried to replace but wasn't working. We discussed the work that I thought I needed. Instead of pretending that the first three items needed work, Jon checked and found that the first three items on my list did not need fixing. He figured out and showed me the solutions to those three problems and taught me loads about my breakers and outlets. The only work that he will be coming back to do is on the ceiling fan that I incorrectly shorted. I was very impressed by his honesty and knowledge. I highly recommend them. read more

I've hired Linder Electric several times over the past few years. First for a transfer switch installation - Mike did the install, very professional, spent the time to talk about which circuits to connect, finished on time, reasonable price, quality finish. Second was for adding a new circuit for heated floors in a bathroom remodel - Corey did the work, and it was a difficult wire pull. Finish work was perfect, no mess left behind, again, reasonable price. Took longer than anticipated, but, definitely a committment to getting the job done right the first time. Third was installing some recessed lights (remodel), Mike did the work, and just like the first two times I've hired Linder Electric, got exactly what I was expecting. They show up when they say they will be there, prices are always right around what I was quoted, and they guys are always very professional and polite. I have a middle aged house with 45 year old outlets and switches. After getting a new TV and having it hung on the wall for safety (CAT!); I called and/or emailed some 4 different electrical companies about dropping the cords through behind the wall and replacing a bunch of outlets. None of these companies bothered to call or email back, or one, even show up as scheduled. Linder Electric not only responded, but BJ showed up as promised at 9am and spent most of the day dropping the cords and replacing 24 outlets and switches with the new tamper-proof style, adding GFIs where needed, adding a dimmer switch, and changing out a fan timer. I've had BJ come out and help us a few times now. First was through Home Depot, second, we called him on our own, making sure to specifically get him. I don't Yelp a whole lot, and sad to say, as someone who works in customer service myself, some of the ratings people give business are simply unfair due to them not fully understanding the business they are dealing with. Bj was fantastic, he was quite jovial and willing to explain just what caused the problems we were having. We've got Aluminum wiring in our house, and he's given me a few tips to help keep the house from burning down. I'd never hired a tradesman before this, and I'm pleased to say the experience was not as bad as I originally feared. He wanted to help, he wanted to educate, and by the end of it all, he's fixed all my problems and ensured I'd never have them again as long as I listened to him. read more

BJ came out to help me diagnose and search for a solution to tripped breaker problem between my house and my shop. I thought I'd have to dig a 90 foot trench between the 2 and then figure out how to tie in the wiring up to my house panel. He immediately looked for alternatives and alertly noticed that there was power to the other end of the building of the shop. My name is Hope and I had BJ come to my house today to install a new electrical panel. We had some challenges because of the storm so the power was already out by the time BJ got there but everything went well and my panel is installed and looking great. BJ was kind, courteous, very detail-oriented and also he cleaned up everything to perfection before he left. The best part of his visit was at the end when he fixed a ceiling light that hadn't worked for seven years. I did not select this company as it was selected by our property management company. I called them with an urgent issue and they had an electrician contact me within 20 minutes and was out to the house within the hour. Joe, the electrician, was wonderful. Couldn't ask for anything more. There was a somewhat complicated electrical issue that took quite a bit of troubleshooting. He attacked it as a challenge with a great attitude. He had novel solutions for my old house wiring that helped keep the job minimally invasive, and he was very respectful of our space, taking great care to clean up after himself. 1. Pricing Discrepancy We were quoted a specific amount for…read moretwo items and told the price would decrease if one was removed. Despite removing the second item, we were still billed the full original amount. 2. Substandard Workmanship The installation in our garage was sloppy and inconsistent. Sockets were installed at random, awkward heights that did not follow our instructions. More importantly, the wiring coming out of the breaker box cuts across the corner instead of following the wall. Because the cable is floating in mid-air rather than being fastened flush to the studs, it is impossible to install drywall over it. Conclusion We now have to hire a different contractor to fix these mistakes. We cannot recommend their services.
