Good option if you have a plan to purchase in 2-5 years...Just save your money and purchase a home! Too many people renting now and expecting not to hear a sound! you will hear noise-the place isn't soundproof! You will see people enjoying themselves at the pool and hot tub, not everyone that gathers is going to cause a riot! Management can work on the way they speak to people. Yes, I've encountered some very rude interactions with the staff in the office. I mean calling my cell phone with an attitude, but I never know what the person is going through, so I just take a deep breath and move on with my day, but I must remember, I experience rudeness when I go through the drive through at McDonalds-I take my order and keep it moving and leave that energy behind me... the location of the place is Great! Most of the neighbors are Great, I've encountered two insane tenants literally saying they heard noise "All night" because of two kids, and I'm like no, you heard noise for about 10 minutes, because of a kid playing ball in the house, but when told not to bounce the ball he went outside, and believe it or not she complained about that, then another residence accused my kid of stealing from his, when I asked him if he saw my kid taking it he replied "NO,' but I know it was him" ( I slapped him in my head) . I was relaxing in the pool with my glasses on one day, eyes were shut and he was speaking to me and I didn't hear him, because I was zoned out, he literally walked over to me and yelled "Hey do you hear me" I'm like "What in the crazy"... and every interaction after that was him being rude and obnoxious,- Mind you the neighbor beneath me said I was smoking POT and was barbecuing until 2am.. Totally false, I BBQ'd until 10:00pm exactly , No one smokes WEED in my house! it's me, my brother, who is barely there because he works TWO JOBS, AND MY MOM WHO IS 85, .... this female tenant recently came to my door and I mean banged on the door so hard my two poodles started behaving like Rockweiler's ready to go on attack mode! When I opened the door, her eyes were wired, and she was screaming at me to the top of her voice, it was 3pm and My family and I were cooking Sunday dinner. However, I have realized I need to purchase a home, not because I'm loud, but because some tenants expect, because they don't have a social life, or children, and no one comes to visit them, that everyone should tip toe around their lifestyles!! , so sorry but the community of parents, and children that live in this building are great! There are even Grandparents that come to sit with their grandchildren until the parents are done with work, and walk around the building spreading good vibes, u just gotta ignore the other stuff, I say the good outweighs the bad. oh the Homeless people that go dumpster diving is scary!! Throw your trash away in the morning, because if you wait until it becomes dark, you might go into cardiac arrest, because someone might just pop up out the dumpster holding a card board box, and bag full of empty plastic water bottles. read more

Dont move here. Stacy is very rude, disrespectful and unprofessional. I have no idea how she can still hold her job. The units are very and there is a nasty smell coming from the kitchen sink that deters you from cooking a meal. Appliances are ridiculously old and they are basically falling apart. The jacuzzi is almost always under repair as well as the pool. There are always homeless around the apartment complex digging for water bottles in the trash rooms. It is scary going outside when it is dark. Going to the stores around is dangerous, there are many gangsters around the area which is scary. They took 4 months to review my ESSA for my kitten and even though I submitted the form they kept charging me for pet rent and when they did finally approve never refunded me a penny. Avoid this place at all cost. Stay away from this place!!! My experiences of residing at Rolling Oaks Apartment Homes, Have been nothing short of a nightmare, problems involving staff conduct, the condition of our unit and disrespectfully adjacent to dereliction of duty. Initially, it all began in the year 2023, our process of transferring from a former unit to our current unit #2. The handlement of our transfer, from the language, tone, to the body language was erratic. The communication we received was defensive and dismissive, transparent translation of unprofessional front-desk conduct. This is a clear indicator needing reinforcement of front‑desk staff to urgently receive re-training in professional communication and responsiveness. Thereafter, we were notified by the front desk member Stacy alongside the whole body staff insisting that all units were the same and refused our family the chance of opportunity the access to view Unit before accepting it. Any policies that prevent residents from inspecting units should be reviewed before signing transfer paperwork. Consequently upon moving in we discovered the unit is significantly older and inferior to our previous unit. Notably, during instances I first utilized the refrigerator I noticed the cold air quality is weak realizing its not performing to capacity. Residents should have the opportunity to inspect a unit prior to transfer so they can make an informed decision. Ultimately this initiated a pipeline regression of concerns and issues, such as, our kitchen sink it emitted a foul odor as well as clogs repeatedly. We have made every effort to avoid putting food or debris down the drain. We called the front-desk member to express our concerns, leading to routine visits from the maintenance worker. He claimed the pipelines are old causing the back up and clogs of our kitchen sink. It is an ongoing relapse problem to endure without a concrete resolution to the root causes of concerns we are consistently experiencing within our unit. Leaving no room for comfort, a sense of safety and lack of trust. A written report of the work completed would be appreciated. Additionally on the list, is our assigned parking lot space. Our unit is located on the third floor, has been for the past 3 years. I have requested weeks back for a reasonable distance parking lot near our unit building. Our assigned space remains three buildings away, while our neighbors in the same building parking lots adjoining to our building. This lack of courtesy, follow-up and responsiveness is disrespectful to residents especially to us for not assigned a parking space comparable to neighbors. This will be our last year leasing here at this apartment unit for my family and I. read more

