If you want to be called an "ASSHOLE" go with LBPM and make sure Nick Hoffman is you'r guy! He's amazing with those "Asshole" compliments! If you are a woman... even better he loves to put them down and demean them...in front of people! by calling them an ASSHOLE! He loves to belittle you and tells you "You are (BLEEPING) ruining my day!" He warms you're heart with all that darkness he carries inside! And yes.... he hates responding to emails... and yes... he will not help you with noisy children (who are renters) who live in your complex who love to play on loud toys un attended by parents for 8 hours a day...(when the HOA rules state this is against the rules!) oh in Nicks eyes... owners have no right to complain! In fact he won't follow the rules and issue letters and warnings to people... in fact he says there are no rules even if you are standing in front of him with RULES printed on REAL paper! and he'll turn around, manipulate the situation and say it's all your fault! And... who the hell owns this company? Some Dude named Robert Lopata who is a musician! Not that there's anything wrong with musicians... but this is a company owned by several people who probably don't know that Nick calls people ASSHOLES or that he spends all his time playing games on his ipad instead of actually helping people!! Wait.. do you need help... Forget it because Nick doesn't help people As an owner of a Town home for the past 13 years... I will have to say LBPM is the most disgusting crooked company! they took over our past Management company and have been negligent causing unsafe areas... we fired them in August... but like the Devil... They've stayed on!How does that happen when your contarct says you have 60 days to leave! Our HOA had to get an attorney and start managing the property ourselves... we have tree issues, sewer issues, plumbing issues, roof issues not to mention aggressive people issues with renters who don't know the rules! ... but hey Nicks games on his ipad are important ! Terrible customer service! Nick has an ipad that he probably works from home off on in his underwear... so don't waste his time with your complaints... he's too busy watching a housewives show... and calling people "ASSHOLES!" Karma is a bitch and will probably bless him with colon problems... since he loves the word ASSHOLE so much! ! Good Luck to him and his future colostomy bag... From one ASSHOLE to another... NICK HOFFMAN This Shits For You! read more

Let me start by saying LBPM is AWFUL at their job as a HOA management company. So is every and any employee we've had to deal with. Specifically, Kathryn Reza. We owned a townhouse in Santa Monica at Charmel Villa HOA and Kathryn Reza was our point person for LBPM. It is absolutely unspeakable how completely she ignored our every need. No matter how great or how small the issue, concern or need, Kathryn Reza could always manage to effectively ignore the correspondence. We just closed escrow on the sale of our townhouse, and even through escrow, she wouldn't respond to any requests. We needed HOA documents for escrow and tried to contact Kathryn to figure out the process. No response. I sent her several emails. No response. I finally got ahold of her 2 weeks into my attempts and let her know that the need is time sensitive. She responded that she'd get the documents to me by that afternoon. Then..... no response. For a week. I began attempting to get ahold of her again and again and again. Via phone and email. No response. I called a different phone number for the general office and spoke to a "manager" to voice my displeasure. The manager informed me that it's not Kathryn's job to do the requested work and that I'd need to speak with a different department. I don't mind if Kathryn had simply said "oh, I can't get those documents to you, but if you call so-and-so, she can help" but I didn't even get that info. The manager transferred me to the proper department, I left a voicemail, and then... you guessed it! NO RESPONSE! The list of people that attempted to contact this office for a variety of escrow based needs included myself, my wife, my realtor, my escrow officer, the escrow officer's assistant, and the buyer's realtor. NO RESPONSE! I can't possibly do justice to how abysmal this company is. Think of the worst customer service you've ever received, mix that memory with a little... no, a lot... of incompetence, and you might have an idea of how horrible LBPM is. read more

I recently moved into the Maravilla Apartments about three months ago and I can say I am finally happy. :D We recently had our new manager, Danielle Bowles, take over and I can she has really turned things around. When I first moved into the apartment complex I was so upset knowing how much maintenance needed to be done for the apartment; I asked my roommate who had already lived here for four years, if we could get management involved and she said she had been trying to for months but nothing had ever been resolved. The lock to the front entrance was impossible to open, our kitchen light was out of service, our showers had no water pressure, and the list goes on. I made the attempt as well and received the same feedback, none. As soon as I heard we were going to have new management into building I was super excited but uneasy at the same time; I was hoping we would finally be able to solve all the problems we we were having but scared it would just be the same result. To my surprise it wasn't. Danielle has only been here for about 2-3 weeks and has done so much for us in these past couple of weeks. I am beyond impressed with her ability to respond so quickly to our concerns, and actually get things done, and as a bonus she is very friendly, approachable, and just easy to talk to. From what I have heard these past few years and from what I have personally experienced, I can tell she s going to be an excellent addition to this apartment complex. This is the type of change that this apartment complex needed. I finally feel I am getting my money's worth. I hope LB property management hires more people like her! I am so happy I chose to live here. :) read more

