I had a mixed experience with them. The washer and dryer were of great quality. You could program the washer to start 5 hours from now if you wanted. I also had to wait months for things to be fixed. Ben and the other service guys were so nice. The area was a bit loud at times from emergency vehicles, dogs barking and screaming kids. EDIT:I should also add when I moved in here the grass was brown and dry obviously never watered and now that the grass is soaking in water every night my water bill has gone from $150 A PERSON to $200 A PERSON every month. That's outrageous they need to find some inbetween with the watering because it's coming out of our pockets This place is okay at first glance but if you look closely it's not so pretty. There are about 5/6 cars right when you pull in, in the carports that haven't moved in over a year all dirty and collecting webs some have flat tires and look so trashy. Waterview Apartments is a bad place to live; it is poorly manage by Toni. And the head so called maintenance man Allen is a waist of time, he is lazy and does not care to fix things fully and correctly. But worse than all of this, Waterview Apartments has sneaky ways to (over!) charge for water, trash, recycling, and the boiler. Yes that is correct beside charging for Water they actually charge to heat the hot water. When asked Waterview Apartments for an explanation of why is the over cost for water is SO HIGH they give you the run-around. The apartments are over priced and then there is the ridiculously high "water bill" charged per-person in each apartment. There is no means to cut back on your bill by using less because they just charge per each occupant in the apartment. The stairs are old and dangerous to use. When this is mentioned to tToni she gets in your face that they have already by "fixed". I do not believe she has the skill to know how badly the apartment are run down, and on. their way to being even more run down. read more

And my apartment is two different colors the dishwasher doesn't work and my drawers don't fit in the kitchen. I lived at Waterview for about 7 years, Allen is the best maintenance man I have ever met. He is super friendly and always willing to help as much as he can. The grounds are always well kept. It was pretty quiet on the side of the complex where I lived. Tonnie and the office staff were also very helpful I had an issue with a neighbor a few years ago and they helped as much as they possibly could. If you stay to yourself you really won't have any issues here. The location is across the street from a shopping plaza which is a plus and the neighborhood is safe. read more

We went to go view this apartments, and Tonnie Mills who is the Manager there greeted us as soon we went we walked into the office. She was very professional and her, she has a great personality which really made us excited to see about the vacancies there. She took us to a 2 bed room apartment and the apartment was really spacious, and the neighborhood is a good neighborhood. It was very quiet and the process is very easy for those who are looking for a place to stay. The staff is nice, and Tonnie appears to be an great Manager over the property. I have been a resident for 10 months and during these ten months I have had five nights where my bathroom has flooded because my upstairs neighbors are taking shower and their bathtub and or pipe are cracked. The office doesn't even responsd to my emails or return phone calls. Each time they just do a patch up in their bathroom. Last time they promised me this was fixed for good. Maybe there should re do the whole bathroom instead of patch up jobs. My rent check is cashed on the first of every month. They have never given me any discounts on having to deal with this. Tonight, I'm sitting here once again after sending video clip of tonight's leaking episode to the regional maintenance guy and the property maintenance guy. UPDATING 8/8/18: Since updating this review seems to be the only way to get these people to contact me since they don't answer my calls or voicemails... it's now a week later & still I've seen nothing of my deposit from them. I moved out 6/16... they claim a mix up w the post office (yea right). And now I can't even get an update because they don't want to answer the phone :) UPDATING 7/31/18: So the apartments responded to my ugly review but not my phone calls... great. They claim they called me and tried to leave a voicemail but my inbox was full. However when i checked, there was no missed calls at all & I only had 3 voicemails in my inbox. Hardly sounds full to me. Updating now because I turned in my keys 6/16 (I have written confirmation), and my lease terminated 6/17. It is now a month and a half later and I have received NO communication regarding or explanation of my deposit. I've been trying to reach the office but after multiple calls and voicemails I've left, I haven't heard back from them or had them answer the phone even once. This entire situation just goes to further prove how dishonest and shady this business is. I hope no one rents from then, unless you want to be screwed