Warning to anyone booking long stays with this company. I tried to book a 30-day stay and they charged my card immediately. Only after taking my money did they tell me the reservation required additional verification because it was over 30 days. I completed the verification process exactly as requested... and they still denied the reservation. Now my money is locked up for 10 days while I wait for the refund to process. Charging a customer first and deciding later whether they're approved is a terrible business practice and creates a huge inconvenience for customers who may need those funds to book somewhere else. I initially had a great experience with Landing when I joined in April 2024, but my recent experience has been awful. I was unexpectedly dealing with a serious illness and needed to stay in Sarasota/Bradenton for treatment. I explained my situation to Kevin Sanchez, who assured me he would help accommodate me. Suddenly, he stopped responding, and I later found out he was no longer with the company. No one followed up, and I was bumped from my unit with nowhere to go. This wasn't the first time Landing failed me. In January, I was displaced for seven days. Their policy states that if you're bumped, they issue a credit toward your next month's rent. Instead, they gave me a $325 credit right before terminating my membership--money I can no longer use. On my last day, I asked the cleaning crew if I could store a few totes in an empty storage closet, and they agreed. Soon after, Landing sent me a cold email stating they were ending my membership due to "pet hair" and leaving items in storage. I never had pets in any unit--I'm highly allergic to cats--so this claim was completely false. Landing left me stranded twice, failed to honor their own credit policy, and terminated my membership based on false accusations. Their lack of compassion and professionalism was shocking. If you're considering booking with Landing, be warned: they are untrustworthy, disorganized, and prioritize their convenience over customer commitments. Our experience was a classic bait-and-switch. We booked and paid for a ground-floor unit because we were traveling with my 84-year-old father, who cannot manage stairs. After multiple confirmations from their team that it was on the ground floor, they later "updated" the listing to say it was a third-floor unit -- and conveniently forgot to notify us. When we flagged this issue, Landing admitted their mistake but refused to honor the original booking. Instead, they offered "compensation" in the form of small discounts -- not remotely enough to cover the increased cost of finding a comparable unit at another location. Their customer service was slow, unresponsive, and ultimately unhelpful. We had to chase them down for updates and refunds. Landing's "7-day guarantee" is meaningless if they can't even honor the original terms of a booking. They advertise one thing, then change it later, leaving you with limited options and added stress. I don't know if they're going broke, but they're certainly pulling out of California and the result is the worst communication and customer service I can recall. They emailed me to announce they'd lost their lease on my apartment, so I'd have to move out after August 31. Now, they're telling me I have to move out on August 27, so they can "de-install" the apartment. All communication is via a Mexico-based call centre with willing, but completely powerless, representatives who can't answer any questions, can't tell you who can answer any questions, and can't put you in touch with anyone else. They require a huge amount of highly personal data in order to take a booking and then hide behind a third-rate app to avoid any interaction. To describe them as shambles is an insult to shambles everywhere. I wonder how many other people have had this experience? Oh, and, of course, they've charged my credit card through August 31. We're in the midst of building a home and needed a temporary place to live. Being able to show up w a suitcase and our dogs to a furnished apartment with utilities set up has made life easy!!!! Once the landing changed their business model to having a manager over the area we noticed a big change and upgrade in customer service. I would only guess these reviews are not real. I would highly recommend anyone with any sense go through an accredited site such as the BBB to look up reviews, complaints and resolutions through this company. Please keep in mind they are located out of Birmingham, AL, so may take time to find their name. They are attempting to de-fraud HUD (Housing and Urban Development cabinet of the federal government). Their short term rentals are being pushed out of several states including Oregon (this is where my husband and I have been located while he's on a job out that way). Oregon , like many states are starting to place restrictions on these practices (mainly it's a huge loss to the state having their increased pricing for rental apartments) - Case in point, the place we are staying at is $1750 per month if you do a 6 month lease (The Landing is charging $3900) and once Oregon finds they are doing less then 6 month leases, they