I've lived at the Arbors since 2018 and it's been nothing short of perfect (I'm not exaggerating). I'm writing this review not because the other reviews did not do it justice, but because I didn't realize how great this apartment is compared to other apartments in the Davis area reviewed on Yelp. There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs) read more

I've only been living here for 3 days-ish, so I'm mostly reviewing for the moving transition and state of the apartment. I'll be updating with what I think of the management later. Karen, the manager and owner, has been really gracious and thorough. There are info packets on how to operate and clean everything, the rules, and important phone numbers. We were given a starter set of dish soap, hand soap, mini detergent and dryer sheets, 1 paper towel and 1 toilet paper roll, and lots of pens. Apartment was in great condition when I moved in, though the cleaning smell made me a little sick (sensitive sense of smell). I live by the street, so it gets pretty loud at night, but my apartment has been renovated so the sounds have been reduced by about 80%! The insulation is also great, in 100 degree weather my apartment can stick around 75 without using AC for the entire day. The windows and patio door feel very smooth and solid, and the blinds are thick. Plenty of outlets in every room. Toilet seat isn't thin plastic, but instead what feels like ceramic. Overall, the apartment really gives off a luxurious feel. So far, I'm very happy with my choice. read more

Having lived at the Arbors for the past two years while studying at UC Davis, I can say that it is a wonderful place to live! My living experience was so good that I went on Yelp for the first time just to write this review. What stands out most about the Arbors is the management; Karen is an excellent manager. Many other apartment complexes I have stayed at take days to respond to an inquiry, and the responder is sometimes a staff member who does not have much power over the situation. When I emailed Karen with an issue/question, I would usually receive a thorough response within an hour or a couple of hours. It amazes me that Karen addresses the inquiries & concerns of each and every tenant as quickly and personably as she does. While I imagine that the excellent management at the Arbors could appeal to anyone, I think that it's a particularly good choice for a UC Davis student. Karen sends frequent emails that provide many detailed living tips, such as how to clean certain items, or things to think about when doing laundry. For students who are still learning the ways of "adulting," these emails (combined with Karen's accessibility) are incredibly helpful! The fact that the Arbors is only a 5-10 minute bike ride from the UC Davis campus is icing on the cake. (I don't mean to discourage any non-students from living here by writing this! I certainly noticed many folks living here in other stages of life, and it's a generally quiet little apartment complex that doesn't attract the parties of some other apartments in Davis.) l had an ugly situation with roommates and apartment paperwork. Needless to say， Karen is one of the SWEETEST， KINDEST, MOST UNDERSTANDING complex managers in all of California. She feels for her tenants situations and unexpected life obstacles. I can't praise her enough for her ginormous heart and desire to help people. Apartment wise， it's nice. Very updated and feels "fancy" if you will (: Walls are super thin though， and the location is not at all ideal， also a stray pet with Top of The Art irresponsible owners issue， but it's gated and the pool lights up at night so can you really complain? We've had no issues while living here. Karen goes above and beyond to make sure everyone lives comfortably and keeps us all in the loop. She even made the process of subletting from tenants leaving early simple and headache free. I've had so many living situations where landlords are extremely neglectful and cruel but we haven't experienced that here at all. I've lived at the Arbors for the past 3 years as a undergrad at UC Davis (along with my original roommate from the dorms), and now that we've both graduated we're finally moving out. It's been such a FANTASTIC experience for us living here. We found out about this place from the great reviews on Yelp, and we were not disappointed. The management is amazing and so kind to us (yes, like all the others say on Yelp, Karen is awesome, but also a shout out to Joe and the guy who comes to fix problems in our apartment, who are great too). They have always fixed any issues that