Unresponsive management extremely rude front desk woman whom they are unapologetic for and recommend you email if youd prefer not to speak with her. Expect to have to call 4-5 times and leave repeated messages before ever reaching someone and for them to be brusque and combative and rush you off the phone. They have good selections of rentals but spend more time showing them than they do managing them. They do not run a tight ship. The house was filthy when we moved in and thebackyard overgrown with weeds and vines. We will not be renewing our lease. I would never recommend them. Amazing customer service! Krystle and her team made us feel like we were their #1 tenants. Whenever we needed anything done at the house, her team was there to support us (bee's, garage door derailing, sprinkler system issues, etc). Not once did we feel like we were in line with others. Our phone calls were responded to quickly and they always had great attitudes about everything. Just an FYI...i am NOT getting paid to write this review!!! I completely agree with the review by Stephanie. You would be better off pitching a tent in downtown Vallejo, in the center of the pimps and pushers, then rent from KPM. Their attentiveness to detail is completely lacking as well as their management abilities. I did not want to have to be an expert on move-in, move-out laws in CA, but because of KPM's inability to properly manage a property I had to to protect myself. If you do decide to do business with KPM, be sure to save all documentation (take pictures of EVERYTHING when you move in, move out) and get VERY familiar with CA Civil Code 1950.5. It is clear that this company practices taking advantage of uneducated renters so don't fall victim to them! read more

UPDATE Well it's been over 6 months since my last review of KPM, I had to add another star. These guys are amazing starting with Krystal to the gardener. Since my last review I've locked myself out, someone came within the hour to let me in. We had a fire in the building. Although I was the only tenant that didn't experience any damage. Everyone else had their door window broken by the fire department, in order to gain access. KPM had it repaired within 48 hours. The care they gave my upstairs neighbor who had the only fire damage was unbelievable. Her living room and dining room where seriously damaged. Even though she did not have renters insurance KPM went above and beyond their responsibility. Considering the fire was nor caused by anything on there part. It was caused by the negligence of the home owner next door. KPM provided her with a hotel room for over three weeks, repaired the damage to her apartment AND replaced her personal belongings (an air conditioner, several rugs and window treatments that were damaged). I purchased a home in Sacramento in the beginning of this year but due to a great job offering I needed to find a temporary place in Vallejo for 12months. I was recommended by a colleague to contact Krystle Property Management. Upon calling them I was forwarded to Krystle which I believe is the owner of the company. Just a guess. I work in a industry where customer satisfaction is highly important. I was impressed by the level of knowledge and expertise Krystle had to offer. We scheduled an appointment for me to come in the following day. The office vibe was pleasant. The staff was very nice and courteous. I went through what I was looking for in a rental with Krystle. She was able to locate 2 properties that fit my criteria. I'm not sure how many properties they manage but it seems like half the city is under their management. The next step was to qualify for the property I liked. This process was very thorough i can tell you. I almost felt that I may not get approved even though I knew how well my credit/background is. I did purchase a home in the beginning of the year. Once the background check was completed she informed me I was approved. As a property owner/tenant I can really appreciate the tenant screening they do. Krystle Property Management really cares about the property owners they service as well as treating and placing tenants in a good home. It's good to know their are companies like Krystle Property Mgmt are out there. I would recommend them to anyone looking to rent a place in the Vallejo area. The only thing I was not satisfied with was the fact they do not offer their services in Sacramento. I would have them manage my property in a heartbeat. read more

I was here form Hawaii and didn't have much time to look for a place. Derrick went out of his way to meet me at a home that, technically, wasn't ready to be shown. He could not have been more accomodating to me. Smart, funny, knowledgable and so professional. Ultimately (and disappointingly), I did not end up renting from them as another house was at the top of my list, but, as a realtor myself who gives rental referrals on a weekly basis, I intend to send anyone who asks about a rental straight to KPM. KPM has manages my rentals in Vallejo for several years now. They have done a great job finding great tenants and keeping up on repairs. I have had no vacancies longer that the few days that it takes to clean and touch up . They have helped me with landscape, pests and minor repairs . The bookkeeping has also been flawless. read more

