I recently rented an apartment through an LB property agent. All I can say is that it was a SAD experience and I feel bad that the landlord even paid for their services. Out of the 5 times I was to meet with the agent, twice he flaked, twice he was late(by more than 15min) and the one time he was on time, he called and questioned where I was because I was 2 min. Late! Mind you, one appt. Was at 9:30 am, how can you be so late (20min) for your first appointment of the day?!?!...... overall, he showed no respect for the owners property (allowed me to go into premises unsupervised with key access), and procrastinated on everything from the lease agreement to the pre-agreed repairs. The owners would have done better just posting the place on Craigslist, oh wait, that's where I found it......... anyway, I wold never use them and probably wouldn't rent a place from their agents again either. Hope this helps someone. read more

Belligerent and argumentative with homeowners at my condo association even though my dues go toward paying them!

My condominium is in the process of firing LBPM for various reasons, and it can't happen soon enough. As an owner, I am in the process of suing the HOA in small claims court for failure to maintain common areas (the roof), the responsibility for which is delegated by contract to LBPM. LBPM's negligence resulted in massive damage to my unit. The HOA repaired part of it out of reserve funds, but did not complete the job, hence the suit. I tried for months by telephone and email to get relief from the administrator assigned to our building, but my phone calls and emails were ignored. LBPM's negligence has continued. A few months ago I gained access to the roof and found more cracks which would have resulted in more water damage, to my unit or to someone else's. The new administrator has been more responsive. She thanked me for reporting it, but it took 2-3 weeks to seal the holes. It shouldn't be the job of the owners to inspect the roof. Their agent of service, Craig Tice, has played nasty games to avoid service of my claim, resulting in two very inconvenient postponements. Maybe he views this behavior as good service to the HOA, but it was LBPM's negligence in the first place that led to the lawsuit. In our experience, LBPM has been very unsatisfactory, for both the owners and the HOA. read more

I absolutely agree with the negative reviews about this company. Our property manager, Jennifer was constantly late in responding to our issues and inquiries. Recently, we had a rate adjustment and had contacted Jennifer for assistance to assure that the transaction went smoothly. Jennifer lack of response in a timely manner consequently brought more issues to what could have been an easy transaction. LBPM now wants to charge us for the fees that were incurred? LBPM, your lack of service and responsibility to provide for your client is the reason why your reviews are so low. read more

This is my personal experience after hiring LBPM and being subjected to their services since September of 2015. The board of directors, led by me the President of our H.O.A met with C.O.O Craig Tice of LBPM and were initially impressed with the pricing, contract we developed and his personal assurances of aiding us through the transition. We had some doubts about LBPM based on the reviews, but made the age old mistake of thinking LBPM had to be better than our old management company. We were wrong. In hiring LBPM we also based our decision on the veteran and competent manager Craig wanted to assign, David. We liked David and were assured by him that our account would be handled well. Alas, David suddenly quit LBPM due to compensation issues even before LBPM could schedule our first board meeting. Craig hid this from the board for weeks, and soon assigned the pleasant yet inept Marinel as our manager. Things only got worse from there..... I don't have the space, nor most readers the time, to go over every single mistake LBPM made over the last six months. Marinel was in over her head, and had personal issues that require her to take inordinate vacation and sick days. I felt like we were playing the proverbial telephone game with LBPM, except I made a point of communicating via e-mail so how they could get things wrong is still is beyond me. Furthermore, to add to the irony they rarely if ever answered the phone or returned member calls. LBPM managed to even send out mailers and information to the wrong addresses and incorrect names in spite of being given an accurate excel spreadsheet. When lights would go out, LBPM seemed incapable of sending out my e-mail list to our light vendor. Whenever I personally intervened and spoke directly with the vendor the problems vanished. Their vaunted Emergency system is a joke. When a light pole was knocked down the vendor they sent out had me cover it with a plastic planter cover and tried to bilk us for $4,000 to fix the light. I contacted another vendor and had it done for $1200. If you can't trust the vendors the management team sends out, that alone is grounds for termination. In January our accountant sent an e-mail requesting ten key documents for tax preperation. Our previous manager always dispatched the required documents within 30 days. When I requested a deadline or a time frame to get our accountant the tax documents Craig personally told me we don't pay his company enough for that level of service, nor does he do deadlines. Really? Our accountant was so disgusted by the process that he no longer will work with us and the taxes were literally sent out on the final day, April 17th. The specific criteria we put into our contract regarding maintanence and projects were never followed. We would request bids for four projects and months later only one project would have a bid for us to vote on. I don't tolerate fools or incompetents. Property management is not complicated albeit it requires attention to detail and time. Board politics even with an ideal board often delay terminations and swift resolutions. The rest of the board soon came to dislike LB and found them inept, however as President I bore the burden of dealing with them and thus they were shielded from most of the incompetence. Eventually we fired LBPM and the transition is now as complicated in dealing with them as when they managed us. In closing avoid LBPM like the plague. Beware them. read more

