I requested compensation for the time my family and I were impacted during the ongoing construction of the community wide project. I work from home so this not only impacted daily living but my work as well as college online courses. We were unable to utilize the washer and dryer for 7 days which took time and money spent at a facility on two separate occasions (ruined a few pieces of clothing) and our belongings were in disarray the entire week as we did not have a specific date of when the repairs would be fully completed. I also requested for a 3-day late start of the project so the repairs don't impact my planned visit to my aunt who is out of state in need of a liver transplant but they denied the request. There have been several days outside of the 7-days noted here where we have been without water throughout our tenancy here over the last 3 years. This is Kayla Hardy's response: "The temporary disruption you described was part of the scheduled, community‑wide renovation that was communicated in advance. As a result, we're not able to offer compensation or reimbursement related to the project. The determination is based on the lease provision allowing owner alterations to the apartment and community, which acknowledges that impacts related to such work do not entitle residents to rent withholding or abatement." So I reminded Kayla that the lease agreement states that residents are not entitled to rent abatement, EXCEPT as otherwise required by law AND if premises are untenantable due to Owner (Eaves). Kayla responded with: "At this time, no further review or adjustment is available regarding this request. this concludes our review of the compensation request." This does not conclude my request as I'm informing all others on Yelp who are considering moving to Eaves and will continue to request what's right from upper management and take legal action, if needed.

"Why live anywhere else?" Let me tell you. We have been residents here since 2021 and current…read moremanagement could care less about current tenants. We have seen 3 separate leasing managers come and go since the time we have lived here. When we first moved here, it was good. But don't let the current "positive" reviews fool you, these aren't even people that live here and the current leasing manager went out of her way to get her friends to leave these reviews to cover up the negative ones. They will be all nice and friendly when touring, but once you live here, you're a burden to them. That should tell you everything you need to know about this community. Rent increases yearly well above the 10% yearly minimums also, but they will work in fees and manipulate the wording like, increasing HOA, or increasing parking, or trash fees that constantly go up and you cant opt out of. Your $200-300 increase a year ends up being closer to $300-400. Other issues include their online portal use to allow each resident to make their own portion of rent, but they 86'd that with only a 2 week notice. Our garage roof has been leaking for years whenever it rains onto our belongings and cars and they keep feeding this lie of permits every time we reach out about it. I can only imagine the mold.. I have emails going back 3 years from them saying they will get it taken care of "soon". Nothing has happened. Our direct upstairs neighbors have also made our living situation incredibly unbearable and hostile over the years, this past year being the final straw. We were told they were being evicted 6 months ago and also nothing. Our upstairs neighbors have 2 adult sons that do not work or drive and make constant noise throughout the night, stomping, slamming doors, windows, and also having loud parties and throwing up over the balcony which falls to ours below. We have tried to be civil and reach out to them ourselves, knock on their door, and they refuse to answer. They have caused cracks in our ceiling, caused smoke detectors and light fixtures to fall out from the stomping they cause, photos attached. They constantly smoke pot and also leave used condoms, trash, and those little alcoholic bottles in our trash or hallway in front of our door when they do leave (we have reported this and have them on our ring camera) management also hasn't done anything about it. This is a safety hazard, and biohazard. Not to mention this goes against the so-called lease agreement contract. We have also had our cars vandalized, damaged, and license plates stolen over the past year. In the years we have been here, we have had to have major re-pipe work and be relocated for over a week (no discount in rent for this), had major water damage to our master bedroom which required the roof to be torn apart while we slept in the living room for a week. 1 year goes by and the roof has another leak again. When repainting, they got overspray all over one of our dressers as well. No repayment for that when contacting management. Other issues included our kitchen sink leaking, washer leaking, water heating leaking, fridge not working. These were thankfully addressed after a few days as the only good thing I can say about this community is maintenance is very quick. But we have also had water damage in the kitchen ceiling from our upstairs neighbors washer leaking. Our master bedroom carpet has tons of mold spots as well now. The only solution given recently now would be to relocate us across the community to a 3rd floor level, but still refused to cover a move out fee of $700. The only reason we haven't moved before was the cost was still fairly reasonable for the area, and just the hassle of moving, but this is now beyond that. The only good thing they can do now is let us break our lease early, for the sake of our health and safety at this point. They refuse to do anything else. Take this review as you will, but as someone who has lived here for years, please look elsewhere.