are all of a sudden unable to keep renting that particular unit for X amount of time and moving tenants to other leases and addresses to hide this practice. On top of it, we are paying in advance for our stay and have received two eviction notices from the community for non-payment by the Landing (CRAZY when we paid $14,000 in advance for our stay!). Additionally, they sent a very nasty "employee or host" to deliver a TV, who yelled at me and my husband for not being allowed entry on a day we did not agree to and how much this ruined her evening plans (oh it was bad! And so nasty by this so-called employee). Lastly, we did not authorize any advanced charges on our personal CC when extending our stay, but yet woke up to a double-charge from them that they "accidentally" did without prior approval or sign-off! Took us days to get it reversed! BE AWARE - They apparently have a move-out inspection, but yet never provided a move-in form or had us sign anything. I've already given notice to them, that no such charges will be legal upon move out, having never documented our move in nor agreed to the received condition. This company is shady in their practices and I am currently working with both Oregon HUD on reviewing them as well as the BBB. They advertise through Air BnB, VRBO and all major sites - Just look for The Landing or Hello Landing - AVOID AVOID AVOID. I really like the concept of the company but Landing has the worst customer service I've ever experienced. First off, my apartment in Charleston wasn't ready on the scheduled move-in date of Jan 14, 2022 and I had to spend 3 nights at a hotel, which has not yet been reimbursed.Then, I extended my lease on April 30, 2022 by two months to June 30, 2022 and Landing scheduled a move-out cleaning at the end of April. Finally, and worst of all, they quoted me three different rates for the two-month lease extension and then charged my credit card $3,000 in excess of the lowest quoted price. I told them they did not have authorization to charge my card BEFORE they did, and they did it anyways and at a price I did not consent to. And they refuse to refund me! I have screenshots of all of this, and I consider it fraudulent and will be reporting them to appropriate authorities in addition to writing reviews to warn other consumers. I can't say enough about Landing. We had a 3bd/2ba, in the owner's own city, and it was a total dump. I am not sure the carpet had ever been replaced, and there were divets in the floor from shoddy subfloor maintenance. Every vacuum was a guaranteed full canister. That was coming from a secondary vacuum we had to request, because the original dirt devil couldn't pick up anything. If you cook make sure you bring a mixer (they expect you to be ok with just a smoothie blender), an extra skillet (you only have one), and your own measuring cups (the writing on ours washed away on the 2nd wash). The furniture was dorm/hotel grade. I bought mattress toppers for all three of the back-breaking beds. But the best part about our stay was the scenery. I thoroughly enjoyed the foliage through the cobb webs and the roaches. And, I sure will miss the 100 centipedes I killed on a daily basis....sigh... read more

] I was super excited to use this service. I fortunately have housing but was going to use a Landing apartment to be closer to my new job just until I got the feel of it. So, I applied on line paid the fees up front and then not realizing it was Veteran's Day, I couldn't get a letter from my new employer to verify my income but I found on their Website, you can provide them with you savings account statement showing you have 10*x the monthly amount of the unit you want to rent in your account, ok. I call my sales rep who is awesome by the way, and I ask him should I do this or should I just let this go until Monday and figure it it out then. We decided to let it go until the following week and then reapply. Cut to the next week... I apply again this time I have the letter from my employer, I am well above the income requirements listed on the website, I have the required credit score, I sent the picture of myself with the driver' license, I sign the paperwork, I got the move in date, confirmation email. All good. I get up this morning and actually check my email not my app and I have an email that says my application has been denied. So I call the verification team and guess what??? I have a 1 bill from a credit card that has a late payment on it and because of that OLD account they have denied my application. I am trying to rent this unit on stand by because I have the flexibly. So I call the sales team back, again I am given excellent customer service from a supervisor who tells me that an outstanding bill that gets turns over to collection even ifs something like 50.00 bucks to a medical provider will disqualify you from renting on the standby program or month to month program however, if I want to pay for 3 months in advance then Landing doesn't have to use my credit score at all. Amazing.... Before anybody that reads this thinks I m a loser that doesn't pay my bills. I absolutely do. I even tried to pay this bill. However, it is so old it has been