Marco is always so helpful, professional, and very efficient with the repairs. It is very difficult to schedule maintenance between working full time, having a physically disabled mom, and having health issues myself and he is always so accommodating! She is so warm and welcoming and is constantly going above and beyond for the residents even for those who are maybe not so deserving. She knows her stuff and offers suggestions. BEWARE!!! DO NOT RENT HERE!!! This has got to be one of the worst apartments I have ever lived in. Starting off with our move in to a dirty, damaged apartment that we had to pay for our own cleaning service to come in and clean, to the constant ant infestation going on in not only our apartment but our neighbors as well. The problem has been addressed several times to management with no response and we now have to pay for our own exterminator to come out WEEKLY because of the problem! Our pest control guy even said that there is a large colony under our foundation and that our building needs to be tented to deal with the pests...of course no response or follow up from management. Parking is a HUGE issue and forget about having guests over. They'll have to park on the street and hike in. It would be great if management would start enforcing parking somewhat. I could go on with several more issues but I won't. We came here based off of all the good reviews that are here on Yelp but I'm finding that that was a big mistake. If you want to pay top dollar for an apartment that is put together half assed then go ahead. All I know is I am counting the days till our lease is up! read more

I have lived with Essex for a few years now and multiple different locations and this location is one of the best by far. Katie is always super helpful and answers all my questions. All of my neighbors are fantastic and respectful. Each apartment has a garage and driveway, not just some, all do. And in unit washer and dryers and huge balconies! My first experience with Essex was with Olympia as my properties manager at a different and Trabuco Villas is lucky to have her now, she's also the best I've dealt/lived with by far. Katie and Olympia are so accommodating and polite and our maintenance team responds quickly and efficiently. What a great place to live! We lived at Trabuco Villas for two years. During that time we were very happy. The office staff are sweet and helpful and the maintenance people quickly fix any problems. Everyone in the neighborhood is friendly and watch out for each other. The grounds are meticulously upkept and the common areas are clean and tidy. My husband and I absolutely LOVE IT here! The neighbors are so friendly. The kids in the neighborhood are very well manor. For an example, I was taking out some trash, and my hands were full, and a kid came to me to open the door to help me out. I was very impressed. Plus, the employees are so helpful. Katie was there for my husband and I during the application process. She was so patient and kind. She made sure everything was in order for us by the time we got our keys to our new home. Courtney, who is the new manager is so kind and welcoming. She is always wanting to hear the residents feedback and any suggestions. Plus, she is really good on informing the residents with any updates on the neighborhood. Then of course the maintenance crew, especially Marco. Ok yelpers, here goes another rave review. We Love this place. For anyone has had read any of the posts that I have done I am normally over the top excited about small places with strong family emphasis and good costomer service and that is everthing that Trabuco Villas is. When we were searching for a place in South OC we were drawn to near by community ( Highlands) and while waiting for a walk through of the unit I thought I would check out the Trabuco Villas at this point in time I realized that the Trabuco Villas were much smaller in scale comparison with regards to community size the actual unit size where/ are equivalent. What drew me specifically to the Trsbuco Villas was the excellent customer service the office focuses on and also the fact that their pet friendly and have a huge yard for apartment style living both these things coupled with affordability make where we live amazing. we were able to plants 20 different edible vegetables in our backyard as well as have an area for the dogs Life here has been amazing we don't see ourself leaving anytime soon in fact we were even considering having my sister in law move in, of course not in but next door. the grounds are beautiful the community is small if you're looking for a place to party this is definitely not the community but rather around 5 o'clock everyday people can be seen walking their dogs kids are playing outside this is a family community and we like to keep it that way just a little side note the maintenance guys are awesome quick efficient friendly amazing and Simon Simon he's the property manager and he has probably got to be one of the most efficient property managers I've experienced in my timeso if you're considering Trabuco Villas as a place to call your home look no further. PLEASE DON'T BE FOOLED BY THE ABOVE REVIEWS. This place used to be ok a few yrs ago until Simon took over. He's an absolute excuse of a property manager. Parking "USED TO" be great not anymore, the lack of rule enforcing it's made it terrible.  Parking: USED TO be great, Now nobody uses their garage & some people have more than 4 cars for a 2 bedroom & more than a few have they're work vehicles plus their own parked for months on end. Several times myself & next door neighbor  complaint to Simon about the issue & as usual nothing ever got done. There is no way you can have any guests without having to save a spot for them first. Noise: Weather u live up or down stairs be prepared not only to hear but to FEEL your neighbors slide door, window or front door. If you get  unconsidered neighbors like we had, you can only hope for they're schedule to match yours. Sometimes even with headphones you can hear/feel a door slam, the whole room shakes earthquake like. Walls are paper thin & you can hear entire conversations from your neighbors. Repairs: Everything it's done half fast with the cheapest materials & after whatever is fixed you know it's going to break again in no time. They' have only 2 very nice maintenance guys  but with little expertise & ready to jerry-rigged whatever is broken until the next time. We complaint to Simon about the matter & as usual, nothing changed.   When your lease is up be prepared for an outrageous rent increase & don't even bother arguing about it, they know they got you. read more