over and ignored. We've been here for over a year now and we have nothing but good things to say about our experience here. There's ample parking, the neighbors are friendly and quiet, and above all else, Alan, the maintenance technician, is always there to save the day. He's always very professional and he goes above and beyond to resolve any of the issues we've had with our unit in a timely manner. For example, we were out of town and Alan called us to ask if it would be okay if he came into our apartment to fix our oven. He did an amazing job to get our oven back into working condition, but he also went ahead and took initiative to fight an ant problem we had while we were gone. Not only did he spray and clean our counters, but he also went ahead and took the liberty to spray around our building as well. Anyone moving into our community will be well taken care of. In addition, Justin has been an amazing leasing agent, and he has always been there for us when we've had any questions or concerns. It's always easy for people to complain about a business but does anybody ever say anything good about the business? Alan, Jason, and Carmen at Waterview are the best! They take very good care of me and have always met my needs. I don't think you find a better management group. I have a wonderful one bedroom apartment, great sunset views, trees all around, I love to sit. on my balcony in the early morning and sip a chai latte or at night watching the sunset. My neighbors are very friendly. Benicia is an awesome City! Right on the water. Downtown is full of shops, galleries, antique stores and restaurants. The marina is a few blocks walking distance from downtown. There are parks with park benches right along the water. read more

Don't be fooled; you are paying for the location only, because that is all you will get at these apartments. What you won't get? A nice-smelling apartment, renovations/updates, any response from management, professionalism, your full deposit back...the list goes on. It is very clear that Waterview staff do not care about your business or taking care of residents once you move in. And they don't have to; the demand for apartments in Benicia is high, and they know it. We had a quick tour prior to moving in, and our management staff person couldn't even tell us the price that water/sewer would be because she didn't know. She didn't work hard to sell the place because it was the only unit that was going to be available at the time we needed to move. Despite the fact that Waterview also claims to be non-smoking in the lease agreement (read the contract), she couldn't guarantee that the place would not smell like smoke and we couldn't see the unit to confirm because the prior renters were still there. In a time-crunch, we agreed and set up our move in date. We arrived a few hours earlier than they expected us and literally told us that they weren't done with our apartment and needed a few more hours. This is how unprofessional they are, folks. Our apartment was freshly-painted but the bathroom was dirty from construction/painting without cleanup. Walls were badly patched over and shoddy. This was literally the worst-looking apartment I've ever lived in. Then the smoke smell....either our neighbors upstairs smoked or the last renters smoked, and you could clearly smell it. It made us physically ill. We contacted the maintenance man who is nice, but is overworked and does shoddy work as a result. He gave us an enzymatic spray that had no effect. We ended up spending a ton of money to get air purifiers that had a minimal effect. Water/sewer bills were given to us 2 months behind, and were $150 each month; outrageous. Anytime we contacted management via email for billing questions, concerns, etc. we were ignored. In person, they faked nice. We got several packages delivered to the office around the holidays, but they didn't bother to contact us to let us know. They were sitting in the office for a month when we luckily were told by a company that they delivered to the office and then found out we had 3 other boxes sitting in there. Thanks for letting us know, management. Upon moveout, we discovered that unless we got professional carpet cleaning, they'd charge us $220 for cleaning regardless of whether we'd cleaned everything else or not. We didn't bother cleaning since we had no plans to have professional carpet cleaning after FOUR MONTHS of living in an apartment with new carpets (we had a short-term lease). They also took out 2 months worth of water/sewer out of our deposit on top ($300), leaving a tiny refund. Finally, management also SENT OUR DEPOSIT REFUND CHECK TO OUR OLD APARTMENT (their apartments), too lazy to contact us via email or phone to get our new address. This is the laziest staff I've ever had the displeasure of working with. The check was returned, and only then did they call and ask us to pick it up. Folks, this place sucks. It was hands down the worst apartment I've ever rented for the exorbitant cost, and the staff didn't care about actually doing their job professionally..or at all. My Fiancé and I have lived here for just over