Been living here for awhile. Only reason I've stayed this long is because rental prices everywhere else is so expensive. Management have changed so many times here. Currently staff don't seem to care that ppl don't follow rules here. Families taking over the pool areas in the summer, esp after hours when residents are only allowed 1 guest. Some dog owners don't pick up after their dog poop. Many residents use their garage for storage (probably 75% of residence here), which makes parking close to your bldg difficult with all the cars parked outside. Parking is NOT enforced as they say they are. I've seen cars parked in the same spot for weeks, even months sometime. Custodial staff do the bare minimal to clean up trash in the parking. It use to be better with the old staff. Lastly there is no honesty amongst some residents that live here. I had a pkg delivered to the wrong address & noted it on the resident portal to pls return. I even went to housing to inquire about the pkg. It was a gift for my sister who was ill. That person never returned it knowing full well it was not theirs to begin with. I've really lost all hope of humanity here & very very much disappointed. I would not recommend this place to anyone. Hoping to move in a yr or two. read more

We just moved into this complex and the experience has already been disappointing. On move-in day, we were told our parking situation could be accommodated since we both have larger cars and one of the parking spots is a tiny garage -- it just needed manager approval. The catch? The manager is only on-site three days a week during regular work hours, which makes it almost impossible for working tenants to coordinate with. A couple days later, we were suddenly told "no accommodations can be made" because there are no spots available. Yet somehow, we were offered a solution... if we pay an extra monthly fee. How does that make sense? No spots available, unless we pay more? It feels like a money grab, plain and simple. On top of that, the apartment we moved into was advertised as "renovated," but from day one we've had issue after issue: outlets that don't work (one literally sparks when used -- a major safety hazard), drawers missing tracks, and closets that don't even open fully. We reported everything right away and were told it would all be fixed, but days later nothing has been done and all we get is "a work order has been put in." Between the misleading parking promises that turn into extra fees, and the unsafe and unfinished condition of the apartment, moving in here has been a frustrating experience. If you're considering this complex, be prepared for hidden costs and poor follow-through on basic maintenance. read more

I booked a tour online to see some 2-bedroom apartments in Lake Forest; typically, this process is confusing, self-guided, and almost exclusively done with AI or automated responses. I was thrilled that this was not the case with The Arbors. Although I was able to get all the information I needed online, it was not only surprising but downright refreshing that I received an actual phone call from a REAL PERSON confirming our appointment and promising a personalized tour. This person was named Ayleen and she truly went above and beyond the call of duty. At every step of the way, we received clear and concise instructions and excellent service. Upon seeing the property and meeting Ayleen for the first time, we were blown away by the amenities. The front lobby is inviting and modern, with snacks and drinks. There are two pools with lounges and an astonishingly decent. She took us to see everything herself, answering all the questions we had. She even took us on a golf cart to tour an apartment that we probably could have walked to, but she put our comfort first. Additionally, she said that there was an apartment that was not yet available, but would be soon for a great price. She offered to put us on a list and reach out to us when this apartment became available. Although we ultimately moved to a 3-bedroom, this experience was so different than most, I had to leave a review. This establishment is doing a great job! Especially if they keep hiring staff as professional and proficient as Ayleen. read more