I have live at Trabuco Villas for approx 4 years and I have enjoyed it. My son was only 10 and now in High School WOW. The neighbors have been great as well. I am moving because of the rental increase but otherwise I would still be living here. I want to thank Katie at the office for her professionalism always and quick responses to issues. Marco and Jose have been wonderful, they get the job done in a timely manner and the grounds are always kept clean. They greet you with a smile always and I want to say a BIG THANK YOU to them. Living here for a month so far has been nice. The management staff are very friendly, professional & attentive to any maintenance issues. Courtney was very helpful with the move in process and is a great communicator. She went out of her way to make sure we would be accommodated. I've lived in apartments for almost half of my life and this place is without a doubt one of, if not the worst place I've ever lived. Most of the units are run down. The grouting between the tiles in our kitchen is pretty much non existent in many places. The oven is off by about 75 degrees. You can see shoddy drywall patchwork throughout the place. They are 'upgrading' certain units with newer appliances and such, but I can only imagine what they'll charge for those units. And good luck when they decide to renovate a unit near yours. When they do it, they will do it nonstop. As in, they will be working on that mofo on Saturdays and Sundays, so don't plan on sleeping in past 8:00am while that construction is going on. Because they have a 'we love pets' policy, you often find dog crap around the grounds also. As bad as some of the previously mentioned stuff is, it's not the worst part. As mentioned in other reviews, many of the tenants are just straight up inconsiderate of the others living around them. We constantly hear noise. The people below us are constantly coming and going in and out of their apartment. How do we know this? Because the only way they know how to operate their door is to slam it. And when they do, I can feel my couch shake. I would never recommend this place to anyone. read more

I do not recommmend this property at all. It looks nice at first glance but wait until you move in... You will be well beyond frustrated very quickly. I've lived in apartments most of my life and this place is without a doubt one the worst places I've ever lived in. Most of the units are run down. You can see drywall patchwork throughout the place. The A/C thermostat is off by 10 degrees, every time I've called in to get it fixed they replace it with another one just as bad or worst, same goes for the old permanent stained sink faucet & bathroom. Just by talking to other neighbors you quickly realize that's just the way it is around here. The maintenance personnel will fix everything the QUICKEST & CHEAPEST way possible without a regard of appearance or functionally, I've given up. The parking is atrocious, come by 9pm & you will not find any open spots, they're mostly occupied by people who own 3 cars or more & don't use they're garage or driveway. Adjacent to this complex there's a slum (full of thugs) who also take parking spaces & the only way for them to get in is by speeding through trabuco villas & constantly you'll see cop cars in & out of here. Because they have a 'we love pets' policy, you often find dog crap around the grounds also. Not to mention dogs barking all the time. We constantly hear noise. The people below us are constantly coming and going in and out of their apartment. How do we know this? Because the only way they know how to operate their door is to slam it. And when they do, I can feel my couch & the entire room shake. The construction/insulation of this place is a joke, they tell you that this complex was originally made for condominiums but the truth is that this place didnt pass inspection, there is no way anybody in the right mind would buy this. I cannot only hear but also feel every time my down stairs neighbors open up their garage door. Not to mention entire conversations from them & next door. When it's time to renew your lease get ready to see a dent on your bank account. They don't care i you're a good tenant, how long you've lived there or If you're on time every month. It's all about how much more money they can get for unit & if it's not you it'll be the next victim. Needless to say I can't wait for my lease to be up & move out I here next year! I would never recommend this place to anyone. Trust me, you can get a lot more for less money. read more

We recently moved from a home to a horrible apartment on Stockport St in LH. It was a nightmare! I wanted the cheapest place that met our minimum requirements and I got exactly what I paid for. . . And then some! The real expense was paying an additional $100 to use their laundry facility and extra water and power bill that for vapor-ware. At the end of our first and last year lease I had an all new list of minimum requirements that made a huge difference in our lives. Yes! Yes! Yes! You definitely get what you pay for and we learned a lot from that experience. I thought the little $80 bucks a month more might be worth it. Well it's worth a lot more than money to us - but we actually see a $200 dollar difference as a savings. Where did we see the savings??? Better insulation means lower utility bills, our own inside laundry is another big savings and so convenient to be able to wash clothes whenever we want without worrying that someone is stealing them or opening your dryer so your cloths never get dry, we now have an attached garage and plenty of parking so we no longer have to worry about where we are going to park every time we leave, and there's plenty of parking for our guests, and this place is beautiful, and well maintained so everything isn't gross, cruddy or falling apart (not being embarrassed to have company over is valuable too), being able to sleep at night because I can't hear my neighbors is absolutely wonderful. Not having to park my car a mile away and walk to my apartment late at night and then finding my car broken into is valuable to me too. Feeling good when it's time to pay rent because we are happy and we love it here is priceless. RH read more

This is a wonderful quiet neighborhood. The units are well insulated and don't have much "shared wall space". The staff is friendly and they were able to make leases of different lengths to accommodate people with different needs. Appearances can be deceiving. Place looks wonderful, but time has definitely done it's damage. There answer to fixing a repair is to place a band -aid or use the least expensive parts available . Inevitably it only breaks again. Past managers seemed to care more about the residents and less about money. They used to have pizza night, get together a at the pool for residents & even kids activities one year. Now less families are residing & more roommate/ punks have moved in. Needless to say the cops have made their presence known as well. Not what it used to be. read more