This company failed us in indeed the worst management company. So poor on communication and in refunding the tenants' security deposit. Just months ago, I rented an office suite with them at 5900 N Sepulveda. Their rep, Valencai McCartney, is a good manager. But when she left 3 months ago, we were totally left hanging. We just found out that we've been paying our rents, they are cashing them out, yet, they owe the owner of the building with thousands of dollars. We ended up having a new lease with the owner and we were required to put up with a new security deposit, and worst, this LBPM company told us that our previous deposit is to be transmitted to the owner. The owner sent us a letter that there was no security deposit given to them, hence we should give new deposit. I do not find any good cause to have your properties be managed by them or to even rent offices from them. Yes, their offices are nice, but they do not own them. They are just the management company. When we are following up our deposit, they refuse to attend to us and they give all sorts of alibis. These people are very unprofessional and would hang up phones on us. May this be a warning to everyone. read more

I wish I could give them no stars because that is how disappointed I am in how they operate. Something as simple as an e-mail response is difficult for this company. LBPM has been managing my place for about 5 years. First few years they were great but since then it's been the worst. If I have any issues with the apt no one returns my calls or fixes the problem. My heater hasn't worked in weeks, always plumbing problems, front door won't close or lock sometimes. No one ever gets back to me, and now they are claiming I had a rent increase 7 months ago but I was never notified or billed the increase and I have to pay the 7 months of rent increase now. Can't be legal. I'm stuck cause the place is great and good price but management is the worst. Martha gets nothing done read more

I live at one of the newer properties off Roscoe Blvd in panorama city. Since ive moved in there are constant issues with electrical, plumbing etc in a brand new building! Impossible to reach LBPM Management as they never return emails or phone calls. I have had the same issue repaired (5) times and still not fixed! Definitely one of the worse Management companies ive dealt with. At this point im looking into seeking representation on breaking my lease, plenty of documentation to support these issues. As I write this, I have been without a functional refrigerator for 30 days. We have contacted LBPM numerous times. They rarely respond and when they do, they provide little help. They have sent out "repair" people twice; both times they did absolutely nothing and did not even attempt to fix the fridge. We lost ~$60 worth of food during the initial breakdown. The whole unit turns into a freezer but occasionally cuts off all coolant so we can't even be sure that frozen food has stayed frozen and has not thawed and been refrozen. Our elevator breaks down weekly and people are constantly being trapped inside of it. Personally over the last year, I have been trapped in it 3 times. The fire department came out yesterday to rescue someone and they found the elevator to be poorly maintained, dirty and stuck between two floors. Yet, LBPM claims the elevator is in tip top shape and has passed inspection. And although this is the least of my worries right now, the washing machines break constantly and they are "fixed" in a manner similar to the elevator and break down shortly there after. There are never any notes about wether things are fixed or broken, just a lot of silence on their end. To make matters worse, we supposedly have a "manager" that lives on premises. Update: After telling them that since it has been 30 days, we now have the legal right to deduct an amount from our rent in order to account for the broken fridge that is included in our rent. 1 day later they took an empty fridge from a vacant unit and installed it in our. 30 days of asking them to PLEASE fix out fridge and nothing until we let on that we know what our legal rights are. SCUM of the earth. read more

LB has been our property manager for many years and I've served voluntarily on our HOA Board for several years and know them well. I have been disappointed/frustrated time and time again with the service from this company. We are now evaluating other property management companies. I can discuss several issues, but noted below are some of the main ones: they have a financial interest in the list of recommended vendors to service our property (i.e., gets $ kick backs when the vendor (repair man etc.) services the bldg.) - so we had to independently go out and find new vendors/repair companies, payment to vendors who have already provided services at our bldg are constantly late (so they call me demanding payment or will refuse to service our bldg because they don't trust they will get paid in time). Reimbursing a Board member for something they have paid for out-of-pocket (i.e., several hundred dollars or thousands of dollars) -- there is excuse after excuse why a check hasn't been issued/is delayed (several weeks) leading Board members to call/email constantly (and incur finance charges on their credit card if that is where the charge is) - just to get reimbursed from the HOA's own money. At the same time, if our personal HOA dues are 1 day late, we are charged a $35 late fee. We've asked for timeline guarantees on issuing payments/checks - all such emails/requests have been ignored. This is a very time consuming/frustrating experience for a role we do voluntarily - in addition to our full-time day job. I need a prop. mgr who helps makes this position more efficient, doesn't require constant follow-up, who I can trust etc. read more

