Stay away from this management company at any cost. They are big, they are buying smaller companies... but they also mess things up big time! 30 units at out condominium building stayed without hot water because those careless people. Renters beware: Horrible communication skills combined with evasive tactics when I tried for weeks to retrieve my deposit, Which was already 2 weeks past the legal deadline. Not sure if they were deliberately and illegally trying to keep my deposit, or they are incompetent. Either way I would be cautious renting a property managed by this company. read more

Just had a really nice encounter with Cristina. She was exceptionally gracious while helping me with a stressful and time sensitive matter. These two are as busy as it gets but they still have time for excellent customer service. Thanks guys! read more

We are a current homeowner and have the unfortunate circumstance to deal with LBPM. I have chains of emails, back and forth with our property manager and HOA board members. They APPROVED of work to be done on our unit 2 weeks ago, after a sewer back up. What should have been completed, has continuously dragged out, because of their negligence to pick up the phone and follow up with the repair company, or to make sure we are taken care of. They are unreachable by phone and rarely email. We are currently trying to sell our condo. The prospective buyer, has come to our unit twice to see if the work is being completed! Their lack of doing their job, has jeopardized the sale of our condo. RUN away from this company. read more

Not sure if they fired our previous onsite manager, or he quit, but it's been a sh__-show ever since. Laundry facilities were removed without notifying tenants, only to be replaced weeks later with new ones that also malfunction. Water gets shut off with just a couple hours notice. Constant water leaks in the garage (which make one assume there's a much bigger issue lurking in the building). Management company doesn't seem to care about the safety or security of its tenants, but it does send reprimanding notifications when (G-d forbid) someone leaves a rug out to dry on the railing. Unbelievable. read more

My LBPM Manager - Danielle is a wonderful manager, she is very responsive when we have a questions or issue. Everything we put in request for repair is fix and we don't have to wait too long. I believe she knows her tenants very well and has form a good relationship with my roommates and I. I like to see improvements in the parking garage, meaning more parking spots. as well as cheaper prices for the parking spot. Overall, Danielle is an incredible manager. read more

So far, I have been very impressed with my experience. Gabriela's care and attention appears as a game-changer and a high bar for any other property managers anywhere. She wants to help and make things easy and that feels like such a blessing. My apartment is becoming my home and I am so delighted and honored to have such a beautiful space. Absolutely THE WORST. Non-responsive, rude, indifferent, condescending.. Quite useless actually. They leave the most passive aggressive notes in the elevators, randomly & frequently schedule maintenance for issues no one seems to care about (WHY DO YOU KEEP CLEANING THE GARAGE!?) & are generally the most unhelpful lot of people I've ever come across in my entire, entire life. The thing that's even WORSE than their service/professionalism is the fact that I can't even do anything about it. It's not like a restaurant where I just stop eating there you know? This crappy company has been my property manager since I bought my place 5 years ago. I'm THISCLOSE to getting on the HOA board just so I can petition to boot these bad boys. THISCLOSE.. read more

I've lived in LA for 10+ years now and dealt with different types of landlords and property management companies. Out of all the companies I've dealt with, LB Property Management has to be one of the best I've had manage our buidling. I'm not going to say they're perfect and not without their flaws. However, compared to some of the other companies I've had to deal with, their imperfections seem very minor. They fixed the problems with our apartment when items broke. They were easy to speak with and very diplomatic when it came to rent costs. They no longer manage the property where I live but they are greatly missed! Their office staff was always very friendly to me whenever I dropped off our rent checks. read more

How do you guys hire building managers? I don't understand how you allow someone with such little knowledge, such disrespect towards tenants , and lack of professionalism in the building. Parks in 3 different parking zones like if shes the vip, hires workers to complete repairs on roof without proper permitting then when told about permits, says she wasnt aware one was needed.....She hires workers that do mickey mouse jobs and have to come back and patch mistakes for a third time because their work quality is just as good as her managing skills, Im genuinely confused on how one can obtain a job , especially since she ordered a book on how to manage, its sad and you guys need to re look at how and who is managing your buildings , Makes me want to move to a LBPM free building- Casa Blanca Tenant- LBPM Managed property read more

