I moved here a month ago and it is the most beautiful place! Wesley helped us through whole process from start to finish, gave us great recommendations with any issues and is so on it! He took time to listen and provided support at every turn! The property is gorgeous and well kept, staff are friendly, and everyone I've met who lives here is just so kind! What a wonderful place to live. When I go out anywhere I can't wait to be back home at this wonderful place. Our apartment is absolutely stunning as well! So spacious and modern! Everything works great and have had nothing but a purely positive wonderful experience living here and it gets better every day! The grounds and common areas are literally stunning (pool looks like out of resort). I know I've already said it but the staff are incredible! Even if it were a run down hovel (it's most definitely not) I'd be happy because they are just so nice here. Wesley is THE BEST. Moving is already so stressful and man he made every step so easy from when I visited to see apartments, to being far away packing and trying to get all the paperwork in order, to arriving here and figuring it all out! I just moved in a couple days ago. And I leased without seeing the apartment first! When seeing the home for the first time, I was so happy how nice everything was. (I rented a 1 bed 1 bath) The space is very open and big, the washer/dryers/appliances are in excellent condition. And shoutout to the amazing office staff especially Daniel who helped me with the whole process. Additionally, I want to mention the service team they did such a great job on getting the apartment ready and cleaned. Very happy with my decision to rent here. The Highlands has been my home for many years. I just renewed for another year! I am so lucky to have wonderful neighbors. There are so many great amenities and the community is dog friendly...including a dog park and a treat station in the office. Oh, and a treat station for residents as well. I really appreciate the many great places to be able to take advantage of to enjoy a good walk ... such as to the lake. There is a variety of shopping and restaurants within a short walk or drive. A couple of my favorite stores, Target and Trader Joe's, are just a short drive away. The Blind Pig is a fun place to relax on the lake while enjoying the view and having some great food...and it is dog friendly! The office staff, Cristina and Caymen, are always so welcoming and friendly. They find time to listen and handle my concerns/issues with caring attention and in a very timely manner. The maintenance staff, Alberto, Cristobal and Javier, are always so friendly and greet you with a hello or wave and a smile. They handle all sorts of issues and resolve them very quickly. They take great care of the community. It always looks so beautiful and clean. read more

Avoid living here at all costs! They get you in with a free months rent and continue to raise the price by hundreds of dollars each new year. Our rent has gone up over $800 in the past almost 5 years. Place looks pretty from the outside, but you get to see how cheap everything truly is once you live here. They never follow through with what they say. We have lived here 5 years and have 2 cars. One with a garage really really far away which was never told to us when moving in. One night I forgot to move my car to the garage as it is far away and I woke up the next morning to go to work with my car towed. No warning or anything. Funny thing is, I see the same people every night without parking passes and yet they never seem to get towed, who knows if they even actually live here. They have people who they enforce the rules to (us) and others they don't. Basically if you live here for 20 years, don't worry about rules. You can have as many garages and parking permits as you want. They also tell you, you must use your garage to park when the two people next to yours have a home gym or junk piled so high there are constantly rats running around. We also have another neighbor who uses his garage as an auto shop with different cars constantly coming in and out. Not to mention owners with 3 large husky dogs in one place...again they pick and choose who they want to enforce the rules to. And might I add, tons of dog shit everywhere. No accountability for this management company. I'm over this place I do have to say the only positive thing about this community is our maintenance workers Alberto and Cristobal. If it weren't for them we would have been gone long ago. They should be the ones running this place instead of the constant turnover of managers in office read more

I have been at the Highlands for two years now, and I couldn't be happier. It is a beautiful facility, the grounds, the pool, the gym, the apartments themselves are clean in immaculate condition, but the staff is what really makes the Highlands excellent over and above. They are kind, professional, and excellent at their job. They care about all the people that live here and go above and beyond to make sure that we are cared for and happy and feel welcome. My wife and I moved into the Highlands this February and we have absolutely loved it!! Our apartment is beautifully renovated and the garden style makes us feel like we live in our own townhome. They have renovated the gym and the pool to include cabanas and TVs, so we love cancelled our gym memberships and have an awesome place to hangout on the weekends. It's also walking distance to the lake - we take our kids for lake walks and go to happy hour at Carmelitas almost every week!! 10/10 recommend. Leasing and maintenance staff take personal interest in my situations and me as a person. Residents are generally friendly. The neighborhood is quiet, feels safe and it's pretty. The community is dog friendly (and so am I), so there are quite a few on the property. Most owners clean up after their dogs, and the maintenance staff walk the property periodically to clean up as well. That said, owners could do a much better job of training their dogs not to bark at every noise or neighbor walking by. Some are aggressive, especially the small dogs which people generally don't train at all. If I ever have maintenance requests, they're generally handled within 24 hours. One negative for me is that the kids and young teenagers seem to spend too much unsupervised time in common spaces, including the fitness center and pool. Young kids use the jacuzzi like it's a baby pool, often splashing around and playing with toys in it. I wish there were adults-only spaces, but I don't know that would be enforced. There's been a lot of construction since I moved in two years ago as apartments and common areas are being upgraded and grounds are being refurbished. It's a M-F operation from 8-4 daily, so it can be noisy. But the long-term benefits to the tenants feels pretty positive despite the short-term annoyances. The community is gated, but one of the entrance gates stays open about 95% of the time, which I don't like at all. read more

