Update 5/6/14: After leaving my office suite I ended up needing an office on an occasional basis a year later. Judy the new manager of the building offered a free month at their Synergy Office executive suites which after completing I signed up for and could not be happier. What a 180 from my previous experience, it has been absolutely stellar. ------------------------- I'm in an office suite managed by this company, and I have had nothing but problems from day one. They continue to bill me for services that were terminated months ago, and tried charging me late charges when my rent payments were always on time. On a few occasions they said I didn't pay at all and I had to supply cancelled checks to them. My current invoice says I owe hundreds more than I should, and they said this would be resolved months ago. Every month it's another conversation trying to get my billing straightened out... seriously annoying. Other gripes in terms of the building I'm in managed by LB: - We have had 3 different on-site managers in 8 months - Reserved paid parking spots summarily taken away from tenants with no notice - Unwillingness to fix problems with the building/offices. Please for the love of god, do not subject your tenants to this company. I'm not new to having an office, this is my sixth space spanning 14 years, so I have had lots of experience with commercial property and managers... by far my experience here has been the worst yet. Ironically I actually like my space in the building, it's affordable and conveniently located close to home, but I'm contemplating moving due to the fact that it's so poorly managed by LB. It's not fun being dicked around like this. Note: you can see the company is actively trying to astroturf their Yelp page with reviews from their vendors and random one-offs. There are two one off 5 star reviews (will probably be filtered by the time your read this) in the exact same format! Update: I've since left this office space. It just wasn't worth the hassle. My office would regularly get to 80+ degrees in the summer months and they refused to fix the problem. They leave the most passive aggressive notes in the elevators, randomly & frequently schedule maintenance for issues no one seems to care about (WHY DO YOU KEEP CLEANING THE GARAGE!?) & are generally the most unhelpful lot of people I've ever come across in my entire, entire life. This is regards to how a situation is currently being handled for the unit that I am renting. Eileen who works for LBPM texted me a couple nights ago in regards to multiple complaints against me. This text was at 11:30 PM. She informed me that there were multiple complaints in regards to my mother in law being a nuisance to our neighbors. Apparently, the cigarettes and other legal substance that she has been smoking in the patio have been bothering other neighbors in the complex. This could have been addressed immediately if Eileen or one of the cowardly neighbors would have notified me about it. She told me that there were multiple complaints for the last two weeks. Why am I finding out about it now? You wait two weeks to text me at 11:30 PM about it? The text was condescending as if she was speaking to a two-year-old. Then after texting me, I received a threatening email. Then after further communication the next day I was informed that we are now going to be served a notice. I asked what type of notice this will be. She did not respond. She was quick to respond to me at 11:30 at night though!! We have paid our rent on time every month and have not had any issues until last week. We don't cause noise all through the night like other neighbors in the property. This is especially true to some neighbors that can't handle their alcohol causing them to hoot and holler every freaking weekend evening. We are not housing more than 3 adults like some other neighbors on the property. We pick up after our pet in the grassed area unlike other neighbors on the property. Apparently, my mother in law cannot visit her daughter who she has not seen in four years. Apparently, there is a specific amount of time that she can only visit. None of this is notated on the lease. Then I was informed that the building that we are staying in is none smoking. There are no signs on the property to state it is. Nobody is smoking inside of the unit and the other tenants who live there have not gotten the memo either. Way to go with treating people like absolute scum bags. Update: 22 days too late Brandon. My mother in law is gone. Still no notice provided to me after being threatened with one. You guys really run a top notch outfit. My complaint was made on Yelp and I will not be directed to make another one. read more

