This morning the Water District has shut off water to our building for the entire day. This would not have been an issue if we had been notified by the office that this was going to happen. We were not. Regardless of what the office would say. I called them this morning because I had a wife that was in the shower, and a daughter trying to get ready for work, who were now caught without water. This is simply the last straw in a long list of crap that is allowed to continue at this complex. 1. Water shut off without notice. 2. Trash containers overflowing with garbage, every day. People leaving furniture, and all sorts of non-typical trash items in the walkway by the trash containers. 3. A painting crew that takes up multiple parking spaces in the complex, while residents like me, must park off site because there are no available spots. 4. Residents smoking pot, and cigarettes on site, even though the lease states that this is a non-smoking complex. I must close my windows every night so my children and wife do not get high from the pot smoke or sick from the cigarette smoke. 5. Being charges bullshit fees every month (there is something called a 'porter fee' that is simply crap, or the 'service fee'. I guess I pay for your company to print monthly statements now. 6. Dogs shitting on the streets and owners not picking up the feces. 7. The police are at the complex once a month it seems for some domestic matter. 8. The entry gate is broken most of the time. The management at this place has been terrible for years. I have seen good maintenance people leave because of the way they were treated, only to be replaced by non-English speaking maintenance people. read more

St. Moritz in Aliso Viejo is easily the worst place I've ever lived. The rent is shockingly high for apartments that are outdated, poorly maintained, and just plain bad. Sinks and showers constantly clog, ovens and microwaves are ancient, kitchen lighting is tacky, and the overall condition of the units is terrible. There's a persistent foul smell coming through the walls, especially in the closets. Amenities are frequently closed or under construction, and any "upgrades" feel like a joke. People from the leasing office drive around on golf carts showing the property to new renters like it's Disneyland. Most disturbingly, i overheard workers joking around with a dead cat in the pool. truly unsettling. I honestly think St.Moritz rebranding to Ravello is an attempt to escape all of the bad reviews under the St. Moritz name and I don't blame them. Avoid this place unless you want to overpay for misery. read more

There is an extremely horrible smell coming from the wall in the bedroom (mostly at night or early in the morning) that will keep you from sleeping. 2- Be aware that they will charge you for painting, cleaning, and other miscellaneous items after you move out, effectively keeping the $500 deposit regardless of how clean you leave the apartment. I lived there for 3 years. You are going to pay a lot of money to live in a low class community The whole place smells like dog piss and poop (in part this is the neighbors fault). But they could also do a better job keeping the place clean We paid a pet $500 deposit and were told that an additional $50 a month fee will apply to us for having pets, they did not offer to refund the deposit. They took all the grills from the pool and sent letters/emails addressing that we couldn't have grill outside. Even when the agent told us it was ok to have them. He probably just wanted to do his job and get the lease signed. So have fun paying $3.5k to not even being able to grill The trash is always flooded and it smells all over the parking lot On top of that our 1 year old son had cough all the time we lived there. There were signs of mold, especially when the mushrooms grew up to 3 inches high all over the garage and the downstairs laundry room and they refused to do a thorough testing. So I went a head and got one just to find that there were spores coming from the vents, because they weren't being clean. So my son was sick all that time mainly due to their negligence. If you can't find anywhere else to live then go for it and GL, but if you definitely have options you should choose carefully read more

I wish I would have never rented there. I was told the unit I chose had morning sun, but it did not. The place has small bugs that accumulate in the window ledge. The grounds are unkept. Originally, I wanted another unit but it was not available so they said all I needed to do is stay in the current unit for 3 months then you can change units and only pay $500 for the transfer. That was a lie, I was so mislead. Dont let them fool you. You not only have to pay the 500, but you also need to pay another pet deposit $50, another application fee $ 259, another 1st and rent deposit. So the ever so careless words of "yeah its only 500" to change is BS. The total move over was a total of $4900.00, not including the movers which is an additional $1100.00. read more

Having lived happily in the property for 10 years, I can't wait to move. The property itself is great, the units are spacious and well-planned, and it's a great value for the money. Unfortunately, a new neighbor moved in, is complaining constantly about everything from parking to barking and management is simply passing along the complaint instead of dealing with it, even though the neighbor was aggressive and assaulted my family. When I complained the neighbor almost punched one of my family, they told me to call the police, and stated "it's not their issue". The assault took place over a handicap parking spot. They're allowing residents to feel unsafe on their property. The A/C units need replacing...they won't hold a charge anymore and pump out heat when you try to cool your home. And the property gates keep the school buses OUT in the morning, and are constantly broken. read more

I have consistently felt as though they care about the me and all of their residents and are always available for assistance! From helping in the office with computer issues during the transition to Greystar to being available to help with any and all questions! Recently they've added a movie night for families to enjoy! I want to give special recognition to Cruz, the maintenance genius and his exceptional crew! They always respond quickly and do whatever is needed! This is one of the worst run apartment complexes in Orange County. The gate is always broken, letting in tons of homeless who dig through the trash. The pools and spas are always filthy. It takes forever to repair anything in the apartments and the new ownership doesn't care about the tenants. I moved out after just one year. read more