The team here is always so responsive to my needs. I'm constantly impressed by how nice they are when I come in. The gym and common areas are always clean and ready to use. ***********ACTIVE MOLD GROWTH IN THE UNITS BEWARE********** If you read my previous review you will see that there were mushrooms growing out of our wall, active water leaks and water stains in our ceiling and as a result, my partner began breaking out in rashes daily. I received a message from a past tenant today stating she suffered the exact same issues while living in the same building as us. The Arbors have denied me of a mold test and simply replaced the dry wall in the area where there were huge water stains and fungi growing from the wall. It seemed like a decent place to live when we first came to take the tour. I can't even count how many complaints and issues we've brought up to the office trying to do things right. Please read the reviews about this apartment complex because they're all true. Apartments are poorly "renovated" and what they mean by that is that they're decorated differently. Cabinets fall off the hinges because they were only replaced with different ones but the base is so old that it can't hold the screws in place. The walls have visible poorly repaired holes all over. Our bathtub glaze came off and we will never be able to get it repaired. We already gave up on that one. The paint lifted before a year went by. The shower knob came off and water went all over the place at a high pressure. Took forever to replace and our bathtub looks nasty. It will probably get mold at some point. Hopefully we're out of here by then. The door from the room was finally replaced after months of requesting a new one, and the "new one" is all scratched up. At least it closes/opens properly now and my kid no longer gets locked inside. Prior to this review I called the office with a noise complaint because of the leaf blower going on since before 8am. It's currently 10:30am and they're still going. Even closer to my apartment now, lately it's almost like they do it on purpose. This is an almost everyday thing. They've been here since Monday. I attached a video so you can see it's clean. They look for little things to cut to maybe get some more hours of work? I don't know, but it's very disturbing as the other reviews say. There's no peace at night, much even less in the morning. For months I had to call security because people were hanging out in the fire pits until 2, 3, sometimes even 4am. I knew who the neighbors lived and told the office. They told me there was nothing they could do. Some people even play basketball at the tenis courts at 7am.. and then the blowers go off at 7:45 which means some nights it's only quiet from 4am to 7am. Ridiculous! I have already called the phone number they provide you with when you leave an honest review like I am right now, I am literally in the same exact place as I was before I made that phone call. I even mentioned how maintenance used to open the door and come in the apartment like it was theirs (for repairs) catching me in the shower or changing in the room. So we said no more permission to walk in the apartment if we're not here which seems to bother them and he didn't even apologize. They do not care about the tenants here. At all. If anything they look for opportunities to annoy them or talk to them in their notorious condescending tone. This is not a long term or permanent place to live. We see people move in and out all the time which is no surprise. Read the bad reviews. Everything is true, everything in those reviews has happened to us. The spiders, the noise, the repairs, the towing, the office and maintenance being rude and disrespectful, all of it. It's almost 11am and the blower is STILL going! I already called that customer relations phone number to discuss all the issues and it was a waste of time. We'll just have to be patient wait for the end if the lease and try to warn others about this place. read more

The place is beautiful. That's because we have construction workers redoing building constantly. You can't get any sleep here! The apartments way to small for what you pay. Maintenance is O.K. I've called them three times about leaking faucets in the bathroom, which they can't seem to repair. A real plumber would have gotten it right the first time. They don't care, they are too cheap to pay for water so they sub meter it! The water company charges less. In Irvine we had a 1200 sq ft apt & paid $20 a month for water as opposed to a 935 sq ft for $90 a month! The office staff? Keep them! Unprofessional idiots that constantly bully my son! Not over amenities or anything you'd expect. He's 36, I ask every month if my figures are correct. They trap him in a corner & enjoy saying meanly, this isn't right, take it back! After I call & email twice & they confirm that it's right! My son is a mild autistic with anxiety. He comes home & blames me for it, throws fits then calls me every dirty name in the book! It's elder abuse through the office staff! They want to get rid of low income families so they hired the most extreme bitch they could find in the name Abby Lackey. Yes the name says it all! The corporate lackey to make life miserable! I wouldn't move here if they paid me! I'm moving back to Irvine, where office staff is professional! They don't bully residents & are helpful. Don't let those perfect faces fool you, they are pure evil! I hate it here so much, that I have petitioned the Orange County Housing office for a legal lease break without penalties. Elder abuse is not pretty! They use language to get around it, which is Why I will not call them. Everything is in writing with those bullies! This time they are going to court! I have had it! Nice community with friendlystaff. We live where there is ample parking and beautiful views, so we are super greatful about that. Only thing is the quality of people who live here are somewhat low class. A lot of domestic arguments and cops getting called. Also, the common areas are not as well maintained as they could be, but that's mostly due to the people who live here not caring to keep things nice and clean. It's really not that hard to clean a BBQ after you're done, that's all I'm saying. read more

First off I lived here for two years and loved it. The property is nice, clean and updated. I never had a issue with Management or any of the staff. The main reason I'm writing this review is for Management (yes you! The person who actually checks these from lyon living) you have a all-star on your staff; Peter Sanchez! It starts with the little things like never forgetting my name, saying hi and caring enough to ask how I'm doing whenever I see him. Then there's his prompt responses to anything I needed and the birthday cards he sends out. This guy has been super helpful and thoughtful. I can't say enough good things about him. The Arbors Is simply beautiful! I love the new renovated apartments and the stunning views. Peter, Abby and Susie and Jesus have been amazing. They are so responsive and they really care about their residents and making sure they're happy. Peter really listened to our needs and found us the perfect home! I also want to give a shout out to Temo from the Service Team. He recently fixed a few items in our home. He did such an amazing job, completed the items quick and was so kind! We had a cabinet that needed repair and he really went the extra mile to make sure it was fixed properly! I would highly recommend the Arbors to anyone. Moved in and had a great experience with the front office staff, Carole and Quenia were great. Unfortunately, that's about all that was great about the place. I was on the back side where it was supposed to be private and quiet...needless to say, that was not true. My neighbors had kids coming and going all night long, they had an unhoused woman who would sleep in their garage and she would leave her things in front of my garage, and I had my chair stolen off of my porch and cans thrown into my yard with my dog. I paid quite a bit of money to have a unit where I felt safe and very quickly found out that it was not. Super disappointed in the reaction to me having my property stolen. I posted it to the community board so people could keep an eye out and it was taken down by management and marked as "resolved" as though burglary was totally fine and no one else should be aware. Not to mention the constant coming and goings of maintenance. I was there for one year and had to find somewhere for my dog to go at least once a month with people coming in to "inspect" things when i was gone for work and whatever else they were doing. Do not recommend this place unless you are down for inconsiderate neighbors, homeless people, and staff that is pretty rude. read more

