    Save yourself a bad experience. The staff is rude and unprofessional. They shouldn't be managing properties.

    As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    I have never written a negative review before, but I truly feel this company deserves zero stars if…read morethat were an option. They claim that one of my rent checks was lost and, without informing me, they began accruing late fees that eventually totaled nearly $700. I am a senior citizen and not very technology-savvy, so I had no idea there was an issue with my payment. Since moving into one of their properties, I have always mailed my rent check about two weeks in advance because I was unable to set up a Zego account. The reason I couldn't open the account was because the company had associated the wrong email address with my tenant account. I repeatedly told the property manager and accounting team that Zego could not find my email in their system, but they kept insisting that I was doing something wrong. Only last month did they finally admit that they had entered a different email address on my account, which is why I was unable to register for Zego in the first place. Once I was finally able to create my account with the help of community member, I discovered the excessive fees that had been added. When I contacted them about it, they were very dismissive and blamed me for the lost check. After a long back-and-forth, they said they would reduce the fees by half. However, my account still shows the full amount. Overall, I found their response unprofessional and extremely frustrating. Please avoid this company.

    I applied for an apartment from FERE for 4912 Nash St NE, and they approved me almost immediately…read more I saw the apartment virtually, and it looked decent, but I wanted to also see it in person. I made an appointment to see the place, and Athena showed it to me on a Sunday afternoon in November 2023. The neighborhood seemed ok, and when I went into the apartment building, it seemed quiet. A little outdated and smaller than I anticipated, but I didn't think anything was too bad. Athena didn't mention any issues with neighbors, rent was affordable, so I signed a one-year lease and paid my deposit to move in December 1, 2023. The tide quickly changed once I moved in. I soon learned that the building was not well insulated, and I could hear noise from every apartment. The neighbor who lived directly above me was mentally unstable and would be extremely noisy at all times of the day and night. He would also run in and out of the building multiple times during the day, walking up and down the street talking to himself. I began complaining of the issue to the management company shortly after I moved in, and they told me after a while (February 2024) that their lawyers filed something in Landlord and Tenant Court in DC, but the court was so backed up, that they didn't know when the case would be seen. They basically told me to just keep documenting the problem, but that they really couldn't do anything. With that, I asked to be transferred to another building, and they claimed they couldn't do that. The noise was palpable and profound and was starting to affect my own mental and emotional well being, so I began looking for a way to end my lease early without having to pay a penalty (My lease was supposed to end November 30, 2024, and if I left before then, I would owe money for the remainder of that term). I began looking for community assistance, as I couldn't afford a lawyer, and one of the agencies suggested I work with my physician to write me a note to end my lease early in accordance with the ADA and Fair Housing Act, as living there was causing me stress, anxiety, and depression and interfering with my ability to function. I talked with my doctor (all the while still reporting the constant noise via email and taking sound recordings of the noisy neighbor), and she started me on a mild anti-anxiolytic to help me deal with living there until she could get a letter together for me. This happened in May 2024, and I informed FERE that I was taking medication to deal with the issue, and that's when they finally decided to offer moving me to another apartment in the building right across where I was living and some other property in SE DC, neither of which I felt good about moving to. I asked if there were other nicer properties available, and they said those were the only two. I declined and just decided to wait for my doctor's letter. After a while, my doctor provided the letter to request FERE to let me end my lease early without penalty, and I mailed my doctor's letter along with a 30-day notice in June 2024. They granted my early termination without penalty, and I moved out July 2024. In addition to that, the neighborhood turned out not to be the best. Neighbors/mail carriers were stealing my packages, so I had to rent a PO box at the local post office and pick up Amazon packages at a locker. There were other loud neighbors (inside and outside of the apartment), gunshots, people tampering with the main apartment door--a mess! The garbage and recycling area for the building was also not a pretty sight. The alleyway was usually messy, and garbage would be overflowing and stinky. There was only one garbage bin and two recycling bins for both the building I lived in and the one across from me; three bins for 16 units is not enough and is a problem in and of itself. There were also some weeks the garbage collection service would skip picking up the trash for the week, and I would have to alert maintenance to get them to call the garbage pickup service to come out. I have to say maintenance was professional, prompt, efficient, and there was good communication between us whenever I had an issue. They even sent a locksmith to fix the lock on my door, which wasn't closing properly. The only reason I am giving them two stars is because the maintenance crew was on point, and this management company let me out of my lease early (with a doctor's note) without penalty and returned my entire security deposit. Overall, though, I would not advise renting with this company.

They never sent me a bill, then I have to deal with my Coop Association (River Place) harassing me for a 'late payment'. OK well I've never received a bill! Can I call someone? I get Zalco Realty's number but of course their phone system is set up so that you can't speak to anyone - they're hiding from all the angry customers. Somehow I got the name of the woman there that I need to speak to (bear in mind the whole time all I'm trying to do is give them money!! I just want to pay my damn bill!). I sent her an email, and after a couple days she responds with a mostly incoherent email telling me to talk to her colleague who's CC'd on the email (she isn't in fact), and then they don't respond to my previous three emails simply asking for an invoice so that I can pay my bill. At this point it's clear that Zalco Realty are an incompetent unprofessional bunch, but I'm going to talk to my Coop Association so that hopefully they choose a better business to work with when Zalco's contract is up for renewal.

Ridiculous. They have bad service - if they have service as all. Our maintenance people clearly hate their jobs and only some of them are good at them. All I can say is investigate your HOA association before buying a place and avoid buying any place with Zalco. They raised my HOA - even though NOTHING has improved, in fact things are worse - every year.

In the 18 months we…read moreworked with Ed, his company mismanaged the lead inspection process (costing us thousands), mistakenly charged us for maintenance and repair that was the tenant's responsibility, failed to coordinate with our HVAC company on maintenance and payment, failed to remit monthly payment for the correct amount due, and failed to coordinate and communicate with me regarding the renewal process for the tenants. I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.