I just bought a condo and this company has done a great job managing the building. They just took over and have their work cut out for them. But they are organized and are getting things done! Marinel Agbunag is our rep and she is fantastic. She returns my emails...sometimes within minutes. Always stays in constant communication and follows up on every issue. I went to a HOA meeting recently, and Marinel was organized and very much in control with what needed to happen in regards to our concerns. She's awesome period. LBPM has to be the WORSE company we have ever had to deal with. We will make this short and sweet. STAY AWAY from this company! They are rude, unresponsive and never never answer the phone. I just can't believe company's as deceiving as this exist. Therefore, Since LBPM don't answer their phones and don't follow up with owners complaints and requests we have decided to send our request through: www.YELP.com. -------COCKROACHES INFESTATION---------- As owners of the Walnut Gardens II, we are concerned that there is a dangerous condition on the property that deserves your prompt attention. This is our third attempt to bring the pest problem at this complex to your attention. We have been plagued by cockroaches for the last two months and the problem shows no sign of abating any time soon. It is time to call an exterminator to deal with this problem. As our property management company, that is your responsibility. Please take care of this matter immediately. If an exterminator does not arrive within 24 hours, we will be forced to report you for a health code violation. We want to remind LBPM, that roaches are a considered a health hazard. -----GARBAGE COMPLAINT-------------------- We, the residents of Walnut Gardens II, we would like to complain about the irregular garbage collection in our complex. Usually, garbage collection is scheduled for Mondays, Wednesdays and Saturday every week. However, for the past two weeks, the garbage truck has not even passed our housing area. As a result, there is a mountain of rubbish in front of our houses. The garbage is warming with flies and has become the breeding place for maggots. In addition, stray dogs would come and mess with the rubbish, tearing the garbage bags into pieces and spreading the refuse all over the place. Worst of all, the garbage is now is now emitting a foul smell and is giving our neighborhood a bad image. We really hope that LBPM and the Board will give serious attention to this problem and will take immediate action. -------Neighbourhood Safety--------- On behalf of the residents at Walnut Gardens II, I would like to call your attention to the safety of our neighbourhood. In recent months, several abandoned houses in our complex are visited by gangs of suspicious youths on bicycles. This development has caused a great deal of concern among us as we have reason to believe that these youths are the cause of several problems. Numerous houses have been broken into within the past month. We, the residents, are truly worried about the safety of our families. Cash, valuables and various electrical appliances have been stolen from these houses. Although police reports have been made, the problem still persists. Apart from the burglaries, we have also found various items missing from the outside of our homes. These items include water meters, flower pots, shoes, bicycles and even the laundry which has been hung to dry. Not only do these petty thefts cause financial loss but also a great deal of inconvenience to us. Vandalism has also become rampant in our neighbourhood. The walls of many houses have been spray-painted with obscene graffiti. (See pics attached). Loud music from the abandoned houses can also be heard on a daily basis. This occurs practically every day and goes on until the wee hours of the morning. As a result, many residents have been disturbed from their sleep. The irresponsible youths constantly organize BBQ's and parties (it's illegal to bbq in the complex (see pics attached) We are concerned because Moreover, such activities are usually associated with unhealthy activities such as drug abuse and gangsterism. The presence of the delinquent youths has caused much distress among the residents of Walnut Gardens II. Therefore, it is hoped that immediate action will be taken by the board and authorities to rectify the situation. Thank you. Respectfully, The owners of Walnut Gardens II read more