They are definitely with the 21st century, as you can do everything on the internet, pay rent, request service ( always prompt with a reply) or check on new properties. Most of the reviews for Property Management Companies seem to be from renters not Property Owners. Most of our problems have been from owning property in Vallejo. After my father experienced several problems using Krystal Property Management I sent them an email asking them to please answer a few questions and concerns I had......they simply blew me off. Email and response attached below: "Hello Kathy, I'm sorry it's taken me months to respond with a completed property management agreement between the problems my father experienced while with your company and my personal experiences trying to rent a property in Vallejo I have several concerns about this. First being the taking of 1/2 of the 1st month's rent as a fee. This seems to work against me as the property owner since your company only makes money every time you rent my property. Meaning it's in your best interest for me to have short term renters as opposed to long term. While my father was with you he had tenants who moved in, stopped paying after just a few months, took a month plus to evict, found his property damaged to the extent of $1,000's, had to take his time to take the tenant to court, win $2,700 in back payments and damages and never see a dime in payment. Bottom line is it literally cost him MORE to rent the property than to have it vacant. Not to mention all the headaches and problems and wasted time. All of which is why I thought one hires a property manager in the first place.....so professionals are checking the backgrounds of potential renters, screening them, and putting the best renters into your property, taking care of any problems that arise at the property and dealing with deadbeat renters. If you're not doing any of those things then you're not really a "property management company" you're just a Realtor who posts property listings for rentals. If this were a one time issue with my father's experiences then I would understand but it seemed to be a regular occurrence. If your records of my father's rental experiences say differently please feel free to share them and convince me that I can count on your company to rent and handle my property responsibly. To be honest this company is really disappointing on how they work with their customers. I was interested in a house for rent in Vallejo ca and I provided everything they needed. They first told me that for me to able to rent this property I was going to be able to prove and provide that i made 3X the income for the rent. Then they called me later in the day changing their story saying that it has to be 4X the income for the rent . Then told me that if I find a co-signer that has good credit that could help me as well, which I did provide and still wasn't enough. I honestly felt that it was discrimination from the get go since I stepped foot in their office on Tennessee. I turned in the the application and they asked me questions that I with no problem answered for them and the lady rolling her eyes at me , I guess didn't like my answer which is really unprofessional. the only person that showed me respect and understanding was a secretary there named Ashley but unfortunately she doesn't make the decisions for the rental company . But in the end I might have saved myself from a horrible experience as the one I had so far . I would not recommend this rental company at all , due to the many different versions of what is needed for a rental needs trying to make it more harder for me . So please consider this experience into not even bothering renting from them . read more

I find it critical to share stories when there are big wins and when there are huge losses too....Krystle Property Management deserves the recognition and high praises for the following: Met on Friday evening. Pictures on site by Sunday evening. Got an email on Wednesday for their first showing. Thursday, we have potential tenants! It took a few weeks to close the deal for a 1 year lease due to the tenants placing notice at their old place, but a great experience with Krystle and team! Communication is key for me. Keeping your clients informed is critical and they did a great job. I had many questions for both Derrick and Krystle and they had a less than one day response time. Really nice. Big Wins for Krystle Property Management: 1. Promptness-Derrick worked with us over the phone and showed up on the day and time we specified, on time. Derrick was optimistic, friendly and very professional. 2. Accuracy-They said they would get a photographer out to take pictures for their website on Sunday afternoon and they delivered. 3. Communication-They said the pictures would be up by Monday afternoon/evening, and there it was..on Craigslist as promised. 4. Professionalism-Worked with Derrick first, then Krystle. A CEO (Krystle) who knows how to run a business and build relationships. Prior to using Krystle, we used Hedgerow Properties for nearly 5 months. They were highly recommended by Coldwell whom we used to buy a home in the city. The communication was limited and poor. Their engagement level was a ZERO, their empathy was a negative and the person we worked with was dishonest in so many ways. I emailed the CEO to complain and all she did was pass the buck back to our agent. Advice to Hedgerow..Lead from the front... Own your mistakes and go all the way to make mends. If you are reading this review, I would not recommend using Hedgerow. Our home was on the rental market for over 5 months and they showed about 5 families and never kept us informed on what was going on...Absolute worst experience ever.. Krystle shows her first client and its a done deal. My advice for Krystle is to make communication part of their culture and brand. Its working. Certainly hope they make Solano's Best Property Management for the third year in a row...You have our vote! 5 Stars!! This is my second time renting a house through Krystle Property Management over the past 5 years. I have nothing but good things to say about the way that Krystle and Derrick have worked with me in finding suitable housing in Vallejo, on short notice. And...I received the rental deposit back from them promptly at the end of my first tenure with them with no hassle. They are very professional in their approach and have always been very responsive to what few maintenance requests that I made over the years. One thing that I *really* appreciate is the smooth functioning website that they have which allows me to make electronic rent payments and to file maintenance requests from wherever I am as I travel quite a bit and USPS mail is just too slow and inconvenient. I hope to be able to engage with KPM the next time that I need a rental in the Vallejo area. read more

They are great when it comes to finding a renter an excellent place to live, but fail terribly when you're the owner and it is time to evict and close out the contract. They have an extensive checklist for owners to complete so that the property is in excellent shape, but are not detailed in checking that the property's condition matches the original condition. read more

