    July 23,2025: What a lovely community! We've been residents of Vilara since 2021, and this apartment has genuinely created a sense of home for us. The landscaping is consistently well-maintained, and the staff's dedication, professionalism, and willingness to help are truly remarkable. The resident events are not only well-organized but also a lot of fun, providing a great chance to meet our neighbors. During the Summer pool party event, there was a raffle, and we were thrilled to learn that we were among the winners! Thank you

The community is beautifully maintained, the amenities are top-notch, and the management team goes above and beyond to make residents feel at home.     Moved in about 3 weeks ago and have nothing but really positive things to say about our experience here so far! What initially drew me in were the good reviews and stunning pictures and out of the 20+ places I toured this was the only one that was even better than the pictures and really stood out. The complex really feels like you're living at a luxury hotel with the amazing amenities and the attention to detail. Even more important though is that the staff is amazing as well. Michael helped us every step of the way and was incredibly kind, personable and also very accommodating to all my questions and changing needs. Since moving in he's immediately resolved any minor things needing attention too. Highly recommend, definitely lives up to the great reviews! Thank you Michael

    Our experience started off strong. We enjoyed the common spaces and the large apartment layouts. But don't be fooled this is NOT luxury! Within the first month of us living there three cars had smashed windows, broken and stolen items from our gated garage. The leasing office says they can't do anything. There is dog feces in every stairwell, police are always in an out of this building, and if you want to raise your kids here... look elsewhere. Aside from the police always being here and the non cleanly spaces, the office staff is unprofessional. Specifically michael. He is entitled and does not know the first thing about customer service. (Doesn't feel like home) They are not willing to help you! We ended up getting a place in Laguna Beach for a cheaper price and ACTUAL luxury living.

    I have been a resident of Vilara for almost 5-years now. I have unfortunately had to change my 5-star rating of this place to a 1-star because that's as low as it goes. Once the place was run by its own management company Virtu' it has literally been run down. This place has become such a money-grab. Charging for almost everything and then hosting community events with the extra money they area making to try and distract neighbors of the bigger issues in hopes of being liked. They are too busy monitoring parking and residents through the cameras than actually walking the property and seeing the bigger issues with this place. The Regional manager and his partner spend nearly the entire day and evening smoking in front of the building. Tell me what other establishment allows their employees to smoke in front of their work, let alone all day? They've also been seen smoking throughout the common areas and parking structures. But there's clearly a conflict of interest here. Here's some big issues with photos/videos provided: The water system is clearly bad; the water is very hard and contains high volumes of iron. There are also black specks that come out and is disturbing because we bathe our toddlers in it. There's a stain in our hallway the size of a car tire that's been there for 2-years and they walk on it every single day. They cleaned it a couple years ago by cheap labor and it came back a few weeks later. They painted the hallways by cheap labor and you can see the roll marks everywhere and paint splatter on all the door handles. They also didn't paint the residents' doors which a lot of them are in dire need of being painted. If you walk the hallways, you'll either get a hit of pet urine smell or cigarette smoke. They replaced the 3rd floor partially with laminate flooring, but residents hate it because it's very loud when people and dogs walk by. They had the audacity to charge a neighbor $500 to their account because she had guests in the clubhouse even though other residents were in there with guests of their own. Another neighbor got cut with broken glass in the parking structure, it was reported and they did nothing. A week later they had to report it again to ensure no one else would get injured. Lots of neighbors complain about how rude and mean the managers are in the office. Maricela the community mgr. seems like she can be a good person and do good for this community if she didn't have others breathing down her neck and pulling her strings like a puppet, but I don't know here to comment, but residents do say she's been rude to them. The only people that I can talk good about here is the maintenance staff, they are on it and always polite and respectful of your home. The janitorial work is ok, this place is just beyond janitorial work and needs professional care, they just don't care and want their bonuses by staying below the budget. But if you tour this place, walk around, not just where they take you. The gym used to be the nicest around, but it's not kept up at all. The radio hasn't worked in there for over 2.5 years, neither the tv, but none of the tvs anywhere work anymore. I have SOOOO much more to say, but I'll leave it like this for now.. If you tour this place, check out the fountain in the west side entrance. Probably have frogs and turtles in there already.

    I moved into Vilara month and a half ago and I could not be happier. Moving to a new place can feel a little overwhelming and there are several apartment complexes in the area and I compared each one and Vilara gave the most bang for the buck. The front office people are amazing!! I have worked with both Veronica and Paulina and they have both made this transition seamless for me. They make it feel like family here. Vilara is next to Costco, Mission Viejo Mall, two movie theaters and you can be in Laguna beach in minutes. There's also a rooftop Jacuzzi, which is pretty amazing! I couldn't have asked for more. Thank you, Vilara, Veronica and Paulina, for making this a smooth and pleasant transition for me, you guys are great!

    This review is long over due. I have lived at the broadstone vilara for the last 14 months, and as my lease comes to an end I wanted to share my thoughts on this building. First off the leasing process was super easy and smooth and so was my move in process. The front office staff has always been helpful and sweet. I love this building and all the amenities it comes with. Although during covid most of them were closed, I still have had my fair share of using them since i've been here. I love the fitness center (this sold me on this place) and the common areas are always super clean. The parking for guests also has never caused me any issues. All and all I had a great experience here. I lived on the side that didn't have much activity and never issues with neighbors. if you're thinking about leasing here you should!

The management team has always been friendly, helpful, and quick to respond whenever I've had a question or needed assistance. One thing I really appreciate is how well the property is maintained. The grounds are always clean, quiet, and peaceful, which makes it a really comfortable place to come home to. Any maintenance requests I've submitted were handled quickly and professionally by Ken and Esvin, which I've been very grateful for. I also love the overall atmosphere here. It feels safe, and like a place where people actually care about the community. The location is also really convenient, with plenty of stores, restaurants, and the beach close. Overall, I'm very happy living here and would definitely recommend it to anyone looking for a well-kept and welcoming place to live.