have come up within 24 hours max (often same day). And they are so happy and willing to answer any of our questions. The floor plan of the apartment is also pretty nice; I like how the dining room and living room are one large room, which make the place feel more spacious. Also I feel like kitchen is pretty well designed with plenty of counter space, and the entire apartment has a surprisingly good amount of storage places. The apartment complex is also just a 7 minute bike ride to campus, which I think is a must, since being able to bike to campus (and quickly) gives me so much more flexibility and time. Each apartment gets 1 parking spot per bedroom, which worked out great for my roommate and I since I was the only one with a car. And the place has all the amenities I could need and more--the ones I use the most include the 24 hour fitness center, free color printing (up to 10 pages per day), and laundry rooms. To be fair, I also do want to mention some of the cons. For instance, I've found are that the bike parking can sometimes be a bit limited when you get back late at night. But in those situations I just bring my bike up to keep it in my apartment instead. Also the car parking spots are pretty skinny, which can make it a bit more difficult to park, but I'd much prefer to have more skinny spots than have bigger spots but less parking overall. It's also not the cheapest place, but it's not the most expensive either, and once you're here at least I've noticed they don't raise your rent too much from year to year. The only other con is that the complex is right between the train tracks and the freeway, so depending on where you are in the complex you will likely get some noise. And if you're on the train-side of the complex like we are, when the train goes by you definitely hear it and feel the apartment shake, but honestly I got used to it real fast and it kind of adds to the charm in a way. Overall, all these cons are very minor to me, and they are far outweighed by the amazing management, great apartment design, close proximity to campus, and great amenities. The reviews have already said it all, but I had such a positive experience living at The Arbors that I feel the need to say my piece. If you're looking for a stellar place to live, look no further. Seriously. I lived at The Arbors for three years and have no qualms to speak of. Management: Karen, the manager, was absolutely wonderful from day one. I had initially signed a lease for an apartment that I would be sharing with two other people, both of whom unexpectedly dropped out shortly before we were due to move in. To remedy the situation, I came up with the idea of subleasing one of the bedrooms for a few months at a time. Karen made this transition a seamless one. As subtenants cycled through the apartment, Karen would promptly draw up a sublease with the agreed upon terms and conditions - no hassle whatsoever. She had an incredible knack for remembering little details about the various subtenants of my apartment over the years. She is personable, friendly, and always a pleasure to work with. Karen makes every effort to go the extra mile for her tenants, and I cannot sing her praises enough! Maintenance: If you read reviews for other apartment complexes in Davis, you will soon discover that high-quality maintenance staff is unfortunately hard to come by - not at The Arbors. Maintenance staff at The Arbors is excellent. They were incredibly prompt. They typically arrived AND resolved the issue at hand within just a couple of hours of me putting in a request - certainly never more than 24 hours. This is nearly unheard of elsewhere in Davis. Whenever I interacted with maintenance staff members, they were exceedingly kind and friendly. Take it from me, this is a huge advantage. You don't want to be stuck in a relentless Davis summer without functioning AC. The superior management and maintenance staff alone are reason enough to live at The Arbors, but wait - there's more: Location: The Arbors is conveniently located just outside of downtown (10 minute walk) and close to campus (20 minute walk). The M & W bus lines run just up the street from the apartment complex (5-7 minute walk) and will also take you to downtown and campus. Olive Drive may appear a bit sketchy in that you will occasionally come across the odd character or homeless person walking the street, but I found them to be pretty harmless (I especially wouldn't worry on a bicycle). The most bizarre thing I ever witnessed was a mattress, off to the side of the road, on fire. However, there are upsides to the location. There is a