The manager is a master of putting band-aids on tenant problems or just talking over you without letting you finish a sentence. Instead of resolving issues, she delegates everything to a rude, lazy, and clueless leasing staff who couldn't care less about tenant concerns. After I reported ongoing noise issues from my upstairs neighbor, including clear violations of quiet hours (like waking up to the sounds of intercourse at 6:11 AM on 5/17), the manager promised to explore the option of moving me to another unit. That was on 5/7. Since then, she's ignored my follow-up email from 5/14, and nothing has been done. Her response to the noise issue? "It's just he said, she said." If the manager won't take tenant complaints seriously, who will? Rolling Oaks cares only about collecting your rent, not about providing a livable environment. This apt complex initially seemed like the perfect place. It's conveniently located close to the freeway for my commute and there's a beautiful hiking trail nearby, which I was excited about. However, our experience w/ the community manager or assistant during the pet meet made me turn down my application. It was too good to be true. The complex requires a pet meet-and-greet, including a mandatory interaction with the dog. I've lived in several complexes, and none have ever required staff to physically interact with my dog. My dog is a rescue and an ESA. He is a pit-bull mix with a history of abuse and neglect before I adopted him. I have worked hard to train him spending thousands of money for professional training, focusing on commands, recall, and responsible ownership. He's leash-trained, house/crate-trained, well-behaved, and incredibly sweet once he's comfortable. Before the meeting, I explained to the property staff that my dog has anxiety around new people, environments, and smells due to his past. I also noted that he does not like being petted by strangers, which is a boundary that I always respect. I ensure he's leashed at all times, take him for regular vet visits, and follow best practices as a dog owner. When people ask if they can pet my dog, I respectfully decline and let them know he's scared of strangers and 100% of the time they understand. So I bring my dog for the pet meet, tell him to lay down and feed him a treat because he was doing great for being in a new environment with new smells. The community manager felt entitled and looked terrified of him even though my dog wasn't posing a direct threat toward her. He may have did a little low growl but that's because he was scared and most likely felt her negative energy. I reassured my dog and he calmed down. The manager stated she didn't feel comfortable because of that but my dog didn't even lunge toward her or anything. He was just laying down. She tried to explain the reason she doesn't feel comfortable my dog living here is in case of emergencies they would have to come into the unit unannounced while I'm not home. Which I totally understand but my dog is crate trained. I also bring my dog almost everywhere just to be desensitized in uncontrolled environments. She just kept implying about emergency situations that can happen to where they have t come in unannounced. Which to me sounds like emergency situations happens frequently in this complex. Despite my reassurances, the manager still made assumptions about my dog, labeling him as "not nice" and "not approachable." However, a few days prior, I walked my dog around the complex to see how I like it before applying and it was the little rat dogs that was barking and lunging toward my dog and the owner had to carry them when walking pass, while my dog was minding his business. So they approved those dogs to be approachable??? Ultimately, I decided to withdraw my application and they had the audacity to as why. The manager/assistant's attitude and the apparent lack of understanding about different dog behaviors made me feel unwelcome. This experience emphasized that this community does not truly support pet-friendly policies, especially for responsible pet owners like myself. I hope this feedback encourages the complex to re-evaluate its pet policy and training for staff to ensure they understand that dogs, like humans, have boundaries as well. Honestly this review is more on how this place is managed. I think the leasing agents were fantastic, the grounds are clean and it's a nice place. However, they DO NOT have a clear pet policy, then choose to bend their own rules AFTER they take your money for the application. I mentioned on multiple separate occasions I had a Belgian Malinois and his weight from the initial tour all the way till after my said Malinois was physically in The office and passed their pet meet. Nothing mentioning a Malinois wouldn't be allowed was ever said. They made me and my partner jump through hoop after hoop. We did everything they asked. But nope, management maybe choose NOT to actually read my application, or call me when I asked the property manager to... ( property manager had a leasing specialist email me...). I feel totally cheated from this place. First thing we check is pet policy, had we known management would bait and switch us we would not have wasted our time, driven over 3 hours total to see this place and $60 to apply. Risk assessment ( if it actually got to them) said all Shepard breeds are not allowed. It doesn't say that literally anywhere. They decided to group my Belgian Malinois ( Belgian Shepard) as a German Shepard even though they are genetically distinct dogs. Management also we're about to deny us for not putting in our 30 day to our current residences 3 days ago, even though our move in would be 5/1/22. Please please please make your pet policy clear. Anybody applying, be very careful. I was really excited about this place. Seems like I dodged a bullet though. Very unprofessional office staff. The manager has a real bad attitude. Their maintenance isn't reliable. We've had ants since we moved into our apartment and they haven't don't anything about it. Not to mention we moved from a previous apartment on this complex and our entire apartment was moldy on the baseboards and windows from water literally coming through the walls. The maintenance didn't do anything again and the manager said it was our fault for the water coming from the outside. We have had so many maintenance requests for ants, broken appliances, things that were already damaged when we moved in and they have not come to fix any of it. Also my apartment has been getting apparent noise complaints and I keep getting calls from the office when no one is home that we are extremely loud after quiet hours. They try to act like they are professional and that this apartment is so good it's really not. The listing pictures are all lies. They are no where as nice as what it looks like. I've had a great experience at the Rolling Oaks Apartment Homes the past few years that I've stayed here and am going to miss everyone when I leave next month. Everyone is friendly, helpful and responds quickly to any maintenance requests I have. I also like how quiet the complex is and it's super clean as well. Tristan is one of the amazing maintenance guys who have shown up to fix things in my apartment and he was always pleasant, professional and quick. My husband and I refer to this place as "the complex" because you'll develop a complex after living there. We lived there for just over a year and it was not a good experience. I feel that the only reason they get good reviews is because they bribe the residents with a free month's rent and/or prizes if they leave a review. The office staff can be inconsiderate and rude at times. It's like living in a dog park, so if you have dogs and don't mind living in a litter box this is the place for you. There is nothing "luxury" about these apartments. Although the inside of our unit was nice, we were situated with a doggie trash can right in front of our patio! Management said that they couldn't do anything about the placement. Also, upon moving out we were charged for every little thing. I.e., $10 to clean a mirror. Our unit was in better condition when we moved out than when we moved in. The upside.... we bought our first home after there. Determined never to have to rent again! read more