I have been living here for about 4 years now. When I first got here, there was a different manager but after about a year, LBPM hired Melanie, the manager for about the past 3 years I believe. The complex itself isn't anything to brag about but its nice, a pool, jacuzzi, laundry rooms, trash shoots and some BBQ's which I just heard are now being replaced for newer, nicer ones. The current manger Melanie is superb. She is extremely easy to get along with, she deals with noise complaints with finesse and is very, very friendly. Ever since they hired Melanie, I have really enjoyed living at this apartment complex because I feel like she actually cares about what I have to say. I suggested a mirror to be installed at the driveway into the lower garage because it was dangerous because you cant see people coming up or down the sidewalks. Guess what, she had it installed that week. If I have a problem with my unit, I either speak with her directly, or fill out a maintenance form and it gets taken care of immediately, she even texts or calls me to let me know that she is working the issue. It's a pleasure working with her as a manager and I really hope she stays for as long as I am there. Management, seriously consider giving this woman a raise. I don't know how much she is paid but she is extremely helpful and quick. She is kind, considerate, and is extremely level-headed and down to earth. She goes out of her way to make sure that the tenants are happy and insures that all complaints are taken seriously. I highly recommend LBPM for as long as this manager is here. read more

LBPM, the property management company supposedly overseeing a property on Garfield Ave in Glendale, California, has been nothing short of disappointing. The association manager, Marinel Castillo, is extremely difficult to reach -- it often feels like she has a busier schedule than the President of the United States. Communication and follow-through are practically nonexistent. One of the most frustrating issues is that LBPM keeps raising the HOA fees to absurd levels. Homeowners are basically paying the equivalent of a car payment just for the HOA, and for what? Other complexes in the area offer far more amenities -- like gym facilities and updated common areas -- for the same or even lower fees. Yet LBPM keeps hiking costs without any real improvements to show for it. It feels like they're penny-pinching on maintaining and updating the property while constantly demanding more money from residents. On top of that, the property still doesn't have a basic 24/7 security system to prevent unknown trespassers from entering the building. The lack of basic upgrades, like ensuring doors are in good condition and fit properly, is a glaring oversight. These are the kinds of issues that the association manager should be addressing by actually engaging with homeowners and asking for feedback on the property's management. In short, LBPM is one of the worst management companies around. This property needs competent leadership that actually communicates with residents and invests in meaningful improvements, because what we have now is simply unacceptable. read more

LB Properties is the best property management company my HOA has ever used. The Kenwood Homeowners Association has been utilizing the knowledgeable advice from Ellen Ford at LB property Management in Sherman Oaks for almost 6 years now. If Ellen represents what the company stands for as a whole, than they are truly a stand up property management company with the deepest integrity ever. Ellen Ford has provided guidance and advice that has allowed my HOA to resolve issues before they were ever able to escalate to anything serious. Her knowledge of the property management industry, new laws, and the successful operations of a California HOA is not the only thing she has to offer...This property management professional understands the human side of property owners who have all been thrown together to get along as neighbors as well as work cohesively as an HOA. Her thorough listening and understanding of the challenges our HOA faced allowed her to equip us with the tools and information to make things work productively and legally. Her prompt follow up to all of our questions, whether it was by email or phone were very much appreciated I would say LB property management's integral way of doing business will keep them in business and provide quality customer service for years to come. Thank you Ellen Ford for everything!!! Kenwood HOA read more

I would give this company 5 stars out of 5 for their level of professionalism. The Agent, Raul Garcia responded very quickly to my current tenants, prospective tenants, and the and to me. He was able to be flexible to the changing circumstances regarding a move out and coordinating the move in of the new tenant with in 4 days. I had no gap in vacancy for this rental property. He was also able to screen and qualify the right tenant for our property, handled all the contracts, and went above and beyond to ensure that my rights as a landlord/manager were not infringed upon (we had an issue with our tenants legal team). Did I mentioned he found the right tenant in four days? I know, incredible! After the tenant moved in and all the necessary paper work was signed, he continued to follow up and make sure any and all loose ends where tied. Raul Garcia's thoroughness was refreshing for me as I was slammed with multiple projects. I praise and thank his ability to anticipate the needs of the landlord and the renter, and move things quickly forward so that all aspects of a leasing transaction go as smooth as possible. There is no doubt in my mind that I will work with him and this company again, and I refer them all the time! Sincerely, Sebastian B. read more