Don't get me started with the white glove service that Rose provides us. So, ill start with The parking - The parking, oh my God I park right outside my window. The parking pass procedure may need a facelift by providing the ability to call in your guest's license plate. There's that minor inconvenience in having to print out a guest pass even after inputting the car specs online as part of the guest parking procedure. I get new rules; growing pains, you live and learn. I guess it takes time to produce the appropriate infrastructure that encompasses everyone and their parking needs. Out with the old and in with the new! - The new saltwater pool, firepits, gas grills(WITH LIGHTS INSIDE THE GRILL! Talk about fancy schmancy(winky face)), cabanas with freaking LCD screens, the state of the art gym, and even the leasing office... Mmmuah(kissing sound), My compliments to the chef. My family and I just moved from this apartment complex. The amenities and facilities are beautiful and the community was pretty good. The maintenace crews are great guys who are super helpful. The issue we had here was with management. They went through 3 or 4 different lead persons in the 2 years we were living there. Very inconsistent, made sure the rules applied to only select individuals. We made a confidential complaint that we were considering elevating ton a formal written complaint about our neighbors, the management staff let them know we complained and the neighbors boyfriend/husband threatened my wife with physical violence, and when this was brought to the attention of the management staff they blew us off and let us know it was not their problem. Christmas lights had to be take down because of the way they were installed, which was exactly like the neighbors all around us. Constantly being told we could not have items on our patio. Yes it got messy sometimes and we needed to clean it up, but even after it was cleaned up we were told we could not have patio furniture. We had a privacy screen up and were told to remove, and our next door neighbor was allowed to keep their same screen up. All in all I would say avoid this place. It's overpriced and the management staff is terrible to deal with. read more

The leasing office staff at the highlands are very combative when it comes to any issues from the tenants. We have had all of our vehicles towed or threaten to be towed while living here. Any time we have addressed the office to try and resolve any issues we are met with an absolutely uncaring attitude. If you are in the trades or even just have a truck or van with roof rack they will not let you park on site. The leasing manager Michelle said our van was okay, then 6 months later they said they would now be enforcing policy and my van would be towed for community aesthetics. Office staff does not reply to phone calls or emails when they are concerning issues. The property itself is average and maintained to the bare minimum. It took them 3 months to repair our air conditioning. If you own a dog you are subject to being accused of not picking up after them. The complaints could go on. Overall one on Lyon's worst managed properties that I have stayed at. read more

We lived at The Highlands from 2017 until February 2023. We loved it there. Loved Rose in the office and the Maintenance staff was great. However due to my father-in-law being in poor health we needed to move and soon. My husband wanted to be closer to family and his mother in her time of need. I begged for a little kindness from the manager who said she would talk to the ones in the corporate office. She would ask if there was a chance to wave the break lease fee since we were also helping to pay for hospice care at a nursing home. My father-in-law passed right before we moved but we still needed to be there now more than ever for my mother-in-law. Because of the wonderful help of the new property manager Christina she was able to help reduce our lease break fee and we can now continue to help out with my mother-in-law. I've lived here for 2 years 2013-2014 in two different units before the remodeling of both the apartments and the overall property. Back again going on my second year in a third unit. Always thought these were the best apartments in RSM, now they undoubtedly are! Love the smaller, intimate feel of the community that is not crowded at all and quietly tucked away at the edge of town. Great, updated amenities! Resort style pool with cabanas, high quality fitness center, awesome BBQ area and clubhouse. Biggest patios I've ever had or seen for apts. modern appliances conveniently provided. Most spacious units. Internal remodeling impressive and very satisfying. management and maintenance do an amazing job of staying on top of things and effectively addressing issues brought to their attention. All the personable staff and respectful neighbors make living here that much more enjoyable! I highly recommend this community. read more

