    I don't personally live here, but have friends here whom I visit quite frequently. The place is very open, clean, and inviting. The pool/hot tub area is very clean and bright and even has legitimate barbecue equipment for use. The apartments themselves are about a B+. Some of the painting in various rooms seem to be done haphazardly. The fans/vents in the shower and toilet rooms are noisy. (I find the whole "separate rooms for the shower, sink, and toilet" thing quite convenient... and even more sanitary?) The kitchen could use an update. I hate electric stoves, but it's hard to find apartments with gas stoves in Davis. The rooms themselves are a bit small, but they're around your typical room-size for Davis. One of my biggest peeves about the place is that if you close the door to your room and do not have the window open, you'll nearly suffocate. I'm sure that sounds crazy, but from the 4 guys whom I know that live there, they all say the same thing. The walls are pretty thin, so you can hear everything, even the neighbors talking sometimes. My favorite part would have to be the living room. It's very open and has a gorgeous, huge window with sliding blinds. The carpet is fairly new. The look outside the complex itself is very nice. The landscape is always upkept and there are a lot of trees and grass around, if you're into that sort of thing (like I am!). It's not a terribly loud place. Only a mile away from campus; right across the street from Save-mart, Quickly's, and Shell; right down the street from Safeway and Gamestop! I couldn't tell you about the managers of the place, but I do know that from time to time there is free food down at the clubhouse, which is, of course, a plus! Had I scoped out quite a few other places first, I would not mind if I had to live here.

    The staff are really helpful and the apartment is very cozy. It is close to the UC Davis, which is a very safe area.

Bus stops here are fairly convenient and the bus comes by around every 15 minutes. Washer and Dryer in unit is AMAZING. Gym/pool is top of the line stuff when/if you use it. CONS: PRICE! Expensive!! Parking Permit that you have to pay for. WiFi can get pretty spotty at times. Speaking to others who lived here it is rare that you get your entire deposit back. In summation. Good place to stay if you have the money but I would always suggest moving to a cheaper location. ALSO! I suggest bringing a mini fridge for your room!! It really helps if you're sharing the main fridge with others.

While the apartment and the amenities are nice, I do not recommend signing with this apartment complex, especially as a student. The contract is extremely predatory. Across various companies, it is a norm that you are allowed to terminate a lease with a penalty. However, no matter what emergency, or life situation, financial issues, circumstances happen, they WILL NOT let you cancel the lease. They make you go through this ridiculous lease reassignment program where tenants have to look for other tenants to take over the lease. This is extremely strange and makes no sense as to why a tenant is finding another tenant for a business. A leasing company should be looking for their own tenants. In my personal circumstance, I knew what I was signing up for. However, I ended up not going to the university and live in a completely different area. Obviously, there is no way for me to find a reliable replacement for the complete lease amount and duration. I begged and pleaded with the leasing company to release me, as there is no way I can pay for 2 apartments as a student with over 100k in loans (one apartment where I am actually going to university near). The leasing company does not care. Additionally, I was assigned to student housing. You would think that they would readily cancel the lease to offer a spot to people who are actually students and need the place more. But they insist that I have to find my own tenant. In that sense, this is not even safe. Mind you, this would be an apartment with literally no one in it. I DON'T GO TO THE SCHOOL HERE. I am completely baffled at the apartment leasing procedures. Like, i was upfront, that I will default on my payments since there is no way I can pay for 2 places, but they refused to take that into consideration. I understand that this is all mentioned in the contract. But as humans with empathy and common sense, I don't understand how they expect me handle this situation. I feel completely helpless as a student with so much loans, and I am genuinely extremely frustrated with this predatory behavior. I am not sure if any other students went through this. But my experience with this company has been the worst thing that has ever happened to me.

There were barely any maintenance issues and when they happened, they were resolved quickly. The apartments are nice (I miss the in-unit washer/dryer), the amenities are great, and the office/lounge is wonderful. Literally the only issue was sometimes the printer didn't work and that wasn't a big deal, I could just print on campus. And I really, really loved the manager and front desk staff. This place is near the freeway so be prepared for car noise and lawnmowing noises sometimes in the morning. Also, my apt. was near the Cesar Chavez parking lot, and they (not Lexington) have a weird sound that plays on speakers whenever someone enters the property. It's a voiceover saying "you are trespassing". It wasn't an issue for me, just kind of funny and something to be aware of if you have an apartment near there! Thanks for a great experience, this was the best complex I lived in during my time at Davis.