convenience store up the street with the sweetest staff! They get to know you and always strike up friendly conversation. In-N-Out and Dutch Bros Coffee are also located just up the street and have provided fuel for many all-nighters and rainy evenings in. You may be concerned about potential noise from the highway or the train, but it honestly never bothered me. It faded into the background within a few weeks of living at The Arbors and I forgot it even existed. The apartment complex itself is gated, which is nice (and hopefully dissuades bike theft), and tenants are generally quiet and respectful. I never once had any reason to complain about noise in three years. Perks: The apartments themselves are in great condition and reasonably priced. I never remotely experienced issues with bugs or rodents, which cannot be said of all apartments in Davis (yikes). Each apartment comes with a heaping amount of storage space, including an outdoor closet. For your enjoyment, each apartment has either a patio (first floor) or balcony (second floor). I was lucky enough to occupy an apartment that overlooked the pool and was surrounded by blossoming trees. If you have a choice in the matter, I definitely recommend going for that view! The Arbors offers 24/7 access to a pool, hot tub, gym, and beautifully adorned clubhouse where you can study, print, and play pool. From time to time, Karen will host events in the clubhouse for you to get to know your neighbors, nosh on complimentary food, play games, and win prizes. Every aspect of living at The Arbors points to the staff going above and beyond to make it a wonderful, homey place. To the staff at The Arbors: Thank you for making my stay in Davis a wonderful one! I loved living at the Arbors. I was there from September 2012 to March 2013 in a two bedroom two bathroom. The staff is incredibly nice and helpful. I have never interacted with such nice staff at an apartment complex. They are very quick to reply for any questions or repairs. The apartments are beautiful and well taken care of. The walls seemed to be very thick, and the appliances work well. The lay out of the apartment was nice too. Lots of windows for cross breezes (this can be incredibly important in Davis). I loved the granite kitchen and bathroom counters. The tile in the kitchen and bathrooms was nice quality too. There is also a swimming pool, gym, and jacuzzi. One of my favorite accommodations was that the laundry machines take card payment instead of coins. The kitchen has a dish washer, and the apartment is equipped with central heat and air conditioning. When I first moved there, I was a bit worried about the location. But I never had any sort of uncomfortable situation occur. I also don't suggest walking down Olive Dr. alone at night, but I have walked down it in a group and was absolutely fine. If I had to criticize the apartment complex at all, I would say that the parking can be very tight. The spots are very very narrow. But there is always street parking, so it's not a huge issue. Also, our heating did not work very well, but we were never very cold anyway. The complex is close to train tracks and the freeway as well, but I grew accustomed to the traffic noise very quickly. I lived at The Arbors from 2006-2011, and even though it's been nearly two years since leaving Davis, I am still compelled to write a review. The apartments at The Arbors may be a little old, but there's still a lot to love. A gym that's open all the time, a swimming pool for the hot summer days, staff that are always courteous, helpful, and attentive--these are all reasons why I chose to live at The Arbors for my four years at UC Davis and the year after graduation. The Arbors is conveniently located near downtown, South Davis, the Arboretum bike path that runs towards school, and the Highway 80, which means you are near entertainment, food, school, etc. I lived in one of the front apartment buildings right across from the train tracks, and although the passing train shook my entire apartment, it never really bothered me. It is something to consider if this is an issue for you. Since I lived there for five years, my rent remained pretty low in comparison to neighboring units. I'm not sure how much it is now, but it's nice to know that long term residents are valued. Lastly, you can't say enough about the staff. Karen and the other office staff were always polite and attentive to my needs, and Sergio and the maintenance crew were always prompt in repairing whatever was broken. I'd give them 6 stars if I could, but sadly yelp doesn't give me that option. =) read more

