I bought a newly constructed home in the Baker Ranch community built by Shea homes…read more I just feel I need to warn anyone thinking of buying a Shea home that I have not been having a very good experience with the quality and workmanship of this home. For a 700k+ home, I really expected much better customer service and responsibility from this builder and I am rather disappointed. For starters, we were recommended by their design studio certain expensive items such as upgrading the downstairs floor to a durable, high traffic tile and bathroom mosaic tile. Well, after only a few months living in my home, the bathroom tile started to crack. Since I was still under the 1 year warranty they came to fix it. This happened over 6 times and each time they promised it would not crack again. Well guess what? 2 years later and it is still cracking. Aside from that and the thing that I am most upset about is my downstairs "durable", "high traffic" tile. I paid over 10K extra to get this installed because I wanted something very durable and that could last me for many years. Well, the tile next to my staircase is cracking all over the sides. I have over 15 tiles that are cracked and it keeps expanding. Dropping any little thing into this tile also chips it. Shea's response? According to California builder law, this is expected and not covered unless it meets certain thresholds. Actually pretty much any time you have any issue with their shoddy workmanship, they will bring someone out here to give you excuses about why this is not their fault. Stucco and walls keeps cracking and having openings even after living here over 2 years. So for those of you thinking of buying from Shea homes, you are warned. They will treat you really well to get that sell but after that its all downhill.

From the initial planning phases to the final inspection, the entire team was professional, transparent, and incredibly skilled. Maximizing a smaller footprint (around 320+ sq. ft.) requires smart design, and they nailed it. The craftsmanship is excellent, though the project was delayed (primarily because of additional nuanced city requirements), their communication throughout the construction process kept us at ease. Though not everything went smoothly, they appropriately addressed and rectified any issues that popped up during the construction process. If you are looking to build an ADU in the OC area, save yourself the headache and go with this team. We gladly recommend OC Builders to family and friends. We were incredibly satisfied throughout the build process and of course the results are beautiful, and will definitely go with this team again should another project come up. They changed out our while electrical panel to reflect new breakers that are still energy efficient and in compliance with new codes and do trip way less. They also did some quick shower fixes that they said would help. They replaced two tiles that were already kind of cracked and sealed the tile on the floor which wasn't done when the house was built. And informed us we had to run the fan 24/7 which we understood was part of the deal. Unfortunately there was mold again within about 6-7 days, and we were so frustrated, we had our own contractor come in and completely open up the shower (ripping out all the tile), to find the source of the problem. Low and behold the inside the shower walls were also wet and moldy. So brand new shower was needed. We decided to seal some of it off, which will be ok for a few years. Until we can take the time to do the entire shower and just Cleaned up what necessary on the floor, new sloped flooring and tile. That was finished about 6 weeks ago and haven't seen mold since. Overall TJ fixed what they could, what I believe was in Toby's scope and he is a really nice guy. We definitely didn't expect to need a brand new shower and have so much mold build up in a home that was built/purchased less than 2 years ago.

We added a loft but also relocated the main stairway and removed a load-bearing wall (requiring structural upgrades) to create more open living space. We worked with Doug who guided us along the way. There was a lot of back and forth as we fine-tuned the scope but TLC was always accomodating and updated their detailed quote multiple times at no cost. They helped guides through everything including the steps required with our own HOA! Once construction was approved to start, the execution was incredibly crisp with non-stop daily activity until completion. As a Facility and Project Manager, I know what great execution looks like and they delivered in spades. They only perform specific scopes (lofts, room additions, etc.) but it allows them to be experts in their execution. Everything runs like clockwork. We should also mention that they pushed for perfection the whole way. After the project fininished there were a few questions raised and they responded by showing up onsite the same day! They even chased down some issues that weren't in their original scope (we had some other work going on simultaneously). Special mention to their lead Juan Carlos who was exteremely helpful to the entire process.

Nowadays; I have a different career, and quite frankly, I'm getting old. Digging out all my tools and hanging off a ladder 30 feet in the air has lost its appeal. This doesn't mean I'm going to let my 1.3 million dollar home investment be worked on by just any crew of schmucks. Luckily for me, I was able to see some of Varkel's finished projects through work contacts. I was greatly impressed by the workmanship and attention to detail. When it was time for my 40 year old property to get some much needed attention, I gave Varkel a call. There is a great advantage working with a professional general contracting company. After a 20 minute walk around with the owner Ernie, we knew we needed a good painting crew, talented carpenters, and a roofing specialist. Without lifting a finger or making a single phone call on my part, within two weeks these professionals were at my door ready to work. Each of these crews showed up on time, were extremely courteous, and above all, did a fantastic job. Like I said, I was in the business. I got my own ladder out and inspected every joint, nail head, and brush cut before signing that last check. I was truly impressed with the work and was left with a home that is now the envy of the neighborhood. Thank you Varkel Construction. While we did have lots and lots of these issues with our upstairs flooring company (I'll spare you the gory details), Bella stepped in and saved the day. Luckily, we had hired Bella to do a rather small job but quickly fell in love with their project manager, Carlos. Not only did we have them take over the rest of the flooring installation, but my husband and I loved their work so much and enjoyed all of our interactions with them, that we just kept adding to our remodel! To be more specific: Bella was dependable and prompt- Carlos texted me every single night to give me their ETA for the following day and his workers were here on time and without fail. Bella communicated clearly- all work was written down and discussed and any hiccups (there will always be hiccups!) were addressed quickly and resolved (Carlos always said, "There are no problems, only solutions"). Bella was detail oriented and took pride in their work- Luis (who did all our cabinets) is a rare master craftsman. And although this doesn't seem all that important, the entire Bella family was just nice- like really, genuinely nice and it made trying to live through a remodel with a cat, a dog, and an unhappy twenty-something year old much more bearable. I recommend Bella Kitchen and Bath without reservation and look forward to working with them again in the near future.
