This left us with only 12 days' notice to find new housing. I spoke to Landing and explained that my son is a full-time student with no car or job, was relying on the apartment for the duration of his internship, and had no practical way to relocate on such short notice while I was across the country. Despite this, Landing continued sending automated messages stating that his stay would end on July 22. Fearing they might lock him out and leave his personal belongings and government-issued work equipment inaccessible, I rushed to secure alternative housing. Landing also stated they had issued a refund for the unused portion of the stay. However, when I contacted my bank, I was told no refund had actually been released. Only after I confronted Landing with this information did they process the refund.

Every single time I visit my friend here, there is dog feces and urine in the hallways and outside the elevators. It's nasty and completely unacceptable for a building that calls itself "luxury." Until they get serious about cleaning and holding residents accountable, this place is not worth the rent they're charging.

We made lots of friends here and it was a dream to know I could reach out to anyone, and I mean anyone, who was working that day and get help quickly and with a smile. That's so rare these days, so I had to let the world know. These folks work so hard and I've heard complaints about other nearby apartments being non- responsive to their tenets. I tell them all, come to the Palmer! It's luxury living for sure, but the warmth and attention from the office staff are what take it to the next level. They should ALL get raises! Jobs took us away to North Carolina recently, but we miss the warmth and kindness of the Palmer staff. The maintenance guys are awesome, too. Go live there!

The management is great, and so is the maintenance. Any issues were responded to quickly. There is always enough parking, but since the entire parking lot is on an incline it can be a pain. In 12 years of renting I have never had such an awful experience with a PM group. It was common to encounter dog waste, strong urine odors, and the smell of marijuana(actually found a bag of weed in hallway) throughout the building. On one occasion, an individual who did not appear to be a resident gained access to the building and was on a ring camera exposing himself and engaging in inappropriate behavior in the hallway. Security was also a major concern. The parking gate was often broken, allowing unrestricted access to the property. There was a shooting outside the complex that resulted in bullets striking the building and shattering windows in a nearby apartment. Noise was another issue. While the nearby train did not bother us because we were aware of it before moving in, a group of Mustang drivers frequently gathered outside and raced their cars for hours late into the evening, creating a constant disturbance. The pool was often green and appeared poorly maintained. Unfortunately, management was unresponsive to many resident concerns. When I attempted to escalate issues to corporate, I received conflicting information from management and corporate representatives, making it difficult to get problems resolved. Overall, the lack of cleanliness, security concerns, noise issues, and poor management response made this a very disappointing living experience. I would not recommend this apartment community and encourage prospective renters to carefully research other options before signing a lease.

Despite leaving my apartment in immaculate condition, I was hit with a $350 "cleaning" charge after move-out. The lease specifically discusses cleaning charges for areas that are left excessively dirty, yet the apartment was spotless. To make matters even more absurd, the photos attached to justify the charge only showed a clean apartment. There was nothing in the pictures that remotely supported charging hundreds of dollars for cleaning. When I attempted to contact management to dispute the charge, my emails and calls went unanswered. Instead of having a conversation or explaining the charges, the account was simply turned over to a collections agency. The agency was incredibly confrontational and rude from the very first interaction. It's hard not to feel like the move-out charges are simply another way to squeeze money out of residents after they've already left, and you have no choice but to pay the charges or they will ruin your credit. Security is another major issue at this complex. My bicycle was stolen from the supposedly secure bike storage area, and absolutely nothing was done. Throughout the two years I lived there, exterior doors and security locks were constantly broken, sometimes remaining unrepaired for months despite repeated reports to management. The parking garage was no better. The garage doors were frequently stuck open or completely broken, leaving what is advertised as a secure parking garage accessible to anyone walking in from the street. I also had numerous packages stolen during my time there, and management never implemented any meaningful solutions despite this being an ongoing problem. Maintenance was equally disappointing. We experienced three separate water leaks from the apartment above us. Each time, management was notified multiple times, yet the underlying problem was never actually fixed. Instead, it felt like temporary patches were applied until the next leak inevitably occurred. No tenant should have to repeatedly deal with water leaking into their apartment because management refuses to address the source of the problem. We even had some of our furniture ruined by one of the water leaks and when we reached out to management the only solution they had was to file it on our renters insurance. The cleanliness of the building was another constant issue. The hallways and common areas frequently smelled like garbage because trash pickup was missed, the trash chutes were constantly clogged, and the garbage rooms would overflow for days at a time. For a property that markets itself as a luxury apartment community, it often felt neglected and poorly maintained. Overall, Foundry Yard looks nice on the surface, but that's where the positives end. Between questionable move-out charges, nonexistent communication from management, recurring maintenance issues, broken security systems, theft, overflowing trash, and a complete lack of accountability, I cannot recommend this apartment complex to anyone. There are far better places to live where management actually values its residents instead of ignoring their concerns until they move out and then sending them to collections over charges that cannot even be justified by their own evidence.

It's a very safe area. This is a historical building! 1939- The walls are a foot and a half thick! If you get a good unit, you see only green. I'm on the second floor without a dishwasher, but that doesn't bother me. It's just me and I find it very mindful doing dishes. If you have allergies, the wood flooring will help tremendously like it did me. The ACs are powerful enough, the grounds are beautiful. Laundry onsite. Parking tight after 8pm. Cats ok no dogs. Remember that a lot of people know of this place and know of people who have lived here so the negative reviews are the exception. Not perfect but best management you'll find. You also never pay extra for electricity - flat rate. A couple of times I've used the oven for extra heat, shhh ;)

In hindsight they could do so much better. Upon move out I was charged $10 to clean the kitchen drawers, $30 to clean to the fridge (which my boyfriend cleaned spotless before I moved out), $80 to sweep and mop the floor (which my friend swept after I moved out), $40 to clean the oven (mind you these appliances aren't even from this century), $30 to clean the bathroom, and $75 to clean the bathroom...just let that sink in. This apartment was built in the 1950s and I would hope a complex would clean an apartment in-between tenants. Mind you I already paid a $450 nonrefundable redecorating fee at move in ontop of two $600 nonrefundable payments (yes $1200) for my two cats to cover damages. GREEDY!! The bugs are insane - I got eaten alive by ants and I am still recovering from bites even though I moved out about three weeks ago. My boyfriend's car got hit and you can't do anything about it because the apartment complex has no cameras. My boyfriend, who is black, got the cops called on him multiple times for running around the complex and people assume he was DoorDash drive so if you're a person of color DO NOT live in this area. Plus, my packages have been stolen and I know for a fact its happen to others on top of cars getting broken in to. On the other hand Summer in the front office is very kind, helpful, and wonderful to talk to none of this is directed towards her or the very nice maintenance men. I am such a good tenant I feel guilty posting this but they already took my money.