    Does not even deserve 1 star…read more Our move-in date was 4/13/2024. The very next day (4/14/2024), after moving in all of our belongings and coming home to start organizing, we walked into mice running across the living room and in and out of the bags we had just brought inside. Absolutely disgusting. Maintenance "patched" some entry points. Emphasis on some. There were still additional areas that my husband had to patch himself because they were never properly addressed. On 2/13/2026 during the night or early morning 2/14/2026, my husband's car was keyed by someone who apparently felt justified because they thought he was parked too close. The parking here is extremely tight and we've struggled to even get out of our car at times but we've never vandalized someone's car and left a note. This is a crime. We asked the community manager on 2/14 to issue a notice reminding residents of their lease obligations. She said she would. I followed up again on 2/23 and was told a notice would go out "this week." It's now Friday, end of business day, and nothing was issued "this week." The lease clearly states residents shall not harass, endanger, create a nuisance, or disturb the peace of others, yet management refuses to take basic action to reinforce those standards. When asked what the consequences are for violating the lease, the manager couldn't provide a clear answer. However, with 74 days left on our lease (only 30 days' notice required), we've received a door notice, mailed letter, and follow-up email about our intent to vacate all while failing to follow through on something they explicitly said they would handle. Current issue: roaches coming through our primary bathroom frequently. A treatment was done, but I've never experienced roaches entering through a bathroom. They've also been coming in where the wall meets the floor in the living room. Between mice and now roaches, it's unacceptable. Communication is also severely lacking. We left our garage open so I could access our car while waiting for a new remote. Without notifying us, they closed and locked the garage. Because we live far from the leasing office and due to physical limitations, this was a major inconvenience. Had we been informed ahead of time, we could have planned accordingly. Not mention when we asked for the remote to be dropped off they refused & when my husband called back they said they would after doing tours. I waited and waited before deciding to go on the very long painful walk myself only to find two staff members sitting on their *ss who didn't even say hello but that's beside the point. On 2/15, the rare day we had guests over, a maintenance worker was involved in a loud domestic dispute on property that escalated to police being called. It was embarrassing and completely inappropriate for a residential community. Lastly, if you live downstairs, be prepared to hear everything upstairs (walking, drawers opening, constant stomping in our case). We've lived under a family with a child who stomps throughout the day. It's exhausting. Overall, this property is going downhill quickly. The lack of accountability, pest issues, crime, poor communication, and unprofessional behavior make it a place we would never recommend.

Have always showed up promptly when things have had normal wear and tear issues and fixed, and were delightful and informative about keeping things working in the future. They went out of their way to fix my roommate's trunk after a hit-and-run situation. They really go above and beyond and care so much, and works so hard. Super grateful and have never had an experience like that at a previous building. Also, we adore Isaac, always super helpful, hard-working, and vibrant. We appreciate having people who go the extra mile to get things done that others might turn their cheek to.

I've lived in this apartment complex for two years, and I can honestly say I cannot wait to move out of this nightmare. What started as a "nice-looking" place quickly turned into the most stressful living situation I've ever experienced. Criminal Activity & Constant Police Presence: There is always something happening here--fights, arrests, break-ins--you name it. It's not uncommon to wake up to flashing lights or to hear sirens at all hours. It doesn't feel like home; it feels like a crime scene waiting to happen. No Security to Speak Of: Despite the frequent incidents, security is practically nonexistent. Gates are broken more often than they're working, exterior doors don't latch, and there's no patrol or surveillance presence. Residents are left to fend for themselves. Unpleasant, Rude Office Staff: Don't expect help or kindness from the front office. Maintenance requests go ignored for weeks or are marked as "completed" without anyone showing up. Staff act annoyed when you ask for basic support and never take responsibility for ongoing problems. Parking is a Daily Headache: There are not enough spots for residents, let alone guests. I've had to park across the complex or even off-site some nights. Meanwhile, the towing company is constantly lurking. Rent is Ridiculously High for What You Get: Rent has increased significantly, and for what? Overflowing trash, pest problems, safety concerns, and broken amenities. It's outrageous. Trash & Dog Waste Everywhere: The dumpsters are almost always full and surrounded by junk. Residents leave their garbage outside their doors, and dog waste is everywhere. No one enforces the rules, and it shows. Pest Problems Are Real: Roaches, ants, and even mice have all made appearances. No matter how clean you keep your place, the infestation is beyond your control. Inconsiderate & Weird Neighbors: From loud parties and screaming matches to people letting their dogs run loose or blast music at 2 a.m., this is not a peaceful place. Some neighbors are genuinely disturbing, and management does nothing to intervene. After two long years here, I am counting down the days until I can leave this hellish situation. I've stuck it out longer than most, and my advice to anyone looking: RUN. Do not sign a lease here. The stress, lack of safety, and blatant mismanagement are not worth it--no matter how nice the model unit or brochure looks.

I did just speak to a neighbor and that person said the recent renewal letter reflected no increase in rent. Mine is coming up and if it's increased It will price me out of here unfortunately. You can tell they only value percentages and revenues when their main rebuttal to asking to not raise the rent is "your rent is already below market value". This being said, they only view their residents as dollar signs and price points. How can you justify raising my rent just based on "market value" when you haven't even upgraded anything in my unit? Also, if the market value goes down on my unit I HIGHLY doubt that my rent would decrease so then why does it only go one way? Wyatt was the only one in the leasing office with warmth or hospitality. Everyone else in the leasing office (mainly Amanda and Anna) is just callous and standoffish. This could be a great community if it wasn't run by scathing greedy moneygrubbers
