Very disappointing communication from this HOA management team. When we first moved in, communication was much better, emails were answered and community maintenance work was communicated in advance. Since our community was assigned to Chad, that has completely changed. Calls have never not even once have been returned, every single email has gone unanswered, and customer service keeps saying they will forward the message, but nothing ever happens. I even escalated the issue to Chad's manager, Jason, and still had trouble getting a response. Homeowners should not have to chase management just to get basic communication. Extremely frustrating experience. And Brad, don't bother responding to this with your generic message and general customer service line phone number because that does absolutely nothing. Get your sh*t together instead of being thieves taking HOA dues and just sitting on your lazy behinds everyone is always on lunch 24/7 and never available apparently. As of right now, replacing this HOA with a literal sack of potatoes will have the same outcome, which is absolutely no work/communication. I'm a homeowner in a PMP Managed property. My negative review is specifically toward Brooke Jordan who failed to provide proper courtesy notices of violations. Instead her and her team issued large fines before the violation could be fixed as we were new to the neighborhood and did not know. We also had multiple break in's in our neighborhood during this time. read more

Yet I am the only resident on the entire street who puts it away in my garage every week. Pretty sure im being singled out for the bad reviews. I just want everyone to know if you're considering moving into a community where they manage it please know you'll feel very small and insignificant.. None of their staff knows what's going on and they treat you like children. PMP's service is disappointing and has negatively affected our buildings. We expected improvements from PMP, but the opposite occurred. They frequently overbill you, they have incompetent staff, and they have poor manners. Watson replaced all old vendors with new, more expensive contractors. The Doorman has more control than PMP. The unprofessional behavior of PMP staff, who are often unavailable and operate arbitrarily, is a serious issue. Please share this feedback; it reflects our reality. read more

Mr. Watson, I know you care about your company's reputation. So, this might be the best way to reach you out. I've been in CPW Tribeca, Irvine for more than 3 years, and I need to indicate what your team has done afwally. 1. The Service: I only requested one thing about the noise control, many times over the 3 years. Because we live in an apartment structure, some neighbors might not notice it. What I'm asking about is to post a note or announcement in the public area like in the elevator so people can be aware of it; and your community manager had done NOTHING but sent a letter (not sure if she really sent it or just playing with me), Cuz it never gets better in the past 3 years, and she was judging me, and let me deal with it. I'm paying you $400 per month for just a small request over 3 years, and I get back with anger and judgements. That's NOT Fair! You really should choose a real one that cares about the community to be the manager, not a friendly-looking villain to talk to you the best, while hurting us as residents, and your clients. 2. The fees: Based on how bad the service is, I have no idea where our money goes when I pay you every single month, on time, no delay! But I never got the equal service, even a good attitude.  Even so, your community manager doesn't understand how important our role is to you. But she said she works "tirelessly to make sure the HOA is taken care under the guidelines of the HOA and as civil code indicates." WHAT A SHAMELESS BIG JOKE! I spoke with Paige first and she was so professional and polite and listened to what I needed and directed me to Marissa. I cannot say enough about the help and guidance I received from Marissa. I served on a HOA board for almost 3 years and since I have sold homes for 31 years, I have a lot of experience with HOA property mgmt companies. Stay far away from PMP!! In short 8 months, our HOA had more than 6 PMP managers because they quit working at PMP. The transition from our old prop. mgmt co to PMP was horrific. It took PMP over 6+ mths to get our financials and set up our books. After 8 mths of PMP handling our accounting, I brought to their attention that they didn't collect any "late fees, interest, etc. on our owners' account. PMP's response was "someone forgot to turn the button on in their software platform"! No one at PMP ever audited our acct and as a Director "I" had to point out their screw up. Then it took PMP over 3 mths to correct their error. Our HOA lost thousands of dollars due to this one error. As a former Director, I demanded accountability and answers on why on-going issues and problems. PMP ignored me and refused to respond. They would make threats and harass me for being the "squeaky wheel" on our account. The CEO/Brad is a great used car sales man and when we interviewed him for our account he had all the answers we wanted to hear. Once he got the account, all he did was make up excuses, deflect and blame other people for PMP's non-performance and the ton of errors they made. VP Michelle, was assigned to the sergeant position to "strong arm" and intimidate the HOA/Directors. One HOA meeting she attended she had the nerve to be condescending to me rude to the owners'. I was outraged and she should have been immediately fired for her behavior. I have hundreds of examples of my nightmare experience with PMP. I'm sure when PMP reads this email, they will have their attorney threaten to sue me and demand I take this review down. These are facts folks - don't hire PMP! Best! Cheryl L. PMP took over from another HOA company and carried over a late fee I was never made aware of. They expect me to pay it but can't tell me what month I was supposedly late. I have a property management company making my HOA payments and say they have the records to show no payment was ever late. This has been going on for seven months now. EDIT: Brad Watson wishes to discredit my review while... This PMP yelp page has 17 x 1 star reviews, 1 x 1 star review that is Hidden, 13 x 1 star removed they flagged: Total of 31 different 1 star reviews I already made a statement to him that if he disagrees with any single fact in my post below, I will edit and remove it. (He did not disagree with any fact). As he does not know how to defend against the truth, he turns to name calling such as "abusive". Interestingly 100% of my communications to PMP are in professionally written emails that I run by an expert. I have never met any member of PMP, I have never stepped food in their office, and I do not telephone them. I ensure everything is in email and they cannot produce a single email that constitutes abuse. Also, Not sure what he is speaking of when he discusses limiting contact. I've had multiple emails between our PM and regional manager just today. No one at PMP knows where his allegations are coming from. Honestly, I feel bad for the guy. He must be going through something. People like him just don't understand much nicer life is when you are kind and honest to people. ORIGINAL REVIEW: NOT POSTING MINUTES, NOT RESPECTING DAVIS-STIRLING LAWS, & GASLIGHTING. Also, they are removing reviews. I have personal experience with the CEO of PMP Brad Watson. When I informed him that our manager and regional manager were not responding to homeowners, he said my emails were "abuse", yes he put that in writing. He did not ask for proof, he simply denied. I have lots of unanswered emails and work orders from our neighbors to show him as proof, but he does not wish to view them. Management even stopped posting our minutes for almost a year. Legally, they are supposed to provide it within 30 days. But for 11 months they did not post it until I requested it personally. Today, it's still not posted on time. Only once did he investigate my claims and after he looked into the manager's emails, he saw that the manager was not responding to homeowners for many months. Mr. Watson then met with me via zoom and emphatically apologized. He apologized so many times I told him to stop apologizing. He kept telling me what a reasonable person I am and that he would earn our community's trust back. Fast forward a few months and everything went back to the way it was. No responses again. Even to urgent matters involving fire alarms and people getting stuck in elevators. Just recently, I decided to run for the board, and PMP denied giving me full access to the membership list (they automatically opted every homeowner out of sharing their number & email) which goes against the Davis-Stirling law which gives the opt out option to the homeowner, not the property management. I have taken the time to speak with other board members (current and present) who have worked with PMP and they have the same experiences. I am aware of one community working to get rid of PMP as we speak and another community is starting their plan for removal. I will add that I am not a lawyer, so if I read something incorrect on the Davis-Stirling website, I am happy to correct my statements. When I inform PMP of the negligence in posting minutes or not abiding by a certain law, they don't correct me. To anyone at PMP reading this, if I misspoke or got any fact wrong, just email me or message me on Yelp and I will immediately correct this review. It's important that this review is 100% factual. If I was a board member, I would be very scared to hire PMP as my management company as the association carries the liability. ***Every time I ask Mr. Watson about why they are not providing me answers to simple questions about the upcoming election, he tells me a lawyer will respond... but no lawyer ever responds. PMP has informed me 6 times in the last 3 weeks that a lawyer will respond to me. But if my statements are factual and I present evidence, can someone explain what a lawyer is going to do? I presume the lawyer will inform them to post the minutes and start following the law? read more