Worst management company ever! When you need help with something there is no way to reach a living human being! You are directed to leave a message on their voicemail, or send them an e-mail, when you try and contact them. Problem is, you can do that multiple times, but they never get back to you! I have had a 2' by 2' hole in my dining room wall from maintenance work that they did on the condominium pipes for 6 mos.! I have tried to contact them over and over again to have it fixed, but I still haven't got any response from them. I am currently considering hiring a lawyer and suing them. Frankly, I would not only not recommend using them, but believe they should be put out of business due to their gross incompetence! read more

This is my new property management company. From the day they took over our property town and country sometime in 2018 it has been a nightmare. My HOA payment was on Automatic payment with Prellis, so there was no issue with late payment or This company or the previous company did not give us a heads up that they were leaving ( Prellis) or taking over (LBPM) They put me in debt for over $3700. I went and paid half off it and I am still struggling to pay the rest and can't catch up. After I paid half of my payment. I was told by one of the rudest and most immature front desk personnel that the office appreciates your online payment and we will not be taking payment in the office... make your payment through pay-lease web site... or www.LBPM.com.... I tried to register and pay but was told the account number is not recognized in their system. So I called the property management and left a message @ (818) 981-1802 there was no answer or follow up call in the following days. After several back and forth over the phone and in person. I was told to call the accountant called Carlos. I called this person, He promised me everything will be taken care of and that he will call me back but never heard back from him. After a month or so to check my payment status and I called the accountant again at 818-793-2033. He told me to call him and e-mail him back again. I became frustrated and told him I am talking to you right now, why don't you talk to me now while you are on the phone or follow up like you promised me? .... He said he will call me back in 20 minutes but he did not call me back, so I called him back. He hang up on me two times without talking to me...I called the company at 855-800-5276. I was told to call the pay-lease company or go to their website.... when I told the LBPM awesomely rude receptionist that I was not able to register on the automatic payment because my account is not recognized and and according to the website operating company people the reason why my account was not recognized was because LBPM didn't add my account in the system. The LBPM company are not willing to work on the issue but they are threatening me that they will send my case to collections if I don't pay the Bill .... THIS IS WHY I AM SAYING ... HAVING TO GO THROUGH THIS WITH THIS COMPANY IS A NIGHTMARE... read more

The landlord Erica Flores is really friendly and the apartment is pretty big considering the price.

I have lived at two LBPM properties over the course of 4 years. LBPM has wonderful properties and managers. My current manager is Victoria. She is very understanding and responsive. Whenever I have a maintenance issue she gets it fixed immediately. She is considerate of me and my family and always tries to find a solution to any problem I have. If she wasn't my manager I would've moved by now. In addition, I currently work in downtown LA, which is a pretty intense commute to my job, but the LBPM manager Victoria has made the environment community at the LBPM property feel safe. The LBPM property I am currently living at is right next to CSUN campus, which is surprisingly very quiet compared to the dorms. I give the LBPM property manager Victoria 5 stars for always getting her job done on time. read more

I am a board member of an HOA that recently replaced LBPM. Our experience was that they did not meet their obligations. Although they are a large company, they assign 1 person to your account. I recall reviewing an automated out of office message to the majority of emails that I sent to her. They do not follow through on maintenance issues. They are uniquely gifted at always putting the ball back in the Board's court before something can be done on their end, either by re-asking questioned that have been answered, starting a debate, or mis-quoting some obscure and irrelevant statute claiming to prevent them from taking action. When cornered, they become combative. They have made erroneously large disbursements, and also improperly held funds indefinitely without reason. They mark up everything, and will engage in self-dealing with subsidiaries without disclosure. I have worked with at least 6 HOA management companies...LBPM is far and away the worst in terms of integrity and competence. Don't waste your time. read more

I have the same issues with what Barbara M had posted. Lisette is our representative as well. She selectively responds when she wants to, and disregard homeowners' time when making an effort to attend HOA meetings, which ends up getting canceled without notice. She insinuated, in email, that only her and BOD time matters, and made no apologies for lack of communication. If possible, avoid Lisette or LBPM, at all cost unless you like to be ignored. This review of five stars is solely based on my apartment manager Gabriella, who works through the LBPM group. We lived in a small apartment complex, with about 8 units. It was a very old, cute, retro/rustic building from like 1928, off of Spaulding Avenue, right next to the Grove. Great walking score. As old as the building was, mostly kept in its original state, it was still very much in great condition. Compared to other similar older buildings in the neighborhood, it was one of the better looking ones. With all that, we had the best manager, Gabriella!! She always took care of all of us. Any issues we had too, she immediately get back to us with a solution. I was never worried about anything & knew she was there for us. On top of that, always sweet!!! I've referred many friends to her of any other buildings she may have vacancies in, because I know they would be in good hands!! Thank you Gabriella!!! read more