charged off by the credit card company so I can't even pay it. I called TransUnion and it is now in dispute and falls off my credit report in like 6 months because I don't know what to do with this. I mention the bank account verification earlier because I did significant reading on this website trying to get Landing the paperwork's they needed, NOWHERE is this information made availably and also, I would have no clue my reservation was not still a thing if I only looked at my app and not my email. I am only giving 2 stars because sales team is super great and fully dealt with my more than unhappy behavior this morning over this completely ridiculous are you kidding me situation. absolutely appalled . we booked with landing for one month, they then put us in an apartment that didn't allow dogs , even though we had paid the dog fee with landing, then we were told by landing we had to move, so that was a really fun experience , also could t get a hold of the area manager and neither could the landlord . then on top of that after checkout they told us we destroyed all of the linens , yes they said my wife and I destroyed every single bath and hand towel including the bath mat. the pictures showed a dirt mark on one and then a little bit of dirt on their bed duvet cover. they proceeded to charge us 615.00 after move out! I stayed with them for 6 months and it has been a never ending stream of stress! Landing attempted to charge us $289 for supposed "missing kitchen items" that were never there to begin with even visible in their listing photos! This was not the first time that the issue came up, but they were always nice about it while we still had a paid reservation upcoming, as soon as we decided to fully cancel a reservation and ask for a refund, they decided to charge us for "missing items"! Considering we paid $11k for 6 months to stay in units that should have been $1.5K a month max you'd think they would show some decency, but no, they will try to get you for imaginary charges as soon as you no longer want to stay with them. We have been with them since 5/29/2023. The first problem we had with them was back in 8/24/2023, our unit was not ready at all, the tub was still taped up and the paint was not dried, leaving the whole unit smelling of chemicals. We requested another unit right away, they tried to charge us for a coffee machine that was never there in the first place, so we complained and they removed the charges promptly because we had paid for the next 2 months upfront ($6k). Fast forward to 12/20/2023 and we booked a unit that was advertised as a 2nd floor unit only to find out upon move in that it was a 1st floor unit. We had to scramble to find another place so close to Christmas and decided not to stay with Landing anymore and requested a refund. A week after we move out on 12/27/2023 they tried to charge us $289 for "missing Kitchen items". I reviewed the listing photos and it clearly shows that what they say was missing was never there! Now, they are threatening me with late charges of $75 if I don't give in to their extortion. I have no reason to take their cheap kitchen items, the place I'm staying at now has a fully stocked kitchen. After experiences with Landing I will never stay in one of their units again! Read the reviews, many such cases of the same abuse! Landing will be nice to you as you have future reservations, as soon as you decide you don't want to stay with them anymore, they will try to charge you on your way out! We contacted the landing for a three-bedroom fully furnished apartment. They sent us up with a unit and we made the deposit and first months rent payment and we were told everything was good to go. Two weeks later they tell us that there's an issue with our rental and that they can no longer honor the rental because they exceeded their corporate allowance. They did this less than two weeks before we were to move to Indiana and they just said there's nothing that we can do we're sorry and that's where they left it. Then they came back and said well we have another unit coming up but won't be available until Christmas Eve. I would highly recommend that you steer clear of this company as they are not honorable and do not have the capability of making good on their promises. read more

The most incredible idea I've ever found out about. For me I needed a fresh start and I found it and Landing was able to help me and they worked diligently to get me into the place I wanted to be the apartment gorgeous fully stocked minus any scotch but there's paper towels soap bags vacuums mops towels duvets it's just an incredible thing to walk in and go oh I don't have to do squat they have a professional decorator that already has pictures and colors carpets chairs couches you name it rather than having to lug an older bed couch I was tired of old table I was tired of etc. I walked into a beautiful basically hotel on steroids I highly recommend looking at the landing and the people that were working with me were so supportive in fact the CEO actually jumped in when there was a difficulty in a contract they worked it out and everybody walked away happy I can't say enough good things about them read more