I would only give them 2 stars but their main receptionist Rene is such a sweet heart, she earned them an extra star and another lady there who's name I forgot earned them an extra star because she chose to give me my full deposit back when I moved out. Because of them I literally don't have it in me to give this place a low star rating. BUT, aside from them and the owner Krystal, everyone else needs to be fired if they want to have happier tenants and better yelp reviews. I've read the reviews and I'm not the only one on here who has bad things to say about these people. First of all, all the men here are terrible. -The maintenance guy would NEVER return my phone calls if I had any issues with my house and if you complain to KP about him they'll just tell you he's really busy. That's a terrible excuse in my opinion. If your maintenance guy is really that busy to the point where he can't return your call after a week of you waiting then you need to hire a second maintenance guy -Abdul is soooo unprofessional. He got VERY upset with me because he got a letter from the city that I need to have a car of mine removed because it's a ugly project car and if I don't remove it they will be charged a fine. He then after expressing how upset he was about my car decided to hang up on me when he finished his little rant. When i called him back and accused him of hanging up on me, he denied it and told me he thought that I hung up on him. Everything he did was so unnecessary since this was the first time I heard of my car being a problem. The car drove fine but was in a minor accident so looked pretty ugly from all the body damage. I had no idea it was illegal to keep a car like that out on the streets for the public eye to see. I moved the car in to my garage though and the problem was solved. All he had to do was politely tell me to move it but he instead decided to judge me and think that I'm some low life who intentionally wants to make his job hard. I of course complained about him to Krystal. Hopefully she made him feel stupid for treating me so unfairly. - Any other men I had to deal with here just rubbed me the wrong way for one reason or another. You're supposed to treat your tenants with respect. I get the vibe like they think that anyone who wants to live in Vallejo must be a low life drug addict because that's how I feel like they've treated me. Honestly here's what KP needs to do. Fire all the men here and replace them with clones of Rene. If Rene could handle every department, KP would have nothing but 5 stars from every reviewer on yelp. read more

My real estate agent wants to manage the property for now but I will definitely be reaching back out to them for property management down the road. Very unprofessional people. Went out of their way to waste my time. I was driving from a distance to view one of their properties. They told me to drive by first, then call for an appointment. I explained that I was coming from a distance, and asked if I'd be able to see it right away. I was told yes. I drove to see the place, and when I called to ask if I could see the inside, I was told there were no appointments available and that I should wait around Vallejo all day long. Repairs were completely in a timely manner after requested, no surprise inspections, they offer online payments, and at the end of the three years, we got the majority of our deposit back. There is no way in hell I would ever recommend working with anyone from KPM. First off, their staff is snotty, and act as if, since you do not have great credit, then you have no business looking for an apartment. Secondly, they do not take your personal needs into concern. My husband and I have two young children. The first apartment we were shown did have two bedrooms, but the small one was barely big enough to hold a bed, yet alone two, and the place stank!. Then Derrick showed us a duplex. The backyard was on a hill with no fence, and the yard was full of dead grass and junk cars. When I mentioned that I wouldn't want my kids playing near rusty cars, he said that I should invest in a game system. read more

I have to warn you! Don't rent from Krystal Property Management!! They let you believe they are there to help you but trust me I rented from them for over ten years paid my rent kept the house and the yard real nice and the house was old needs a lot of work the electricity is a mess plug something in in the living room the kitchen went out the plumbing is a mess but I loved my house I was happy there I had my dogs I had my yearly garden for ten years I had no problems at all matter of fact when Krystal property did come to the house I was told how great a attendant I was and this and that! Anyway for whatever reason and they have given me several and all of them are crap they gave me a 90 day termination notice and they were like Dr.jeckle and Mr. Hide they threw me out in the middle of the worst storms we've had in years I had no place to go and no car they did not care matter of fact when they took my house they cost me my section 8`so I had nothing and they didn't care they couldn't get me out of there fast enough and left me with no other choice but to just take what fit in storage and left the rest so my things Debris as they called it went to the dumps and by law after ten years of renting the normal wear and tear laws do not apply they can't keep my deposit for anything they have to repair or replace anyway and after ten years of them not maintain the house it had issues but guess what they are so greedy they kept my deposit they threw me out on the streets I had to put my dog to sleep after 11 years cause he fell down the back stairs and couldn't walk so I lost my home my section 8 and my best friend the house is sitting empty looks like a dump they can't sell it it would cost them so much to fix it they won't get back no where near what they want! So the point is these people will take your home right out from under you without a care in the world and on this one everyone lost and continues to lose on a daily basis the house has been empty for five months and I still don't know why or if they got what they wanted out of this! I'm just here to save you from them it doesn't matter if you are rich or poor it doesn't matter if you have been there a day or ten years they don't care they will screw you in the long run leave you homeless with nothing and keep your only chance of at least getting a hotel room! They sell you false hopes and shatter your dreams they lie and it's not just one of them it's all of them from the top to the bottom and everyone in between they don't care about you or the house you are in its all about the money they thought they could kick me out slap a paint job and put down carpet get more rent? Really I think it blew up in their face so save yourself and your money rent from a company that is honest and is there for both you and the homeowner in this card they are even screwing an old lady that has no idea how she is getting ripped off? And if you are a homeowner think twice before you let them take care of your place they did no maintenance on the house I lived in unless I called and like I said the property owner has lost 6 months rent they can't sell it so it's costing more everyday when they could've just left it alone and everything would be fine instead they lie and throw you out and don't care if it's empty or not they are fake not trustworthy and liars!!! read more