LBPM is a joke of a company. I was a tenant in one of their properties for 2 years, and their lack of communication, follow-thru, and ever changing roster of "supervisors" makes it impossible to get things done. To be sure no company is perfect, but I have to say that Stephanie has exceeded my expectations with everything she does. This is regards to how a situation is currently being handled for the unit that I am renting. Eileen who works for LBPM texted me a couple nights ago in regards to multiple complaints against me. This text was at 11:30 PM. She informed me that there were multiple complaints in regards to my mother in law being a nuisance to our neighbors. Apparently, the cigarettes and other legal substance that she has been smoking in the patio have been bothering other neighbors in the complex. This could have been addressed immediately if Eileen or one of the cowardly neighbors would have notified me about it. She told me that there were multiple complaints for the last two weeks. Why am I finding out about it now? You wait two weeks to text me at 11:30 PM about it? The text was condescending as if she was speaking to a two-year-old. Then after texting me, I received a threatening email. Then after further communication the next day I was informed that we are now going to be served a notice. I asked what type of notice this will be. She did not respond. She was quick to respond to me at 11:30 at night though!! We have paid our rent on time every month and have not had any issues until last week. We don't cause noise all through the night like other neighbors in the property. This is especially true to some neighbors that can't handle their alcohol causing them to hoot and holler every freaking weekend evening. We are not housing more than 3 adults like some other neighbors on the property. We pick up after our pet in the grassed area unlike other neighbors on the property. Apparently, my mother in law cannot visit her daughter who she has not seen in four years. Apparently, there is a specific amount of time that she can only visit. None of this is notated on the lease. Then I was informed that the building that we are staying in is none smoking. There are no signs on the property to state it is. Nobody is smoking inside of the unit and the other tenants who live there have not gotten the memo either. Way to go with treating people like absolute scum bags. Update: 22 days too late Brandon. My mother in law is gone. Still no notice provided to me after being threatened with one. You guys really run a top notch outfit. My complaint was made on Yelp and I will not be directed to make another one. read more

The worst management company in Southern California. I had to fire them to see how much of a difference a competent HOA company can make a difference in a deteriorating community that had given up on improvements. Lisette lied the entire time about certain units not paying their fee on time. When the community needed repairs they outsource all their repairs to their own company under a different name to up charge ridiculous amounts. A pool resurfacing cost with them 25k and when I had agreed on a company that would do the repairs in half the cost ignored my consent and chose theirs. Fraudulent liars and horrible customer service. It took threats and an incredible amount of effort for this company to release the funds to our current HOA company. Years of stealing funds and causing havoc STAY AWAY FROM THIS COMPANY AT ALL COSTS. I am writing this as I lay here in bed recovering from bypass surgery, I truly believe that my heart condition was aggravated by the oppressive conditions and negligence of your management office. Re-posting again... I recently purchased a condo and LBPM is the building management company. I have had nothing but awful and rude service from them. For a month now, I have been trying to get simple questions answered and not 1 of them have been answered. I am having some plumbing emergencies in my unit and need to know where the water shut off valve is and for a month now, they have not been able to give me this information. Instead of trying to assist me and understand my frustrations, they are nothing but RUDE to me on the phone, acting like I am a burden and that they are doing me a favor by trying to help me. Secondly, I asked a simple question of how to get my name and number on the call box outside of the building and they have yet to answer that question too. I am not understanding what the purpose of this building management company is? I am shocked at not only their unwillingness to help but how extremely rude and unprofessional they are. We recently completed our contract with LBPM. The service just got worse and worse since my previous review. We had multiple instances of incorrect billing, sending multiple bills to all the homeowners, and receiving advice that was incorrect and exposed us to liability. I have emailed him on weekends and holidays and even when he was on a personal vacation, and bam, my phone rang with help on the way. Seriously, they know how to pick the BEST on-site property mangers. They are SOOOooooO accessible, kind, and eager to help. siiiiike. I live in Sunland... yeah, I know. I rent a studio that I hate. Our upstairs neighbors decide to run back and forth, yell & scream, and jump up & down from 11 pm to 6 am nightly. Our one shared half wall (who is the onsite manager) loves to BLAST mariachi & mind numbing EDM music in the wee hours between 11 pm & 3 to 4 am almost on a weekly basis. Every single thing CROOKED ( outlets, towel racks, you name it), the lugs are so loose nothing will stay plugged in and everything is poorly painted and tacky to the touch! Not to mention the lovely infestation of stinky tree ants AND small cockroach populations!!!!! Now, I know I live in a semi- questionable area, but as a young woman, who is just starting out on her own, it is all I can afford. I hate EVERY minute of living there. There is one tiny small trash can (probably the city's fault) for 20 units, of which most are inconsiderate a-holes and decide to throw large boxes (not broken down) and leave bags of diapers, cat liter, and left over food on the SIDE of the dumpster... they cant even throw it in....... albeit, homeless rumage through every morning and night, so not sure if the blame can be on my lovely neighbors. Also, there are so many sights to see! There are regularly strung out, homeless people passed out on the side of the building, muttering to themselves, panhandling, and awaiting their next fix. Doesn't that sound quaint! All sarcasm aside, Im pretty sure there is just no basic comprehension. We called several times due to the ant issue we had, because they were coming through the shower handles and cracks in the caulking.... the "plumbers" he sent were a special kind-a-stupid. They didnt even fix what our requested issue was! They just replaced the faucet heads because that was what was on their order form! I CANT! The other issue is parking, since moving in I have requested an extra parking spot for my vehicle that I would gladly rent monthly. (there were several spots unused and the manager has 3 spots for his 1 bedroom, hmmm)... I had an agreement with a tenant to park their 1 Saturday every other week, when I get home late from work.... Well one morning I came out to see a note on my windshield stating that I needed to stop parking in their spot because they cant find parking on the street.... so, as a confused tenant, I called my less-than stellar manager to question wtf happened and there was basically nothing answered because, as mentioned, a lack of basic comprehension.... he said that he told the new tenant to leave a note on my car..... I was fuming. I dont want anyone touching my belongings without my consent... well, you know what they say.... can't fix stupid. Im anxiously awaiting for the day when my new living situation is lined up so I dont have to live in that hell hole anymore! read more