All maintenance requests were done extremely fast and all maintenance employees are really friendly and say "hello" and wave every time they drive by. Taylor, Peter, Abby, and Krista in the office are all courteous and friendly and always willing to help! Anytime I've had a question or problem they definitely go that extra mile to fix the problem or get me the answer I'm looking for in a timely manner! What sold me on The Arbors originally was an apartment with a garage and washer/dryer inside the unit, since its hard to find an apartment complex with both in this area. Add in the fitness room, technology room, theater room, two pools (one heated year round) with spas, and a third spa in a separate location. They bring different food trucks in a few times a month, have raffles or give a ways in the office, celebrate certain national days (ie. National Ice Cream Day) that you can come to the office and get, and one morning as I was leaving the complex Peter was out there giving a way a container with free breakfast to start my morning before I left for work. read more

1. They've raised our rent 30% in the last two years. 2. Speedbumps hit the bottom of your car if you don't drive over them *just* right. 3. We were told upon move-in that "parking isn't a problem." If I come home any later than 7PM I have to park a block away from my apartment. That's a problem. 4. There is more gym equipment that is broken than working. 5. I am constantly harassed by the front office to bring in proof of rental insurance although I have never defaulted. 6. I received a notice to stop using my garage for storage even though my roommate has room to park his car in there. 7. Rent increases are nonnegotiable. 8. Pool is often dirty. 9. Our bicycle was stolen by their contracted painters, which Leasing did NOTHING to help resolve. Your front desk associates are polite but if you don't take care of your residents, it's all just lip service. read more

I've lived here for almost 2 years with my sister, and now we're parting ways. The office staff were incredibly helpful and accommodating in helping me stay as my sister leaves the complex. They were very understanding and worked with us when we had any problems with transferring units. Susie, the property manager, is the sweetest and most down to Earth person ever! She was so understand and kind towards us. And her staff are amazing! I can't tell you how many times I call the office, but I'll tell you that Peter and Manny don't ever sound like they're tired of hearing from me. I love this place! read more

We have enjoyed our quick stay at The Arbors while we transition into our permanent home. Here are the pros and cons I found of the community. Pros -friendly staff -reasonable prices -dog friendly, grass, poop bags -pretty quiet for the most part -single car garage for our 1 bedroom units -feels safe -pretty clean -bottom unit spacious patio with bark/grass/dirt area for pets -two decent pools (which are usually overrun with kids though) -nice parks and walking trails nearby Cons -downstairs units can hear everything in the above unit -very very small kitchens that get super hot when cooking. Not a good place for someone who likes to cook. -lots and lots of kids (could be a plus for some!) -decent onsite laundry for those who need it but had a lot of problems with reliability and quality of equipment. -water drainage and wet puddles when you walk up to your unit (I'll attach a picture). -patios drain down and everything falls into lower unit patios All in all I would recommend The Arbors. I think most of these things are general apartment life qualities but I wanted to give my honest feedback of my experience. read more

Upon my moving into the Arbors from my old place was intense and hectic this time, but luckily, with the quick response and help from Dawn, Quenia and Carola, the entire process turned out to be a lot easier. I have to give my sincere praise to the whole on-site leasing team that they were so welcoming, hardworking and enthusiastic not only about their jobs, but also their true care for the residents whether or not you're prospective or current. The welcome packets were thoughtful and neat with info and details included. Maintenance service requests were responsive and professional. The whole community is quiet and amenities are clean, tidy and well-kept on a regular basis. Neighbors are good and polite. Nothing seems to bother me so far at this point. If you ever need anything, you can always stop by the office to inform the crew and they'll take it from there. I can't imagine what's more trustworthy and convenient than having people to your side that are working with passion consistently. I recommend this place of warmth to all the ones out there looking for an affordable home to rent anywhere near this area.
