The leak and water damaged area.

I was referred to KW3 by my realtor after I purchased my new condo. I contacted them about refacing my kitchen cabinets and for a period of time worked with the owner, Brandon and my first project manager Paul to discuss pricing and what exactly I was looking for. Unfortunately, while waiting for materials to arrive, my kitchen ceiling sprung a leak and that whole plan got scrapped because we needed to go in an entirely different direction due to the damage. I was assigned a new project lead, Marsha, and due to the extent of the damage, we were able to get the entirely new kitchen cabinetry covered by my homeowner's insurance. They were very understanding and did not require me to pay for the refacing materials already underway. Marsha did an excellent job explaining my options, sending me draft mockups (I don't know what they are really called), and was always available to answer my questions! She was always very upfront about costs and had my budget in mind! KW3 completes the job in a timely manner and I have been very happy with the work that they did! So much so, that when my downstairs toilet leaked this year and I needed some work done again (in the one year old kitchen!) I reached out to them for guidance. Again, Marsha was happy to help provide information and support and I am using them to install kitchen cabinet toekicks in place of ones that got water damaged! Don't mind the ugly floors or the horrible paint job (I couldn't afford to tackle those professionally yet and KW3 had nothing to do with them!)

I did have at least 6-7 companies come by to pitch their thing, what's gonna happen, how much it was going to cost. In the end I ended with this company and I have zero regrets. Thankfully, I had the best people to get this situation resolved quickly. I worked with Arturo Ramirez (from San Diego)'s team from start to finish. Arturo came to give an assessment of what is going on, what needs to be done, and when they are going to do so. The preparation they did before the work was amazing. I have carpet upstairs and they put plastics on everything so there would be a minimal cleaning in the end. Arturo communicated with me on everything they are working on. After all done, they cleaned everything, they put back my toilet with no issue, the walls are painted and textured. I didn't think that they were cutting any corners or trying to get it all done and get my money and be out. Only small issue I had was the communication about the invoices with their accounting team. I had to call them multiple times to get it updated since I needed the bills split between HOA and me. But in the end they got it all figured out.

Two were forgettable. Express Dry was not. Let's start with the basics: they showed up 15 minutes EARLY. I didn't know that was still a thing. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. Shout out to Christian, Omar, and the rest of the crew whose names I absolutely should have written down -- I'm sorry, you all deserved better from me. Meticulous. Professional. Health-conscious. Hard-working. And genuinely good humans. No affiliation. Nothing in it for me. Excellent companies and employees deserve to be recognized, especially in today's service landscape. If you're dealing with water damage, a flood, a slow leak, whatever it is call Express Dry. You'll be very happy you did. ---- 3/23/26 Update 1 - Johnny just left, he was checking on the project, friendly professional, and guess what he also showed up 15 minutes EARLY. I'm telling you you're not going to find a better company. ---- 3/25/26 Update 2 - Salvador just left, he was making sure we hit 15% dryness across the project before packing up the dryers and HEPA filters. He also arrived EARLY, excellent communication, called to make sure timing was okay. He was friendly, respectful and informative and asked if there were any questions and advised next steps. I opted to leave their tents up so the next reconstruction phase of the project didn't get dust everywhere. Would definitely recommend this team!

The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. Just another example of how can't even trust people to have some decency, even in 2026

We've never had to hire a restoration company so we were dealing with multiple companies providing inspections and quotes but none compared to So Cal Flood. Will recommend them to any family and friends and that may end up in an unfortunate water leak situation.

In January 2026, I had a water leak coming from the upstairs unit downstairs into my master…read morebathroom of 50 sf. It was a small leak, trickling down from my light fixture. I told the neighbor right away, and she stopped using her shower until we could fix the problem. I filed a claim with my insurance... This company did a moisture test, dropped off one dehumidifier, and three air movers/fans. Then, they picked them up a week later. That is all they did. $7407.82?!? I would just say, PLEASE, PLEASE, think twice about letting your insurance (Homesite/AFICS) pick the contractors and handle the invoices. Once they pay the maximum allowed, they will wash their hands of it and will not help if you have questions regarding discrepancies with the invoices. If I had not been stuck with the remaining balances due, I would have never asked to see the billing estimates, and never would've noticed all of the inflated charges. My biggest gripe here is, do not charge for items or services that were not installed or completed, regardless if the insurance pays or if the homeowner pays out of pocket . Honesty and integrity are important. I will post the estimates and pictures here. I am filing a complaint with the Better Business Bureau as well.

Despite not technically being liable for the original job, the owner Spencer showed tremendous integrity by agreeing to fix a leak discovered during the last rains. Adolfo worked on the repair with efficiency & was very thorough in ensuring the leak was fixed properly. They ran a water & moisture test to confirm. Spencer also gave us a longterm warranty on their workmanship should any additional issues arise in the leak location. Very impressed by the type of business this company runs & would highly recommend. I will personally shy away from solar/ roofing combo companies now bc many have high turnover rates given the reduction in California subsidies- sticking with a roofing first company like Smart Roofing would be the way to go.

Throughout the process before the roof even started, the company was very attentive and communicative. From Spencer coming out to inspect the property, to updates over the weekend regarding possible rain delays, I appreciated the effort to keep me informed. Lydia in the office was also very accommodating with several texts and emails prior to the start of the project. Once the project began, I received texts letting me know David would be the project manager while Carlos and his crew handled the work onsite. I honestly do not know if David was present on the first day because when I drove by the property, the crew was extremely busy working and I chose not to step into the work zone for safety reasons. On the second day, I did step onto the property to speak with Carlos and ask questions. Carlos answered everything I asked and helped me better understand the roofing process, which I really appreciated. The crew was clean, efficient, professional, and overall the new roof and gutters look great. Maybe this was a little unconventional, but because the house is currently empty and I live in another county, I personally brought both the deposit and final check to the office. I also stayed in town during the roofing project just in case immediate access to the property was needed. Everyone throughout the process was courteous and accommodating. I also felt the overall value of the project was fair for the quality of materials, workmanship, communication, and the upgraded roofing system that was installed. The only reason I'm giving 4 stars instead of 5 is because I would have appreciated a final text or email from the project manager letting me know the project was officially completed. When speaking with Carlos, he did let me know the crew planned to finish on a particular day, and they clearly did. I spoke with Lydia on the phone the day I decided to bring the final check to the office, which was what would have been day 3 based on the original 2-3 day timeline they gave me, although the crew actually completed the roof in just 2 days, yes very fast for a small roof. Lydia was kind enough to call David while I was there to see if the project had officially been completed, so perhaps I may have jumped the gun a little. Still, I would have appreciated a final confirmation directly from the project manager once everything was officially wrapped up. Other than that, I'm very happy with the final result.
