    The layout of the 2 bedroom apartments were perfect for 2 couples. However, it was old. In the AM there was a lot of squeaking in between the walls waking me up every night. When you would walk on the second floor there was a squeak for every step you'd made. There was eaten wood under our cabinet in the kitchen and all they did was paint over it. Don't even get me started with the office staff. Amanda who happens to be the manager gives out false information. I reached out to her 05/07/2024 asking her if we had access to any associations because we wanted to play pickleball but unfortunately all the courts near us were private property. She then said on 05/07/2024: "It's a bit early to share with the community, but since you asked, we are working on adding a pickleball court at Pointe Niguel. Date is to be announces as soon as we have it " Fast forward to February of 2025, Louis mention that they are taking down the tennis courts and making it into a dog park. WTH?! What happened to the pickle ball courts Amanda mentioned??? It's 06/04/2025, no dog park, no pickle ball courts, and just an old tennis court with fucked up unsafe concrete. The last month of our lease I was getting notices on my car saying I wasn't on the safe list. I reached out the Anna and provided the information she asked for in order to add my car on the safe list. She asked me to send proof of owner ship of all cars parked on the property but only 2 cars were parked on the property 1 in the garage (no proof of owner ship should be needed) 1 on the property (which I had provided proof of owner ship) She informed me my car was added on the safe list once she confirmed proof of ownership. 2 days later I get another notice saying my car is not on the safe list. I emailed Anna Boiko and asked her why i'm not on the safe list when she confirmed I was added. She said "It looks like you have submitted only one vehicle registration. Could you please, email me the proof of ownership of the second vehicle you park on the property? After that you will be able to safelist the vehicle on Petrol One website with the digital code that I will send you." She clearly isn't the brightest there. We got charged a fee for not returning a mailbox key. It's only been 4 days that we've moved out and I called asking if I could return the mailbox key so we wouldn't be charged the fee and they said it was too late. TOO LATE? To return a fucken mail box key I won't need and you would? I told them "That's stupid. Why would you charge me a fee when I have the key I could turn into you right now? It's not like I lost it and can't hand it into to you. What am I suppose to do with a key that I have no reason to have?" Louis said "Well it's too late. Are you still living in the apartment?" He knows damn well i'm no longer living in the apartment. I said "No Louis, you know i'm clearly no longer living there" Louis then said "Then it's too late, we don't care what you do with the key you can do whatever you want with it." Christian Jackley who was a leasing consultant who helped us apply for the apartment was the only honest, smartest, and kindest there who fortunately was moved to management at another location. Everyone else in the office (not the maintenance team, they were great!) were rude, not good listeners, and gave out inaccurate information.

    This used to be a nice, clean, and peaceful place to live when I moved in five years ago and until Amanda became the manager. The property has several severe issues like loud noise disturbances, car break ins, vandalism of the gate, trash and rubbish scattered throughout, and domestic violence. The manager Amanda Armenta either denies any issues or chooses to ignore them when they are brought to her attention. I feel like she also has quite a condescending attitude and narcissistic sense of superiority which she uses to abuse the position of power and authority that she holds. Most tenants do not know when their rights are violated. I simply choose to exercise my rights and her response is to get their attorney to write me a letter in order for them not to be responsible for any premises liability or control the lack of safety from within from our own neighbors. It took numerous calls to courtesy patrol and the sheriff to create documentation so that she would even recognize that their was an issue. She did not do anything about my violent neighbor screaming at all hours of the night and morning and any of the reports of a woman screaming. We had to video tape this guy screaming, breaking furniture, and stalking me in front of my living room window, front door, and kitchen window. Thank God for sheriff deputy Bryan Viscaino who advised we should all band together as neighbors to get this criminal kicked out. I did not sleep in 3 months and I had been complaining the whole time. I have a right to a quiet and peaceful enjoyment of my home without excessive noise disturbances, banging on the walls, and screaming at the wees hours of the morning. It was not until he trespassed into my apartment that she decided to contact the attorney. The property is owned by Pointe Niguel Partners LLC and managed by Sares Regis. It is an old property with several plumbing issues. I have had 6 leaks in the drywall during my tenancy here. It would have been all right if maintenance and management had addressed the issues timely. Instead they ignore the numerous complaints of a mildew stench and do not do anything about leaks inside the walls until the water comes intrudes into the apartment. There are also large rats running around in the parking lot, under the cars, and on the patios. I think it is because their trash dumpsters do not have lids and the garbage is exposed. I can only assume that the garbage smell is what is attracting the rats because I have seen them go from the dumpster to under the cars of my visitors. It is kind of scary parking outside with rats because they can get in the under carriage of vehicles and chew things up. It would be a nice place to live if the property was maintained clean and maintenance did a better job. It also would be a lot more tolerable if the staff actually listened and if management was not on a power trip because that same attitude is reflected in all their staff. The only ones that really know anything about customer service are Eddy and Wyatt. Laura is a person you can reason with although she has no control. Amanda calls the shots.

If they ever see us lugging things up and down the stairs, they always jump into help, offer to take out trash, definitely not part of their job, but they don't bat an eye when it comes to extra work. Have always showed up promptly when things have had normal wear and tear issues and fixed, and were delightful and informative about keeping things working in the future. They went out of their way to fix my roommate's trunk after a hit-and-run situation. They really go above and beyond and care so much, and works so hard. Super grateful and have never had an experience like that at a previous building. Also, we adore Isaac, always super helpful, hard-working, and vibrant. We appreciate having people who go the extra mile to get things done that others might turn their cheek to.

    1 Star - Two Years of Regret (If I could give zero stars, I…read morewould.) I've lived in this apartment complex for two years, and I can honestly say I cannot wait to move out of this nightmare. What started as a "nice-looking" place quickly turned into the most stressful living situation I've ever experienced. Criminal Activity & Constant Police Presence: There is always something happening here--fights, arrests, break-ins--you name it. It's not uncommon to wake up to flashing lights or to hear sirens at all hours. It doesn't feel like home; it feels like a crime scene waiting to happen. No Security to Speak Of: Despite the frequent incidents, security is practically nonexistent. Gates are broken more often than they're working, exterior doors don't latch, and there's no patrol or surveillance presence. Residents are left to fend for themselves. Unpleasant, Rude Office Staff: Don't expect help or kindness from the front office. Maintenance requests go ignored for weeks or are marked as "completed" without anyone showing up. Staff act annoyed when you ask for basic support and never take responsibility for ongoing problems. Parking is a Daily Headache: There are not enough spots for residents, let alone guests. I've had to park across the complex or even off-site some nights. Meanwhile, the towing company is constantly lurking. Rent is Ridiculously High for What You Get: Rent has increased significantly, and for what? Overflowing trash, pest problems, safety concerns, and broken amenities. It's outrageous. Trash & Dog Waste Everywhere: The dumpsters are almost always full and surrounded by junk. Residents leave their garbage outside their doors, and dog waste is everywhere. No one enforces the rules, and it shows. Pest Problems Are Real: Roaches, ants, and even mice have all made appearances. No matter how clean you keep your place, the infestation is beyond your control. Inconsiderate & Weird Neighbors: From loud parties and screaming matches to people letting their dogs run loose or blast music at 2 a.m., this is not a peaceful place. Some neighbors are genuinely disturbing, and management does nothing to intervene. After two long years here, I am counting down the days until I can leave this hellish situation. I've stuck it out longer than most, and my advice to anyone looking: RUN. Do not sign a lease here. The stress, lack of safety, and blatant mismanagement are not worth it--no matter how nice the model unit or brochure looks.
