The worst property management EVER!!!! Not only are their rentals over priced, but their staff sucks, they lose your messages when you call, there is no chance in hell you can get anything fixed with their maintenace crew, and not to mention they release your security deposit to the owner of the house while you are still renting their home and in our case he spent all of it by the time we moved out. We put down a $2000 deposit and the owner stated he used it for "damages" but were all damages down prior to us moving in, as we stated on our move in checklist. After not receiving our deposit back, Derrick and Krystle who run the office have refused to answer or return my calls and hide in their offices when I go in to talk to them. I didn't have a good experience with this place. The impression I got is that because my husband and I are young with very little rental history they didn't take us serious from the start. The lady who answers the phone is so nice, that is the only good thing. We applied for apartments after having a bad experience here, and got approved hours later. After hearing that our credit is EXCELLENT! However, according to KPM, our credit wasn't the best. This place is a joke. I wouldn't refer them to anyone!!! read more

I am currently a tenant and highly disappointed in tenant/ landlord relationship that is displayed by Krystle Properties. Krystle hires crooked maintenance contractors and if you continue to read through the comments, I am not the only victim. I was charged for the Contractor NOT showing up. I have sent emails to their Maintenance Leads Derrick and Gavin whom are horrible and unprofessional representatives of the company, explaining that the Contractor did not show-up and that I had to contact them when no one showed within the window period. "Derrick" still demanded I pay for the charge for the contractors mishap or take it up with the contractor (although Krystle's hired them and are the ones whom assessed me with the charge). Baffled by the lack of assisting to resolver, I reached out to Krystle Karimian/Owner and no returned call (its been over a week now). This is the first time I have ever experienced this with any landlord, and extremely disappointed in how they do not resolve matters (and the fact that I am being called a liar, in so many words). read more

Krystle Properties is great if you are a crooked landlord looking to screw over your tenants - Krystle will back you up 100%! And don't worry, they hire completely incompetent people to fix any problems that do arise during your time in one of their properties! When my roommate and I found a house to rent through Krystle, they told us the landlord of the house was new to them and they promised the landlord would fix up the house before we moved in, including the bullet holes in the door, the backyard fence that was falling down, mow down the yard that was so grown over a man could get lost in it, put doors on bedroom closets, paint, clean, and generally not to worry about any pests or anything because Krystle had looked over the house when taking over management of the house. Well we move in and do a move-in inspection where we document everything still wrong with the house and the state of things including pictures and videos that we send to Krystle. The prior owners left junk on the side of the house and in the garden shed, the fence was still falling down and the side gate was broken. The yard was still massively overgrown making it a pest and fire hazard. The handy man Krystle had sent in to fix things up was completely incompetent and painted over problems rather than fix them. Screws hanging out of cabinets? Dont remove them just paint over them! Wall paneling falling off? Use short straight nails that pop out of the wall within 10 minutes of you leaving! Door not on straight? Try to free hand saw off an edge, break door in half, dont replace it! I'm in no way a handy man and even I know that these were moronic choices. The best part of the experience was when we moved out and Krystle didn't give us back our security deposit. They charged us for closet doors that had never been there, they charged us for the junk the prior owners had left behind, they charged us for the broken gate that had ALWAYS been broken, they charged us a ridiculously high price for the replacing the cheap $10 blinds the owner had put in before we moved in that had broken within a month of us living there. Krystle charged us all that because the owner said we were at fault. It didn't matter that we had documented all these problems when we moved in including writing it out and taking pictures and videos that then were sent to Krystle who sign off on what we had documented. We had to appeal to Krystle to get some of our security deposit back and we had to keep reminding them that we were waiting to hear back from them. They eventually gave us more of our security back but still ended up charging us for things we had written about before moving in for which we also had pictures and videos! All because the landlord said so and because they were cheap and trying to renovate the house off of our money. DO NOT RENT FROM THIS COMPANY. THEY STRAIGHT UP STEAL FROM TENANTS. read more

