Like every remodeling job, this is a daunting task give to consider that there are many plans to make and lots of efforts you have to put in to ensure you have the desired outcome. Luckily I hired the right crew to work on this project, and we were able to land a satisfying end product. During the planning phase, we consulted many different contractors, and Wan's team was the one that really stood out and had the project proposal that meets our requirements and reasonable cost. Wan's team is very professional, especially John Kim, the structure engineer who always finds the right solution and never compromises quality and safety. Wan's team is very flexible and would adhere to my specific requirements for clear communication. Mr. Lee and his team did two projects for me, first replacing a rotted front porch. They did such a quick and outstanding job that I brought them back for a larger project - removing a sun room and replacing it with a sturdy Trex deck. The sun room also suffered from extensive dry rot and now I have a lovely porch I can enjoy every day. The team is so courteous and kept me updated on progress, sent me photos daily. They finished the bulk of the project in one week! We had to wait on the railing order, but once the railing arrived, it was immediately installed and painted. First, let me say that I live in Oakland. And Mr Lee's team is in San Jose. With such a long distance to drive, Mr. Lee's team was never late to start a project in a daily basis. Also, either Mr Lee or John (who handles renovation) was always prompt in any of our calls or texts regarding the project. They were very helpful and patient with us even though we asked too many questions. For a first time home owner, this was a big big plus and we appreciated their efforts to help us understand what they were doing. For our projects, we did entire kitchen renovation and flooring. Since then, we tried 3 different times to reschedule and got no response. I hired Mr. Wan K Lee to repair my sunroom that is located in my backyard. It is a 16x30 and we've had it for over 2 decades. Mr. Wan made an appointment and was early. To summarize, before repairs: - Upon arrival, he wore a mask and had a copy of his license for me. - He spotted dry wood termite damage on the rafter. He advised me to contact an exterminator as termites can cause significant structural damage if left untreated. - He recognized that the sunroom had sunken several inches over the years as our home is on a hill. - He made recommendations for vinyl flooring and stated that it is possible that I may not be able to use the sliding door on the left side wall that was damaged. (Luckily, his team was able to repair the wall and the sliding door still works.) - Mr. Wan emailed me a step by step plan with the costs of each part of the project. The email had a lot of information but it was very neat and easy to read. To summarize, after repairs started: - Mr. Wan's team arrived every morning with masks. - Mr. Wan's team also made a smaller repair on roof that was damaged at front of home. - After the final day of the 5 day project, some quarter round mold did not properly stick due to weather conditions. However, Mr.Wan's nephew (Peter) replied to my text and stated that they will be there to assist on the Saturday after New Year's Day. - Mr.Wan made himself available to me via phone call or text at all stages of the repairs. I have a hard time rating this company since they showed up on time for each appointment and did an excellent job repairing our plumbing problem. The team was really professional and, after the repair, the stucco repair and painting was so good you could not even see any repair work. The big problem is their costs was extraordinary for what turned out to be a straightforward repair job. The original quote was assuming the repair would take three days since the water damage looked like it could be extensive. So the quote was for 3 days. In the end, it turned out the repair was simple and no extensive repairs were required. As a result, the repair work was completed in 4 hours but they charged me for the full 3 days they quoted. So, while their work was outstanding, the costs was way above reasonable. If you use them, make sure you get them to quote time and materials rather than for the whole job. That way, you're paying for the actual work and not based on some worse case cost estimate. read more

I am writing a review of Lee Pro Builders based on my experience with a project repairing dry rot on my house prior to repainting. With only a month time limit, it was extremely hard to find a contractor this very busy season who could do the work. My first impressions of Mr. Lee was good: He was prompt, very clear, and to the point regarding the terms and his observations on the condition of my house. He told me the details in an easy to understand way, and explained the possible costs associated with each step. He warned me of possible additional costs and gave me a quote based on his current information of materials prices. Overall he was very professional, and direct about the project and what it would entail. Work started promptly after signing of the contract, and the workers did a good job. The work looks solid, and anything I found irregular or strange Mr. Lee would clearly and patiently explain or have fixed, detailing the reasons and costs associated with it. For example, we found badly rotted beams in the roof structure and he explained the costs, took pictures for my viewing, and waited for my OK before replacing them. I did not have a problem with communication, as he is very prompt