I have am still a current resident in this apartment complex and I have been living here for a couple of years now. The apartment complex implemented this new program POOprints which I think was a good idea as I am aware that there are residents in this community who does not pick up their dogs waste. It was even introduced in the middle of my rental agreement. I agreed to it as the management gave us no choice basically. I initially agreed to this program as I know that this community has a problem with residents not picking up after their dogs waste. Most apartments have this program before we even sign in our lease and yet I agreed to it in the middle of my rental agreement as I know this was a good program to keep those non scooper residents in check. Today, I got an email saying that they got a waste collected and it matches one of my dogs. I was surprised and upset because I was accused of not picking up my dogs waste which I would never do. I don't even know how I can resolve this issue as they are charging a hefty fine of $350. This is frustrating for a person who initially agreed to a program that would help this community and ended up being charge with the amount. UPDATE 6/22/23 - I had an appointment today with the management. The management of this apartment complex did not waived the fee but they lower the fee down to $250 and offered a payment plan of 3 for months which is frustrating as a person that always pick up the waste and was never fine EVER. They said that the warning was the actual notification of us agreeing the poo prints and that was a year or so ago. The asistant manager Melanie was telling me then if you have proof that the manager would waived it but they WONT. As i told them that week when they noticed the dogs waste, that I was not even walking my dogs there. The assistant manager Melanie was also stating that I might have left a smear during our conversation and later on found out today from the actual manager Kimberly that they dont collect it like that. One person is telling me one thing and the other is telling me another. They asked me if I have a dog walker and if other people walk my dogs which never happened. They are telling me all possibilities on my end but never even accept the fact that other possibilities on their end can exist too. Or other factors in the environment as to why the waste was discovered in that area (like an animal might have drag the waste or an animal that has a coprophagia). If you have dogs and also picks up your dogs waste diligently DO NOT STAY IN THIS APARTMENT. You will be charge a hefty amount if money. I was also told that even if I have evidence that I picked up my dogs waste WITH A TIME STAMP, they will still charge you if it matches your dogs. I have been documenting my dogs waste because I do not want this to happen again. Today I had an issue that management could have fixed, but I was told they will get back to me on Monday. These apartments are amazing, the managers are super responsive & very helpful. The maintenance here is awesome too! I'm not sure the guys name but he is literally in and out within 5-10min and our problems are solved They made our moving in process so easy! The apartments themselves are cozy, i live in a one bedroom apartment & I love how they made sure to use every space they could! My favorite part is the patio, i love to sit outside on my patio & relax after a stressful day. Besides that, the walls are very thick so I can never hear my neighbors, I love the washer/dryers installed, I love having the vinyl wood flooring. One thing that's kinda annoying is just like most apartments you have 1 assigned parking, and we have 2 vehicles so most days finding a parking spot after 5-6 PM is annoying. Definitely recommend living here though! :) read more