Sounds like your company had a change of heart when you discovered the Yelp page that has all the poor reviews on it, but then of course, you were able to create an "official" Yelp page and ignore the other for a while longer. When I see a second page show up, with a good review versus the original page with MANY poor reviews, it indicates this company is more concerned with its appearance than its behavior. With regard to the absurdly high ceiling repair, the person assigned to us promised to review it...of course as was regular for your company, she never did. Oh, and you, or some other executive, did "look into it" at a later date and our HOA received a threatening letter from your lawyers saying if we didn't pay, we would be taken to court. We can do without anymore "help" from your company, thanks anyway. While you say you've changed (like in any abusive partner in an abusive relationship..."Baby, I'm sorry, I'll never hit again!") the review from 2/12/2012 shows you haven't, not to mention the 25 Better Business Bureau complaints logged against your company in 5 years. And those are just the ones that took the time and made the effort to go through the BBB complaint process. As for telling you what property we are located at, let's just say this dysfunctional relationship is over. Accept the consequences of bad reviews and worry about your current customers. The woman assigned to our property was less than efficient and didn't take direction well. It was nearly impossible to get them to take care of the property. Additionally, only after years of paying huge prices to repairmen, did we figure out that they had an internal repair service. They hired random repairmen and when our property paid to have something fixed, the check went to LB! We once paid $1500 to have a damaged wall fixed (about 4ft by 4ft in size). The invoice read "difficult to match paint"... it is eggshell colored paint. The treasurer on the board of directors also realized that the company was collecting all the late fees from our HOA dues. The excuse was that they had changed their policy and now that was part of the stipulation of their contracts. After several angry calls I finally got a hold of someone...the VP I think...who agreed that it was not in OUR contract of 3 years prior to have the late fees GIVEN to the property management and so, she would "allow" us to collect our late fees in the HOA account. How nice. This company charges a minimal monthly fee, ($350 we paid) but their service is terrible and they do ANYTHING possible to collect money from the properties they manage. Oh and that $350 was always accompanied by an invoice which read like a laundry list of office expenses...copying fee, mailing fees (mailing out HOA bills), letter fees (for writing to owners behind on dues) generally added $200 to their "low" monthly charge. Of course their monthly charge was low....they were charging up the wazoo anywhere they could as well as quietly squirreling away our HOA late fees which we never agreed they could have. We finally dumped them and found a company for slightly more that does not charge for mailing out bills, copying fees, letter fees, and actually responds to maintenance needs! Oh, they do charge $10 per late fee collected....BUT it was in the contract when we signed it! That little bit of honesty goes a long way. And we still get the bulk of our late fees! In short....if you run across LB Property Management for your HOA or other building...RUN AWAY!!!!!! read more

The worst management company in Southern California. I had to fire them to see how much of a difference a competent HOA company can make a difference in a deteriorating community that had given up on improvements. Lisette lied the entire time about certain units not paying their fee on time. When the community needed repairs they outsource all their repairs to their own company under a different name to up charge ridiculous amounts. A pool resurfacing cost with them 25k and when I had agreed on a company that would do the repairs in half the cost ignored my consent and chose theirs. Fraudulent liars and horrible customer service. It took threats and an incredible amount of effort for this company to release the funds to our current HOA company. Years of stealing funds and causing havoc STAY AWAY FROM THIS COMPANY AT ALL COSTS. Renters beware: Horrible communication skills combined with evasive tactics when I tried for weeks to retrieve my deposit, Which was already 2 weeks past the legal deadline. I've been living in one of the apartments managed by LBPM for a little over a month now, my property manager is Victoria. She is very professional and is always available for her tenants. The building itself is very clean and the facilities it offers are well taken care of. I feel very safe in the building as it has cameras installed in every hallway, parking lot, etc. In my time being here I've had one issue involving my parking space and Victoria was able to adress it very quickly and it hasn't been a problem since. I see that Victoria's professionalism and quality of work has made her a very respectable person among her tenants and I am very happy with the building. read more

I own a rental townhouse in the SFV. LBPM has managed the property for the past 5 years. The LBPM team has been extremely diligent in handling all issues on my behalf related to tenancy, HVAC, appliance, and plumbing issues. Jordan (Director of Single-family Home Div) keeps me apprised of all issues related to the property. Jordan's assistance in understanding the recent complex L.A. City COVID Renter Protection Ordinance, as well as preparation and submission of required forms, was invaluable. Christian (Portfolio Supervisor) arranges repairs with the contractors and tenants. Christian recently went the extra mile to arrange for several plumbing estimates which I know was time-consuming considering tenant availability. LBPM accounting prepares a monthly Income-Expense Report which is maintained in an easily-accessible owner portal, along with monthly bank statements. This has been extremely helpful in maintaining an accurate accounting of income and disbursements particularly in preparing personal income tax returns. I highly recommend LBPM due to their responsiveness, work ethic, and detailed-oriented accounting. read more

