    REVIEW IN REGARDS TO our move-out process from 10207 RETREAT CIRCLE Retreat at Greystone. My son…read moreand I vacated the apartment on March 17, 2025, after fulfilling all contractual obligations, including the payment of the required deposit. We took every precaution to ensure that we met the expectations outlined in the lease agreement and left the apartment in a clean and orderly condition. It is worth noting that, despite these circumstances, my son and I were denied our full deposit. I find this decision to be deeply troubling, particularly given the context that the damage in question was caused by contractors employed by your company. As part of the repair process, the contractors created holes in the walls to assess water damage using moisture detection tools. Unfortunately, these holes were left unaddressed and not repaired before our departure. We believe this charge to be unfair and unjust, and I kindly request a reconsideration of the decision to withhold our deposit. Additionally, I would like to highlight a series of difficulties my son and I faced during our residency at Retreat at Greystone. These include: Water Damage Incident: Last year, the sprinkler in the master bedroom bathroom malfunctioned, flooding our unit with water mixed with red dirt. This caused significant damage to my son's personal belongings, including clothing, shoes, office equipment, and furniture. My son and I had to clean up the aftermath ourselves. We didn't have RENTERS INSURANCE FOR OUR THINGS. Health Concerns: My son was diagnosed with a sinus infection caused by the constant exposure to airborne particles from large industrial blowers that were placed in the apartment to dry out the flood-damaged areas. Despite his discomfort, he did not inform me immediately out of concern for my own well-being. I ask if possible that Retreat at Greystone pay for one room Hotel for us to share to avoid the exposure of the particles that caused my son to not feel well but you said no. But later offered us your MODEL APARTMENT THAT YOU STATED DID NOT HAVE INTERNET SERVICES THAT MY SON NEEDED TO CONTINUE HIS REMOTE JOB FROM HOME. SO WE HAD TO LIVE IN OUR APARTMENT AND ENDURE FROM THE TRAGIC EVENT THAT WAS VERY STRESSFUL. Disrespectful Treatment by Contractors: Throughout the repair process, we experienced significant disruptions and disrespectful behavior from the contractors. Despite multiple requests for a contactless communication arrangement, due to my son working remotely from home and other contact with contractors that ended bitterly. THE contractor ERIC disrupted my son's work, and in some instances, caused unnecessary delays. THE contractor ERIC even attempted to have my son assist in moving carpet, which was an unreasonable request given my son's remote work obligations. I HAVE FOOTAGE FROM OUR HOME CAMERA. Unprofessional Behavior and Security Concerns: On several occasions, contractors arrived early AS 7 AM in the morning without proper notice. I was forced to contact law enforcement due to rude demeanor. On one particularly distressing occasion, contractors refused to leave the apartment after hours, forcing me to call the sheriff for assistance. BUT the contractors did not leave as the Sheriff asked them at my request but I had to call the Sheriff back to go again letting them know I ask for contactless communications and this is my second attempt to remove them from the property so me and my son can enter. That our home security camera showed that they were still in the apartment after the first attempt to get them to leave. DISREPECTFULLY, the contractor unplugged the camera that was unnoticeable on the fireplace. Moreover, contractors repeatedly unplugged our security camera without explanation, which further heightened our concerns. And as reported to the Office left our door unlocked upon their departure. Given these numerous issues, I am disappointed by the lack of respect and professionalism shown throughout this process. It is especially disheartening that, after all the challenges we endured, we are now being charged for damage that was caused by contractors hired by Retreat at Greystone. I respectfully request that you review this matter and return the portion of the deposit that was unjustly withheld to cover the cost of repairs for the holes in the walls. These holes were caused by Greystone's contractors during the water damage assessment process, and I believe it is only fair that we are not held financially responsible for their actions. Thank you for your attention to this matter. I trust that you will take the appropriate steps to resolve this issue and ensure that our concerns are addressed. I look forward to a prompt and fair resolution. ENCOUNTERING JORDAN IN THE OFFICE WAS LIKE ENCOUNTERING AN UNSEEN ENEMY. EVERYTIME. IT WAS VERY UNPLEASANT. EPHESIAN 6:12. Ultimately, we didn't lease here but when we're back in the market, the Retreat at Greystone is at the top of our list--the units are very nice and at a great price point, amenities are sweet, and staff are friendly!