with replies. Although as with all projects there are minor issues, mainly with scheduling as all his work teams were very busy this summer, he did complete the project on time, and mostly within budget as agreed on the contract. He is very clear about getting my OK for any additional costs before work, and is reasonable about the costs of the project by finding ways to limit expenditures on such things as materials. He was even able to connect me to other service providers to handle some minor work outside his range of services. Overall, while it is definitely better to not have to dry rot repair done, Lee's Pro Builders made the work go smoothly. I suspected dry rot in my front porch, and thanks to the great reviews on Yelp, reached out to Mr. Lee. He came by within a day to provide an estimate and his team started work shortly after. They found more rot than expected once the indoor/outdoor carpeting was removed. So glad I had their help - they tore out the entire porch, built up an incredibly sturdy base and covered with Trex. Because it is a mobile home, they had to be creative in blending the porch into the home's other features, and did a wonderful job, and they were done in two days. This company is terrible. Hired them to do some demo work. Terms were 50 percent down 50 percent on approval by inspector. Their work did not pass. The inspector said it was the worst demo job he has ever seen. The project manager named Russell then sent me a new quote with new terms demanding payment right away. I hired this company for a kitchen renovation. Mr. Lee cheerfully came over and we decided on some great things for the kitchen. There were going to be wire shelves and glass doors. The job was to 1.) Remove some cabinets to make more space. 2.) bring a gas line to the stove and dryer and a water line to the fridge. 3.) Replace sloping concrete patio 4.) Run an exhaust hose for the dryer. 5.) Install wire shelving and glass doors. 6.) Replace floor tiles that were missing or damaged, where the removed cabinets had been. How each item turned out: 1.) Fine 2.) OK, except the lines had to be exposed. Mr. Lee said they would be hidden by an extended baseboard. They're not. 3.) They had a competent crew for this, I came home from work to find that the workers had replaced the old sloping patio with a new sloping patio. Fortunately, the cement was still wet, and they were able to fix the problem. 4.) There was no way to run the hose normally, because the dryer vent had been drywalled-over. Mr. Lee was very creative with this, but didn't quite do it up to standards. It needs a better fan than the 40 year-old one in place. 5.) Due to a change in plans, the glass doors couldn't be installed, so now the kitchen's noisy when were doing laundry. There was no reduction in price for this omission. The shelves are absolutely ratchet. On the backs of the shelves, the particle board (not wood) is cracked from putting in the screws sideways. It would have needed to be done with a manual screwdriver rather than a power one, to avoid this. 6.) I hope I can include a picture of this ratchet piece of work, including a section of baseboard that they broke off and didn't replace. 7.) Repaint. The piece de resistance, however, was when they turned off the water heater and then tried to relight it with a candle, and not in the actual place where the pilot light should be relit. The guy actually tried to restart the water heater by holding a candle to a release valve. Mr. Lee had to order a part for it, and then did not do it correctly. The result is (in addition to wax all over the floor that they didn't clean up) is that I only have lukewarm water in the upstairs bathrooms. Just so shabby. He told me that the person he put in charge of the job (who did not speak English) has cost him $15,000 so far in mistakes this year. So, thanks for putting him in charge of my project. Mr. Lee said it was because his regular foreman was ill. So, the short story is that Mr. Lee is a smooth-talking, competent contractor who does not adequately supervise his workers. He uses cheap materials, shortcuts (is this the "lean construction" mentioned in the blurb?) and misrepresents the capabilities of his workers. Plus is it really smart to have a foreman who doesn't speak English? It was very difficult to communicate with the foreman, and even when he understood what I was saying, he wouldn't comply. I would have to call Mr. Lee. The cost for all this? $6K. You can be the judge of whether it was a good value. read more

Short answer/review, great and trustworthy contractor and team I highly recommend and would definitely use in the future. More specific details below: I've been contemplating some work to update a rental home which included replacing a bathtub/shower that had a crack. I've gotten a quote from another contractor that did some insurance work and liked but was as expected costly and booked not being able to begin work for a few months. My immediate concern was the bathtub/shower with the crack as I didn't want any damage because of a possible leak and so sought out other estimates ranging from contractors to specialty bathtub replacement businesses to a simple plumber. Upon meeting Wan who arrived early and took the time to observe the condition of the home, had noticed wood rot that needed attention sooner than later and recommended it be addressed before the rainy season. I trusted what he was saying as I knew it was an issue that needed at some point to be taken care of. He explained what they could do to mitigate any issues while keeping the costs down and also recommended