    Parking of NEW Building!!!

    Blu Apartment, Laguna Niguel - A Disappointing Experience I initially chose Blu Apartment in Laguna Niguel because it was marketed as a luxury complex. On the first day, everything seemed perfect--friendly staff, a spotless environment, and a brand-new apartment with top-notch appliances. The building was new and sparsely populated, giving me the impression that it was still under development. Fast forward nearly a year, and the reality has completely changed. The building is only "new" in name. It feels old, with outdated and filthy exterior amenities. The parking garage is the worst part--completely neglected, dirty, filled with trash and dog waste, with blackened walls and concrete. It's an eyesore and gives off a dismal vibe. The only clean and well-maintained area is the leasing office's parking, which is laughable considering how poorly they manage the rest of the property. Under the new management, even the leasing office itself has lost its previous cleanliness and professionalism. The staff lacks customer service skills, and the manager is disorganized, unhelpful, and only seems to know how to avoid issues and hang up on tenants. The office is now dirty, and the new staff is rude, unresponsive, and doesn't do their jobs--they only waste your time. The pool is filthy, and they don't even have the proper equipment or facilities to clean it. There is absolutely no control over the amenities. People bring their dogs near the pool, and some even take their babies into the water with diapers on! Equipment gets damaged, and management has no rules or enforcement to prevent or address these issues. It's a free-for-all where people do whatever they please. The carpets throughout the building are filthy, covered in dust and grime. The "freshness" is only reserved for the leasing office, as if the rest of us don't matter. The workers they hire are incompetent, performing only superficial cleaning. The landscaping is dry and dirty, and the sight of dog waste in the hallways, on the carpets, and outside has become unbearable. Some apartments have dirty and unattractive mats at their doors, which only add to the filth. Insects inside the apartments are another major issue, and yet, all they do is charge us without addressing the problem. The windows are filthy, and it's impossible to clean the screens as they're caked with dirt. The balconies are uncleanable, covered in spider webs and grime. It's clear that the person who built this place only focused on construction and didn't consider that maintaining a building is even more important than building it. I can't stand living here any longer, as the dirt, the dirty walls and carpets, and especially the ugly, filthy parking garage are making me sick. I've also heard that the management has no intention of fixing or painting the parking garage. Don't even get me started on the trash room--it's disgusting. The hallways near the doors are filthy, with bare concrete, no paint, and no cameras for security. The only people who are polite and actually do their jobs are the service and maintenance staff. Everyone else, not at all. I deeply regret choosing this place in a rush. I'm truly sorry for myself.

    Just checking in and letting the people know how terrible blu is. I love yelp because i'm able to express my concerns and actually get helpful information out to people who are looking at moving in. Do not do it. Read some of the reviews on here. There have been attacks, management being sexual towards residents in the past, robberies, and so much more. The stuff that goes down at this place is absolutely outrageous and Blu will never do anything to fix it. It's a total cash grab for them. They can't wait to raise your rent and dismiss every concern you have. If you want your car broken into, to have an unsecured building, dirty hallways, constant fire alarms, high rent, amenities that are not well kept, and to interact with really terrible management. This is the place for you!

    I really don't know where to start. I've lived here for 2 1/2 years and it's just gotten progressively worse. There's always been construction noise from the neighboring complex that is being built. I hear my upstairs neighbor's every footstep and their dog's every bark. There are security issues, cars have been broken into multiple times, people have been assaulted. The mail room was broken in at Christmas time and many packages and gifts were stolen. Artwork has been stolen from the common area hallways, and they never replaced it. Management is unresponsive to inquiries, specifically relating to maintenance. I'm commonly told somebody will follow up with me with regard to my inquiries and then I never hear from anyone. Tenants pay for amenities to live here, but many of them are not working, or unmaintained. For example, the fire pit feature does not work, there's no fire. The Jacuzzi is not maintained well, mold grows on the perimeter and in the filter compartments. Nobody ever goes in the pool, because it is too cold, presumably because they are too cheap to heat it. Many of the common area tv's don't work. None of the grills function properly. It is very common to find pet feces and urine in all of the elevators as well as the parking structures. There's a pet waste problem in the community. I drove over dog feces one evening, after a long days work, and when I got out of the car dog feces was all over my tire and parking spot. I had inquired about a second parking space and let the leasing rep know I was considering getting a second car. The leasing rep said "no problem, once you get the car, just bring the information in and we'll get it registered." I bought a car and went in to give them the info and they said "we don't have any spaces available for one bedroom tenants, but I can put you on a waiting list." I asked to speak to a manager and the leasing rep said she would email the manager and have her contact me next week. It has been two weeks and I haven't heard from anybody. I lived here for over two years and paid my rent on time every month. I have an 800 credit score. One month I simply forgot to pay (I pay manually instead of auto pay because they charge additional monies for the auto pay) and on day five they sent legal evictions notices to my mailbox and on my front door. Not so much as a friendly phone call. I have residential tenants and I would never treat them this way. I want to move, and probably will soon, but it is such a hassle to move and spendy too. So, if you're deciding where to live, choose carefully!