We recently completed our contract with LBPM. The service just got worse and worse since my previous review. We had multiple instances of incorrect billing, sending multiple bills to all the homeowners, and receiving advice that was incorrect and exposed us to liability. Our property supervisor was not all all helpful in responding to owner issues. We escalated the issues with LBPM management numerous times but they were never able to resolve them. I do not recommend LBPM for managing HOAs. read more

Seriously, they know how to pick the BEST on-site property mangers. They are SOOOooooO accessible, kind, and eager to help. siiiiike. I live in Sunland... yeah, I know. I rent a studio that I hate. Our upstairs neighbors decide to run back and forth, yell & scream, and jump up & down from 11 pm to 6 am nightly. Our one shared half wall (who is the onsite manager) loves to BLAST mariachi & mind numbing EDM music in the wee hours between 11 pm & 3 to 4 am almost on a weekly basis. Every single thing CROOKED ( outlets, towel racks, you name it), the lugs are so loose nothing will stay plugged in and everything is poorly painted and tacky to the touch! Not to mention the lovely infestation of stinky tree ants AND small cockroach populations!!!!! Now, I know I live in a semi- questionable area, but as a young woman, who is just starting out on her own, it is all I can afford. I hate EVERY minute of living there. There is one tiny small trash can (probably the city's fault) for 20 units, of which most are inconsiderate a-holes and decide to throw large boxes (not broken down) and leave bags of diapers, cat liter, and left over food on the SIDE of the dumpster... they cant even throw it in....... albeit, homeless rumage through every morning and night, so not sure if the blame can be on my lovely neighbors. Also, there are so many sights to see! There are regularly strung out, homeless people passed out on the side of the building, muttering to themselves, panhandling, and awaiting their next fix. Doesn't that sound quaint! All sarcasm aside, Im pretty sure there is just no basic comprehension. We called several times due to the ant issue we had, because they were coming through the shower handles and cracks in the caulking.... the "plumbers" he sent were a special kind-a-stupid. They didnt even fix what our requested issue was! They just replaced the faucet heads because that was what was on their order form! I CANT! The other issue is parking, since moving in I have requested an extra parking spot for my vehicle that I would gladly rent monthly. (there were several spots unused and the manager has 3 spots for his 1 bedroom, hmmm)... I had an agreement with a tenant to park their 1 Saturday every other week, when I get home late from work.... Well one morning I came out to see a note on my windshield stating that I needed to stop parking in their spot because they cant find parking on the street.... so, as a confused tenant, I called my less-than stellar manager to question wtf happened and there was basically nothing answered because, as mentioned, a lack of basic comprehension.... he said that he told the new tenant to leave a note on my car..... I was fuming. I dont want anyone touching my belongings without my consent... well, you know what they say.... can't fix stupid. Im anxiously awaiting for the day when my new living situation is lined up so I dont have to live in that hell hole anymore! read more

LBPM is a terrible Management company. I would give them 0 stars if I could. I am the President of the HOA and dealing with them is awful. Brandon Stein the COO often won't even respond to our many complaints which has been a lot of billing issues. They always pay our bills late. When they receive an invoice the billing department waits about 6 weeks to cut the checks and the mail always takes 5-7 days longer than expected. I have asked for a solution multiple times and only got excuses. Yesterday we needed to make a big payment to have pest control done on our property and again the payment was mailed at the last minute and we never received the check. Again our property manager claimed that was the way it had to be done and wasn't open to doing anything to improve the service. I called Brandon yesterday to get the payment resolved and never got a call back. The accounting is poor and hard to understand. Our treasurer even went down to meet with the manager and accountant and it was no help. As far as other Management items completion of tasks has been poor. For one example we had an inspection on the property and after spending 3 hours of my time to help the manager she never completed it and we were told we would have to do the inspection all over again with a different manager. Salle the head of HOA also never responds to complaints when you email her. We are locked in a contract till September so Salle and Brandon don't care if we get good service, they just take our money and do the bare minimum. They even raised our monthly fees. You would think they would at least keep the fees the same since they know the service is poor. Whatever you do DO NOT hire LBPM to manage your HOA. Your HOA will regret it! read more