Is there a -0 rating? They deserve. FUTURE TENANTS BEWARE: I just recently moved from a Lbpm apartment across from CSUN. Thought it was nice and close to school, i was here for 6 hellish months. Here are only 3 issues and HAPPY I MOVED OUT #1 Greedy money Hungry Management and Cheesy Apartments. I found a big hole behind my stove where cockroaches and bugs are coming in, never got repaired, how long was the hole there for and Why wasn't it repaired BEFORE I moved in, the manager knew about it, and said well, it's behind the stove no one sees it. What? #2 LBPM Bribes their Apartment Managers with $250.00 Bonus, for every 5 star review from a tenant, if the manager does something nice for you, they will ask you to give a 5 star rating so the manager gets a bonus, tenants get nothing and LBPM Gets a False YELP review they are Happy about FALSE RATINGS. #3 CAUTION STUDENTS WHEN RENTING: LBPM will offer Great Low Move in Security Deposit Specials, They are all Scandelest. Then when you move out, they Will charge you for normal wear and tear stuff, You WILL ALWAYS OWE LBPM money. You never get your full security deposit back, Management Does Not know what normal wear and tear on a apartment means, they need more training. The worst thing.. They have no issues with turning you over to collections and ruining Students credit for a lousy $250.00 which should be normal wear and tear. ALL this Greedy company wants is their high rent money for thier LESS THAN Motel 6 apartments. read more

UGH. This company manages our property and getting any responses from them is horrific! They never answer the phone, they don't respond to emails. They only seem to care about communications from actual Board members (which is frustrating for the dozens and dozens of other residents who reside at the property). Kathryn is our property manager, and it is nearly impossible to get any response from her. Stay away if you have the choice! read more

We moved into an LBPM building two months ago, and so far it's been pretty great, in particular because we got connected to Marco Aguillon in their office. We had a few issues, some from the renovation -- the new kitchen faucet was cheap and broke within a month, the new paint in the bath wasn't made for water exposure and started peeling; also the heater wasn't working and it's been really chilly. For each of these problems we called Marco, emailed him photos, described what was wrong, and he was great about getting repair people out as soon as he could. He followed up to make sure the work was done correctly and has been courteous and professional at every point. Everything's been repaired now, and we're very happy. They did very nice new gardening in the front of the building, and they're putting down rocks around the succulents and rose bushes on the side. (It would be great to get those rocks finished, guys. It'll really be beautiful when it's done, though.) The washer broke, and they had it replaced very fast. We're really very happy here. #GoMarco read more

I have been a Board member at Palm Condos in West Hollywood for two years. We are currently blessed by having Crystal Brazile as our Property Supervisor. She is beyond amazing. I am a licensed psychotherapist and I am continually amazed at how well she handles screaming criticism. She is kind (so important); always available and committed to making our lives better. She knows a great deal about buildings, contracts, vendors and she is direct and honest. I had planned to sell and leave, but Crystal has brought a sense of having our backs, which makes the Board's work less stressful. I feel very positive toward LBPM and the upper level staff I have met. I applaud their hiring of Crystal, as it now shows us clearly, they care about all owners in Palm Condos. I live in a condo managed by this company and they have legitimately done nothing the past five years. The planters are barren, tiles falling off the communal facade, and many a fluorescent light bulb burnt out in the underground parking garage. The only consistency this company offers is a monthly bill that certainly does not go toward any sort of communal improvements. My first call was to report a leak in the underground parking facility, I spoke with an individual who said they would call back and never did. To all of you YELP users that are lovers and haters of LB, I want to post my experience as I stepping into the HOA role in April. At this time, I would have rated LB a zero due to lack of communication, follow-up and lack of empathy. The board transition was hard enough but when you have less than expected communications and follow-up is a week or two or never, not a good working relationship. I requested the help of Brian, Janice and Craig in resolving our concerns to move away from LB or stay in having actions speak louder than words. Based on their follow-up and willingness to partner with our new board, I/we chose to stay with LB. Funny part, I chose LB 10 years prior. They transitioned our account to Selma and WOW, WHAT A DIFFERENCE. Very informed, responds to emails, returns phone calls and takes the time to understand the confusion in outlining a solution or path to a solution. Selma and Brian transitioned the board to Podio in allowing us to follow all of the activity and allows for a history in understanding past decisions, quotes and request from the board. Invaluable in managing a complex while everyone has a full time job and just wants to offers a clean and maintained complex. If you are frustrated with LB, please talk with Brian and Craig in allowing for a few days/weeks for them to understand and resolve your concerns.