Welp! Here we are in the midst of a global health crisis with California's unemployment rate hovering at 11% in the wake of COVID-19 and I am faced with this issue of "exorbitant rent increases". I had hoped the installation of a new leasing manager would bring sensibility and compassion but maybe the leasing managers are not the problem. It seems NALS cares more about profit than people. Whereas I have spoken to tenants who did not receive a rental increase at lease renewal, I on the other hand, am hit with a whopping $115/mo increase (the maximum they could charge). And when I explained to the leasing manager that such a steep increase would create irreparable financial hardship, I was met with, "this is a business" "we have to stay on par with comparable apartments..."and "water rates are increasing". Ironically the apartments located in the same neighborhood (and priced less) are not comparable even though they are newer/newly renovated. What's the comparable? An apartment building located in the adjacent city, which coincidentally is walking distance to a library, post office, schools, and an outlet mall. As for the water increase, tenants pay water, garbage and a bazillion other fees so I am not sure what impact an increase in water rates has on the property owners. The manner with which rent is increased annually without regard for the tenant is unconscionable. I have never seen such greed and capitalistic endeavors at the expense of humanity in my life. Treating housing as a business is a disgusting way to treat tenants. This is housing after all. California has one of the highest homeless rates in the country and this is why. Profits over people! This year has been extremely taxing and this is just one more disappointment in a long line of disappointments. I guess I should stop expecting reciprocity. I considered this my home but I am coming to terms with the fact that NALS could care less if I have a home. The bottom line is "Show us the money, or get out!" - Heartbreaking! read more

Discriminating and absolutely unprofessional behavior by NALS Apartments and Rolling Oaks management!!! My fiance and I moved to Rolling Oaks Apartments in Fairfield a little under a year ago. The place seemed like the right choice by looking at the price, amenities, location and the unit itself. That was all until we were struck by a nightmare that started on March 6th 2018 and still continues today. We discovered that the apartment unit had multiple issues upon our move in, some minor some needed to be addressed right away. Problems ranged from poorly installed shower curtain rack to entry doors not closing/operating properly. But our biggest problem was the stove. It was impossible to cook on, since all the burners were either bent or improperly installed. Any pot or pan placed on the burner would automatically become disbalanced. Multiple maintenance requests gave no substantial resolution to the issue, so we gave up and used the stove as is. On the day of the incident that happened on March 6th 2018 my fiance was away visiting her parents. I turned the stove on to prep some food and almost immediately a strong flame accompanied by smoke bursted out from the opening located between stove body and stove control panel. My initial response was to pour water onto the fire source, but it didn't do any good since the fire was caused by an electric shortage. By this time the entire apartment was covered in smoke and all fire detectors went off. I was barely able to put the fire off by pulling the stove away from the wall, unplugging the electric cord and beating the flame down with a bath towel. I contacted the maintenance emergency line (it was after business hours) and asked for the guy on duty to come out for inspection. About 15 minutes later the maintenance technician showed up. I gave him a full statement on how the fire started and how I was able to put it away. The maintenance response was that it was a good thing sprinklers went didn't go off, since such incidents happened in the complex before. Our stove and microwave were replaced the next day with same brand used appliances. We had to submit another maintenance request a day later after discovering that the stove was falling apart in a few places. Almost 3 months later we received a bill for appliances and damages repair costs. The invoice was for a different stove brand and had no charges breakdown summary (except a handwritten depreciation amount) We contacted the leasing office for an explanation and/or incident report with evidence of our responsibility (we have provided all pictures and full written statement of what has happened). Rolling Oaks Management response was plain and simple "We do not need any evidence to charge you for the damages". The issue was later escalated to NALS corporate Risk Manager Keesa Garcia. She showed no professional conduct or provided any customer service. Our emails went unanswered for days/weeks, my fiancé and I repeatedly requesting investigation or at least some explanation that would make sense. The only explanations we got were two contradicting statements by Mariana Avilla and Keesa Garcia. One of them referred to maintenance witnessing an unattended pot on the stove and the other mentioned the same maintenance seeing an unattended pan. These flat out lies were never backed by any evidence. Incident charges were added to our monthly rent. We refused to pay anything on top of what we owe according to our lease agreement. NALS refused to accept rent payment from us if it wouldn't include fire incident charges. We mailed the rent check via certified mail and added the receipt to a stockpile of paperwork we already had on Rolling Oaks and NALS. The check was delivered on time. Next day a 3 day notice to pay or quit appeared outside of our door. The demand for payment however excluded all utilities and fire incident charges, it was for the rent amount only (guess it is illegal to demand anything on top of the rent payment at the first place). We responded to a 3 day notice with a notice of our own demanding dismissal since all rent payments were made in full and on time. I will update this review as the matter evolves but there are a few things all current and potential residents must be aware of: 1. NALS is a very unprofessional organization with tons of resident complaints online (google it yourself) 2. Customer service or any kind of human compassion is nonexistent. My fiance is afraid of using the stove without me being home due to post incident phobia. No apology from the management was ever offered. 3. The property might look decent at the first glance, after the first few weeks you will find out that each and every thing is made from the cheapest materials possible (non energy efficient windows, loose door hinges, old appliances, thin walls with no sound proof, etc.). My best advise would be to stay as far away as possible from any properties managed by NALS. read more