Becareful of this rental property! Make sure when you move in you keep your documentation for all damages that are present prior to your move in! We had a horrible time getting the deposit back! First they tried to say we owed for old damages. Then once we showed proof the damage was there prior to our move in they took FOREVER to send the check! It involved us calling at least half a dozen times, being put on hold for 20-30 mins and they even sent us an envelope with no check inside!! When we called back they said "oh sorry the accountant was out that day". finally after battling with them for about 2-3 months they sent us the check for most of the money owed but not all of it. They are opportunists trying to leech out as much money as they can from poor folks! STAY AWAY if you can!! Rent was always paid on time and never asked for anything from them! read more

If I could give this company 0 stars I would. Worst customer service I have ever received, no communication from them once I moved out. When they emailed me about issues they had with the property they did so in a very nasty and derogatory manner. Then I asked them to send me the final tally (for my review and approval) but they never did...when I called to ask them they sent me to another person (never dealt with the same person twice) who told me that they had mailed the tally along with the remainder of my deposit to the last address on file (which mind you...was the property that they manage and I had already moved out of). When dealing with Krystle Properties beware of Davina - Inspections Manager. As a rental property owner she was pleasant to work with when turning over our property after a tenant vacated the premises until there was a problem with the vendors that she recommended and we ultimately hired. For example, the locksmith changed the tumblers but the front door door knob fell off not once but twice. The entire house inside needed to be primed and painted but because the roller hairs were long when applying the paint there were roller hairs that dried on all the walls. In both instances when we approached Davina about these issues she manages to try to deflect the issue onto another subject and then manages to accuse us of being unreasonable to want the jobs done correctly. It appears that it might be time to work with the owner of the business. read more

Horrible company!!! We were exposed to Raw Sewage at a rental managed by Krystle Property. Krystle Property changed the wording" Raw Sewage to Standing Water on the invoice repair document then gave the edited documents "Standing Water" to agencies. Krystle's money and dirty ties in Solano are used to take advantage of poor and impoverished tenants who have no money or resources trying to hold them accountable. Krystle also intimidates those who complain of repairs by running unauthorized background checks on tenants and when tenants move out they come up with erroneous inflated fees and will put them into collections to try and ruin their credit. They also post fake reviews to bury negative reviews in. Yelp should allow ppl to post their experiences without interference or putting them into a not recommended section so that people can see the whole truth about this scandalous company. read more

What can I say about this PM company, A whole lot that's what! My wife and I where looking for a property to rent, for our family. We researched homes and came across Krystal PM and a home that they where showing. Literally from the beginning of the application to keys in our hands, this was the most professional, personnel, and relaxing experience that my wife and I have ever experienced while leasing a property. This is a horrible place to rent from . Iv lived in a rented condominium for 15 years . They will try to spend the least amount of money when fixing a problem so the result is a poor fix . K.p.m wants to charge me a ridiculous fee of cleaning when the stuff there wasn't even ours . They told us that it was our responsibility to report the mess after other tenants moved out. When the tenants had maintenance issues -Krystle Property Management was quick to respond always notifying us of the issue and the cost. I have to say I had higher expectations with all the good reviews they had but I have to admit I am disappointed with their lack of advocacy on renters behalf. When we first signed our lease they were quick to take deposits and document damage. After a detailed documentation of damage they lost the information and wanted to come back on their own to re-document. Luckily we were able to find the time to accommodate their request for another run through- I do have to say the employee was really nice and great to chat with(*). Another issue for me was during the lease signing when I mentioned a gardner which the add clearly stayed was included in the $1700/month rent. with "new sod" being put down in the front and back yards. The agent assisting in the lease signing seemed a bit agitated by my inquiry. Additionally I personally spoke to Krystle and imparted my desire to have the back yard addressed since at its current state was covered with black plastic. She assured me she would have it taken care of. That was in august. Its now May...several months later and I have never seen a gardner and cant enjoy any of the yard space that was played up in the rental add. I'm a graduate student with very limited time and was really looking forward to at least being able to sit out in my yard...They're just like any other leasing office I should've known better...Its too bad especially when they could have gotten great press at Touro University. I'll be sure to not recommend them to the incoming classes this next school year. read more