LBPM is a terrible Management company. I would give them 0 stars if I could. I am the President of the HOA and dealing with them is awful. Brandon Stein the COO often won't even respond to our many complaints which has been a lot of billing issues. They always pay our bills late. When they receive an invoice the billing department waits about 6 weeks to cut the checks and the mail always takes 5-7 days longer than expected. I have asked for a solution multiple times and only got excuses. Yesterday we needed to make a big payment to have pest control done on our property and again the payment was mailed at the last minute and we never received the check. Again our property manager claimed that was the way it had to be done and wasn't open to doing anything to improve the service. I called Brandon yesterday to get the payment resolved and never got a call back. The accounting is poor and hard to understand. Our treasurer even went down to meet with the manager and accountant and it was no help. As far as other Management items completion of tasks has been poor. For one example we had an inspection on the property and after spending 3 hours of my time to help the manager she never completed it and we were told we would have to do the inspection all over again with a different manager. Salle the head of HOA also never responds to complaints when you email her. We are locked in a contract till September so Salle and Brandon don't care if we get good service, they just take our money and do the bare minimum. They even raised our monthly fees. You would think they would at least keep the fees the same since they know the service is poor. Whatever you do DO NOT hire LBPM to manage your HOA. Your HOA will regret it! read more

Looking for an apartment was stressful to say the least. Driving around Hollywood calling buildings with no answer on the other end was not a fun process. Below was my previous review but I'm updating it to a more positive reviewing because Craig T was so helpful and kind. He was really responsive and caring. He returned our deposit in full quickly and apologized for any delay or problems we had earlier. Thank you Craig T for your kindness and we appreciate it. My advise to others is to communicate with him if you can't reach any of the staff members. He we respond quickly and his a professional -So unprofessional... They have no clue at all on how to manage a property or follow penal codes. My fiancé moved out of his apartment and still have yet to receive his security deposit. It's now the 24th day and still nothing. He has been trying to call to get answers and Matthew Conrad has been very difficult to get a hold of. It's really ridiculous and he's considering taking them to small claims. If you're going to take over and buy an apartment complex learn how to run it and treat the tenants who has been living there before you have taken over with some respect... And stop hiring immature and unprofessional college grads with no managements skills to manage a building. Avoid the headaches people and don't rent with them. read more

The on site mangers Chris and Paulina were amazing. They always got back to us within a timely manner and did everything in there power to get things sorted out if an issue arose. They kept the property very clean and in order. It is a quiet complex and we didn't have any problems with noise even living in a ground unit with someone above us.