two years. It has not been a good experience. When we moved in an upstairs unit and completed a walk through. The place was not up to par. When you drive by the place it looks nice and the people in the office seem nice. Don't go on the weekend though cause they can't answer any questions. They are stand in temp employees. One you live here you can't get ahold of anybody unless you go to the office. Don't expect call backs they don't happen. I do have one good comment. The maintenance manager Alan is the best employee here. He is a hard worker that is trying to keep up with dilapidated buildings. So here are my issues. When we had a walkthrough they had a nice throw rug down in the front room and a light to show the apartment. After I moved in I realized it was to cover stains on the carpet. The deck was hanging off the wall at the rail by about and inch and would move around when you walked out. It just got fixed a few months ago. We have had constant issues with the plumbing. When I first tried to use the dishwasher the drain was clogged and was spewing water out of the air gap. I ended up having to fix it my self. The transition strip from the front room to the kitchen keeps pulling up and I have had to reattach it myself. The tub/shower fixtures at first couldn't get hot water. It took a few months to get that fixed. Then when it was "fixed" the pipes started banging. So much that it made the kitchen faucet handles shake. It took over a year for them to get a plumber out here to "fix" it. It's not as bad as it was but it is still an issue. Water pipes in the foundation have broken twice in two years causing us to loose water for a few days. Not to mention the socialist way of water cost. They bundle the whole cost of water sewer and garbage and split it up between residents. So even if your one to conserve water you will be paying more than for what your using. Next all the blinds are old and brittle. They keep breaking and Alan gave me a stack that I have under my couch so when one breaks I can replace it. Also when they painted the place they painted everything veneered cabinets, range hood, light fixtures. Things that shouldn't be painted. So I had to peel the paint off the range hood cause it was peeling up on its own. I guess someone didn't learn that paint doesn't stick well to powder coat painted items. It also caused the veneer on all of the cabinets to peel and curl up on the edges. The caulking around everything looks like they used a garden trowel to smooth it out. The floors creak and pop so when your trying to be quiet in the morning it not easy. The outlets are loose and plugs fall out. I asked about replacements and was told it's all they had it's what they are using. The mirror closet doors have the wrong tracks and they skip off. The doors are rollers the the track is for a top hanging with a bottom clip guide. The front door seals are no good. Light and air comes through the closed front door. The screens for the patio sliders don't have the right kind of weather strip so in the summer when it's hot the bugs come in and fly all over the house. There is still more but it's moved out of the apartment and now about the complex. The work out/ laundry room has been vandalized a few times. Workout machines are still broke from when we moved in two years ago. If you look at the universal workout machine that is on the website you can see the weight cord hanging from the leg curl side. The washing machines are consistently breaking down and even with constant calls for repairs the same issues exist. People keep breaking the door leavers off of the room and the mail room. It's gotten so bad that the lock is not even a locking type anymore. Because the community is not gated anyone can use the workout room and laundry room even though we cover the cost of water. In the summer the pool is constantly being used by non-residents and has always been an issue. It is quiet and has a good breeze here but I'm fed up with this place and wouldn't recommend this community to anyone. There has been no compensation for the lost space of our apartment for the over six months that the decks have been worked on. I wish I could give this place zero stars but I can't. But when we walked into Waterview we were welcomed by Justin with smiles and offered something to drink, he was very nice gave us a tour of the place which was very nice the pool was clean and very nice outdoor furniture and a hot tub which was my favorite! The apartments were clean and friendly renters saying hello as we walked around the complex! I think that Justin made our whole day! He was very genuine could tell he wasn't just tryna be fake, he was very honest and had our best interest at heart as well! He Definitely showed us how a leasing agent should be! AVOID THIS PLACE: I lived there for over 2 years, circumstantially, tried to move out several times but other variables didn't pan out. Strengths: MAINTANENCE: The maintenance staff was responsive and showed up on time. If they were not able to resolve problems immediately, at least they gave me reasonably accurate timeframe for resolving