They are amazing apartments with amazing customer service. Grateful to be living at such a great place.

This was the worst management company that was managing our condominium complex. They never returned phone calls and, consequently, our property was left in shambles. If you happened to see them, their excuse was is wasn't their problem. So very very happy we have a new management company. Finally issues are being addressed. read more

It's now been one full year and everyone is renewing their leases!! Love living at 11828 Runnymede St in north Hollywood. These new apartments have been kept up very well thanks to our amazing manager Greg! Yes the neighborhood can get a little sketchy but Greg is on top of everything his tenets report. In addition to a consistent cleaning crew, Greg picks up trash in the front yard so our curb appeal strong. He follows up quickly with repair requests etc. Thanks LBPM for hiring Greg as our apartment manager. I feel much safer knowing he's looking out for us and I love the clean, quiet and spacious apartments. read more

This must be one of the top 5 worst HOA management companies. They make themselves seem very professional on their website but they are absolutely NOT. Like previously mentioned by other homeowners, they do not respond back to your messages online or by phone. I have seen their signs throughout the San Fernando Valley and it might seem like they have too many buildings to attend to. They don't do simple repairs such as fix a door lock. They receive approximately $12,000 a month from this townhouse complex but cannot send a locksmith. I hope I find a way to take them to court. read more

Lamice has been nothing but AMAZING to us. The application process was a breeze and she knew everything she was talking about. She answered all of our questions and has been extremely accommodating. She has sent a handy man to fix a couple things and has made other appointments for us in a very timely manner. We had rent confusion this past month and she was very understanding and helpful to our confusion. All 3 of us have had an amazing experience so far! The apartment is gorgeous and very spacious. It is newly remodeled and everything we wanted! There is not much bad to say about the complex. The only criticism I would have has to do with the thin walls/ceiling because the building itself is older, but there is nothing Lamice or LBPM can do about that. I would definitely recommend a LBPM property, especially if you get to work with Lamice! read more

I never usually write reviews but this one is much deserved . Since moving from London to Los Angeles 7 years ago , I have learnt the importance of having a great building manager . I have been living in a building managed by Gabriella for the last two years now and have only great things to say . Gabriella is a friendly face that we love to see around the building , she is always making sure everyone is ok and if ever there is a problem ( which doesn't happen often ) she is there immediately to help resolve it . Day or night she is here for the building and nothing is ever too much trouble ! LBPM are extremely lucky to have such a great asset to their team with Gabriella . read more

My husband and I moved in to Chateau Dearborn in February of this year after looking at a lot of properties. The main thing that attracted us was the proximity to many stores and restaurants. Upon seeing the unit we loved how clean and quiet the building was. Victoria, the building manager, was great from the beginning. She was very accommodating and helpful. She made sure everything in our apartment was working and in good conditions before we moved in. She is very professional and answers your maintenance request very quickly. She gives you notices for upcoming scheduled building maintenance with plenty of time in advance and just as that first time we walked in, the building is always in pristine condition. We absolutely love living here. read more

I lived at an apartment complex maintained by LBPM for one full year and not once I had an issue that couldn't be resolved promptly thanks to Karen Tscharanyan. It would only take one request for her to take action, always polite and professional; something that many property managers I've dealt with in the past are lacking. I had to move out recently and was expecting challenge with deposit refund based on the previous experiences but Karen made the whole possess easy and pleasant - I got full refund within promised 2 weeks time! read more

Before moving into Chateau Dearborn, I lived in couple other places, and I've never seen such fast and hassle-free application process. LBPM and Victoria (the manager) made everything very easy. I never have trouble reaching her when I need something. She's always been very helpful. I also like that the building is kept nice and clean. I can see that the management really cares about the quality here. They're always adding upgrades for the tenants. I have no complaints. read more

I have lived at the LBPM apartments since 2016 and I must say, the management here is A+. Specifically, the LBPM Manager - Danielle, is always on top of things when it comes to any issues regarding the apartment. I have contacted her regarding normal occasional maintenance issues, such as lighting issues, plumbing problems, and air conditioning fixes - just to name a few - and the problems are always addressed promptly and issues solved. Although there is always room for improvement, such as guest parking spots due to the high volume of students looking for street parking, these issues do not reflect the professionalism and punctuality of Danielle's work. If I could give more than 5 stars for her, I would. read more