There have been numerous occasions where we have emailed and talked with each other - and each time Nathan has delivered! If he doesn't have the answer, he finds it. He always takes the time to explain the important details. While other's at PMP (often) take days to respond, I often receive an email, or call, within hours from Nathan. PMP Management's approach to property management leaves plenty of room for improvement. If you're "lucky" to be connected to a live person, more than likely, it will not be your property manager. The first property manager who was here for a few years was usually unavailable and unresponsive. Receptionist/assistant's provide a caller w/boilerplate responses such as "the mgr. is out in the field, in a meeting, or whereabouts unknown." Furthermore, the current property manager for Vantis is not too quick to respond to homeowner's messages, and from what I learned today - she was still going through emails received over the weekend! She suggested I contact her "team", as they are "always available" as Vantis is not the only property she manages. Perhaps PMP needs to update their website and recorded message to remove "extraordinary customer care and proactive, value-added management style, as that is clearly not what I've seen here in the Vantis community. As a resident, I believe that clear communication is essential for a well-functioning community. It is disheartening to see our HOA fall short in this regard. Whether it's addressing urgent repairs or providing updates on community matters, timely responses are crucial. read more

Alona Scott and Tiffany Moore managed a Canyon Villas HOA event to kick-off AT&T Fiber Optics. This event was beyond expectation of our community and AT&T. Turn-out was extraordinary, food and drinks, decorations all done to a level of professional event planning. Comments from our community and the AT&T reps were all highly complimentary. This event accomplished two things: brought our community together socially and brought an engaged awareness to what services AT&T can provide our members. Had a great experience with Guillermo Echegaray at PMP Management. Recently our HOA switched our gate access from radio (garage door opener) to RFID decals (think toll-roads). This left us having to enter the gate code every time we enter the community. I received the contact information for PMP Management from our landlord. I reached out to Guillermo at PMP. He was very professional and went above and beyond in coordinating the proper approvals from the landlord and then providing me with detailed instructions. When I arrived at the PMP Management office, all the paperwork was prepared and my access RFID stickers were bundled with detailed instructions on how to install them. It was a quick encounter, because of all the prep work Guillermo had done ahead of my visit. read more