Beginning a new chapter of by moving away to go to school is almost always a scary experience. However, there a numerous things that can easy the fear that include, but are not limited to, some form of a support system, having friends in the area, and lastly the place that you move into. While I am a bit older than most of the other students these fears still persist. With the semester off and running now a large amount of my stress, and fears have been put at ease by knowing that there is always a comfortable and friendly place to look forward to at the end of a hard day. The accommodations are very nice. They are by no means Viking appliances, but they are all fairly new and work well. If there was one complaint that I would have about this place it would have to be that the area can be a little "rough" at times. This is not that uncommon as most of the area is in a similar boat. With numerous apartment buildings that offer very low rent there are bound to be some unscrupulous individuals living here. If you are a young lady living in the area i would not recommend walking around the neighborhood by yourself at night. However, with a little bit of common sense it is fairly easy to avoid any problems that may arise. read more

My family and I recently moved out the building located on 7011 Lennox Ave. This building is managed by LBPM and our onsite manager is Janet. We lived in that building 7 plus years, we seen a few managers come and go. Our previous "manager" was never onsite, however he filled tenants doors with notices (no kidding, like 4 a day), we literally couldn't sneeze or cough we would have a notice posted if we did so. When Janet came to take over it was scary, we didn't know if it was better or worse. A few days in we notice changes. She was always cleaning the second floor hallways and our laundry room was welcoming. Every day 9am she was around the building. What we loved the most was she was always available for any questions, concerns , comments , Anything!! she was there even after hours ..she always let us know how aware she was that most of the tenant worked full time and with that being said she knew the only time we could voice our issues was evenings. My family and I moved out 2 days ago. We will miss this place. We just bought a house!!! So many negative reviews here made me take this time to write for any family that is here searching for answers. I do recommend LBPM. Thank you for making us feel like home! read more

I, too, wish I could give less than 1 star to this crooked organization. I lived in a building they managed unfortunately -- and during my 3 years there, we had 7 different onsite managers. Craig at LBPM is the most aggressive and spiteful of the bunch weilding his power like a coward: humanity or humanness is not a part of his mission or the company's. They are about one thing and one thing only: making money no matter how they have to do it -- I've seen them make people cry -- tenants who have been in the building for years. Wnen you have a paragraph in all of your lease agreements that say you can't sue the property management company (but you can sue the owner) you know there is a huge problem. Let me end with this...if anyone is living in a building managed by these people, when you move out, make sure they provide the legal documentation that they are forced to provide (and rarely do apparently) regarding your deposit. They disregard all State laws and regulations and just go for the jugular. Be aware and know your rights. If you're not currently living in a building managed by Craig and his clan, kiss the ground and avoid at all costs. read more

Our HOA fired this company because our representative was unresponsive also, there are allegations of her using foul language. She would not answer phone messages nor respond to emails. Their contractors were incompetent and could not fix anything, including leaking roofs and keeping our building clean. But they still took our money with LB keeping a large referral fee. LB own their own contractors. AND I AM A REAL FORMER CUSTOMER The board members should have fired them years ago. The former president was just horrible and had good relations with LB. the homeowners had to band together to threaten to sue the board. The board is comprised of the stupidest people in the building. The former president spent most of his time socializing with women in the building while his wife was at work. Another board member was constantly drinking and two old women on the board kept harassing men half their age. Many homeowners had to ask these two women on the board to stop. This place is like the twilight zone. We finally fired LB and kicked off the bad board members. Board members can be as bad as these corrupt LB management companies. read more

I have been a tenant in the Village Beesan apartment complex since January 2011. In the four years I have been here I have never had to wait for a repair request to be acknowledged, nor have I had to wait for the repair itself to be addressed. On-site managers Carlos and Leticia are easily accessible and very pleasant to deal with. I have never had a problem contacting them when necessary and they always leave plenty of notice well in advance of any type of shut off or building repair. The notices for inspection are distributed well in advance also, which is very much appreciated as my last building never let anyone know anything at all--which could be pretty annoying for a night worker like myself. The parking garage is always well lit, the stairwells clean and safe and the main lobby door is always locked late at night which is important to me as a night shift employee, and there is always a courtesy call before entering my apartment. I honestly have nothing negative to report about my tenancy at Village Beesan--I am very happy to have Carlos and Leticia looking after things and am not looking to leave anytime soon. read more

I am a senior, & rented a 1bdr apartment at a building managed by LBPM 2.5 years ago, after renting a nearby 2bdrm condo for 20 years. Local management was dreadful and rude, things took forever to get fixed (if at all), and there was always parking problems. When Lamice Sabbagh took over as the area Supervisor a year ago, everything took a radical shift -- for the better, I am very glad to say. A broken A/C got replaced in record time, especially at the top hottest point of last summer. Parking problems (my spot much of the time used by others (or the local manager's friends or neighbors) finally ceased, especially after given a new spot. Plumbing problems (leaking pipes in walls and under floors) were dealt with quickly and definatively. Bathroom furniture, rotting away for months, were again quickly analyzed repaired and replaced. And now, wow, after requesting outside buzzers be repaired since I came here, they are suddenly being taken care of. Best of all, there is always somebody to communicate with. The neighbor who banged up my car is open to fixing it. Even the local manager is being nicer to me. Thank You, Lamice! read more