I've been living here for 10 months now and I don't agree with most of these reviews. Julie (lady with the accent) is one of the nicest office clerks I've spoken to. Every time I go in to pick up a package she remembers who I am and asks about my family. I usually submit work orders online and they are taken care of the next day. The grounds are well kept and clean. The pool is large, 3 sets of cabanas, full bbq with a flat screen tv. It felt like we were at a small resort. I will say that the walls and very thin. Some mornings I hear the upstairs neighbor's phone alarm go off. I can hear them vacuuming and the kids occasionally run around. read more

While the community looks nice, we never made it past the front desk. After speaking with the weekday manager over the phone, I was told to come in when ever on Saturday. So, after visiting a few garage sales, I tried to stop by. Wasn't dressed to the nines, but didn't know I was required to in order to preview an apartment. The Snotty clerk/agent whatever you want to call her was so rude I'd never consider moving in here. She was snotty from the getgo, and while she had a heavy European accent that can sound snotty, it was her whole attitude. It was like how I dare I ask her to work. She then decided to tell me Saturday viewings require appointments (pretty sure she was lying) and proceeded to speak to me like I was some sort of peasant disrupting the queen. When I told her our goal rent (which is more than adequate for the prices based on the conversation Id had with the lady over the phone) you'd think I'd said I want to pay $50/month. Her extreme rudeness just lost these people a great potential tenant. Went to the next place across the freeway, and we now plan on signing a lease there in the next 60 days. I can't imagine that leasing agents Snotty high and might attitude bringing in many tenants, but hey, maybe that's what they want. I prefer to not be hated or despised by my apartment's management team. read more