I've lived here since February 2019 and absolutely loved it! I went from a 1 bedroom to a 2 bedroom two months into my lease and it was super easy. I'm a single mom and literally looked through all of RSM and surrounding areas and The Highlands was one of the least expensive and most spacious. The pool and BBQ area is fully remodeled and updated. It's safe, quiet and any time there is a issue or concern, its addressed and fixed in less than 24 hours. Have living in a 1 and 2 bedroom I can confidently say both are extremely spacious with a lot of closet and cabinet space. Patio is huge and cant beat an in unit washer and dryer hook up. The property puts on special events for holidays and will occasionally have food trucks on site. Anyone that visits me always says how beautiful my place is, the property is and how quiet it is. Cherry on top, there is an on-site guest suite that my brother has rented. Fully furnished and cheaper than getting a hotel! I have a garage and it has tons of space. Other parking is super easy and convenient. Schools and shopping centers are super close. Property manager Kristen and leasing agent Erica are always a delight and welcoming. All groundsmen are extremely knowledgeable and always willing to lend a helping hand. I cant say enough of how happy I am here and definitely don't plan on moving any time soon. read more

The Highlands apartment complex is a wonderful place to live. My husband and I moved in here a few months ago and we have thoroughly enjoyed our experience with the staff here. Anytime we have questions or need repairs, the leasing office (specifically Rose) responds so quickly (usually within 24 hours). The staff also handles noise complaints immediately and very effectively. Every employee who has come by to fix something has been extremely kind and so helpful. I've heard of other apartment complexes where it takes weeks to hear back from an employee to get something fixed. Everything here happens fast and is done well! The apartments are completely renovated, the pool is super clean, the community is gated, and the gym is excellent...open 24 hours! read more

DO NOT MOVE HERE unless you enjoy living in a construction site. Major repairs are being done. All patio fence is being replaced in every apartment, each takes about 10 days. Painting is being done on every apartment. Parking roof is being replaced as well. None stop action from 8am until 4pm. JACKHAMMER, DUMP TRUCK, AIR COMPRESSOR, POWER GENERATOR, CEMENT TRUCK, SAWS, you name it, they have it. Dust is everywhere. This place is very noisy, dirty, and construction workers everywhere. This major repair is going to take a long time. Come see yourself between 8-12noon and 1-4pm and you will see how bad it is. read more

Being that it was a Saturday and the weekends are my only availability, I could not just simply "return later". Called a week later to learn they are closed Sundays. I can't say enough good things about this complex especially now as I'm moving out (due to commute) and looking into other complexes. Rose in the front goes out of her way to make you feel welcomed, and not just at the beginning when you're signing the lease but always. The units are so comfortable, great layouts and the complex has gorgeous amenities that never feel crowded. The Neigbors are respectful and considerate. Some people like always will mess it up for everyone and you may see dog poop left behind every so often (not frequent at all) but the managers are quick to send out reminders for everyone to pick up after themselves. And let me not start with the handy men on site. They are amazing and so attentive. I'm really going to miss this complex but hope this review helps anyone debating on it. Some of the negative reviews are older from when they were remodeling, but the property is gorgeous! Best of luck in your search! read more

Management & staff are always professional & friendly, if you have a maintenance problem...it's fixed within 24 hours (providing they don't have to order a part). They allow PETS (which is hard to find) and the grounds are maintained on a weekly basis. You'll find nothing better than Trabuco Highlands Apartments for the money. Leasing and maintenance staff are so friendly as are the residents. It's quiet, in a good location, the apartments are nice and clean. They are very dog friendly, they have dog bags throughout the neighborhood so people actually clean up after their pets unlike other places I've lived. I have to say moving is extremely stressful for myself, I dread it and wish rent increases did not exist, the reality is they do :( In light of this rent increase I was forced to look for an alternative location for my residence. I must have looked at half a dozen communities. Exhausting! I have a few friend that reside at Trabuco Highland apartments. I vacillated between this community and 1 other for quite some time. Jeff Miller Was absolutely amazing in his level of patience related to my numerous visits in finalizing my decision to rent here. I must have toured the three options over half a dozen times. Jeff greeted and smiled every time with extreme patience, I can be a difficult person to please. Yet he delivered a high level of service creating a welcoming and relaxing experience. The community is quaint and has a strong family feel with grounds that are polished and well maintained. The landscaping is immaculate and smells fresh. Although the garages are shared, people feel comfortable in storing items with trust due to the community vibe. On March 27, I picked up my keys, Jeff had everything prepared understanding he was not going to be there to walk me through my new home. Marsha the community Manager walked me through my home and was extremely pleasant. While moving into my new place I was greeted by 3 of my new neighbors who welcomed me to the community. It was like being in the twilight zone. Everyone is so genuinely nice. The service team made my home beautiful. If you are looking for a family oriented, friendly community I completely recommend this little gem!!! read more