I've been living at 150 Douglas street for some months now and I have to say that the renovations that have taken place has liven up not only the building but the neighborhood in so many ways. From the bright welcoming yellow paint, to the large colorful numbers out front, to the fresh floors through out the hallways and the impressive garden in the back patio. The removal of the middle fence between the buildings was a great idea also. It opens up the space and makes it look more charming. If I have any issues with my apartment or the general living areas, our property manager is very prompt responding with answers and solutions. Not only is he very knowledgeable about handiwork, plumbing and organization, his creative visions have helped to make our living quarters feel like a home outside of our personal spaces. Because of his insightful and perceptive knowledge of the community, I feel I can turn to him if I have any questions or concerns about any peculiar activities happening around the block. I've been very pleased with the changes that are taking place and I look forward to more improvements. read more

LB constructs lies and excuses to cover up the fact that they are incompetent. Their lies are so outrageous that they sound crazy. They are verbally abusive and use foul language. Our building supervisor has gone off the rails and used foul language. She is a thug in a dress. The worst people are Janice Eisenberg who will ignore you and Craig Tice who doesn't know the meaning of customer service. He thinks denying people's complaints will solve the problem and he keeps telling us what to do. Who the hell is this person to tell us what to do...basically, he is telling us that our complaints are not valid and to stop complaining. And LB is so drunk with power that they forget that our Board of Directors have term limits and at any time LB can be fired! LB keeps telling us to stop complaining. And if you are a renter and have to deal with LB, call the LA housing dept. They will come out and inspect the apartment building and hear any complaints from all tenants. We did and LB got into lots of trouble for not fixing anything. read more

I cant imagine anybody writing a poor review for them. Our HOA is such a success story going from a terribly maintained, broke building to a glowing and growing reserve with constant improvements. Nick is our go to guy and will always go above and beyond and do it pleasantly. He can handle the pressure and demand of a large property. We needed to grow our reserves and we sat down with Lb to go over what we can save on. We needed to fix the building and they provided vendors at fair costs. Not to mention as many comparative bids as i want. Being on the board and with LB for nearly 4 years, i can say that having the right management company is everything. And having a team mate like Nick is really a blessing. He has created endless reports for me, shaken down vendors for better prices, taken abuse gracefully from owners, personally met with our contractors and bent over backwards on too many occasions to count. I would recommend them to any HOA, especially those that need some help to get back on track. read more

I own a large townhouse in a small building managed by LBPM, in addition to being on the HOA Board. I have truly had a wonderful experience with LB. Over the last 8 years we have had problems arise - break-ins to the community garage, a leak from the outside into an owners townhouse, broken garage door, but LB has ALWAYS been quick to respond, specifically Michael Mcleod. This is my first experience owning a home and being on an HOA. It seems like Michael has done this for awhile - he always has great advice for me in working with other homeowners as well as recommendations for the building. It would be pretty frustrating to have to navigate these everyday problems year after year with someone else, but Michael is always so patient when explaining things to us. Whether its meetings, dues, building vendors, etc., Michael is a great resource. I can't say about LB and Michael and the professional level of service they provide to our building. I just hope we never lose them! read more

Our condominium association engaged LBPM approximately a year ago after several rounds of interviews. We were assured of a hands-on property management experience, strong financial and accounting management, a robust portal, and an engaged, helpful, friendly, and professional property manager. Unfortunately, our experience has been quite the opposite. This has significantly impacted our building's financials, security, and safety. The assigned property manager, Nick Hoffman, has been disengaged and unhelpful. Despite assurances from management, specifically from David, that a different property manager would be assigned, this promise was not fulfilled. The HOA board and owners have observed various issues and untruths. Efforts to communicate with David through emails and calls have been ignored. We hope that this feedback reaches LBPM leadership and leads to necessary improvements. The HOA board will be happy to have a meeting and share detailed feedback and examples. read more

I have thoroughly enjoyed living in my one-bedroom apartment at 130 S. Flores St., a property in LA that the Flores Investment Company owns. With a secure entry lobby, underground parking, an elevator, and onsite laundry facilities, this charming building offers all the amenities I need to feel safe and comfortable. And the location is ideal--situated right off Third Street, the apartment complex is within walking distance of the Beverly Center and the Grove, as well as Whole Foods and Trader Joe's. The best part of living here is the apartment manager, Gabriela Carnu. Friendly, well-liked, and extremely competent, she goes out of her way to make sure that all the tenants are satisfied. We know we are in good hands with Gabriela in charge. This place would not be the same without her. If you want a centrally located, safe, and well-managed apartment, I think you might find what you're looking for at 130 S. Flores St, near West Hollywood, Fairfax, and Beverly Hills. read more