    Paint came off after cleaning with just water and a cloth

    Building looks nice from the outside. Give it a few months and things will start to break down/fall apart. Fake flooring will peel, paint rubs off when you lean an item against it. Cabinets fall apart. Fast cheap build with cheap materials. Company must have a different definition of the word "Luxury". Staff are nice to your face tho, so thats a plus?

If they ever see us lugging things up and down the stairs, they always jump into help, offer to take out trash, definitely not part of their job, but they don't bat an eye when it comes to extra work. Have always showed up promptly when things have had normal wear and tear issues and fixed, and were delightful and informative about keeping things working in the future. They went out of their way to fix my roommate's trunk after a hit-and-run situation. They really go above and beyond and care so much, and works so hard. Super grateful and have never had an experience like that at a previous building. Also, we adore Isaac, always super helpful, hard-working, and vibrant. We appreciate having people who go the extra mile to get things done that others might turn their cheek to.

I've lived in this apartment complex for two years, and I can honestly say I cannot wait to move out of this nightmare. What started as a "nice-looking" place quickly turned into the most stressful living situation I've ever experienced. Criminal Activity & Constant Police Presence: There is always something happening here--fights, arrests, break-ins--you name it. It's not uncommon to wake up to flashing lights or to hear sirens at all hours. It doesn't feel like home; it feels like a crime scene waiting to happen. No Security to Speak Of: Despite the frequent incidents, security is practically nonexistent. Gates are broken more often than they're working, exterior doors don't latch, and there's no patrol or surveillance presence. Residents are left to fend for themselves. Unpleasant, Rude Office Staff: Don't expect help or kindness from the front office. Maintenance requests go ignored for weeks or are marked as "completed" without anyone showing up. Staff act annoyed when you ask for basic support and never take responsibility for ongoing problems. Parking is a Daily Headache: There are not enough spots for residents, let alone guests. I've had to park across the complex or even off-site some nights. Meanwhile, the towing company is constantly lurking. Rent is Ridiculously High for What You Get: Rent has increased significantly, and for what? Overflowing trash, pest problems, safety concerns, and broken amenities. It's outrageous. Trash & Dog Waste Everywhere: The dumpsters are almost always full and surrounded by junk. Residents leave their garbage outside their doors, and dog waste is everywhere. No one enforces the rules, and it shows. Pest Problems Are Real: Roaches, ants, and even mice have all made appearances. No matter how clean you keep your place, the infestation is beyond your control. Inconsiderate & Weird Neighbors: From loud parties and screaming matches to people letting their dogs run loose or blast music at 2 a.m., this is not a peaceful place. Some neighbors are genuinely disturbing, and management does nothing to intervene. After two long years here, I am counting down the days until I can leave this hellish situation. I've stuck it out longer than most, and my advice to anyone looking: RUN. Do not sign a lease here. The stress, lack of safety, and blatant mismanagement are not worth it--no matter how nice the model unit or brochure looks.

I did just speak to a neighbor and that person said the recent renewal letter reflected no increase in rent. Mine is coming up and if it's increased It will price me out of here unfortunately. You can tell they only value percentages and revenues when their main rebuttal to asking to not raise the rent is "your rent is already below market value". This being said, they only view their residents as dollar signs and price points. How can you justify raising my rent just based on "market value" when you haven't even upgraded anything in my unit? Also, if the market value goes down on my unit I HIGHLY doubt that my rent would decrease so then why does it only go one way? Wyatt was the only one in the leasing office with warmth or hospitality. Everyone else in the leasing office (mainly Amanda and Anna) is just callous and standoffish. This could be a great community if it wasn't run by scathing greedy moneygrubbers