The location is scenic and everything looks well laid out. I thought I was moving into an idyllic location after feeling crammed into your usual apartment. That feeling lasted about about 5 mins after moving in . The construction then began, hopefully you don't have weekdays off because it's constant non-stop construction noise, construction dirt and dust and worker's hollering at each other over the sound of their equipment. Then if by chance they move on to another building , you will then get painter's, and tree trimmers climbing all over your patio which you can never use due to all the construction, and for good, measure let's throw in street refinishing. Among all this add the notices that limit your parking, that is already limited due to the construction workers taking what parking may be open. I pay top dollar to live in a construction zone. Had I known I wouldn't have moved here. If your looking to move here tour the property during the week. Not on Saturday. The most frustrating part is that because they hop from building to building , and completely different areas of the complex everything looks half done. It doesn't even look any better . I have lived here for about 3 years and really love it. My daughter enjoys that there are other children to play with and I enjoy that it is quiet and safe. On the rare occasions I have a problem in my apartment, the staff is quick to act and tackles it immediately. I've lived in a few places but this one I really enjoyed calling home for as long as I did. If it wasn't that I was moving into a larger place with my girlfriend I'd be staying here. I really can't say enough kind things about this place because it has been home to me and my daughter for 3 years now. The pros: Close to the 241, QUIET, great mgmt staff and maintenance staff, well kept, near some great hiking, close to shops and food, great neighbors, comfortable, great apartments The cons: only 2 bedroom apartments or I'd stay bottom line is I have really enjoyed living here. read more

My family and I have lived here for the last year and also back in 2004. The maintenance staff here are friendly and Marsha in the front office is very nice. We recently started hearing about the prices being raised in a big way and were concerned. I called the front office and asked what we may be to expect come April 2015, which is the end of our one year contract. The gal in the office (not Marsha) said we could expect it to be raised $75-$150, per month. We got our letter of notification the following week and saw that it is to be raised over $200, per month with a year agreement. Over the past few months we have noticed a lot of tenants moved and we are trying to decide what to do with the prices going up so dramatically. I have never seen so many empty units here. It's a nice place to live and well worth what we are paying right now, but to hit so hard with extreme rate increases seems unfair. Based on the mass exodus I see others agree. read more

DO NOT MOVE HERE!! If you love being blatantly ignored and lied to, then this is the place for you. We have tried several times to give the staff in the leasing office the benefit of the doubt, but they have taken complete advantage of us. Raising our rent unexpectedly without explanation, lying to us about the status of CONSTANTLY broken amenities, laughing in our faces and speaking to us in a condescending manner are just a few of the reasons why I cannot wait to get out of here. The hot tub is broken 75% of the time and is always filthy. The washers and dryers in the laundry room are broken about 25% of the time. If you go in to talk about any of these issues you will hear, "oh I understand," and "that will be taken care of immediately," followed by a "we will call you and keep you updated." Obviously they don't understand because nothing ever gets taken care of, and I have yet to receive a call after going into the office 4 times already in the past week. The maintenance staff is the only redeeming sector of this establishment. All of the above mentioned issues are not the responsibility of the maintenance staff since the jacuzzi and laundry mat are maintained by outside companies. However, it is still the responsibility of the leasing office to communicate with these companies and more importantly their tenants. I don't believe that these issues are entirely the leasing office's fault, however. I do believe that UPPER MANAGEMENT has neglected to deal with several of these issues, leaving the leasing agents as the face of these major problems. This is no way to run a business!! read more

Trabuco Highlands accepted my family and I with open arms 4 years ago. I am sad to leave this amazing community, but due to a job relocation we can no longer reside in Southern California. The front office staff are all wonderful: Marcia, Monica and Mario. You will always be greeted warmly and they love dogs! When living here you will feel like part of a community. The neighbors are (mostly) all kind, the staff (front office and maintenance) are super helpful, and the apartment itself is well kept.