the problem. GROUNDS: The grounds were kept clean and well maintained. Beware of: RENT: The rent is outrageously high for what you get. I lived in a 'condo', basically less than one bedroom apartment, and was charged over $1000 on a month to month lease. I lived there for over two years, always diligent about paying on time before, and then I had to switch to month-to-month basis. The management was 'unable' to accommodate short-term month-to-month rent. This is the first time I have encountered such inflexibility, and even more so, exploitative approach, taking advantage of my unclear situation. MANAGEMENT: The previous manager was bluntly rude, taking sides in neighbor's disputes and sending warning letters arbitrarily to the ones she did not like. Her replacement was no better. For example, a clerk opened my outgoing STAMPED envelope and deposited the check that was designated to a car payment. However, they did not notify me on the matter until the car loan company sent me a warning letter about missing a payment. When confronted, the manager brushed the situation as a simple confusion and sent ME call the car loan company to apologize on his behalf. He didn't even consider making the phone call himself. Broken water main - sprinkles explode and water shoots like geysers. Also, there was a broken water main under the parking lot that caused it to repeatedly crack. Despite notifying the management several times, the water continued to shoot day in and day out for months, and the residents were the ones to be excessively charged for water and sewer (lack of) services. Lastly, the management charged me for carpet cleaning after I moved out, reducing the return of the security deposit to nothing. BY LAW they were supposed to replace the carpet since I lived there for almost 3 years and did NOT get a new carpet when I moved in. NEIGHBORS: loud loud and loud. The neighbor with whom I had a dispute turned to be well familiar to the local police. Apparently, she has paranoid ideations that everyone is spying on her (the reason for the dispute), and even went to the extent of posting signs on her door and windows regarding a security alarm system connected to the internet (see pictures below). The local police (the neighbor used to call them in occasionally due t her paranoid accusation relating to one neighbor or another) politely suggested I move out because they had no other solution. At least twice per week you can expect a fire truck/ambulance called into the apartment complex, and similar regular visits to the complex across the street. By the way, if you check Megan's Law website, you will find that there is a sex offender living across the street. LAUNDRY ROOM AND GYM: Always dirty, and always something is broken. One of the treadmills has been broken for about a year before the management realized the safety magnet was missing. Despite repeated requests, the air conditioning was never fixed at the gym. THE APARTMENT: Cheap cheap cheap construction. The windows don't really fit, there's always a draft coming in through the doors and windows. Winter - expect your electric bill to rise. Summer - the dark painted decks are going to assimilate your apartment to an overly heated sauna. Water - the hot/cold water vacillate to extremes without intended provocation, changing temperature randomly, probably because another neighbor decided to take a shower at the same time. By the way, don't use the sink water while someone else is taking a shower, unless you want the showering person to get high degree burns. Maintenance changed the shower wheel, but that did not solve the problem. read more

I'm conflicted with Waterview. First, the positives. The staff are great. I don't have to deal with them very often, but they are very helpful. The maintenance crew is absolutely top notch. They are very prompt, effective, and courteous. The facilities could be better (but so could every other apartment complex). The apartments (mine anyways) are nice. The living room has crown molding and the kitchen has great counters and cabinets. The carpet is old, but not worn beyond belief. Our neighbors are very quiet, no complaints there. And Benicia is a great place to live. The apts are close to Raleys and other small shops and restaurants. The price of the rent is decent, considering it is in Benicia (don't expect some $900 1 br apt here...its not Vallejo). The water, utilites, etc are decent. Now the negatives (perhaps better directed at the residents of Waterview). It seems like every third resident has a dog or two. Every patch of grass in the complex smells like dog shit and piss (excuse my language). Everytime i walk out of my apartment, i catch a whiff of dog piss because someone is too lazy to walk their dog to a remote area. The dogs even pee on the metal poles supporting the garage areas. Its disgusting. The smell of dog piss everywhere. Dog piss stains all over the parking lot. Dog poop on every patch of grass...my kid can't play anywhere. The garbage bins are a pig sty. Some residents don't understand the concept of recycling, while others think its perfectly okay to