Prior to moving to Rolling Oaks, finding a clean safe place to live that reflects my active lifestyle was high on my priority list. I had the opportunity to do several site visits at other apartment complexes but nothing compared to the amenities that Rolling Oaks provide! From the upscale pool/jacuzzi area to the sauna/fitness room, I was amazed how clean and high-end everything was. As an outdoorsman and motorcycle enthusiast, I need ample space to store my toys. Another amenity that I find valuable for living here is having my own garage. I have been living here since 2013 and the staff has always been professional as well as accommodating! The amenities are luxurious and very well maintained by an equally top notch maintenance Team. The community is made up of dog lovers and great people we are happy to call Rolling Oaks home. Does anyone else feel extremely unsafe here? I witnessed a vehicle break-in on Saturday...during daylight with my 2 year old son...cops never showed up...there's currently glass all over the parking space... my son asked me today if we are going to see bad guys smashing cars again? Horrible! I never see security around. I hate walking my dog at night, poor lighting in the grass areas.....I just don't feel safe. Nobody picks up after their dogs and people still smoke all over the complex...even though its a 'smoke free' complex. I found a used condom in the breezeway to my apartment over the weekend. Makes me sad for the amount in rent we pay. I will say the front office staff are very kind and helpful. I Was here for a year and then I left. My appointment was burglarized within the first 3 weeks of moving in. I was told by management "that security personnel is simply a luxury, not a right" My car was then broken into 8 weeks later. My apartment was flooded five months later and was never properly air fan dried as promised by maintenance, so the Linoleum flooring started peeling up in multiple areas of the flooring, and It takes weeks for maintenance to fix anything at all. My 11yo son and my 6yo son were both assaulted and told to pay $100 dollars each the following day or they would be shot in the head an killed if they didn't pay the $100. Each. Section 8 is rampant at this place and getting worse. A police report was made on the assault and extortion incident as well as the burglary and vehicle incident. Anyways good luck if you decide to lease at this location. My mom, in her 70's, applied for an apartment so that she could relocate and live near her children, grand children, and great grandchildren. Her application was approved in May for a move in date for July 24, 2021. She paid all fees that were needed, signed a lease agreement, and communicated very often with the staff (J.) On Wednesday, July 21, 2021, she called to ask about her keys in anticipation for her Saturday move in. It was then that she was told that the previous tenants had not moved out! Mind you, she sold her house, and made arrangements with the new owners to stay until her move in date of July 24th. J. and the other leasing agents were well aware since my mom called them often. So, basically my mom is now HOMELESS, had to put all of her stuff into storage, and will stay in a hotel until she finds another apartment! Can you imagine how much money she has had to spend because of this! Rolling Oaks has offered her NOTHING! Oh, wait...she can move into another apartment, then move out and move into "her" apartment whenever the other tenants leave...right, a 70 year old wants to move again?!?!? Those tenants had their PG&E reinstated so we're they really moving? I'm thinking there's a real estate law that has been broken somewhere in all of this. Or maybe it's because she is an elder . Will we pursue this? Probably. Did she get her money back? . I hope that no one else experiences this poor customer service, let alone and elderly person. read more

We rented this 2 bedroom apartment sight unseen from Minnesota. Though the living space is smaller than we are used to, the layout is great, and the high ceilings make it feel more spacious. Saftey was what we were seeking in a property and we have found that at Rolling Oaks. The parking is well lit. The apartment has a security system as well. The grounds are well kept, the pool area is resort like with music, tv and cabanas. The maintenance crew are professional and very prompt with responding to issues. All in all, we are happy with Rolling Oaks. read more

The services have gone downhill for this apartment. I paid a $400 pet deposit which they said was not refundable due to a bunch of BS charges. My wife and I left that place in pretty damn good condition and they pretty much said if I didn't pay the pet deposit I would have owed them more than the pro-rated rate. This does not make sense because on top of the rent you have to pay a conservice fee for your trash and water. I understand you have to pay for that but why would they charge for water and trash and charge the conservice. Twice I had issues with teens smoking pot and I reported them. They were still living next to us and every so often the pot smell would still blow into our apartment. The front office personnel, except for one person, had little customer service skills. I left a message about their policy on solicitation due to the amount of teens that would go door to door asking for donations. They never got back to me. Also, they misplace the mail. I had to re-order a credit card I had been waiting for but never received. Turns out the office couldn't find it in their mail room, but found it a month later. So if you like paying too much money for an apartment next to pot smokers and people ringing your doorbell at 8pm asking for money, and important mail being misplaced then this is the place for you. read more

They would get 0 stars but yelp makes you pick a star. Dont waste your time here. They are unprofessional and the rent is ridiculous for Fairfield. Why else would an entire floor of tenants move out at the same time? This place increased the rent sooooo high that nobody can afford it. They're unwilling to even negotiate a lower rent to be loyal to existing tenants. They will charge you for everything, and wont call you before entering your unit. They dont read their maintenance orders. Your ac wont work when you want it to becauae they mess with the water heater. Then when you need the heater to work, they have to come out again and mess with the water heater again. Yes the floor plans are nice and spacious. And its quiet and clean. But the price is not worth the whole package. Dont expect to get any money back from "deposits" either. They charge you for every little thing. Like $50 for a card key to let you into their gym after hours. You wont get that $50 back because they apply it toward your account and anything you owe, like carpet cleaning when you move out. Despite leaving the unit cleaner than when you moved in. This place is a joke. Do not waste your time. Their customer service skills suck. read more