    Over the past few months, we've had several incidents of unauthorized individuals entering the…read moreproperty, stealing packages, and breaking into vehicles. While we are supposed to have an on-duty courtesy officer, I have never seen one, and I've lived here for three years. Due to recent events, it seems a request was finally made for additional patrols, as I've noticed Hoover PD around the property between 2 to 3 AM when I return from work. This is a serious issue that is affecting our community. The two individuals who previously left comments are not misleading future or current residents; they are simply warning others about the ongoing problems. If you become a target of these incidents, their comments will serve as a reference. This is genuinely happening on the property where we live. It's worth noting that one police officer does live here, however, he is not the courtesy officer. I am just saying I see him around the property more than the actual courtesy officer. In addition, the issue of pet waste has become increasingly problematic. I find myself, at times, picking up after other residents' pets and reporting the problem to management. Unfortunately, it seems to be ignored because it doesn't directly affect them. The twist is that management knows exactly which residents are responsible because I've reported the apartment numbers and the types of dogs. It seems no one is concerned about the risk of disease or parvo, whether for themselves or others. I'm refraining from posting photos because, as pet owners, we all know this is a widespread issue. If you need proof, just pick any random day and visit our dog park. But what do I know? Lastly, the maintenance of our grounds and the quality of work done by outside vendors need serious attention. From poor landscaping to subpar painting inside the apartments, the work is often incomplete or poorly done. Additionally, vendors leave trash, such as waste in dog bins and cigarette butts, scattered around the property. We all work hard and strive to improve ourselves, and it's frustrating that we're paying for what is supposed to be a "luxury" apartment community. The property, maintenance staff, residents, and vendors all have a responsibility to uphold the standards we were promised. Let's work together to maintain the quality of our community. I do not need to email MAA about these concerns because we want results, not empty promises.

    We have been here for over a year and we are very impressed. The office is always willing to help…read moreand answer questions I know they hear 10 times a day. We had a few issues with faucets and people smoking in the breeze way(the courtesy officer and Hoover PD took care of that quickly)the great maintenance team Tried to fix and didn't so what did they do? Replaced bathrooms with new ones. Very courteous and respectful. It gets a little dark at night and can use more lighting around the cars but the pros definitely out weigh the cons. And the security is top notch also. One call to the office about a "situation" and a few minutes later 2 patrol cars and the onsite cop was on it. Very pet friendly but with strict rules on barking dogs which is a good thing. Safe enough for kids to ride on bikes and older people to walk at night. Great school system and gym. For the amount you pay a month take advantage of the great amenities but also take responsibility for them. They belong to you so if you see something bringing down that value, say or do something to maintain it. Thanks Birchall and to all the good neighbors.

    *the craziest part is that I lived here 3 years ago.....and they never heard a peep from me, but…read morenow they are acting as if I'm difficult because this time I have experienced significant issues living on the first floor. 8/7/25 Was planning to just move on and not leave a bad review but tonight has been awful 8/7/25.....Living here is a nightmare!!!!!!! This isn't the only issue I've had here. Steer Clear!!!! Apparently, it's known that my neighbor above me has a visible crack in her bathtub for over a month now and maintenance has not remediated the issue so I'm dealing with this tonight when I'm trying to get ready for bed and go to sleep because I have work in the morning. Update* 8/10/25: The front office staff has no empathy towards you when you have an issue, and the Property Manager never responded to my emails or reached out after this ordeal. I had to spend hours cleaning up afterwards (after I had only gotten 3 hours of asleep due to the issue) and no assistance was offered to clean or reimburse me for the extra cleaning supplies I had to purchase specifically for this. The leasing agent also lied to me and told me that maintenance didn't know my neighbor had a leak in her tub, which is funny, because the maintenance man asked me a month ago if I thought my neighbor had a leak in her tub (the first time I had a leak), and he went to ask her when he left my unit. He never returned to update me, he didn't update his notes (which is why it happened AGAIN), and also neglected to tell me that DIRTY BATH WATER had been leaking into my unit so that I could make the proper effort to sanitize my unit. Update 8/11 Keyana has sent me an email shifting the blame to me although I had no knowledge until Thursday night that my neighbor had a crack in her tub...however some of the maintenance team was aware Thursday August 28, the leak has occurred for a THIRD time. Thankfully I wasn't sitting on the toilet any of the times this happened as the vent that's leaked is right above the toilet. All appliances in unrenovated units seem to be the originals from when complex was built and my mine had black sludge in the filter Package delivery is a consistent inconvenience as things will be placed in other buildings and sometimes in the common areas up for grabs. *there will be dog poop and unidentifiable liquid in the hallways...you can be having a good week and off guard thinking "oh it's not so bad here" and then one day step into a smelly puddle or spit in the hallway.

    Easily one of the nicest places to live in Birmingham. The premises, the management, the location,…read morethe cleanliness and maintenance. Everything is consistently what you would want in a living accommodation. Apart from what can be easily seen in a walkthrough, the management made such a great impression over the entire course of the year that I was there before moving out of town, and continues to do the same for the people I know that still live there. Everyone in the office was always so kind and understanding when situations arose and always did everything to ensure the best possible outcome in every situation, not just the best outcome for themselves. You could tell they cared about you. I worked with Melissa most often, who is just the nicest and friendliest person, but everyone there in the office makes you feel welcome and at home. Maintenance has truly great employees that take care of things quickly, seamlessly and are all around good people. If I return to Birmingham and plan to live in an apartment, I won't have any need to look around. Parc is a gem and I would come right back for another year in a heartbeat. It's not always easy to find places to live where the management treats people as well after they've signed on the dotted line as they did before, so I just want to make sure to let people know that this is one of those businesses, that it should be at the top of your list, and choosing to live at Parc will be one of the best decisions you make during your time in Birmingham.
