As a new tenant, just two weeks in, I have experienced extremely terrible poor management. The property manager, Alan failed to properly provide all of my keys (mail and garage) since day one. Even before signing the lease, I had questions and Alan nor his boss Gabby never responded to voicemails. This should have been my first clue. It has been 10 days since my move-in and have yet to receive my mailbox key which is a tenant rights violation and a potential disaster for identity theft as I have not been able to retrieve any mail. I have contacted the main office in Sherman Oaks a multitude of times. I am in the process of submitting a violations claim to Fair Housing including the USPS so they are aware of the situation. If I had of know the lack of integrity from this company about even the simplest of issues and violation of tenant rights that they are actively participating with, I would have never signed the lease. Beautiful building, wonderful neighbors but extremely terrible property managers. I am already considering moving next year once my one year lease is up. Renter, be aware. read more

After years of quietly paying on time and asking for nothing from management, I was deeply offended by the way Lisa H. handled the situation when we couldn't allow inspectors to come in for ONE hour when the building was being sold. We cooperated on days that they asked for more than a reasonable amount of hours for buyer walkthroughs, and as the building went through court-ordered overbid we allowed more folks through for a second round. But one hour we asked for to be respected because of personal matters and Lisa immediately threatened us with being in violation of our lease. I am disgusted with this behavior and would never recommend them for building management. Unfortunately, renters have no say in who their management company is, and condo owners have to get board approval to change theirs, but if you are a property owner or an HOA board looking to switch I would encourage you to look elsewhere for a management company with integrity. read more

Meridian Court in Tarzana is an absolute mess. Very old property, remodeled and reopened, but still not nice and many old fixtures and elements from the former building remain. They threw up a few cameras around the property - not that that stops any prowlers, usually homeless who are constantly poking around the property. The amount they charge for 1 bedroom units is obnoxiously high, for such an old property and I hope rent control for 15+ year old buildings (this building is WAY older than that) passes so the owners can't keep profiting as much as they do every month from tenants. Management is extremely rude and unhelpful and will tow visitors' cars parked on the side of the building so don't even think of letting your guests park there. read more

Lived in building from 2013-2018 that was under LBPM management. The managers in the building was great people but because they get orders and money to fix thinks in the building from LBPM some of the things was bad. The elevator wasn't working for 4 month because LBPM didn't find correct company to fix it and afterwards they add to our rent $40 to cover elevator fixing fee. And there is many many more out points over the years that make this company look very rude and unprofessional. read more

Giving LBMP 1 star because there is no option for ZERO stars. The building in Encino has been without air conditioning for who knows when. I have called Nick regarding this issue but always end up leaving messages regarding the issue/issues, as he NEVER RETURNS PHONE CALLS. I called the other HOA contact numbers but you end up talking to a machine asking you to leave a message. No return calls thereafter. The air conditioning on this building is ALWAYS WITHOUT AIR EVERY TIME THE WEATHER GETS HOT. HOA has had excuses of fuses burning out, or whatever reason they could come up with. Whatever the issue is with the air conditioning, get it fixed correctly once and for all! DO NOT MICKEY MOUSE the repair! Or, could it be that HOA/LBPM management purposely turn off the chiller system to cut costs? Seems that way. They keep raising the HOA dues but when it comes to having an issue with the building, NOTHING GETS DONE ! It even took months to replace a busted light bulb in the Laundry room, which by the way, has a broken washing machine that has not been fixed. LBMP / NICK, do your job and do it right! read more

Do not rent from this company. The property manager Lamice is dishonest and manipulative. She lied to me for months causing me to lose thousands of dollars in rent money. She also frequently ignores emails and calls. I have yet to receive property back from her that I've been requesting since I moved out in December. Now I see that she is using said property to advertise for my old apartment. Ask yourself if that's the kind of person you want involved in your living situation for the next year. Oh, also the alarm system goes off randomly in the middle of the night sometimes for hours, and it's the whole apartment complex. When I asked for my shower door to be repaired they responded by removing the door leaving exposed rust and screw holes. They will also try everything in the book to keep your security deposit. read more

I live in a building LBPM just took over. I've had a burst pipe in my garage for over a week now. The plumber they sent last night (at 11pm) said they couldn't fix it because they'd need to jackhammer into the concrete. Understandable. So we agreed they'd be back at 10am today. I write this at 5:41pm, still no maintenance. LBPM has been called every hour on the hour and nothing has been done. Meanwhile I have no water. My fiance and I moved into the Runnymede property and have been pretty happy with our unit so far. The biggest gripe we've had is the lack of cable internet via Spectrum (yes AT&T is an option, but too slow for my home business needs) was supposed to be ready a short while after moving in to the complex. Outside of that, there have mainly been smaller maintenance items that were quickly addressed by our Resident Manager, Greg. He has been very responsive and empathetic to our issues, which we really appreciate. ***The 5 stars goes to our Resident Manager, Greg. I lived at a property they managed by LBPM for 18months. This was not a low rent property either. I paid 3000 a month for a 2 bedroom. When i moved in i noticed there was NO HEATING. I was then told that heating was not a requirement. I complained multiple times and it was never fixed. I had to use the stove as heating. My kitchen cabinets started to fall apart. I complained multiple times to no avail. And then when I moved out they retained my deposit to fix it. DO NOT LIVE IN ANY PROPERTIES MANAGED BY THEM. If I could give them zero stars, I would. This company is terrible! We are under 20-units in our building, so the requests are not excessive. Yet, there is constant follow-up needed to ensure work is actually completed. Bills are paid on our behalf late on a regular basis, even though we have sufficient finds to pay them. Who pays the late fee? Our condo association of course, not LBPM. Yet, we miraculously pay them on time every month. There is also constant follow-up needed to get answers. Handling this in-house would be easier than dealing with the follow-up and frustration of LBPM. read more