Lived here for half a year now so I think it's fair to post a fair review. Before I moved in, my wife and I read reviews on google, yelp and similar rating websites and we only witnessed negativity. We decided to check it out ourself. After a drive through, phone conversations with the staff, a tour and walk throughs the community.. We were convinced it was a good place to dwell. We moved in. 3rd story appt, neighbors are friendly, reserved. We have not witnessed any loud cars, no loud neighbors, no crazy parties, etc. of course you get the occasionally unhappy couple somewhere but hey we all are humans! It happens.. Allotted parking spots might not be to the closest convenience but there are plenty of open spots to swoop if you're home early. Staff fulfills needs. We called in a few minor repairs and they delivered same day. Office staff communicate well and keep out parcel delivery safe for us. All in all, a good place to stay. I believe apartment living is a give and take. So far this place works excellent for us! read more

My husband and I have been here for almost a year and LOVE it. We don't have a single complaint. If you have something that needs to be repaired they are on it right away. The staff is awesome and very helpful. We are very happy here and feel like we are on vacation when we visit the pool/cabana area. The grounds are clean and are kept up routinely. zero sightings of bugs or ants, our neighbors are quiet, respectful and keep to themselves. The gym is clean and modern, and the office itself is like a fancy hotel that always seems to smell soooooo good. We visit the office frequently to pick up packages and have never experienced rudeness from anyone so we would give 10 stars if we could. read more

Many reasons why my fiance and I are NOT satisfied with our experience here. Mainly, the terrible lack of response and professionalism on behalf of the maintenance and management personnel. Don't count of the 24/7 maintenance department to be there for you when your carbon monoxide detector goes off warning you of a potential carbon monoxide leak during a power outage. We packed our bags and left the apartment at 3:00 am after the maintenance department dismissed our situation as not worthy of emergency attention, when the Rolling Oaks website lists lack of air conditioning as worthy as such. Rather confusing if you ask me. This of course resulted in our wanting to terminate our lease and move out, and over a month of legal battles at which point we decided it wasn't worth trying to reach an amicable agreement with impossible people. In addition the pool is usually empty which is nice. However, I once wait and received unsolicited sex advice from a stripper who was wearing a thong bikini bottom with her friend's young son present. Just know, I went to sit in the hot tub and there were 15 people yelling, screaming, throwing stuff and being totally rowdy at the pool, including hollering inappropriate "calls" at me. They kept asking me if I lived there and said they were there for a housewarming party, and no one identified themselves as the actual paying tenant. Rowdy kids is acceptable, and I even embrace and enjoy that. However, rowdy adults making me feel uncomfortable at the pool at 8:45 pm when they don't even live here. Not cool. We can't wait until our lease is up in Sept. We would love to be out right NOW, but unfortunately we can't afford the $2600 early lease termination fee. The grounds are pretty and freeway access is amazing, but in the long run those things aren't worth the overpriced rent, poor service, and the obnoxious tenants. read more

Despite negative reviews from the past, it is apparent that the corporation cares and resolves issues the best they can. I have been reviewing apartments all over and after lots of research, I've selected Rolling Oaks due to it's premier location, quiet atmosphere, pretty grounds, dog walking grassy areas, pet stations, and as well, for the friendliness of the staff (Priscilla). I also met a neighbor "Betty", that has already been living there for 2-3 years and told me she absolutely loves it. Though the grounds are not fenced, the Rolling Oaks location on the NW side of Fairfield (across the freeway), renders less foot traffic so you don't have views of people walking down the sidewalks pushing shopping carts like everywhere else in Fairfield. I suffer from anxiety and stress, and even though some of the nicer apartments on the "other" side of the freeway are "GATED", the locations made me feel unsafe...(I am thinking that those locations are "why" those complexes need to be gated!). I've cruised by and through the parking lots of Rolling Oaks on clear nights, rainy nights and during the days...and in my spot checks, the place has always been quiet and serene, not scary. It always felt welcoming with the warm lights glowing and the parking lots are very lit and bright at night. I am excited to move in this coming July. My place is reserved...and I look forward to proving that the professionalism and courtesy from the staff will continue after I move in. If not, I will certainly write it up! However, I'm sure that soon I will be able to escalate my star rating to 5 after living there a while! Thanks!a read more

Hi! If you're looking for apartments with lots of storage space, enormous closets, quiet and respectful neighbors, incredibly helpful staff and maintanance, just move here. I'm serious! It's been a dream come true. My husband and I moved here from out of state and weren't able to see the apartment before moving in. Needless to say, we were nervous. We didn't know what to expect, so we just prepared for the worst, but it's been the complete opposite. We are so happy to live here! When we pulled up in our Penske truck and began to unload, within 30 minutes 4 people had come over to welcome us and get to know us. We. Were. Shocked! The office staff is amazing. The maintenance team is incredible! You call and they are there that day! PLUS I feel so safe. Not to mention the gym is great! Just sign a contract already. read more

