In 2024, I booked a trip for July and one for August. I paid deposits for both, even though, the owner told me that was not necessary and that we were regulars and they trusted us. Unfortunately, we could not make that August trip due to family illness and I cancelled the trip. The owners asked me to not ask for refund, but that they would apply my deposit for a future trip. In the summer of 2025, we had another family illness and we moved very far from 1848. I called the owners on July 8, 2026 and explained that we could not back for a while and I asked for a refund. They checked and could not find deposit. I emailed them a copy of my bank statement showing that I paid the deposit and also I emailed the original email confirmation that they send for our August 2024 trip. They emailed me back that the deposit was non-refundable as was their policy. I sent them an email with the original 2024 policy that they sent me and it nothing about the deposit being non-refundable. They emailed me back and said it doesnt say that but they could not refund the deposit. They also emailed me today that they checked carefully and found that we cancelled our trip on August 5 and our trip was scheduled to begin on August 19 and they require 15 days or more notice. This seems to be petty and another lie that they have spawn. I would stay away from this business and the unethical owners.

Even had fresh local scones from the secret bakery in Wolfeboro. One thing should be mentioned. They have 6 dogs on the property. If you don't like dogs or are allergic, this is not the place for you. But for me, it was great. I love dogs. There were well behaved and the whole property is invisible fenced, including the inside. You don't have to worry about them going into your room. All in all, this place is great. I would highly recommend Lake View Inn. It's the perfect lake regions B & B.

The boys loved it so much that they were begging for another night (I wish). The rooms were a normal hotel room size but with a "fireplace" in the corner (nice touch). It was right on the water with a dock for swimming and another for renting boats. We partook of the hot tub after our swim and warmed up at the fire pit after. We never made it to the patio to relax but it looked like a fun place to hang. I hope I can come back to the area soon and if I do, I know I will stay here.

The toilet in the room would not stop running all hours of the night. Also the bathroom door did not close, so when my vacation buddy had to use the toilet, there was a mildly unpleasant odor. We stayed in the motel portion of the hotel and not one of the cottages. The room itself consisted of a queen sized bed with a chair, refrigerator and flat screen TV. It's heat came from a wall unit which had the controls on the wall. Overall I thought that the bed was comfortable although I can't say that I slept too well. That was due to the person in the room next to us who was constantly on the phone including outside the doors at 7 AM and then again from 11:45 until 2 AM. So from that you can probably guess that the walls here were thin and i could hear him both talking and walking around opening doors and whatnot. Anyways, the best part about staying here was the Saturday night bonfire that they do. From 7 PM - 11 PM on Saturdays only the owner of the inn makes a nice bonfire which all of the guests are invited to. It was a relaxing evening complete with s'mores and music and was a nice way to meet some of the other guests. The bottom line for me is that I would probably stay here again in the future. Granted I would pay the extra money for my own cottage but I did think the owner was nice and both my wife and I loved the bonfire.

Yvonne showed us around the public rooms, told us how to make coffee whenever we wanted, and explained features of our room. She also provided thoughtful touches like coffee service delivered outside our room before breakfast at our choice of time. The public rooms are beautiful, but still informal, with comfortable furniture and lovely art on the walls. Yvonne said that when she chose the decoration, she wanted it to be elegant, but homey, and it is. Our room was very nice and had a comfortable bed and a large en suite bathroom. We had lots of choices for breakfast. Yvonne has a list of suggested breakfasts, but she happily takes requests for things not on the list and makes mix-and-match breakfasts, too. Everything was delicious and the presentation was lovely. My omelet was light and fluffy, and the banana bread was the best I've ever had -- light, but very moist. Aiken Manor is a large property with a circular driveway around the front lawn, which was very convenient because we could park on the edge of the driveway right across from the front steps. There's a rail trail behind the property in the woods for walking and biking, and right across the road is Lake Webster, where the Manor provides docks and paddle boats free of charge for the use of customers. There are lots of choices for restaurants in Franklin and just across the river in Tilton. Franklin is only an hour away from Franconia Notch, so it's a convenient place to stay for things like foliage viewing. We really liked Aiken Manor and we plan to go back for another visit.

When I first called, I spoke to Yvonne and told her I had some mobility issues and I knew most B&Bs had their rooms upstairs. She told me not to worry because they had a lovely downstairs suite called The Library, and it even had ramp access, if I needed it. The room was actually a bedroom and a sitting room with a bathroom. It opened into the beautiful dining room. Bed was comfy! Breakfast was served every morning including a plate of fresh fruit and we had various egg dishes made to order off of Yvonne's menu board. Her home baked corn bread and banana breads were delicious. And lots of coffee! There was a huge front porch with a view of the lake across the street and lovely flowers and it was just so peaceful to sit out on the hanging porch swing and read and watch nature! We did a few local activities such as taking the MT Washington ship across Lake Winnepasaukee one afternoon. She gave us lots of information about the local restaurants-and we visited several. There was access to the lake across the street and she had kayaks and paddleboards. I did finally get my feet wet in the clear water! We highly recommend visiting Aiken Manor!