I own a rental townhouse in the SFV. LBPM has managed the property for the past 5 years. The LBPM team has been extremely diligent in handling all issues on my behalf related to tenancy, HVAC, appliance, and plumbing issues. Jordan (Director of Single-family Home Div) keeps me apprised of all issues related to the property. Jordan's assistance in understanding the recent complex L.A. City COVID Renter Protection Ordinance, as well as preparation and submission of required forms, was invaluable. Christian (Portfolio Supervisor) arranges repairs with the contractors and tenants. Christian recently went the extra mile to arrange for several plumbing estimates which I know was time-consuming considering tenant availability. LBPM accounting prepares a monthly Income-Expense Report which is maintained in an easily-accessible owner portal, along with monthly bank statements. This has been extremely helpful in maintaining an accurate accounting of income and disbursements particularly in preparing personal income tax returns. I highly recommend LBPM due to their responsiveness, work ethic, and detailed-oriented accounting. read more

Constant disappointment for years now, and the last six months have been worse than we thought was possible with this company. Our current representative goes weeks without replying to emails, vendors are not getting paid, unannounced they miss meeting that they schedule, and they lack organization and professionalism. Very disappointed. CALL ANOTHER COMPANY! read more

We had just recently moved into the Runnymede St. location ,which is a new building. The apartments are beautiful and modern. It may be an apartment, but you feel like you live in a house. There is security all over the apartment, so you feel very safe and confident that unwelcomed guest will not be entering the premises. The management here is very helpful. Our manager Greg is so kind and helpful, even helped us move some items into our apartment including a heavy piano. Greg has been very attentive with all the needs and anything that needs to be fixed in our unit. We appreciate how attentive he is with our needs. We truly enjoy our new apartment. read more

LBPM manages all my properties and they do a fantastic job! It is always easy to get a hold of them, my tenants are being taken care of and any needs I have get taken care of quickly. I am just about halfway through my lease and oh man, I know I should wait till it has ended before posting my review but I can't. The location of the apartment is fantastic, I will give them that, the price is reasonable considering this is in Southern California and literally right NEXT to a college campus. Now, my problems begin when I filed an initial noise violation on my neighbors, yes neighbors, plural. The two apartments next to me are the most obnoxious, and loud people I have ever dealt with; and I lived next to UCLA and went to a different UC for college. A warning was provided to them, okay, that's standard. Just informing them that they are loud and bothersome. They continue, I keep filing complaints, a fine is issued, great, getting somewhere. I even called LAPD to file a noise violation and officers were dispatched to talk to the residents. Did that work? Nope, they're STILL loud and obnoxious, I felt like the property manager is doing nothing, so what do I do? got to LBPM corporate to file my complaint. My frustrations are clear, I had been dealing with obnoxious, rude individuals for MONTHS and felt like nothing was being done. Cue property manager sending me a VERY unprofessional, passive-aggressive text. Telling me explicitly to reach out with any problems (by then ANOTHER apartment has started complaining as well and ANOTHER fine was issued). I've texting the property manager probably 5 times with issues, not a single reply. Not a single visit to the apartments in question. I've knocked on their apartment at 11:30pm asking them to turn their music down. Here I am, 6 months into my lease with no issues solved. If anything this makes me want to stay away from ALL LBPM owned apartments. Take better care of your residents. I was looking to stay here for several years, but after this experience, heck no. Even reaching out to corporate isn't doing anything. read more

My building in Encino has been without air conditioning for 20 days as of today. I guess they do not see living in the valley heat an emergency or a need for rush repairs. There are a lot of families and elderly people living in my building. Nick Hoffman advised they will get fixed soon, that was March 29th and repairs still have not been done on the building's cooling unit. I will be contacting the housing authority tomorrow. I marked out the addresses for privacy. read more