I have lived her for about 4 months now and I moved from SoCal to the Bay Area and it was hard finding a place as clean and friendly as Rolling Oaks. I have to say that this has been one of the best moves my boyfriend and I made. I am very impressed with the way that the staff handles situations and solves them rather than making them a bigger problem. I feel like I am living a dream half the time due to having such a nice and safe place to live. I have to say that the maintenance team is very friendly and is on top of everything. The make this property look very clean and up kept. I have to say that everyone that lives here is very friendly and say hi to you even if they don't know you. Everyone is wonderful here and even the staff. They are very professional and knowledgeable with everything that they know. Horrible place to rent with low lives as neighbors. Don't be fooled by the nice exterior and the fact that's it's close to a nice area in Fairfield. All the renters here are from Section 8 housing. No respect in following the lease agreement from noise to parking and management doesn't do shit. You see beaten up cars everyday parked in handicapped spaces. Friends of neighbors visit with booming music coming from the car like you're in the middle of the ghetto. It's a cesspool of people you try to avoid in Fairfield. I lived here May 2010- May 2012. The area is very quiet and safe. My car was never messed with. It sits right above I-80 so you hit the freeway right away. Washer and dryer in each unit. Had my own parking spot. I lived on the top floor, had a nice view of the hills. This is a great place to live. I don't know of a better apartment complex in Fairfield. However if you want quality then you have to pay for it. The rent WILL go up I promise you that. I started at $1085 and left at $1130. If I would of resigned for a third year I'm sure rent would of moved up to $1180 possibly $1200 (and that was the cheapest 1 bedroom unit). There are some ghetto, old, trashy hell holes of apartment complexes in Solano County and this is not one of em. Take a drive through the rough parts of Vallejo and then come back here and see how good you have it. read more

Worest place ever seen. i moved here 5 monthes ago. i see the beautifull view clean appartments and moved here but.. the happiness end soon. Management is very greedy. by mistake i made long term lease. their lease policy is very very disgusting. They charge very high rent and other than rent oh my god.. i could not understand yet how their billing work. every month see extera charges...in utility and water, gas bill. I saw every week end so many peoples moving from this place . New management is very bad. Latenight yelling people is commen here. i will upload video on you tube .. I would highly recommend Rolling Oaks. The ladies in the office are very friendly and helpful. The property is very well maintained. Staff is easy to talk to and easy to communicate any issues or concerns you may have. The apartments are very spacious you definitely get a homely feel. It is located in a great location. Easy access to the freeway. Close to Raley's grocery store, and places to eat. Not far from Walmart. Near the paradise golf course and Travis Air Base. LOVE WHERE YOU LIVE!!! read more

I like this place but I wish we could have our BBQ grills in our balconies again. A few months back, management sent a notice to every door that we can no longer have our bbq grills and must remove them or face a fine. If these are supposed to be luxurious apartments, shouldn't it accommodate luxury? I honestly hate having to walk to the pool area to grill. Although the pool area is a plus. Nice area to host a party (but only 2 guests are aloud per apartment). Also the gym is nice and clean but I wish the sauna and restrooms were accessible post office hours. Some residents have problems with parking but there is plenty of space. Of course it fills up towards the end of the evening. Our assigned parking spot is immediately below our staircase which is an absolute plus. Since I've been here a little over a year, I've noted 2 car break-ins. I suppose that is minimal but sad thing is one of the two cars were ours. It made us very cautious about where we decide to park overnight. For the most part it is safe. More security rounding should help and well... install a camera in our area of parking would benefit. The residents here are nice and respectful. Yes, there are the handful of noisemakers. I can't say we don't play our part in that area but we're all aloud to get carried away once in a while. When we had a power outage a few months back a resident offered me a ride somewhere since my garage was inaccessible. How kind and generous right? I never met her before either. It's impossible to filter out all the bad from the good but the majority of tenants here are friendly. Cost of living here is pretty pricy. Water isn't included in the package unfortunately. Let's just say you get what you pay for. This may be the nicest complex in Fairfield. A friend of mine is living in another complex miles down and has roommates living with him (cockroaches). Management does a fine job keeping insects (especially ants) from entering our home. Office staff is super friendly, as well as the maintenance crew. They are one of the reasons why I decided to renew our lease. If we had poor management, we wouldn't be here today. Overall: Great place. Wish we could bbq at my apt. A bit pricy but a very safe, calm, beautiful place to live. read more
