I am the tenant at the building at 6955 Kester Ave. Van Nuys 91405 and I would like to express my gratitude towards the managers of the above mentioned building. These are the best property managers that I have had experience with. I have been living in this building from 2010 and I have seen incredible changes to the better in this building since the current managers Sam and Andrea moved to this building. They treat each request of each tenant with full understanding, responsiveness and professionalism. I also talked to many of my neighbors about them and the only thing I heard about the management is the most positive and grateful feedback. Thank you Andrea and Sam for making this building a better place to live ! read more

Good service! I want to thank Nathalie Fajardo, she is super nice and helped me resolve my problem. Truly appreciate!

LBPM just helped me get my first apartment in LA after weeks of struggling. Annette Gomez, our Property Manager, was more than accommodating in helping me and my buddy land a spacious, beautifully designed, and highly affordable 2bdr/2bth apartment in Panorama City; especially as students and out-of-state- residents! The application process was cheap, simple, and straight forward (they also accept co-signers, which many other companies don't!) The property itself has a pool and two laundry rooms, a parking garage, and is simply beautiful to walk around and very peaceful. Finding this apartment was well worth the wait! read more

Pretty awesome complex. Manager Danielle always makes sure everything we need is taken care of and it's across the street from the university which makes it so convienent for us students. read more

I have been living in this building (13429 Vanowen St.) for almost three years and I absolutely love it. I strongly believe the reason to my smooth stay is due to our building's amazing manager. She, Denise Klotzman, is one of the most hard working, attentive, and caring managers I have ever met. Whenever there has been a problem with our building or our units, she has quickly brought the issues to LBPMs attention and pushed for speedy repairs. She is an accountable and responsible individual. Thank you Denise, you are amazing!! read more

I have been living at the Reseda Apartment Complex for almost 2 years. The apartments are nice, quiet and clean. Mostly I just want to shout out our building manager Crissan Morgan. She really cares not only about her job but all of the residents in the building. She is always quick to respond and extremely helpful. Most importantly though, Crissan is a solid human being. I give her and my experience here two thumbs up! read more

To whom it may concern, Maravilla Apartments here at Northridge, CA was initially the apartment complex that I've wanted to live in during my undergraduate years. The manager on-site, Danielle B., has always been eager in getting me settled into her apartment complex. After three years of living in other complexes in the area with unsatisfactory service, Danielle saved my roommates and I from spending more money than we should be. Furthermore, she has ultimately been the best landlord that my roommates and I have ever worked with despite our quintessential never-ending apartment maintenance requests. Although Danielle may not be in her office 24/7, you are able to contact her through her work phone and she will respond in a swift manner. So far, we have been experiencing top-quality service and hospitality; it will be a vastly bittersweet moment when all of us have to move out within the next year. We, as roommates, collectively and exclusively think that there won't be a manager as charismatic and passionate as Danielle and for that we are highly grateful for her. For those who are looking for high-class units and service, Maravilla Apartments here at Northridge, CA should definitely be one of your main choices. read more

Recently I decided to relocate from the downtown area to Hollywood. Searched long and hard and came across a vacancy at Becrest Apartments. I met with the manager, Tom C. and he gave me a thorough tour of the property and vacant unit and even took the time to recommend some cool spots in the area. I had a couple of hick ups regarding my lease at the old unit and LB and Tom were great at working with me to get it all worked out. I've had a very pleasurable experience with them and I just moved into my new and freshly painted apartment... Look forward to living here! Thanks guys... read more

I served on the HOA Board and ever since LBPM took over management of our townhouse property, things were never managed properly or professionally. LBPM was more often than not insensitive and slow to respond. They displayed poor customer servicing when called. The Property Manager assigned to our community was inexperienced, didn't know the laws or most regulations governing town-homes. We finally decided after 2 years to leave LBPM. I will never recommend LBPM. LBPM deserves no stars. read more

I have live in the building managed by LBPM located at 8545 Balboa, Northridge, california, for almost 9 years. This building's resident manager [Erica] has been most helpful when I have had a couple of minor 'issues '.i.e. gas heater needing adjustments, garbage disposal broke and when shower faucet broke--when I notified her,,she advised me she got the maintenance worker and advised me they would make the repairs & they did the repairs within a couple of days.. When the toilet broke during the night,I notified her in the morning and by about 12 noon they cleaned the water mess and installed a new toilet. They keep the building & grounds clean and Erica sees to it that families with young children respect other residents and that noise levels are at a minimum. This is why I have continued to reside here . Richard Rudman read more

LBPM provides services to the HOA I moved from in Culver City last year. First, they failed to collect several thousand dollars in fees and fines. At the same time, they failed to collect fees from every move-in, move-out during a hot sales and rental market. Their lips were zipped as the Board planned to take a storage room in the garage, an asset of the entire community, and DEED it to three board members and 3 non-board members. Then they represented the HOA in small claims court when l demanded reimbursement of the $500 insurance deductible after my unit flooded with rainwater. Rainwater running from the 3rd floor roof inside the exterior walls when they failed to perform regular maintenance and gutter cleaning. It took SIX months to complete deconstruction and repair of my unit as they all dragged their asses across the floor. In small claims court LBPM/Nick Hoffman sent us on a wild goose chase when he asserted that the HOA wasn't 'served' correctly because it didn't go to the Agent of Record Craig Tice. What he did not feel the need to share, was that the agent of record had in fact left LBPM over a year ago. Apparently LBPM doesn't feel the need to follow the law and disclose changes to the State. If you've the B's to deceive a judge, no lie or deception is off limits. Incompetent AND dishonest. read more