painting to protect the home which I knew was possibly time as well. He then took a look at the bathtub/shower and quoted a price much lower than others if he could find the same to replace it with. As we walked through the home he understood it being a rental, I wanted quality for the price (bang for my buck) yet would look good and last. He recommended things that were important or simple but also expressed what didn't need replacement. He didn't simply take work that he didn't feel was worth the cost to me, exactly what a customer would like in a "partner" with the goal of maintaining the property and value while keeping costs down. Upon further discussion of the scope of work to be done which included the bathtub/shower replacement, a front window, outside wood rot repair and painting, along with a few minor work and adjustments he included as a courtesy, he was able to fit me in immediately knowing my situation and his schedule. It was great because the new tenants were beginning their move in a few days. His crew working on the job, his nephew Jongcheon (John) and a second John were just as great! His nephew and John did a great job on the shower, window, and outside work. All along the way they communicated any issues as we worked together to find the best solutions. Turned out they couldn't find a replacement for the bathtub/shower and so offered some options and went with a solution which was more in cost but still competitive and on the lower side than others had quoted. As for the window, it also wasn't as simple as expected as they couldn't find the match so easily and explored the various options. Again they worked with me and John treated me as a friend working hard taking a lot of time to find the best option which turned out arranging for someone to drive to southern CA to pick up the window and although with that the cost of the window turned out to be higher, they helped offset the cost by offering to not charge for the installation keeping the total cost close to the quote. Basically they got the job done jumping through some unexpected hoops to figure out a way to complete the job while keeping costs well within reason under the circumstances. Painting is now scheduled and the last part of the job. Everything looks great and the tenants and I are happy! I don't just recommend Wan and especially his team of Jongcheon and John, but look forward to working with them for other future jobs. In this industry things never work out perfectly but I feel Lees Pro Builders are more like a partner helping me find the best options and solutions with costs in mind. I would never recommend this company. Be very careful with this group. I hired them thru Home Advisor. The job was to repair a deck. Once they started, it became apparent that the deck could not be repaired. I asked for a bid to remove the deck. They gave me a price that I agreed to. At the end of the day, they refused to remove the piers that are a major component of the deck. I was left with a job half done that cost me several hundred dollars more to complete. This is not an ethical company. Also know that the owner goes by two names..Wan and Russell. I suspect that's to shield him from taking the heat for this kind of scam. Work included plumbing (replaced water heater with tankless, add sink, and relocated washer/dryer), electrical (rewire/replace interior ceiling lights, electric car charger and general garage power/lights. Jongcheon Kim was a diligent worker who came practically everyday until it was finished. He even came back to install my stacked washer and dryer which came 2 weeks after the job was completed. We hired Wan and his brother, Jason, to repair and paint the exterior stucco of our home and install framing around all windows. It was Jason and his crew who were doing all of the work and Wan never bothered to drop by to see how the project was progressing. They did a very poor job and cut so many corners. They insisted that it was not necessary to prime any exterior surfaces, even though it was noted on the contract that they were priming and painting the house, the containers of paint they bought say to use primer, and all the industry professionals we consulted with were appalled that Wan and Jason weren't priming the house at all. Jason painted the front door our color of choice and the paint is already chipping due to lack of primer. They overcharged us for cheap styrofoam framing that wasn't even coated or installed properly. On some of the edges of the styrofoam frames, I could feel the soft material because the hardening agent was not fully applied, and that will not do well in the elements. I think on day 2, they power washed the exterior and I saw them walking around with the machine but honestly, the exterior is still dirty so I don't know what they were really doing. Also, there are a couple of really long crack lines that were partially filled and leftover glue from the old house numbers that weren't cleaned up. At one point, Jason tried to tell us that we drilled new holes into our door frame because he did not patch them up before he painted it, but in reality, those holes are from an old screen door we used to have. When we communicated our frustrations to Wan, he never tried to contact us to remedy the situation, which ultimately led us to fire him. Our new contractor working to fix Wan and Jason's shoddy work was shocked that they are licensed contractors. The trust we had in Lee's Pro Builders to beautify our home was essentially broken after day 4 and I caution anyone looking for a general contractor not to do any business with them. read more