The Arbors is something special. I honestly can't say enough great things about our time living there. First and foremost, it's a beautiful and clean tree-filled property conveniently located close to downtown and the UC Davis campus. If you check out @thearborsdavis on IG, you will get a sense of why this complex is top tier - pool/spa, fitness center, covered BBQ area, pet friendly, onsite laundry, outdoor gathering spaces - but what truly sets The Arbors apart is the care, friendliness, and community-driven spirit of the incredible staff. Karen, the apartment complex manager, is a gem who goes above and beyond to deliver informed, consistent, and thoughtful service to the tenants. Oracio, Manuel, and Irvin work hard and do a fantastic job maintaining the property as well as any issues that arise in your unit, and always with a friendly smile. And other office staff, like Sara, help keep things smooth in Karen's absence. If you're looking for a safe, well-maintained, and well run apartment complex, look no further because The Arbors is it! read more

In a town known for exploiting college students, it's rather nice to see that there are still a few places in Davis where it seems you can get it all; great apartments, good location, an attentive management company and good amenities. It's even reasonably affordable too. The Arbors has just about everything you could want in an apartment, the physical space is really nice, the one bedrooms are palatial, with a large, open living room/dinning room area, and a pass though to the kitchen to preserve the sense of openness. The kitchens are huge by apartment standards, with enough room for two (friends) to cook at the same time, and of course, granite counter tops. There is also ample, almost excessive storage. The bathroom, for some strange reason is rather small, but you aren't going to be spending too much time in there, are you? With your rent you get a 24 hour gym that I think I used twice (I'm not a gym person), a pool (that I might have used a half dozen times), a hot tub, and a pool table (24 hour access to a pool table is fun). Bike parking is a bit of an issue, by which I mean there really isn't any, a block of four one bedroom apartments gets four spots. If there happens to be a couple in one of them, or if you own multiple bikes, you're going to have to be a little creative. The location isn't perfect, but it's great, especially for the price. While Olive Drive has a bit of a reputation, it isn't really earned. It does, however, knock the rent down a good bit. It's incredible that you can get an apartment so close to downtown for this price. Granted, the new fence does make it a little bit further, but it's still a five minute walk. The management is fantastic, Karen is amazingly helpful and accommodating, and the maintenance people are top notch. When I went in to the office to ask for help with the thermostat (it looked like a puzzle from Myst, I swear) Karen offered to replace it with a modern unit. In less than 24 hours I had a brand new thermostat that didn't require arcane knowledge to operate. If you're looking for a quiet place to live in Davis, want to save some money, but not skimp to much, it's really hard to beat the Arbors. read more

I moved to Sac for work, but I've since thought about moving back to the Arbors. I have no reason to live in Davis, aside from the Arbors. I've been here for over two years now and have to say this is the best apartments I've lived in. I mean, it's not the newest, but management, renovations, and amenities have made living here a positive experience. Finding a pet-friendly apartment near campus can be quite difficult, and I'm glad we found The Arbors. There's lots of grass area for my dog to play, lots of paths to give my dogs walks, and poo-poo bags and bins around the complex available. Another great feature about these apartments is that there are two bathrooms for two bedroom apts. That beats the hassle of waiting for roommates to shower. Another nice thing is the parking; I've never encountered any problems with parking. The gym is opened 24hrs, which is awesome because I enjoy working out late at night. There's lots of cardio machines, weight machines, free weights, and yoga balls. Also in the lounge room is a TV and pool table. Yup, this place is pretty sweet. Some downsides is the noise from Amtrak across the street. I've gotten used to it though. Also, since this isn't the newest of apts, the windows are thin so insulation isn't that great. It gets very hot during summertime, but AC handles that problem fine. It's located down Olive Drive so sometimes you might have to walk thru some ghetto folks from the bus stop, but it hasn't been that bad. For large, pet-friendly, great staff, and much more, check out The Arbors. Might not look that great from the outside, but see if you can get a tour, you'll be suprised! read more

I transferred to Davis from Newark, CA - not Jersey - and was looking for an apartment with a good location, affordable rent, pet friendly, and nice amenities. The arbors provides all of the above. Karen is so sweet as well. She is great at her job. She answers emails/calls almost immediately. I usually only visit the office to pick up packages or pay rent, but yet she still remembers me by name. Its great that she knows all the tenants. She also provides newsletters and treats during finals and holidays. The maintenance staff is great and usually responds within 24 hours. I've never had a problem with them. They too are very nice. -The complex is very quiet. There is rarely noise, if ever which is great for studying -The gym and swimming pool/jacuzzi is open 24/7. - 10 minute bike ride to campus - conviently located next to downtown which is great for the nightlife. Instead of calling a cab or driving while intoxicated, I would often just walk home. Gotta stay safe while burning calories! holler! My only complaint is...NOTHING. I have thoroughly enjoyed my stay at the arbors and strongly recommend it to anyone looking for a place to stay. There is a reason that all the reviews are positive. Check this place out! read more