I can honestly say I am VERY disappointed in the way that Krystal PM treated us. We called their office 3 times to view a home. FINALLY we got a confirmed appointment to view a property. When we showed up at 11:45am with our newborn baby and my fiancé as well as another person who was told to be there at 11:45am to view the home, no one showed up. We waited 30 minutes all while trying to call the office. I finally was able to reach them the 5th time I called about 2 hours later. I told them we were waiting there and couldn't get ahold of anyone and we were not the only ones there. The lady on the phone just talked to me like I was stupid. She said "oh....im not sure where they were then." She offered to reschedule and I said that is fine and I would like to reschedule...she said someone would call me. After all of that I saw that the property (Steamer lane glen cove) was no longer available. I would suggest maybe....answering the phones...showing up to appointments....hiring a new receptionist....using customer service skills....just to name a few. #NOTOKRYSTALPROPERTYMANAGEMENTVALLEJOCA :D ps-Krystal PM you are not fooling anyone with all the fake reviews on here. The whole gang is awesome. Cheesy but true. I am a resident in Vallejo and have been since I started college at the California Maritime Academy. My roommate and I allowed a friend to choose our housing, and long story short we ended up in a bad area. When we looked to move, we found a place listed by Krystle Properties that was within 10 min walking distance from school. The owner had a very strenuous approval system, but the whole time Derrick and Krystle helped and made the experience a pleasant one. We did not end up getting this house, but they didn't give up on us. Especially when they found out where we lived! Our last month on our rental agreement was almost at an end, and KPM found us an amazing house in a great location right across the street from the water. Kathy got us in to view the house while the previous tenant was still in. This gave us a good feel for what the house was like while being lived in. We were approved almost immediately and moved in shortly after. Also, we did not have to reapply for this house, they used all of our info for the previous house. This has been about a month and a half now since we moved and we are ecstatic. The house was old and needed some repairs. KPM had a handyman sent out within two days of the inspection and had the repairs taken care of. Frank with Ace of Trades did a great job. Now the house is in great living condition. Using their online rental payment option has definitely helped my life as well. Being a college student, I don't have much time and before I had to go to the bank and directly deposit the rent into the landlord's bank accoount. Now I can pay rent from my phone anywhere I have internet. All in all it has been a great experience. I have and will continue to recommend their services. read more

I'm not going to make this a big deal, but I will chime in on my short lived experience with KPM. I was looking for a fresher option for my rental property and KPM looked like the obvious choice. Derrick came across very professional as did his staff....at first. Had a nice conversation with Derrick via phone and he was more than happy to manage my rental unit. I told him I was going to give my current management company their 30 day notice when I hang up, and I did. He sent me all the contract info via e-mail within in 10 minutes of our conversation and I'll quote Derrick- "Good afternoon Jake, It was a pleasure speaking with you earlier today. We very much look forward to managing your property located at*****" I replied and said, "The contract looks good Derrick, let's move forward with Krystal taking over the management responsibilities and I have given my current property manager their 30 day notice". This is the last I heard from Derrick via e-mail. But I did receive a v-mail from his assistant Kathy 5 days later telling me "they are not able to manage my property, sorry". Huh, What? Did I miss something here? I called her back and waited to speak to her personally and she sent me to her V mail. Derrick then left me a v-mail the following day telling me "my expectations were too high and he was willing to send the keys and paperwork back to the original property manager". I just needed the place rented, is that a high expectation? Oh man, if I could load the message I have saved from Derrick onto Yelp you guys would freak. Clearly he likes the sound of his voice. To sum it up- Unprofessional and will not recommend KPM to my network of investors. read more