I just moved in and I already feel like I don't want to leave. The ombieance of the building is matched only by the dedication put in by the staff. This review is for Greg, our new apartment manager! He is AWESOME. We have never lived somewhere where the manager takes the time to learn our names and about our interests. I am preparing to sue LB Property in Small Claims Court for my security deposit. They refunded a minimal amount of my $500 deposit; the rest went for painting and cleaning. Note: painting is NOT a deductible item according to statute and I left that apartment pristine. See you in court LB, for twice the security deposit, since you never sent me a written statement of inspection and certainly not within 21 days, not to mention none of the deductions are legal. read more

I have lived in my apartment for going on two years now. Initially when I moved into 6755 Yucca Street, it was loud. Some neighbors of mine didn't respect others privacy, making it difficult to live comfortably. As soon as Mignonne Lafleur took over as the onsite manager for LB Property Management, things changed. She has done a wonderful job of making the property more quiet and peaceful. Now I can just enjoy my awesome apartment! With affordable rent, a lot of space, onsite laundry, and parking, I really have no complaints. It's a great location, close to freeways and smack dab in the middle of all the Hollywood action! =) Being young and single, I can't really ask for a better situation. I have had no problems with LB Property Management. In fact, they have gone above and beyond to accommodate me. =) Thanks Mignonne, for all your hard work! read more

SCAM!!! They ran my credit once and I had to pay $30, this was supposed to be sufficient for my application. I had been led to believe the apartment was mine at this point. Then, a day before I was scheduled to move in, Michael Mcleod (LB Property Management) insisted I had to pay another $30 for an additional credit check - which I did. I was THEN told I could not have the place unless I again paid an additional $30 - total of $90 to apply for the apartment. When I tried calling Mr. McLeod he ignored my calls for a week. Once I finally got in touch with him he could not have been more despicable or deceitful. He told me I was not entitled to ever contact him, he refused to take any further calls from me. He lied about my credit check claiming my credit had been maxed out but I verified multiple times with my bank this was absolutely false. Needless to say, I'm not living in this space and would advise anyone considering looking at LB Property Mgmt spaces to NEVER apply. They will scam you multiple times to over pay for credit checks and ultimately deny you and ask for more money to continue running credit checks. The apartment I was attempting to rent was below market price for the area by $150/month, and I believe they keep one room open at low rent to entice people to apply, and scam them for their credit check payments, over and over again. HUGE SCAM. BEWARE! ***** Although Mr. Mcleod was an abomination, the property managers I dealt with for the apartment on 1623 N. Mariposa were incredibly kind and easy to work with, let this review not reflect poorly upon them at all, only LB Property Management and MICHAEL MCLEOD. ****** read more

My review is for my property manager/leasing agent Lamice Sabbagh. If I could give 10 stars for this lady I would. She has been the most caring, patient, understanding and pleasure to work with in all of my experiences ever in renting an apartment. my daughter and I both truly appreciate her kindness and her professionalism. She made us feel welcome and like she honestly cared about helping us get into the perfect place for us to live. From the moment I sent notification online that I was interested in viewing the apartment & Lamice made contact with me, she somehow made what is usually a long drawn out bumpy experience with lots of snags (i.e. getting approved for a rental!) a seamless, smooth, quick and headache free experience. And before we could blink hard, she had us approved and we were moving in, in less than a week. We have never been so grateful than being placed in the presence of someone as caring and helpful as Ms. Sabbagh. And she continues to put great efforts into ensuring that we are happy and satisfied with our new place. Which we are so happy in our new home. So from what our experience has been in this last month, LBPM Sherman Oaks, CA has some pretty awesome people that work there. read more

I want to highly recommend the services of LB Prop. They managed my apartment building in Los Angeles for several years and I found them to be very professional. I especially want to commend the work accomplished by Martha Montes who was very professional, very courteous and a delight to work with. The building was so successfully maintained that I had very few issues when inspections occurred by the city and when we sold the building there were very few corrections and the building was in excellent condition, even though it was over 70 years old. read more

I have been renting apartments for the past 7 years and hands down the best manager I have dealt with and best experience has been with LBPM- Manager- Melanie. I lived under her management for 2 years and I regret leaving the building so much that I returned back this past year. Melanie is always on point with communicating any issues, responding to complaints, and taking care of any maintenance in such a fast paced timely manner. This makes other tenants, and myself, feel comfortable because she gets things done. I love her energy, her honesty and the commitment she has towards taking care of her tenants. read more

We currently have financial issues with LBPM meaning that they have significantly overcharged us for a few thousand dollars above what the contract allowed, kept it quite until we recently found out thru a review. They bill and hope you don't contest, if you do they will say "you got the bill, you paid , so you accepted!" Most of what has happened to us has already been written by other reviewers, and there is no point repeating .The poor reviews , Recomended or Not Recomended by YELP automation system, is an indication that this business is Definitely not recommended, and poorly managed. The question is when LBPM can't even manage their own company efficiently, how can you expect LBPM to manage Yours? read more