Living here for two years was the best apartment experience I've ever had. - grounds are maintained well - always felt safe though I don't recommend walking down Olive Dr. at night alone - prices are pretty fair - apartments are kept in great shape except the showers...caulking def needs to be redone - plentiful parking for you and guests - pets allowed, and doggie bags are supplied throughout the complex - never had noise complaints, neighbors all pretty quiet (the complex is next to the train tracks but I guess I got used to it because it never bothered me) - Karen and the staff will go above and beyond to accommodate tenants. Arbors deserves tons of kudos just based on this point Honestly, the only improvement I could offer is to have the company that services the washers/driers to clean the filters better...every time I washed my clothes I had insane amounts of lint all over. Bottomline is, I would have stayed at the Arbors had it not been for my wife and me moving to Sacramento for our jobs. I feel grateful how pleasant my stay at the Arbors has been (how often do you feel that way about an apartment complex?) The Arbors was the BEST apartment I've ever lived in! I lived in about half dozen complexes, and the Arbors was the best, hands down. I lived in the Arbors about 4 years. That was the longest time I've ever spent in the same complex- and I would have stayed longer had it not been for me graduating and moving to Sacramento. So, what's so great about this place. 1. Karen Karen is the best property manager EVER. She is fair, pleasant, caring, prompt, and everything you want from a property manager. I could go on and on about episodes where Karen addressed things in such professional and pleasant ways, when they would have gone ugly in other complexes. I don't know what else to say, but she will be fair and professional, but also caring and she will be understanding to your situations. I think this is how all businesses should be run! 2. Improvements where it matters Some apartments will go luxury in their exterior and offices so that the first impression is really good, but then when you live there, you realize that the actual units aren't as nice (old, dilapidated, lacking improvement...). I have to say the Arbors wasn't the best looking from outside. It's not ugly by any means, but nothing to rave about. However, they're solid where it matters- interior is nicely updated, and they're very well maintained. Everything worked like someone thoroughly did a tune-up just recently: toilet, kitchen, appliances, heating and cooling, ... So while the exterior might not look as modern as some other places, I bet the inside is better! (I did take a look at those "other places" before I moved to the Arbors) 3. Residents So, I'm one of those who need space. I get bothered easily, and I hate those who make noise, and... you know, I'm just one of those irritable neighbors. I'll be lying if everyone at the Arbors acted like librarians in a library, but residents are as respectful and classy as they come in apartment complexes. In fact, the Arbors had the best neighbors I've had among all apartment complexes I've lived in. I know of many other nice looking apartment complexes that have noisy, disrespectful, shady residents. The Arbors has mostly students (remarkably quiet and next to no partying) and some families who seemed to have stayed here quite long, and they're all very nice and usually keeps to themselves. 4. Sound Proofing The walls and floors... It's very well sound proofed. Sometimes I did notice dampened sound through the walls or floors, but they were faint enough that I couldn't even tell which neighbor they were coming from. Did I say I get bothered easily? Let's just say that I've never felt a need to file noise complaint in 4 years. 5. Just about everything else The club house is very clean. You can use their color printer (oh, please don't print a book... but when you have less than 10 pages to print every now and then, you'll be happy not having to own a printer yourself). The pool is so nice and clean! The dog park is not huge, but it's nicely covered in grass that it doesn't get muddy or dusty. Are there downsides? Sure- Olive Drive is a little of a walk to the downtown, but hey, it takes 7 minutes to downtown, so I think that's actually a plus. Driving out of the Olive Drive through the Richards Blvd intersection can be annoying sometimes, but when coming home, you have the Olive Dr exit directly from the I-80. So... that's a long list of good things. I just think this is the BEST apartment in Davis, if not in California! Hands down! This is the best kept secret in Davis! Ultra tl;dr - Just move here already. It's awesome. Semi tl;dr - You will never live in an apartment complex that does as many things as well