I've lived in LA for 10+ years now and dealt with different types of landlords and property management companies. Out of all the companies I've dealt with, LB Property Management has to be one of the best I've had manage our buidling. I'm not going to say they're perfect and not without their flaws. However, compared to some of the other companies I've had to deal with, their imperfections seem very minor. They fixed the problems with our apartment when items broke. They were easy to speak with and very diplomatic when it came to rent costs. They no longer manage the property where I live but they are greatly missed! My boyfriend and I lived at the Collins st apartments in Tarzana for about a year and a half before moving out of state. Our time there was great we didn't really have any complaints other than the repair to our leaking ceiling which they did end up fixing eventually. It just took a little longer than we'd have liked. The on site mangers Chris and Paulina were amazing. They always got back to us within a timely manner and did everything in there power to get things sorted out if an issue arose. They kept the property very clean and in order. It is a quiet complex and we didn't have any problems with noise even living in a ground unit with someone above us. It is also in a great location, located near grocery stores, bars, restaurants etc. All in all I would recommend this place to others looking for a rental and if we hadn't needed to move for job related things we would have happily continued renting there! read more

This must be one of the top 5 worst HOA management companies. They make themselves seem very professional on their website but they are absolutely NOT. Like previously mentioned by other homeowners, they do not respond back to your messages online or by phone. I have seen their signs throughout the San Fernando Valley and it might seem like they have too many buildings to attend to. They don't do simple repairs such as fix a door lock. They receive approximately $12,000 a month from this townhouse complex but cannot send a locksmith. I hope I find a way to take them to court. read more

It's now been one full year and everyone is renewing their leases!! Love living at 11828 Runnymede St in north Hollywood. These new apartments have been kept up very well thanks to our amazing manager Greg! Yes the neighborhood can get a little sketchy but Greg is on top of everything his tenets report. In addition to a consistent cleaning crew, Greg picks up trash in the front yard so our curb appeal strong. He follows up quickly with repair requests etc. Thanks LBPM for hiring Greg as our apartment manager. I just bought a condo and this company has done a great job managing the building. They just took over and have their work cut out for them. But they are organized and are getting things done! Marinel Agbunag is our rep and she is fantastic. She returns my emails...sometimes within minutes. Always stays in constant communication and follows up on every issue. I went to a HOA meeting recently, and Marinel was organized and very much in control with what needed to happen in regards to our concerns. She's awesome period. As a new homeowner, I feel extremely comfortable knowing that this company and Marinel are taking care of us. I have been living in a building managed by Gabriella for the last two years now and have only great things to say . Gabriella is a friendly face that we love to see around the building , she is always making sure everyone is ok and if ever there is a problem ( which doesn't happen often ) she is there immediately to help resolve it . My husband and I moved in to Chateau Dearborn in February of this year after looking at a lot of properties. The main thing that attracted us was the proximity to many stores and restaurants. Upon seeing the unit we loved how clean and quiet the building was. Victoria, the building manager, was great from the beginning. She was very accommodating and helpful. She made sure everything in our apartment was working and in good conditions before we moved in. She is very professional and answers your maintenance request very quickly. She gives you notices for upcoming scheduled building maintenance with plenty of time in advance and just as that first time we walked in, the building is always in pristine condition. It would only take one request for her to take action, always polite and professional; something that many property managers I've dealt with in the past are lacking. I never have trouble reaching her when I need something. She's always been very helpful. I also like that the building is kept nice and clean. I have lived at the LBPM apartments since 2016 and I must say, the management here is A+. Specifically, the LBPM Manager - Danielle, is always on top of things when it comes to any issues regarding the apartment. I have contacted her regarding normal occasional maintenance issues, such as lighting issues, plumbing problems, and air conditioning fixes - just to name a few - and the problems are always addressed promptly and issues solved. Although there is always room for improvement, such as guest parking spots due to the high volume of students looking for street parking, these issues do not reflect the professionalism and punctuality of Danielle's work. Re-posting again... I recently purchased a condo and LBPM is the building management company. I have had nothing but awful and rude service from them. For a month now, I have been trying to get simple questions answered and not 1 of them have been answered. I am having some plumbing emergencies in my unit and need to know where the water shut off valve is and for a month now, they have not been able to give me this information. Instead of trying to assist me and understand my frustrations, they are nothing but RUDE to me on the phone, acting like I am a burden and that they are doing me a favor by trying to help me. Secondly, I asked a simple question of how to get my name and number on the call box outside of the building and they have yet to answer that question too. I am not understanding what the purpose of this building management company is? I am shocked at not only their unwillingness to help but how extremely rude and unprofessional they are.