dump there old couch in the parking lot, assuming someone is going to pick up after them. The buildings are old. The telephone wiring is just as old. We have ATT Uverse, which is great except for the shoddy wiring in the apartment. The internet comes and goes randomly. We've had an ATT tech come out and look at everything, and the only issues he can find is that the wiring of the apartment is old. Overall, it seems like Waterview is plagued by old age and is owned by some far off company that doesn't care. The old buildings, the crappy parking lot, the quality of the facilities are all in some sort of disrepair and I don't think it is the fault of the on-site management. Whatever corporation that owns the place doesn't want to shell out the dough for any real repair or upgrades. In the end, I have to give the place 3 stars because despite all of its shortcomings, the apartments are safe, generally quite, decently priced (for the area), and close to things like the freeway, stores, etc. read more

I gave notice exactly 1 month from when I planned to move out, and since COVID is a thing this year, they did not allow me to come inside the office (I find this ironic because I'm a nurse and do not have the luxury of telling my patients I can't help them in person). Anyway I was given an e-mail address over the phone for me to give official notice. The wrong e-mail was provided to me and this became my fault later on when I actually moved out. I was charged a no-notice fee a long with my early termination fee. These people are unethical to do this to those of us who are having to move out to live with other people during a difficult time. They do not care about you as a person, they only care about making their money. I get it, it's a business, we all have jobs to do, career, etc. But do you really have to rub salt in wounds? I left because of financial difficulty, and you punch me in the gut with extra fees. It's your fault you provided the wrong e-mail address, but they will never take responsibility. Stay far away from this place. My girlfriend had to the same thing moving out of Club Pacifica just down the road and they waived her early termination fee. And they kept their pool and other amenities open during the COVID pandemic, instead of allowing their employees to avoid all manner of helpfulness. The only honest, hard-working people there are the handyman and groundskeepers. The people that work in the leasing office are happy to slack all day and do nothing with their time, they sat in their office during the COVID pandemic avoiding all manner of actual helpfulness. read more

Well, it's a roof over your head. They do a good job of advertising but a pig with makeup on is still a pig. Most people around the place are friendly. They let you pay your rent online which is nice. The charged me almost $100/month for water/sewer/garbage for an 800sqft apartment on top of rent and pet rent. The laundry rooms are filthy and machines are constantly in need of repair. Maintenance repair requests took on average a month no matter how small or inconvenient. Multiple repair requests were also needed, more than once my request was marked as completed when nothing had been done. Do not walk in the grass! The community is pet friendly but a lot of tenants did not clean up after their animals. During summer the grass smells of hot dog pee. The roads around the complex are taken care of about as well as everything else, full of huge potholes and cracks. All-in-all it was an ok place to live, but I would not live there again. read more

Justin was very helpful with finding us the apartment that was perfect for us. After viewing a couple units, we decided to go for one of the remodeled units. I absolutely LOVE the grey color scheme and my wife likes the stainless steel appliances. It was definitely worth the little extra for a remodeled unit. I've lived at Waterview for the past 8 years. First in one of their studios and then a one-bedroom. In my experience, the complex provided very good accommodations for the price. Management was always good about repairs, and their resident maintenance man is easy to get along with. When my lease would come up for renewal, the landlord was willing to be flexible. And although there were a few things to contend with such as heat getting trapped in the apartment units during the summer, there was usually good ventilation and during the winter, that insulation of the heat would help keep the apartment warm. They also have portable A/C units available for rent for a reasonable price during the summer. They just re-floored their exercise room and replaced much of the equipment with new machines. They also have two pools and a hot tub which are always popular with the residents. And they contract with a private security company for night patrols of the complex. As far as apartments in Benicia go, I would say Waterview is good for the price and the neighbors are very friendly. read more

I called Monday evening around 4 and she personally walked over to see if the apartment had newer appliances, enough light and what upgrades this apartment had.