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

    DO NOT LIVE HERE -- Save Yourself the Headache…read more I lived at The Spoke for two years, and I genuinely wish someone had warned me about how bad it truly is. If I could give zero stars, I would. Let me start by saying the apartment I was given looked nothing like the one they showed on the tour. I was told it was a "600 sq ft" unit, but after measuring, it was barely 400 sq ft. At move-in, the shower head was broken, cabinet doors didn't close properly, and there was rat poop in the kitchen. They slap on what's known as the "landlord special" -- a thin layer of paint over existing damage without actually fixing anything. They'll even charge you for any of these pre-existing issues unless you find and report all 50+ of them during your move-in checklist. During my stay, the water was shut off over 20 times -- yes, twenty -- including on undergrad graduation day. No warning, no reimbursement. Washers and dryers constantly broke down despite them replacing the machines and even switching companies. When you call the office, they'll shrug and say it's a "third-party issue" and there's nothing they can do. The trash situation is a joke. You can only throw it away during office hours because the trash bins are next to a homeless encampment by the railroad tracks. Speaking of that -- yes, there is a homeless camp in the parking lot. Not a few people -- a full-on camp. The leasing office? Absolutely unprofessional. The property manager refuses to speak with residents and sends all complaints to the assistant manager, who is just as dismissive. Staff at the front desk are mostly teens with summer jobs who act like they're doing you a favor just by answering the phone. Also, they tell tenants there's a pet weight limit, yet have dogs themselves well over that limit living on property. When I moved out, I had already vacated in May -- and they still charged me for prorated utilities in June, July, and August. Then they tried to tack on a $400+ "utility fee" unless I threatened legal action. If you submit too many maintenance requests (which you WILL), they'll block your number. Not kidding. And that $250 deposit they advertise? Don't count on seeing a dime. They'll "automatically deduct" $450 from everyone's deposit for a "cleaning fee," regardless of the condition you leave the place in -- meaning you owe them money no matter what. Total bait-and-switch. After living in Davis for over 7 years, this is hands-down the worst apartment complex I've ever stayed in. Everything about it -- from the misleading tours, to the constant maintenance issues, to the shady billing practices -- is one giant red flag. AVOID THIS PLACE AT ALL COSTS. Don't let the model unit fool you -- The Spoke is a scam from move-in to move-out.

My personal experience is I would ask the owners to consider if they lived there how they'd want to be treated also the grounds, especially the driveways in and out to J street are so abrupt all the low vehicles are scraping the ground trying to slowly enter or exit. With the cost of cosmetic damage it's a real thing for residents and couriers driving in and out daily. Too, if you want better reviews take action to address the concerns that have been verbalized to you The residents that rent from your establishment are your bread and butter. They say the rent is spendy. They should be in clean, efficient environments. Every one works for someone. (John Wayne's line in movie McLintock) You in effect work for your residents to reside in safe, clean, healthy dwellings. Every owner should be interested in what feedback your tenants have whether positive or negative it should help you improve your ratings by again addressing the concerns and keeping up with the needs of said tenants. Content tenants should be a priority! Thank you for your attention to these important matters. A concerned citizen ( that has scraped my vehicle bumper panels on your abrupt driveway entry/exits onto J street.) Absolutly worst place ive ever…read morebeen in keeping it short to get the point across 1. mold in the apartment walls and we got sick 2. maintance left a huge hole in our wall and tried to leave it there over night when we had $1000's worth of equiptment and our cat in the unit 3. they dont clean the common area unless called out (multiple used sex toys and items left in common areas when they had notice of it and did nothing for 2 weeks 4. staff and manager (krissy) are VERY unhelpfull and dont care about the tenats there and was caught lying to us on multiple ocations 5. our catalitic converter and our bike was stolen in the parking lot and the staff didnt do anything when the report was filled both times when we pay for security on the premisis but it just "parking athority" 6. we have noted on our paper work "do not enter without premission" yet they were caught a handful of times entering the unit without our say PLEASE take this review in consideration when your are planing your move. ive had bad experences when it comes to looking for units but beleive me when i say THIS IS NOT A VIABEL OPTION (UPDATE TO RESPONSE) Kristy, we have reached out to you multiple times to you and your team and to no avail and I strongly disagree to your response to this review. You say that you and your team really cares about your residents but all people say about your team is about your baked goods you make, nobody cares about your baked goods. And not to mention the awesome and quick maintenance team. Sergio and Rafael helped a lot in any quick repairs and Roberto even helped repair my bike! Morning cookies and coffee are always a treat!