One of the worst experiences I have ever encountered.In December 2015 I went to their office to have them find a tenant and manage my property.I informed them the front door was weatherstripped and you must close the door tightly to lock it.I further stated I want all curtains to be closed after a showing.A few days later I went to my property and the front door was unlocked and half the curtains were wide open.I called Krystle and asked them to rectify the situation...A few days later I checked the house again,the front door was locked,but the garage door was unlocked and again,half the curtains were left wide open,so burglars could easily peer into the house all night...I went in person and complained,I was assured it would not happen again..A few days later on Christmas morning I stopped by to check on the house,the front door had been left wide open all night !! People had been giving themselves tours of my house !! Bear in mind ,this is Vallejo,and people ripping your house apart for copper pipes is common,as are squatters who will take over your house...Needless to say that was the end for me...Sad there is no "zero" star rating. read more

My husband and I are currently renting an apartment in Vallejo but are planning to rent a house in the next few weeks in the hopes of getting away from our noisy neighbors -- apartment living just isn't for us. We found a house through KPM's website that we're interested in so my husband called and after many unreturned voicemails, finally heard back from Kathy and they set an appointment for yesterday morning. Kathy was very clear that she had an appointment that same day at noon, so we'd better not be late (and I could tell from listening to my husband's side of the conversation that the appointment was definitely for yesterday - which was his day off). So we showed up about 15 mins early for our 11am appt and after waiting until 11:10, we thought we'd better call Kathy to see if she was running late. She was incredibly rude to my husband on the phone and said she had our appointment listed for the next day and acted as though it was my husband's fault for her mistake. About 5 - 7 mins later Kathy shows up at the house and doesn't even say hello or introduce herself to us. She made us feel like she was doing us a HUGE favor just by showing up to show us the house (which, if I'm not mistaken, is her job). She unlocked the door and told us that she'll wait outside. Before we'd even finished looking at the bedroom and still had half the house and the yard to tour, she was back inside and making us feel like we'd better rush through the tour. We tried to ask her a few questions, but she wouldn't even listen to the full question before spouting an answer to what she thought we were going to ask her. She then headed to her car without even saying goodbye or asking if we were interested in renting the property. We couldn't even finish asking her if the house was still available or if there were any other applications in on it. I hollered over to her as she was getting into her car "well, ok then. My name is Stephanie by the way, but I guess you don't care." She didn't even respond to that -- just drove away. My husband and I have good credit and an excellent rental history with favorable references from our past landlords. We're never late with our rent and take pride in our rental homes -- always treating them with the care we would if we owned them ourselves. I have NEVER been treated as rudely or unprofessionally as i was by Kathy yesterday. What almost made the entire thing worse was that she was wearing a Santa hat. She was hardly a jolly character and I felt she should have been wearing a hat more befitting Scrooge. This really upsets me because I saw another house that KPM manages that I think could be a really good fit for us, but Kathy's rude and dismissive behavior towards us yesterday showed me that I would never want to do business with this company. I would hate to think what would happen if I were to have a need to call their office regarding a problem or some issue with a rental of theirs. Nor could I stand the thought of them making any money from our renting one of their properties. I'm half tempted to find the owner of the house we were shown just so I can let him or her know the type of people he/she has representing the property. read more