as The Arbors does, possibly anywhere, but certainly in Davis. Your complex might offer more square footage, but it definitely has worse everything else. Source: I just moved out of The Arbors after having lived there for 5 years (believe me, I wanted to stay). I don't think I can do this place justice, but I'm certainly going to try. 1. Management/Office: 6/5 Let me start with Karen. Karen is THE best manager you could ever hope to have. She's not employed by some sketchy management company with a dozen or more properties to worry about, but by the owner of the property himself. Furthermore, she lives on site, so she has a vested interest in making sure the property is as good as it can be (and ONLY this property; this is her priority). If she doesn't remember your name and face from the very first day she meets you, I would be stunned. Her ability to make you feel welcome and part of the Arbors community, is unparalleled. Maintenance requests, (although I had maybe TWO in five years?) were handled the same day or the next day, even on weekends. One of those requests was a broken air conditioner. The very next day, the HVAC contractor was out at the property installing a brand new unit for my apartment. They know how important cooling can be in the summer, and they don't mess around with making sure the units are functional. One little bonus I want to mention: The office will happily accept packages on your behalf if you're not home. They'll even deliver them to your storage closet, or inside the apartment if you ask them to. 2. Amenities: 5/5 Seven words: TWENTY FOUR HOUR POOL AND HOT TUB. This alone almost sold me on the place before I knew anything else.You need to keep the noise level down at night, of course, but few things are as relaxing as a nice hot tub session in the cool winter months at night. The pool is great on a hot summer day (or to cool down from the hot tub). The weight room is one of the only apartment complex weight-rooms I've experienced that actually has a full on power rack that allows you to do bench press, squats, deadlifts, etc. Believe me, you're going to love this versus going to the ARC and having to wait in line for the squat rack (with half the people ahead of you not even using it properly). The clubhouse rules. It has a nice pool table and a ton of comfortable furniture where you'll often find people studying or printing notes, etc. You can even reserve it for parties! Can I say free coffee? The grounds are super well kept. Everything always looks good, and if it doesn't, you can bug Karen and she'll have someone on top of the problem right away. 3. Apartments: 4.75/5 In my extensive apartment hunting around Davis and surrounding areas, I found that it was very difficult to get an apartment with a specific combination of luxuries. Not a problem here: the Arbors has it all. 2 bath options? Done. Granite counter tops? Done. Gas stoves? Done. Pets allowed? Done. Dishwasher and garbage disposal? Done. Central Heat and Air? Done. Covered Parking? Done. The one "negative" thing I will say is that I wish they offered 3-4 bedroom apartments, but alas, my understanding is that they do not offer anything in that size. 4. Location: 4.75/5 When I first moved into the Arbors, I read some reviews that talked about the location being "less than ideal" because it's "noisy" or "close to mobile home park", etc. Based on my 5 years living here, I can confirm that none of those complaints are actually legitimate. First, yes, it's near the freeway and train tracks, so you can obviously hear cars or trains on occasion. But it's hardly "noisy". Especially if you're indoors. You won't even notice that stuff (and it's VERY minor already) after a month, unless you're extremely sensitive. Second, yes, there is some "lower income" housing down the street. However, I never once experienced any problem or felt unsafe (nor did any of my guests). I walked home many times from downtown late at night and never felt threatened. While no place is perfect, the Arbors is close. As for proximity to downtown and campus, The Arbors is perfect. If you know your way around Davis by bike, you know that you can get through to campus either through downtown or via the Arboretum off Olive Drive. Super simple, super quick. If you're walking, downtown is a 10-15 minute walk, tops. While you're technically not supposed to hop the railroad tracks to 2nd street, (the fence preventing you from doing so ends by Sudwerk), you can do that if you're willing to walk 5 minutes. Finally, living 5 minutes from In n Out is very dangerous. Especially while drinking. Which you will be, because Dunloe Brewing just opened up 300 meters down the street from The Arbors! And it's delicious. Just move here already. I'd write more but I'm of space! read more