Moved here 6 years ago and some of the selling points were, good office staff, full size washer /…read moredryer, large patio, central heat and air, close location to toll road, non-smoking complex, gated community (although the call box didn't work almost every time my guests came). A lot has changed since then. There used to always be 2 people working in the office. Phone calls were always answered. Emails were responded to right away. You could get same-day maintenance appointments. Since moving here our rent has been bumped up $900 more per month (crazy!) but the level of quality and care has drastically decreased. We know Equity can afford to staff properly, so why dont they anymore? Nobody answers the phone now. You can leave multiple messages and nobody calls you back. You can send several emails and still not get a response back same-day. You can go to the office during their open hours and the office still be locked up because they are "out to lunch". You make your maintenance appointments in advance, confirm them ahead of time, and still get stood up. Nobody bothers to call you to cancel because your time is not valued here. Residents let their dogs poop around the community and don't pick it up. The complex removed the trash can from the mailbox area where people used to throw away their dog poop. I begged to have the trash replaced, since there is no place to discard your junk mail now AND there is always poop left at the mailboxes now. I was told we couldn't have a trash there anymore because it would bring wildlife. Please tell me what kind of local wildlife lives here that eats dog poop and junk mail? You have to pay extra to rent a carport because parking rules are not enforced. Garages are commonly used for storage. Cars without passes are never towed. If you dont pay for a carport, expect to park across the street and have to run across, darting traffic, as there is not a traffic light to cross where you enter. I used to have great water pressure, that was reduced to horrible. The office pretended to be bewildered by my water pressure being cut in half, but when the plumbers and maintenance staff came out, they were transparent that the PSI (water pressure measurement) had purposely been put on the low side. I was told this was done because the company is afraid of slab leaks and doesn't want to pay to repipe old pipes. I haven't had a decent shower since. Every time I have called the tow service for someone parked in my (paid) spot or called after hours patrol for excessive noise, neither one bothered to show up, and they claim it will take like an hour or longer to get there when you call. I eventually just accepted that you don't actually get these advertised included services. The times i've tried to use the jacuzzi it has always been cold, full of bugs, or both. Forget about using the pool if you are wanting quiet relaxation. The only-2-guests-allowed-per-resident is not monitored. As soon as the pool is warm enough to use, its packed with running and screaming children, and adults who don't pay attention to their kids or have basic respect for others. Plus, you get hit with the cloud of smoke from all the smokers who hang out right in front of the entrance of the complex. The smokers don't walk down to the street like they are supposed to. Luckily, I do not live near the pool area. But when I tried bringing a guest to use the pool in the evening, after all the screaming kids and the smokers were finally gone, we were locked out of the bathroom. My provided key no longer worked. The complex had changed to a different key system, hadn't distributed new key fobs, and didn't bother to give anyone a heads up about being locked out of the bathroom! Every Summer we get hit by an ant problem. They take over our bathroom / kitchen / patio. Pest control supposedly sprays, but same problem still persists year after year in Summer. Skyview has the potential to be a good quality complex again, but it would require some effort and positive changes. Step one is to stop understaffing!! For what we pay here there is just zero excuses why they can't afford to have 2 people in the office so things can get addressed in a timely manner (for the phone to actually get answered, or voicemails to be returned same-day) and for maintenance to show up for their appointments, on time. Basic professionalism and common courtesy would be to call if they need to cancel or reschedule, and not waste the resident's time, who is just sitting and waiting.