TL;DR - Don't trust these folks, they don't care about you. (my entire review won't fit here so a summarized version) Landing started out as a relatively friendly company to deal with. They were very eager to help us initially (which we all know as a consumer translates to take our money). Once we got on board with them and became a "member" the communication was just gone. We had to poke and prod several times for responses while they moved which unit we'd be placed in several times. I mean, it's just our mail, packages, auto-ships, prescriptions...no big deal, right? Finally, they settled on a unit for us about 2 weeks before we were to move in October 9th, 2020 and stay for an indefinite period of time, with a minimum of 6 months which would be ending April 9th, 2021 (this is the best part; more on that). Now THIS is where it gets good. Recall our initial move-out date of April 9th which is the minimum 6-month deal. Well, we're building a house and of course due-dates and closings get pushed as schedules change from construction issues or weather delays. Anyone who has built a house can attest to this. Our original close date was April 1st so moving out of the apartment on April 9thwould be cool. In January, we could already see that from construction delays we would need to extend our projected move-out date. On January 18th I sent a message to Landing inquiring how long far out they needed to know if we needed to extend our stay. We were responded to by a Landing Community Manager who stated, "we usually need to know as soon as possible, but 30 days out is a good reference." That's great, 30 days works - I responded to that email on January 20th stating we needed to extend our stay for 1 month...at least, and that I would circle back around on that 30 day mark to see if we needed more time. The response, "Awesome, you are all set. Your reservation has been updated for check out on May 9." Cool, that's what we asked for. On March 20th, I replied to the previous email thread about needing to extend our stay to the end of May. May 31st. That's exactly 50 days from the previously mentioned move-out date of May 9th. Remember, their 30-day out policy as a "good reference" when I tell you that Landing responded to my request to extend our stay with an, "unfortunately we cannot do that as someone else has booked your apartment." Excuse me, what?? Landing has essentially double-booked our apartment unit and is now expecting us to move out by May 9th. I don't think so. Per your protocol and Community Manager statement, we were well outside of the 30-day notice. 50 days. As soon as I was told we could not extend our stay, I was livid. I called to discuss with a community manager and they essential just reiterated that it is what it is. No, it's not. Landing has the audacity to ask someone to leave their residence all during Covid, even after the completely lost week from Texas' ice storms, and all because they made the mistake of double booking our unit??...while following their own 30-day protocol. I swear I thought I was in the twilight zone when I asked to speak to someone higher up who could fix this, and the "overnight general manager" (whatever title that is) essentially did the same thing in saying "it is what it is." No, it's not. So here we are, 3 weeks later, with no resolution and extremely poor communication. My wife and I have had to follow-up a few times on this with either no response, or they're working on it, or some absurd offer to move us to poorly rated apartment in a bad part of town. No, we have a child in our apartment, that doesn't work. Also, moving twice unnecessarily doesn't work. Double booking doesn't work! What is there to work on? On March 25than official complaint was filed with the Better Business Bureau as Landing was not responsive to our communication efforts. Landing, who is owned by Caliza, Inc., has not responded to that official BBB complaint. They had 15 days to respond and didn't even try. What protection do you have as a consumer if it isn't the BBB and reviews? Landing doesn't care about you, all they care about is money, which is why they're less concerned about making things right with an outgoing customer than an incoming one. Landing doesn't care about you, or your family, or ethical and logical business dealings. I know this was a long, arduous read, but it really is the most concise summary of how landing has dealt with us. All we've wanted is for them to respect and uphold their own protocols. Don't trust these folks, they don't care about you, just your money. They say "Hello Landing" and we cannot wait to say goodbye. read more

I am now in my second Landing in Atlanta. I have been with landing now for over a year and have only good things to say. They furnishing in the homes are very well done and modern. The process is very easy to book a Landing and can all be done online for the most part. Landing has some of the best customer service I have ever experienced. If there is any issue at all you just shoot them a text message and they respond right away. I would definitely recommend landing to anyone who wants a streamlined simpler leasing process. read more