Great place -- only lived here for a year before I graduated, but I have no complaints. Karen (the office manager) is nice and friendly... knows most residents by first name basis. Joel is also quite nice and worked till 7 or 8 I think, so it was convenient to get your packages late. Maintenance is great -- had an issue with plumbing once and sent a message at 8am and got it fixed by the afternoon. Location is close to downtown and a 10 minute bike ride to campus and the price is very competitive (or was 2 years ago... not sure what the prices are now) The manager threw events about twice a quarter with free food and raffles so that was an added bonus. Very pet friendly. Would live here again if I was in davis! read more

Just helped my daughter move in here and stayed for four days. What a great sense of community. They make it like a family there, without being overbearing. Super great location in relation to UC Davis campus and downtown. Walk, bike or take the bus, it's all easy. I was concerned the trains and freeway would be awfully noisy there, but not so. Swam in the pool when it was 104 outside, perfect temp and not too chlorinated! The fitness facility blew me away. Never seen an apartment complex with such a great setup. The space in the apartment was very nice. Kitchen is big enough for several people to be in at once. Lots of counter space. More closet storage area than one would expect. Warning: bulky, long couches are not recommended, as you have to make a sharp turn from the front door to get into the living room and it might be impossible to do. read more

I've been living at The Arbors for almost a year. What sold me on this place was the beautiful kitchen, the large gym, and the cleanliness of the entire complex. The manager, Karen, is so easy to talk to. Whenever I have a problem I just stop by her office or send her a quick email and she gets back to me with a simple solution. If something breaks, Karen sends over Sergio, the maintenance guy. It only ever takes a day or maybe two for Sergio to come over -- he always does a fantastic job and is very respectful/fun to talk to. He has even helped me with things like putting up my curtains. A couple times this year Karen has hosted super-fun resident events in the clubhouse. Just last week she hosted a bingo-burrito night, where El Buritto from downtown Davis catered. The clubhouse was packed with people having so much fun! It was a great opportunity to meet your neighbors. There was even extra food the end, so Karen let people take burritos home. The structures here are a little older than say The Lexington or The Rambles, but they are very well kept. The carpet is a higher quality carpet than other complex's I've toured, and the appliances all work well. One huge selling point is the amount of storage space available -- Two large pantry cupboard in kitchen, three hallway closets, one closet outside of your front door. You never run out of space! I lived at The Lexington last year, and although this is an equally nice place to live in its own way I found the lack of storage space and price was a deal breaker to continue my stay. The location is perfect. I love biking to campus every day through the Arboretum. If I want to go downtown I can walk with friends. They just repaved the roads in front of the complex, so they are nice to drive on and look at. The corner store in front of The Lexington is a really convenient place shop sometimes and the employees are really friendly. The cherry on top here is the price. I live in the master bedroom of my apartment (with large closet and individual bathroom), and pay $720 a month. This is about $100 less than I was paying at The Lexington, and less than the Rambles by about the same amount. I highly recommend The Arbors. read more

This apartment complex exceeded my expectations of a college town apartment....I went here expecting to see old and dingy apartments but they are actually being updated all the time and the maintenance is top-notch!! Karen, the resident manager, is the most helpful and friendliest person that I've encountered at any other apt. complex. She is honest, approachable, and very nice about everything unless you piss her off. I remember one night, someone driving into the apartment complex had their music bumpin' so loud I swear it was rattling my walls. The next day, she posted a flyer at everyone's doors reminding them to turn down the music when entering the lot....I was amazed at how fast she took action. Sergio, the main maintenance guy is the fastest and most helpful when you have any problems. During my 2 year lease, he suggested to Karen for the master bath to have a new toilet installed (just because our toilet was old) and replaced our shower knobs and shower doors just because. The complex would also host different get together events with free food and music for the residents. Although our apartment faced Olive Drive, we would feel the walls rattle when the trains passed during all hours of the day. It took some getting used to but luckily that was our living room and not any of the bedrooms. I spoke to other neighbors towards the back of the complex and they comment they didn't even know trains pass by the complex, so it just depends which apartment you get. Rates for the apartment complex are average but I think their attentive service and welcoming atmosphere made it all worth the wall rattling from the trains. Pet friendly, closed community, clubhouse with cable tv, pool table, gym, arcade machine (all free!) and lots of comfy chairs and sofas if you have a large gathering. I regret not signing another year lease until it was too late.....I miss The Arbors. read more

This was the first apartment complex I had ever leased (not counting an on campus apartment I stayed at the year prior) and I have to say that I doubt my experience last year could have been any better. Karen the manager is awesome, as well as Joe (I forget what his exact title is); both are extremely friendly and helpful. If you are new to leasing apartments and all that entails, they send out regular reminders of important things to make sure you are never in the dark on what you need to do. In addition they usually host a monthly event of some kind, ranging from contests and ice cream float socials in the office to Pokemon Go meetings in downtown Davis. As for the complex itself, it is gated and quite beautiful with park-like paths in between the buildings. The facilities include a decent sized pool, a hot tub, gym, lounge, and a small dog park. The rooms are quite large; I believe the on campus apartment I stayed in my first year at UC Davis had less square footage than the living room in a single Bedroom Apartment at the Arbors. If you are riding a bike to UC Davis, the route you take brings you through the scenic arboretum path and makes it fairly easy to get to buildings on the south east side of campus. Also you are very close to the downtown. The only things that might be a turn off for some people is the fact that if you get one of the back apartments (especially the second story ones that peek over the sound wall) you are backed right up to the freeway. While it can be a tad noisy if you open your bedroom window, shutting it cancels out the noise and you can always close the curtains if headlights are bothering you. Also the parking is a bit narrow and difficult to turn around in, but that is no problem if you use a bike. read more