These people are not worthy of being called human beings. Do not believe the positive reviews posted here. Most of them are likely from fake accounts. Isn't it strange that most of the accounts with positive reviews have very few friends, other reviews, or photos? And why does every last one mention the name of the property manager? It's almost as if they are purposely posting reviews for themselves or paying people to do this. LBPM has managed my condo complex for a few years. When our HOA switched from our last management company to this one (reportedly to save money), the quality of life in my building declined precipitously. The staff used to steam clean the carpets routinely. Now, people spill things in the hallways and the stains stay there there for months. I found a mouse in the stairwell that remained there for three months. Two years ago, I also noticed some vomit on the hallway wall by my unit and it has still not been cleaned up. Despite numerous attempts to contact them about the rapidly deteriorating conditions, I have rarely received a return call or email. One time, I was told that my representative no longer worked at LBPM. When I asked who the replacement was, the person I was talking to hung up. A few months later at an HOA meeting, my representative was there. I guess she still works at LBPM? At one point I had to obtain some insurance information to send to my lender. Very routine stuff that management companies usually hold and send to lenders without the owner having to intervene. I called and emailed LBPM multiple times concerning this issue and never heard back from them. Finally, after bombarding them with phone calls, I received a message back on how to obtain the insurance information myself directly from the insurance company. The insurance company refused to talk to me and said LBPM had to contact them. Somehow, after weeks of trying, I was able to convince them that my requests were genuine. When I sent the info to my lender, they asked me why the management company did not send it. Don't even get me started about the money these guys steal from your HOA. This company charges you late fees for financial statements that you haven't even received yet. They refuse to give people financial information that you are entitled to see BY LAW. Even worse, they don't even try to make any of the numbers on their actuals add up, like they think people will not notice. I am not sure how this company has not yet been sued into the ground. read more

LBPM is not only affordable but convenient for all students who commute to CSUN. The dorms that CSUN offers is too expensive and far for most. While others have a 5 minute walk to campus. I finally spoke to Craig after the review was posted and got my reimbursement for the flooring and the leak! Hopefully all goes will this year with the rain and it won't happen again. But I will continue to watch them through a magnifying glass. Thank you again Craig and Janice you were wonderful. read more

Runnymede apts Greg Fuller is one of the best managers I have ever had. Not only is he friendly, and available, he is also very knowledgeable. Diligence is clearly shown with his work. I met him a couple days before I moved in and he went above and beyond to make me feel comfortable in my new home. There was some things that needed to be fixed before we moved in and he made notes of everything. He also worked hard to get internet in the building since it's a new building. He went above and beyond when I found his knowledge on handyman skills when Best Buy staff were making excuses to now install my new washer and dryer. He explained to them how to do their job and it finally got done. One of the best management experience I have ever had due to his kindness, hard work and knowledge. read more

I ve had a issue with the stove at my previous building and they replaced it faster than ever lol ! If anyone is looking to rent, I always recommend them to look for buildings managed by LBPM. We let our old management company go, and we hired Danielle Carbajal and her firm to manage our HOA, and we couldn't be happier. The transition was seamless. She contacted our previous management company and obtained all of our HOA records, set us up in their system, sent out welcome letters and immediately began to save us money. Danielle obtained us an insurance policy that had one million more in insurance coverage for less of a monthly premium. She is excellent at helping boards understand the nuts and bolts of HOA Management and coming up with innovative ideas and covenant enforcement plans. Happy to have chosen her! read more

This is a second negative review in connection with response from Brand A. of LBPM. I am an HOA Board of Director's (BOD) member that has our homeowners nominated and voted for to serve on the board in accordance with the governing documents of the HOA. LBPM has been very slow to respond almost all agenda items set forth by our HOA. We have escalated the lack of response to the HOA division directors David and Nick and finally got our portfolio manager Lisette to pay attention. While I appreciate you mentioning the time frame and constraints in responding to maintenance issue, our agenda items are carried over from one month to next, the ongoing building maintenance requests are ignored and lingering for months at a time, our bills are not paid and services like trash pick up, building janitorial or front door intercom are being disconnected. If your property managers are so constrained that they are not able to perform the duties of their own occupation, I strongly recommend other HOAs look elsewhere for a company that is able to service their building's PM needs. read more