I can't help but feel that the good reviews posted here are in fact bogus and posted by friends or associates of Krystle Properties. These people are notorious thieves!! I returned my rental in exactly the condition it was given to me in and they refused to return my deposit. They blatantly disregard simple maintenance requests. I couldn't even cook in my own apt. because they refused to furnish the stove with oven racks!!!! I've heard nothing but horror stories from other former tenants and truly believe that they are solely out to take your hard earned money and let you live in squaller! Their structure is not conducive to us. Depending on our concerns, we need to communicate with different employees. Derrick and the staff put me into an apartment under emergency circumstances, and the apartment was everything I asked them to take into consideration. The WORST customer service experience I've had in recent memory... I paid $1 for a self-viewing online on a Saturday for that coming Thursday. The night before (Wednesday) I went online to receive my viewing instructions and I couldn't receive them.. I called the next morning during open hours and no one answered... TWICE. So my fiancee and I decide to walk in to KPM. This is where things got weird.. I inquired about my viewing appointment and I was informed that the property rented out that Wednesday.. OK so that sucks.. The lady I was talking to then made the conversation about the dollar I paid for the appointment.. Yes i would like that back but i paid toll to get there... and I didn't even ask for it.. I walked in for a property, (you know just that thing KPM is in the buisness of?) she just assumed I was there for a dollar. Not only was there no apology for the inconvenience she also failed to offer another property viewing.. That's right.. a customer walked in looking to spend money in a money making establishment and was not offered ANYTHING.. No customer service at all.. That's something I shouldn't even need to ask for. What happened next was just DISRESPECTFUL.. she walks to the back then comes to the desk and hands me a dollar she got from god knows where as if that solves my need to rent a property.. The worst Property Management Company on the Planet had to call and email repeatedly just to get a response.When I was finally able to set up an appointment's got even worst.I arrived at the office only to find out that their parking lot is only for their employee's.They insist that thier clients park on the streets.That set the tone for the customer service you will receive.We were rushed through the application process,and was told that that one of the properties that we had agreed to view was unavailable due to a plumbing problem.I was told that the tenants in the back unit were using the water in the front unit.The thing about this is, number one a simple courtesy call that the unit couldn't be view would have been nice,however these people have no clue on customer service.Secondly in their ad there was no mention of a secondary structure or people living in it.The Agent said she would take us to a similar property.She ended up taking us to the worst part of Vallejo.The first apartment she took us to we could barely get into.The front stairs are a definite safety hazard(By the agents own admission)The previous tenant was surprised by us visiting.The unit itself was full of code violation, uninhabitable is how I would describe tithe next Apartment we viewed was even worst.The minute we opened the door an overpowering scent of mildew greeted us.As we further entered the apt.we were greeted with MOLD,in almost every room.We left immediatly,We tried to ask the Agent questions however she basically threw the application at us and left.We went on to view another property they had listed by ourselves.Their ad listed it as a penthouse,what it really was ,was a ATTIC!!!!!!These people have no ideal of what customer service is,They are very deceptive in their ads,and after dealing with these people and viewing thier properties,one word comes to mind......SLUM LORDS!!!!! stay away from this company . read more

My boyfriend and I rented from Krystle Properties for 2.5 years. When we moved in, the condo we were renting was filthy. I kept my move-in inspection sheet for verification. During the time we rented from them, I have/Kept 4 emails sent to them requesting repairs. THEY ALL WENT UNANSWERED! The ONLY time they came and fixed something (the leak under the sink) was when it could be potentially damaging to the property itself, and they had the nerve to put a fixture on the sink that didn't even match the hardware of the rest of the sink. Matter face, the piece he put on didn't fit and it leaked worst to where we couldn't put things under the sink because of all the access water. However, the tore screens in windows and patio door, uncovered electrical sockets, broken sink fixtures, mold in the shower and a host of other issues were just not important enough for Krystle Properties to fix. The entire time we rented from them, we were late ONE (1) time. We had an incident where our front door was broken and they took our rent money, applied it to the cost of the broken door instead of applying it to our rent and then in turn had the audacity to then charge us a late fee for the rent. They did absolutely everything they could to charge extra fees but would NOT fix anything in the house. I HAVE ABSOLUTE PROOF OF ALL THIS! They prey on the low income and people who have credit challenges because they are less likely to dispute or complain when their homes have issues. Krystle Properties attitude is; you should be grateful that we are renting to you in the first place. Its despicable! They are money hungry, impolite, unprofessional slumlords!