This review is long overdue but I wanted to make sure I finally made one. Living at the Arbors was one of the best decisions I made in college. Karen and the rest of the staff are amazing! They are so nice and helpful and so quick to fix any issues we had in the apartment. Karen constantly held events in the clubhouse for all the residents and even provided scantrons and bluebooks during finals which I thought was really sweet of her. I was sad to move out because of how great it was (and clean!)- I definitely recommend living here! read more

The Arbors is the best apartment community I have ever lived in. Karen, the manager, goes out of her way to make sure all residents have a pleasant experience living here. All maintenance requests are quickly handled, the grounds are well maintained, and residents are regularly kept up-to-date on the happenings in the community. The complex feels very safe and is a quick walk to the downtown area. I have lived here for 2 years and am very sad to leave. I would highly recommend The Arbors to anyone looking for a place to live in Davis. read more

I was a transfer student and I lived at The Arbors for two years. I had a great experience. The staff is very friendly and helpful. The apartment manager, Karen is very nice and she responds to emails quickly. The complex was very quiet and clean. I recommend doing your laundry very early and it's probably best to do it during the weekdays. read more

THE GYM IS NOT OPEN 24/7, LIKE THEY SAY. The elevators are rarely cleaned, grim everywhere. The neighbors are all noisy, the rooms are small. And the FOB keys rarely work for the gym or the clubhouse. read more

I lived in the Arbors for two years in a one bedroom/1 bath apartment (2015-2017). It was a wonderful experience. The apartments are in a great location to campus and very spacious. The dog park and the gym were my favorite parts of the complex. The gym is clean and has everything you need and the dog park is a great place to throw with your dog or let them play with other dogs. The management is 5 stars, they go above and beyond for their residents! When we had a problem with our apartment it was fixed that day or the next. Karen and the maintenance staff are friendly and helpful in any situation! Overall, great location, pet friendly, helpful staff, clean apartments and awesome amenities! Also, the price is great! Before finding the Arbors I looked at tons of other Davis apartments and they were almost all too expensive and not well taken care of. I got lucky finding the arbors! If I were to move back to Davis, I would definitely live in the Arbors again! read more

The Arbors is a great complex. It's a little more money than your average Davis apartment community. But it's very, very well managed. Take it from me -- I have lived in many. Karen, the friendly manager, has this low key, but professional way about her. She's terrific. The community is very clean, the pool and gym are both in good shape. The apartments aren't terribly exciting to look at from the front (they are fine though, not drab by a long shot), but are spacious inside and look out onto lush courtyards. I loved the location. It's within walking distance to Davis's great downtown (I'm not nostalgic or anything :) ). You're next to the highway, but you don't hear much. You're also about a five minute walk from the Arboretum. read more

My husband and I lived here for over four years, and I can't recommend this place enough. The manager, Karen, ended up being our next door neighbor, and we have never had a more competent property manager in all of our years of renting. She is great, and so is the complex. The location is awesome; very close to campus and downtown Davis. We wanted a 2 BR/2 BA, pet-friendly apartment, and this place had literally everything we were looking for. I was sad to leave The Arbors, but we started jobs in Sacramento and decided to move there to lessen the commute. The one thing I was waiting for before leaving a stellar review was to make sure we got back a fair amount of our security deposit, which had been a problem in the past for us at other places we had lived. Tonight we got a check for our full security deposit, despite having two cats. I truly cannot recommend Karen and The Arbors more highly. Make sure to contact them with plenty of notice, as they fill up the units quickly. You will be happy you chose to live here. read more