As a business, LBPM is not winning any awards in general, but I have mostly dealt with Nick Hoffman, and he is an incredibly incompetent and rude man. He is the manager for the building where I am a homeowner, and it takes multiple calls/emails to get half a response from him, and even that is made in a rude and passive aggressive manner. He has no people skills and does not understand that by behaving in such an ape-like manner, he loses clients for LBPM. I'm sure he doesn't care. This is legitimately the WORST management company ever. I owned a rental property in Northern California and has a lackluster company that seems all star compared to the mess that is LBPM. As a tenant our manager (Lamice) and her boss (Greg), NEVER responded to our needs. Literally not even an acknowledgement of receipt of an email. Maintenance requests were not taken care of, rental payment questions not answered. I purchased the property I lived in and decided not to work with them and their failed skills linger. I am still getting rental notices for a property I now own. It reflects that rent is late and that my tenants rent is also late. It's been 2 months and this isn't fixed. I fear for credit reports to be reflected incorrectly which is throughly frustrating. read more

This is the worst HOA company. My car's bumper was hit while I was sick for 5 days. My brand new Tesla was parked in our parking garage during the time of the incident. I came down to my car and saw the damage. I figured I could call HOA to ask them for assistance to see who damaged it. I called Kare Thorensen as he is in charge of our complex. He picked up, and I let him know what happened. He told me he would check the cameras and let me know, but that the videos would erase after 1 month. I did not hear from him after a week, so I followed up. I can't tell you how many times I called and emailed this guy. I did not hear from him, so I contacted Amy. She actually asked Kare to contact me, and that's when he finally responded to me and told me what he was doing. This relentless follow-up was exhausting and frustrating because you could tell he does not give half an F. It wasn't until my husband called and emailed around to discover who his manager is that he finally emailed my husband. Did he email me? Nope. Did he have the courtesy to apologize? Nope. Apparently, they have cameras that they don't have access to so that when something happens, they can't actually do anything about it. I don't know how they won the contract to be our HOA or how this company can operate this horribly. We pay $325/month to get zero respect and response. TERRIBLE!!!!! read more

These people are scam artists. This is not a review of the manager of my old building, but rather this company itself. They returned my deposit with significant charges for carpet that was returned in good condition. Literally $200 for cleaning and carpet cleaning of a tiny studio. These people are not worth anyone's time. They turned around and rented my studio, which I lived in for seven years, for double the price. Stay away from renting any unit from them. I will never go near any of their properties and wouldn't waste my hard earned money being spent on bogus charges. This isn't towards any manager, but rather their corporate structure. I hear even property owners don't like these guys. Edit: My review was a bit vague so I will elaborate. They charged $85 for carpet cleaning claiming there was an ink stain on the carpet. It was the size of a pencil eraser. I steam cleaned that carpet several times after all my personal belongings were removed. They then charged $110 for general cleaning, which is ridiculous when you are talking about a studio. I heard of professional companies charging this same amount for a three bedroom apartment. They claimed the blinds weren't cleaned and nor was the medicine cabinet... two other bogus claims. I simply don't have the energy to pursue this matter any further, because moving and cleaning the apartment was exhausting enough. I nearly considered filing a small claims suit, but just don't have the patience. I know for the fact many others have from renters to property owners. And I will add one remark... This management company did little to nothing to my apartment in the time I was living there. They made no improvements. Management is actually supposed to improve an apartment after someone has been living there for an extended period of time. The owner was more preoccupied with putting cameras on the building, rather than actually improving units themselves. The fact that they simply cleaned my unit and rented it for a significant amount more is ridiculous enough. Considering the appliances, cabinets, flooring and carpeting were perhaps well over a decade old shows these people really don't care. They only care about their fees and raking in excessive amounts of money. I still can't believe they didn't replace the linoleum flooring... You can't charge a rental price of $1375 or whatever for that awful flooring. The Los Angeles property market needs heavy regulation and LBPM is an example of an out of control near monopoly. Check northridge itself next to CSUN... These guys somehow manage dozens of buildings. And you wonder why rental prices in the area are skyrocketing. I've been a tenant at the Amigo Ave apartment complex for almost 2 years. It's been a great experience so far. My building manager, Crisann, responds to my texts right away. Any problems are handled directly through her. She's super nice and probably the best manager I've had in LA. The apartment communal areas are washed daily. The cleaning crew always make sure to remove my welcome mat so that it doesn't get wet. Bug and pest control are sprayed once a month. Overall, a nicely managed property! read more

We've been living in our condo for a number of years now. As with any property, things break and require maintenance. Condos are a bit more complicated since repairs that involve utilities, such as electricity and plumbing, require coordination with other units, access to secured areas, etc.. Thankfully we've had Marinel Agbunag, our LB Prop community manager, to help make those experiences as smooth as possible. Marinel is extremely responsive to all of our emails and phone calls. She is patient, understanding, and supportive. Last year when we were experiencing plumbing problems, she went above and beyond by making a house call to resolve our issues. We are extremely happy with the service Marinel has provided to us, and we hope we'll be able to continue working with her for as long as we live here. read more

I've been living at Chateau Dearborn for 3 years now. When I say this place is clean I mean it! I moved here from Koreatown and that was a nightmare. There is a monthly exterminator service for the building exterior and a maintenance man that comes and cleans it several times a week. The hallways smell like a pleasant 40 year old Greek man. By far, this is the best place I've lived in L.A. My property manager truly cares about the building and all who reside in it. If you see a vacancy you better snatch it up.
